Rod Carlile of Re Max represented me as an agent on 450 Macy Street, Harrisburg, Oregon. This was a HUD PROPERTY. I sat in an office with Mr. Carlile and watched as he entered information that appeared on a large monitor. All my bids were being "cancelled" I repeatedly asked Carlile why the bids were being cancelled; and he said he did not know. I repeatedly asked Rod Carlile about the terminology of "cancelled". Why, I asked were my bids not being "rejected", or "refused", or "denied"? What does this term "cancelled" mean. Rod Carlile never gave me an answer to this question. My highest bid was $78,000. The asking price of the property was $80,000. Less than two months later the property sold for $70,000. I returned to California and continued to search the property in Harrisburg. The property disappeared from the HUD web site. I also searched the HUD web site for the term "cancelled", but it did not come up, except in relation to bids made to repair HUD homes. I emailed Mr. Carlile and he told me that the property was sold for $80,000, plus $2,340 commission. THIS WAS A LIE. Months went by and occasionally I searched the property on Macy street. On a website named: http://www.estately.com the property appeared. This web site said that the property was sold for $70,000, two months after I bid $78,000. Rod Carlile and ReMax Integrity committed, at the very least, FRAUD against me. Rod Carlile and ReMax Integrity should be punished for this. At the very least , they should not be allowed to sell real estate, ever again. The way bids by HUD are calculated makes no sense mathematically, logically, and in terms of Generally Accepted Accounting Principles (GAAP). I went to college for Accounting and worked many years as an Accountant.
My Bid $78,000
Closing costs (2,340)
Broker commission (2,340)
Listing commission (2,340)
Net amount to HUD $70,980
If Rod Carlile: a trained, certified HUD agent, had advised me to pay closing costs and sales commissions; then the bottom line, or net amount to HUD would have been much greater. Here is an example: According to the way bids are calculated by HUD; IF I bid only $70,000 and paid the related costs (using $80,000 to calculate the commissions and closing costs) HUD's net amount would have been MUCH greater. AND, the property would have cost ME less than my bid of $78,000. I believe that HUD would have accepted my bid. Using this knowledge; Rod Carlile and Remax/Integrity intentionally CHEATED me out of this property. The asking price, once again, was $80,000.
My Bid (never made) $70,000
Closing costs 2,340
Broker commission 2,340
Listing commission 2,340
Net amount to HUD $77,020
If Rod Carlile is not completely incompetent; Then HE deliberately Cheated me out of this property. I would not trust this man to give me change for a dollar without counting it. Like many Realtors he is Morally Bankrupt. This is NOT the first time I have been cheated by a RE MAX Realtor - Wayne Kenerson - Upland, Ca
