BUYER BEWARE! We…read morepurchased a home owned by Results Realty and what a huge mistake we made trusting them. We were first time homebuyers and everything went well until the French drain that they were supposed to have repaired by a licensed plumber ended up failing and flooding our garage and finished basement. Casey at Results Realty tried to blame us for not taking care of the French drain and denied any responsibility. Needless to say we spend $10,000 and had the drain repaired. To our surprise we found out there was never a French drain to begin with-- just a shallow pit that quickly overflowed and flooded our house. The neighbors reported this happened all the time before we bought the house as well so this was not caused by our lack of care or attention in any way, shape, or form. Since they owned the property for at least 6 months I'm sure they were well aware of this as well. In addition to not having the drain repaired, they provided fraudulent receipts and no work was every done on the drain before we purchased it. Now we're stuck in this house wondering what else the seller lied about. We've already had to redo some of the other minor repairs from the addendum as well. If you are considering getting into any sort of business agreement with this company, think twice.

My wife and I found a property using Zillow that we were interested in renting. Zillow put us in…read morecontact with a realtor who was not Jay C, but acted as an intermediary between us and Jay C. We viewed the townhouse, which was fine. We then went through the full application process, and we were accepted. We reached the point of reviewing the lease, and asked what the next steps were for signing a lease. We were told that we were required to wire (using Zelle) our security deposit to Jay C and first month's rent to the landlord (a relative of someone at Jay C), and then a Lease would be forwarded to us for an e-signature. This, of course, immediately set off alarms in our heads. Why would we be required to pay the equivalent of two months rent prior to the parties signing a lease? Sure enough, our intermediary-realtor said that while this sometimes happens, it was highly unusual and not common. She said she fought Jay C on this, but was told "this is how [he] does business, and that isn't going to change." Further, we were told that paying this money was needed as a sign of our commitment to leasing the property. We thought this over, and did not feel comfortable at all with wiring so much money (~$2,500) to private accounts without ANY written contract between the parties. We countered, saying that we wanted this townhouse and were ready to sign a lease IMMEDIATELY. We hoped that signing a 12+ month lease should be the biggest sign that we were actually committed to the rental, rather than cash attached to no further obligation. The answer was no. Security deposit and rent was required before a lease would be signed. In an effort to come closer to their demand we conceded that we would wire the security deposit to Jay C Realty, as long as a lease was sent for signature immediately after. Then, the first month's rent would come at the first of the month, as the lease language required. If they could give us a compelling reason why that money was required before the first of the month, we would consider paying it after signing the lease. We pointed out that while they were demanding a sign of "trust" and "commitment," they were not willing to show us any such reciprocal sign. We further pointed out that while they were in such a rush to lease the townhouse, their extreme and shady demands were the only thing keeping us from putting signatures on a lease. The responded, once again, by saying it was their way, or nothing. Jay C's shady demands, requiring nonsensical "signs of trust and commitment" while being unwilling to do the same, and overall unprofessionalism made it entirely clear that they were not a company who we could trust or stand to rent from for a year or longer. Luckily, before having to go any further with Jay C, we found a nice, bigger, and cheaper apartment with a legitimate apartment company in a nicer neighborhood, and walked away from Jay C's townhouse. We were very relieved we did not have to deal with this company as a landlord / realty company, and we want to make sure that potential renters are aware of Jay C's business practices before "committing" themselves to this kind of relationship.

Bo, on the other hand bent over backwards to accomodate our hectic work schedules and to meet us on the days that worked for us to see homes. Not only was Bo friendly, he is also very knowledgable of the current market and gave us great tips and things to think about. Bo was involved in every portion of us buying the home and even would check in while we were waiting to close just to see if we had any questions. If you are looking for an outstanding realtor who works for you, I would highly recommend Bo West.

Israel Ballesteros, a real estate agent with Remax Horizon in Elgin, IL was extremely difficult to…read morework with. After days of "working the numbers" his buyer placed an offer on our property which we promptly countered, but Mr. Ballesteros was very unprofessional during attempted negotiations by ignoring numerous messages. He was totally non-responsive to our agent for several days at a time. Meanwhile, we suspect there was also an offer placed on another property(s) since the buyer's own home would now be closing in two weeks, and although we had agreed to the terms, the one in hand was suddenly withdrawn because: "Something came up that they have their eyes on." It is highly questionable that an entirely new transaction could be completed in such a short time frame. . Placing an undisclosed second offer while ours was still in play is highly unethical. Pursuant to the Realtors Code of Ethics his actions appear to be in violation of its basic premise "to treat all parties honestly." Minimally, Mr. Ballesteros should review the Code of Ethics and attend a communications seminar. We reached out to both his manager and the owner of Remax Horizon with our concerns, but received no response from either of them. We would NOT recommend Israel Ballesteros or any interaction with Remax Horizon in Elgin, IL when there are so many agents and realtors out there with excellent communication skills, and certainly, higher standards of professionalism.

I called into the office on a Thursday afternoon and the secretary placed me with an Asian American real estate agent that barely spoke English. My speculation of why they did this is based off my last name and trying to "fit me" with someone they think I would like better. Well, it was hard enough communicating in English with them. On top of that, I specifically asked not to get a series of listings, that I knew which properties I wanted to see, and they sent me more properties to view. Upon being annoyed from this first communication, I emailed another real estate agent with the office asking them for help, to which I never got a response. Unless every other real estate agent in the Chicago area leaves this area, I will not be coming back here again.
