The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!

That…read moresaid, accidents happen, like maybe you're fooling around near the side of your house and you gently tap the "inspector's test valve" for your sprinkler system. Suddenly all heck breaks loose and you've now got several walls full of water. After realizing exactly what I had done (the fire alarm helped me understand), I called around all the big name companies that do this sort of water damage repair. The quotes I got were ridiculously HIGH. I decided to go local and gave Moe and his team (read: family) a call. Not only could they fit me into their schedule quickly, but they are also a one stop shop, meaning, when they leave your house, it looks just like it did before you broke your sprinkler pipe. Most of those big name companies require you to get someone else to do the drywall/painting part. All the Mold Safe guys that worked on the job were not only related to each other, they were also great workers and great people. They kept everything clean and showed up when they said they would. They kept me in the loop as to what was being done and explained anything I asked questions about. They dried the walls, cut out and replaced the wet drywall and added the matching orange peel texture when they did the final painting. Color matched, perfect finish. And when Ted was finished fixing the hole in the stucco left by the sprinkler system guy (yeah, it has to be a certified professional who fixes anything to do with your sprinkler system, not just any plumber), he went around my house with the left over spackle and fixed several other stucco dings in my house. Above and beyond. Like I said at the beginning, you really don't want to ever have to call these guys, but if you do find yourself in this sort of a situation, don't risk the mold, just call Moe. Chase came by the same day to assess the damage and had an estimate ready the very next day. I found the estimate and statement of work to be very professional and reasonable, and accepted it right away. Ted came and performed the work in multiple stages within the same week - demolition and clean-out, drywall replacement, and painting. He was thorough and searched for and treated mold in the carpet, along the walls, and even in the ceiling. Ted was very respectful to us and responsible, and was very knowledgeable. I felt peace of mind that our home would be in good shape thanks to Ted's quality of work. Micah also came with Ted one of the days and was also respectful, skillful and efficient. Gianna from the office was also very responsive and helpful. My wife told me she was impressed with how thorough Ted was. For example, he created a plastic wall to seal off the work area and prevented the rest of the bedroom from getting contaminated and dirty. I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

He explained everything to us in detail while we were there and inspection report came the following day which was a Saturday and the mold inspection is expected the following Tuesday. The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints.
