Even at a price point of $900k, we had multiple offers within 48 hours! She broke down the offers for us and helped us determine which one was the offer with the most favorable terms. She truly understands South Carolina real estate contracts, buyer protections, seller implications, etc. Her negotiation skills are top notch and when tensions arose in negotiations, she was the calming, empowering presence we needed. We could not have asked for a better, more prepared, professional or personable Realtor to help us sell our beloved home. I highly recommend Jasmine Garcia!

We found Hunter to be responsive, informative, and personable. Hunter met me at our property and spent considerable time discussing our property, aspects of property management, how PHM works, etc. I was left glad for the encounter and comfortable with Hunter as a potential representative and as a person. Searching for potential tenants he guided us well on the initial decision to go with one of those, and on subsequent decisions along the way. We've come to trust and value Hunter's advice and management.

Rick followed up by text on Friday, and we scheduled a tour for the next afternoon. I explained that we were relocating from Florida and would only be in town that weekend to see homes. When I asked about Sunday, he said he could only do Saturdays because "Sundays are for football." I understand having time off, but the response felt unprofessional. We arrived ten minutes early for our tour the next day, but Rick never showed up. When I contacted him, he said he had forgotten and hadn't written it down. The poor communication and missed appointment left us with little confidence in the company's organization or professionalism. We decided not to reschedule because this experience raised concerns about how we might be treated as tenants.

I came to NC from California to find my dream retirement home only to be snubbed and ignored my entire stay. I picked a hotel close to their office thinking it would be easy for travel to the various homes I had designated as "Like" thinking the "realtor" could show my wife and I homes. I made an honest mistake assuming I would be transported by the Megan to various sites but because of CoVid she stated I needed my own car. I took responsibility but that was it for her I was wasting her time!!! An associate named Jenny Martin, who was gracious and sweet guided us on her own time to 3 of the spots on my list. The problem was Megan did not screen any of the locations and we ended up in "tobacco road" homes completely unsuitable. Now I'm under the impression a good realtor would of screened these choices and gotten rid of undesirable homes since I'm from California and don't know NC " Location Location Location" Not Megan she did NOTHING!!. So first day wasted . The next day mind you have rented car thinking I would get some showings, she just sent me 2 open houses i had picked from my likes . No meeting her AT ALL!! Bright side I meet a wonderful agent at one of the open houses that went out of her way to show me some homes after her busy day showing at her open house. I text Megan after our final day of searching telling her thanks for nothing and got counter attacked saying I didn't want a realtor , I wanted a tour guide. I'm appalled by my treatment. Agent Jasmine Swaggard did not review our community's HOA CCR's and placed a YARD SIGN, which is…read morespecifically not allowed in plan language in the CCR's. When brought to her attention by a neighbor, Ms Swaggard said, "I thought I did read the CCRs" -- then said -- "Oh, I guess I only read what the dimensions should be" -- except NO YARD SIGNS was in the SAME SENTENCE -- then said -- "When I spoke to the owner to ask her (her) about if yard signs were allowed, she (the owner) said she'd seen some, but wasn't sure if they would be allowed. When she didn't get back to me, I put the sign in the yard anyway". Look, Ms Swaggard's self-authored bio states she, "...has sold over $20mm in home sales and specializes in high-end homes" ... so she's certainly not "new" to this business and, I'd bet my own house she actually READS and FOLLOWS any HOA rules for all those "high end homes" she sells ... but didn't have the time or the inclination to do so in little Pineville NC for a town home? Right. Sure. See, we've seen this before. Realtors put those yard signs in, then claim they didn't know or some such thing - because they WANT the yard sign in. So, they lie. And they install a yard sign just to see how long they can get away with it before claiming ignorance. But it's their ACTUAL JOB to read the CCR's regarding signage. Speaks to their lack of integrity - which is KIND OF IMPORTANT when you're entrusting your largest asset to them, right? Playing "dumb" or blaming the owner? Yes, those things don't fly. I'd never hire her and will gladly tell others to not hire her or ANYone from Costello Real Estate, who obviously doesn't care if their agents are honest or if they show ANY respect for a homeowner nor the COMMUNITY they live in. Just load someone up with rapid-fire excuses instead of being a grown up and admitting you intentionally DIDN'T DO YOUR JOB.
