After a bad experiences a few years back, I decided to give Railey Vacations another try. I am glad that I did, as my most recent experience was much better than the others. I was more than happy to run to Yelp to provide an update to my previous review. Me and a group of friends and I stayed at one of Raileys newer properties, Wispering Rapids. This property was honestly one of the most amazing Deep Creek properties I have ever stayed in. The house was So new and so clean. You could just smell the newness and cleanliness of the property upon exiting. Definitely a breath of fresh air, as most of the other home in the area are in need of some updates. The house had a total of six bedrooms and all of the rooms had their own bathrooms! That's a rare find for these vacation homes. The living room, dining room and kitchen areas were massive, allowing everyone to engage with one another while we cooked our meals. The deck held a large hot tub, with a fireplace and plenty of comfortable seating which provided another large location for myself and my guests to socialize. My one gripe, I wish the team had did a better job with shoveling after the recent snowfall. The driveway, walkways and the porch had quite an accumulation of fallen snow, making it both difficult and scary to walk on. Other than that, this was a much better experience than the last. read more

Beautiful house but very dissatisfied with the many issues we encountered. When we arrived, there was a white trash bag on the front porch. We assumed it was linens but we did not look. That bag stayed on the front porch for the duration of our stay. Then, right after we arrive, a man comes to the door and said he was expecting the owner as he was here to fix a few things. We were in the middle of unloading so we let him in. He was in the house about 30 minutes. We don't know what he repaired... We arrived New Years Eve and didn't try the hot tub that night as we celebrated New Years. The next morning we awakened to six inches of fresh snow and no snow shovel. We had to borrow a neighbors! After shoveling the path to the hot tub and clearing the front porch and some back deck space, another gentleman knocked on the door. This gentleman informed us he was there to drain, clean, and refill the hot tub. He said no one had cleaned it in a month and the water was green. So no hot tub that day or evening.... We then discover that two burners on the stove were malfunction and the garbage disposal didn't work. We tried to call the Property Management company, but they were closed because it is New Years Day. My stepson spent about an hour repairing the garbage disposal and found someone had put a screw in there. The next morning, we try to call the Property Management company again but after being on hold for a while, it pushed us to voicemail. We left a message and it took two hours to call us back. When we received the callback, we reported all the problems we encountered. She offered to send someone to repair the burners on the stove and we declined, choosing not to have a third service call in three days. She told us their company meets once a week to discuss renter issue and to determine if any compensation was appropriate. A week later, we were notified that we were not entitled to any recourse because we didn't open any work orders. There were two work orders processed while we were there and we self rescued the rest because we didn't want more strangers interrupting our family holiday. We will be back in Deep Creek next New Uears but will go back to AirBNB. By the way, I posted this same review a few days ago on the Raileys site and it disappeared. my review disappeared. I wonder how many other less than favorable reviews they have removed...on the Raileys site, this house only had five star reviews. read more

We booked "Serenity Now" from December 26-29, 2025 for a family Christmas gathering at a total cost of $9,432.30. Because of everyone's schedules, our main family events were planned for Friday evening and Saturday, since most family members were leaving Sunday morning. Unfortunately, this turned into one of the worst rental experiences we've ever had. When we arrived at the scheduled 4:00 PM check-in time, the property was completely unready and still being cleaned. We were informed the previous renters had trashed the home and failed to check out on time, which delayed everything even further. At 4 PM, only the downstairs bedrooms were finished. The rest of the house was dirty and unusable. The main house was not completed until 6:35 PM, and the pool house/game room area still wasn't finished after that. This completely ruined the first night of our family gathering. We paid nearly $10,000 -- roughly THREE TIMES the normal rental rate -- specifically to enjoy the house and amenities during a very limited family window together. Instead, we spent the evening waiting on cleaners while unable to unpack, gather, host events, or use the amenities we paid for. By the time the property was finally clean enough to use, everyone unpacked and simply went to bed. To make matters worse, the pre-lit Christmas tree that had been promised was never provided. We immediately contacted Railey Vacations and requested a refund for the first night since we were unable to fully occupy or enjoy the property at the contracted check-in time. They refused. What's especially frustrating is that their own rental terms state they "take pride in ensuring our rental homes are fully prepared for your stay, every time" and that their mission is to "always meet and exceed your highest level of vacation expectations." Neither happened. After weeks of back-and-forth with highly unprofessional employees they still refused to issue any refund. We filed a BBB complaint, and Railey waited until after the response deadline before finally offering an insulting $400 refund for a nearly $10,000 rental experience that started with a completely unusable property. We then disputed the charge with our credit card company, and Railey still refused to reimburse us for the lost first night. We even asked why the previous renters -- the ones who caused the delay and trashed the property -- were apparently not held financially responsible for our lost time. We never received an answer... so we can only assume Railey did charge them and kept the additional funds. We've rented from Railey several times before, and honestly, the experiences have never matched the "luxury" pricing they charge. But this experience was by far the worst. This company clearly cares more about protecting revenue than customer experience. They had every opportunity to make this right and chose not to. We will NEVER rent from Railey again, and we strongly encourage others to avoid them as well. read more

Extremely disappointing experience with Railey Vacations. The original rental had serious AC problems. After multiple complaints we were moved to another rental that smelled like mold and mildew. Communication was poor thro the stay and we had difficulty getting management to respond appropriatly . We left early because we were uncomfortable remaining in the property. When we called to see if we could change the date we were met with a cold response and absolutely not. We did not need a refund but a date change and that is still not allowed by their policy. Beautiful property, but our 3-night stay was overshadowed by a serious access/safety issue. We were snowed in and the driveway was not cleared enough to allow a 4x4 vehicle to safely exit. When we contacted property management for assistance, we were told to "call a tow truck" rather than having the driveway properly addressed. What made this worse was the communication. When I stated we were not able to leave until the driveway was cleared, Brittney responded that she would send a tow truck and "force us out" of the property. That is unacceptable and completely inappropriate. The home itself is lovely, but I cannot recommend staying here in winter conditions given the inadequate snow clearing and the threatening, unprofessional response from management. read more

I cancelled due to bad weather and was told I cancelled less than 30 days and my $2300 was used for fees. Those fees denied me any forms of refund or rescheduling because of bad weather and high winds. This is supposed to be a family vacation rental who have shown me they don't value family lives. I couldn't travel with a newborn in bad weather and their response was you had 30 days to cancel and get some money back. Will never book with them and I'm in sales. Our family comes to Deep Creek every year renting a home. I highly recommend avoiding Railey Vacations even though they own a majority of the rentals. They own so much and take advantage of the desired vacation destination. They have forgotten how to serve customers. This year, we arrived at 4pm for our checkin and they told us our home would not be ready until 6pm. You pay $8K for a weekend, and you are told your checkin will be late when you arrive with a family of 12. There are two women cleaning an 8 bedroom home. No wonder it isn't ready. Still further, when I called Railey, they said "sorry" with no solution, support or anything. We will not ever use Railey again and we recommend staying away from them for any families looking. read more

We haven't even begun packing yet, and we are already angry and stressed. We're supposed to head up there in two days. Two days ago, we got an email saying the unit's hot tub is not working. We are both over 60 and we were very much looking forward to some therapeutic soaking! The hot tub is the main reason we booked this unit! We are told there is a part on order, but they have no idea when it will arrive, or how long after it arrives someone would install it. Would it be early in our stay? Later in our stay? AFTER our stay? They don't know. They can't switch us to another unit because "it's not protocol". They will consider a refund AFTER our stay (?!). What incentive would they have to give a refund when we've already come and gone? None. We could cancel, but we were assured that we would not get a full refund. So we'll go. So far, not good. Hello I highly recommend avoiding them. I have rented in deep creek probably 15-20 times over the years and I highly recommend avoiding them. I was offered compensation because a property was so bad/ not as pictured and left a day early. In order to get the refund I had to sign that I would not post a negative review of the property to receive the refund. How shady is a company that wants to hide people's experiences or the true reviews of a property. The quality of their properties are below average and very expensive. Stay away! read more

We have rented through Railey Realty for over 30 years and have had good experiences in the past. This year our family splurged on a beautiful house with a heated indoor pool. Prior to signing the rental agreement, we called to make sure that the pool was in fact heated and were assured that it was heated to 80 degrees at all times. We have grandchildren and thought the pool would be a great treat for them. One week before our vacation we read a review of the property which stated that the pool was freezing and unusable. We phoned Railey and again received reassurances that the pool had been repaired and all was fine. We told them that our main reason for choosing this particular home was for the pool and that if it wasn't heated we required other accommodations. When we arrived at the home a pool technician was working on the pool. The water was icy cold. He told us that it would take 3-4 days to heat up. Our vacation was only three days. We were also informed that the tenants before us had had to go to the house next door to use their pool because the pool heater wasn't working. [This wasn't an option for us as the home next door was rented.] When we contacted Railey to complain they relented into giving us a slight rent reduction. But when we posted a review alerting future guests to problems with the pool not only did they refuse to print our review they also said we would not receive the compensation promised to us unless we signed away our right to post any negative reviews and waived all legal rights to pursue them in court or through any other avenues. At least two other families complained about the pool before our arrival and yet Railey continued to rent the house promising a heated pool, which for most people would be a main factor in renting this home. This review may cost us, but we hope it will prevent other families from being taken advantage of by this company. read more

Cancelation policy is absolute garbage. I know I signed the agreement, so there is nothing I can do to get my deposit back... I had to change plans for a bigger place to accommodate more family. They will not return your deposit if they don't rebook in place of your stay. I booked in February and canceled in March, 34 days after booking, approx 4 1/2 months away for our stay on July 27th. I fail to believe it was my fault the place didn't rebook given 4 1/2 months notice! Never will I book with Railey again. Wish I would have read other reviews here sooner. read more

We have been renting at Railey for over 15 years. Their service has gotten so bad over the years. This winter we had the worst experience ever and will be using the other rental company moving forward. We rented Boats and Snow and the house is beautiful however the management is awful! Broken oven and pool heater upon check in. Ceiling started leaking during dinner in the kitchen area. We discovered it was coming from a light fixture; therefore, had to turn the lights off for safety! Called the maintenance and urgent number without about being able to leave a message. When going to bed, several rooms had soiled linen or no linen on them. Bathrooms appeared to not be cleaned. Contacted them and no apology or even someone reaching out to discuss. read more

Ruth's Cabin (112 San Francisco Street, Oakland, 21550 US ) is very well misrepresented. This house is not for 12 gusts. It's literally good for 6 Adults an 4 kids. 37x60" futon is counted for 2 guests but might be good for 1 kid. Unpaved very steep roads. When we rented outside was so dirty. A friend invited me to an annual event at Deep Creek, a place that I've wanted to visit for years. The overall experience was great, and I have to give many props on the event location. Railey Vacations appears to have a lock on local rental properties, and I hear that the group raves about past experiences they've had with Railey properties. The place (or mansion) was well-maintained and very clean, well beyond my expectations. Our place, The Harrington, had 10 bedrooms, 3 (?) living room areas, 2 kitchens, a theater room, ballroom, 2 jacuzzis and a pool. Very impressive. The grounds out back stretched for acres with a farm and cattle off in the distance. Outdoors was complete with two patio areas and a fire pit that folks gathered around on those cooler nights. Lots of nice touches here. I would definitely recommend to anyone interested in a mountain trip just three hours from Bmore. read more

I rarely leave negative reviews, but had to make the exception here. We booked a listing (Beary Fine Resort) specifically because of the indoor pool and hot tub. We paid $7K for three nights, around $3K more than other comparable listings to have those amenities. From the day we arrived the pool and hot tub were dirty and dark green. Service staff was sent unannounced several times to try and address this issue. They left without giving us updates each time, with the exception of one staff member who told us it was "pH balanced and safe to swim in" despite it still being dark green. One of our guests got in the pool for just ~10 minutes and experienced gastrointestinal issues following, that I fear were related to the pool water. I reached out to the host with photos and explaining the situation, requesting a refund and they offered just $400... Nowhere near the additional amount we paid to have these amenities. Since then they have ignored my emails requesting that they give us a more adequate refund. Disappointing customer service, I definitely would not recommend booking this listing or with this host. read more

We stayed at "Promises to Keep". The home was listed as having a hot tub and fireplace and is priced accordingly ($400/night). The only reason we chose this house was because of these amenities. However, upon arrival we found no hot tub. After 3 calls with Railey Vacations they finally admitted that their was no hut tub and the listing was "a marketing mistake." We then tried to use the fireplace and realized the gas line was not connected they said they would send someone to look at the fireplace. No one ever came. The only thing they were willing to do for us was offer us discounted passes to an indoor pool during a pandemic! Luckily we booked through AirBnB and received a refund due to the lack of listed amenities. Cleanliness: Dog poop on the deck; Dirty underwear left in the house; Inch of dust on AC units; Urine smell on comforters. Other issues: only one bedroom had shades or blinds on the windows. Appliances were outdated and didn't work great. Front steps were broken and dangerous. I will never rent a place managed by Railey Vacations again. read more

Property: Skippers Lagoon, 93 Skippers Point Road Don't Be Fooled - MICE DROPPINGS IN BEDS One of the worst experiences at a rental property I have ever had. The biggest problem was that we woke up to find mice droppings in all our beds the first morning there. To recount from the beginning of our stay. We arrived a little after 4:00 PM on Tuesday (the property was locked despite being empty for days before our visit). We unpacked and put all our Thanksgiving things away. The home was cold and as we looked for guidance on the heating and operation of other systems in the home found there to be no welcome information explaining any of it. There was only a bag with Railey Vacation (RV) general information. Nothing specific to the home. To heat up the home's main living area, we thought to light a fire in the downstairs fireplace. Upon inspection, there was no flue (potential code violation) to control the fireplace, so we inquired with the RV customer helpline, and they told us there was no flue and it was acceptable to light a fire. The fire sent copious amounts of smoke into the home, leaving us with no choice but to open windows, making the cold conditions even colder. Clothes, beds, etc.. all drenched in smoke smell, we all decide to go to bed. But before that could happen, a blaring alarm went off outside the house resulting in another call to RV. It was something having to do with the water supply system. That lasted for about 30 minutes, during which we were told not to use the water. Waking the following day was like throwing fuel on our disappointment fire. The aforementioned mouse droppings came to light. Every bed in the home was filled with them. Looking more closely around the house, we found copious amounts of droppings in the bathrooms and cabinets. Imagine how disgusted we were to find droppings in our beds and the cabinets holding our Thanksgiving food. An immediate call to the RV support team resulted in multiple more calls before they sent out a cleaning team who rushed through the property, changing the sheets but not cleaning up any mouse droppings. About an hour later, an extermination service showed up with mice bait. That's three substantial interruptions in our first 24 hours of stay. As an additional aside, the primary and only decking for the home was completely covered with snow and ice. No shovels or ice melt could be found at the property. To be clear, it had not snowed in the days leading up to our visit, and this was further evidence that the property had not been evaluated or cleaned in the days before our visit. Eventually, another interruption to our stay occurred when RV sent out what would only be described as an 'angry shoveler' who pounded around on the deck and pushed a little snow and ice around before leaving. Thankfully he left behind some snow melt and a shovel so we could finish the job ourselves. It's now Wednesday evening, and we've got a cold primary living area that we can't heat, mouse droppings around the home, and a partially shoveled deck. One full day of our three-day stay was lost due to RV's incompetence in getting the property ready. Several other little announces occurred as we tried to move forward from the incidents and enjoy our stay. Large drafts came in from the sliding glass doors, windows, and fireplaces. Upon further inspection, the construction quality of the home was severely lacking (for example, carpet remnants visibly stapled to the stairs for stair treads and gaps in the walls with exposed insulation). In addition, I found that over 50 percent of the windows in the home were not latched shut, leaking in the cold air as we tried to heat the house. I know what some are thinking. This home looks beautiful; how could this be? Well. It be. Thus the title, "Don't be Fooled" After multiple conversations with the RV Guest Experience team, they offered to refund us an insulting $400(10% of the day cost). Needless to say, we won't be back to this property or any RV property, and we suggest you do the same. The complete lack of property maintenance, readiness, and customer service appears to be a systemic problem at the company. Steer clear. read more

I came through this area at sunrise several years ago, It's just a beautiful area. We rented a cabin on the lake in the Sky Valley section. It was so peaceful & relaxing. Mane 100 yards from our cabin is a private beach & play area for kids. Deer are everywhere, your very remote & quite here. Prefect place to get away from hustle & grind. We had a hot tub & gas grill. There isn't a lot restaurants, But they a great place to meat in town. I would have any trouble coming back to area. read more

We stayed here this past weekend and would absolutely NOT recommend. We stayed in Log Heaven. First off, I will admit that I missed the part that the house did NOT have air conditioning. It was the hottest weekend of the at greater than 95F every day. When we got to the cabin, we obviously become aware of this as soon as we stepped foot into the cabin. We immediately called Railey Vacation for a solution. We offered to basically forego a night's rent of this place, book a new place, pay the difference, etc. Railey Vacation basically said we were SOL. The rep continuously stated that the fact that this house did not have air conditioning was on the website, it was our fault. They did not supply any window air conditioning units, no extra fans, nothing. We had two people with health conditions and a baby requiring cooler and less humid conditions in a house. I think it would have spoken more about the company had they emailed any upcoming renters for the hottest weekend of the year and mentioned again there is no AC, bring fans, plan accordingly, etc. but they didn't do that. This just shows they only care about the money. We ended up having to go buy two air conditioning units and four fans to help cool down the cabin, which truly didn't cool it down as much as was necessary. Keep in mind that all of the local stores (Walmart, Lowes) were sold out of air conditioning units since it was so hot that we had to drive to find units. When the units were initially set up, the temperature in the cabin was 86F. This is absurd. Railey Vacations should help manage this. Other things to mention.... The heat was on in the downstairs basement. Not sure why, but that didn't help the temperature issues we faced. All of the couches in the house were broken. None of the recliners worked. One of the couches was so deformed it couldn't even be put together. One of the king size beds was sagging so much in the middle. The patio furniture was in terrible shape. Several of the chairs had busted seats, so you could not even use them. The grill was left on by someone who previously stayed there. The trash can area outside looks like a disgrace and is really the first look at the cabin. Someone needs to go out there and clean it up. All of the doors were incredibly difficult to lock and unlock. Absolutely would not recommend to anyone and will not be back. Do yourself a favor and book through Vacasa or Taylor Made if you're looking to stay in the area. We have stayed plenty of other places and have never had any issues. Poor customer service, poor quality, poor experience. read more

Okay...great secluded location and close to the dock slips to rent a boat at the Hemlock Chalet. My family and I were so excited to stay at one of these properties and the cabin that was $2000+ was disgusting. It was so dirty and just disgusting. We spent the first few hours just cleaning things we were going to use like living area, kitchen, bathrooms, etc. The amount of dust on blinds, window ledges utensils was downright embarrassing. When you would close the bathroom door in master the slats under jacuzzi tub fell out. There was mold all over the shower curtains. Washer and dryer worked horribly. Almost 3 hours to dry clothes. I don't even think the bed sheets were clean because we found crumbs in the sheets and hair. We went to cook on the grill and it was so rusted, you need a tetanus shot to use it. I would look elsewhere before I choose this company. Charging an arm and a leg for just gutter filth. Railey Vacations you should be ashamed of yourselves. When I dropped off the keys they just took them and didn't even ask how it was. Just closed the door in my face. PLEASE this is not just a crazy person writing a review...stay away. Again, so upset and embarrassed that I had my family stay with us and see this. And the welcome bag...come on. Seriously, does no one go behind and see if these places are cleaned prior? Very poorly managed and supervised. This company needs to be under management that cares about their guests and their experience. On the plus side...Bills Marina was awesome and very efficient. The boat and lake were cleaner than the house. And that is not stretching...honest truth. read more

I contacted the office to ask why the obvious increase in base lodging cost and was given the answer that the advertised price is not accurate it's a reflection of the lowest price is "could be" not what it actually is. Myself , friends and family enjoyed a wonderful weekend at a home owned by Railey Realty , Casa de Lago 2/23 to 2/25 . The home was warm, welcoming and aesthetically pleasing , we had enough space for our party of 14 to move about and sleep comfortably. We loved the added touch of the movie theater and indoor pool as it gave us more to do in the snowy weather. However, this home is in desperate need of a thorough cleaning . It is extremely dusty and if you have any type of allergies and/or asthma BEWARE . All of ceiling fans in the home were caked with extreme amounts of dust . When turning on the fan above the pool table dust was flying around . A lot of our party has allergies and the dust triggered an asthmatic reaction in one , luckily the situation was diffused quickly . Also, I feel as though the cleaning company could have done better , used wash rags were found hanging in an upstairs shower , old bacon was found wrapped in a napkin on top of the coffee maker and a blanket I was going to use had brown stains all over it. The stove also had some issues as the knobs were clicking upon turning the burners on, that makes for an uneasy evening as it is a gas stove . I expect a more thorough cleaning based on the price point of this rental. I posted this exact review to their site under the property and it has not been approved to show under the home and no one has reached out to me. We recently rented a 6-bedroom home for a weekend family trip. This is our second time using Railey (and renting the same house), but we probably will not use them a third time. The home we stayed in was very clean and well maintained. It has a great indoor pool which we loved. We were told that the hot tub was not working but when we arrived, we were pleasantly surprised that one had been added. The location was great and the home itself was very comfortable. The main issue we had was with the trash pickup. When you check out of the property, you are expected to take your trash and drive down to a drop off location. We had several adults in this six-bedroom home, so after two days there as plenty of trash to dump. It was extremely unpleasant and smelly to say the least. Based on what we paid for this property, one could reasonably expect that part of the cleaning fee would include trash removal. Lastly, the staff is not warm and friendly. When you call with a question, they rush you off the phone and sound angry that you called. read more

DO NOT USE THIS COMPANY! Absolutely the worst experience! I booked my accommodations on August 8th. Although this was a new construction home the availability showed it would open for accommodations in September. So I was under the impression all though there were only 2 outdoor photos it would be available in time for my December 1st reservation. The houses availability calender kept changing and I kept calling to inquire about the likelihood the rental would be ready in time. And I was rest assured it would be each time. I checked regularly to see if they updated the pictures for the house. Fast forward to November 14th. I received a call from Michelle, she advised that the rental would not be ready in time. I told her I needed to call her back since I was in the middle of something. When I called back i spoke to Dee. She didn't have a list of comparable houses to place my group in but advised she would call me "first thing in the morning". The next day day I called at 1130 am asking about the comparable rentals. She advised me that they were still working on it. I had searched their site the night before and realized all the rentals that I had planned on changing my reservation to had they told me it would be completed in time were booked since this was all very last minute. So I told them cancel my reservation and went with Taylor Made. Whom I have been using every winter since 2015. Against my better judgment, I went to give Railey a try and they failed. Tremendously. When I canceled that was the 1st time they apologized for the inconvenience. Fast forward again to today, my group and I had booked 2 homes a day apart. In the same neighborhood so our party could be close in proximity. They had to pay extra for their early check in. I asked if they could benefit from my inconvenience since I wasnt able to get accommodations close to their home. I was told by Jenny (Guest Services manager) that I was petty for bringing this up and asking but that she would ask the management above her. *insert brief hold * She comes back to advise that if the reservation was under my name they would have no issue refunding me the money the early check in but that she was unable grant that. This is how they treat their customers. They don't have to ever worry about me utilizing their company in the future. I suggest you don't either. read more

Do not rent from this company if you have any chance of canceling. They will keep your deposit money until it gets rented again. The catch is that they will drop the price so low that you don't get any money back. My case was from $8,000 down to $3,900. That means that I overpaid originally - obviously the house wasn't worth that much in the end and then I didn't get my refund back. YOU GET SCREWED!!!! Name of house is Happy Times. Just arrived and can't get comfortable. We might even stay in a hotel if we find one available. The house has a horrible "wet smelling" odor throughout. The refrigerator is filthy. It has old/used plastic bottles left behind from previous guests and dead flies. The Kitchen sink has a foul odor. The dishwasher was full with dirty dishes. The Carpet smells like mildew. The master bedroom and basement has spiderwebs and dead beetles throughout. We expected the house would be professionally cleaned before arrival... but this isn't professional. The hot tub was broken since September, per the notes on the hot tub. They sent a email prior to our arrival stating the hot tub has been repaired, which was a lie. Not to mention the staff customer service is horrendous (especially Robin) who hung up the phone on me repeatedly. They sent maintenance who confirmed there IS a foul wet odor, but the only thing he could offer were a few plug-ins. The kitchen and bathroom floors appear to still have dirt from previous usage. The condition of the house is extremely disappointing, unsatisfactory and uncomfortable. We checked-in after hours, so we had to leave a voicemail with an urgent request for a call back. When the representative called back, we expressed our concerns and requested to be moved to a different unit. We were told "we cannot be moved just because we don't like the condition of the house". We vacation in DCL twice a year (normally with Taylor Made Rentals) and we have NEVER stayed in a house with these conditions. I tried leaving this review on the company website link following my stay, but I noticed only positive posted appear to be added. We stayed at "Playin' Hooky" in December 2023. The review shared: We selected the home to host 21 guests. The location was nice. However, both houses are provided water from one well. Our two-night stay experienced a serious maintenance issue on the first day with the water supply stopping after one of the guests showered. After 3 different maintenance visits a plumber determined the condition (which requires a well pump repair) could not be corrected during our visit on the afternoon of the second day. Maintenance shared that if someone would stand in the utility room and continuously reset the breaker, it would allow the pump to provide enough pressure for some guests to shower. We used water from the hot tub to flush the toilets until the breaker reset instructions helped. Railey apologized and offered an extended checkout, however with limited water supply our guests left early the next day to go home and shower (after skiing at Wisp on opening day). There were typical minor concerns during our stay, like having to repair pool sticks to use the pool table, heavy chlorine in the hot tubs, and only one thermostat which made it difficult to keep the downstairs warm with the fireplace in operation on the second floor. The positives are they provided firewood, and the kitchen was well equipped. Railey shared after our stay they would have offered another house for the second night, but the offer would have come the evening of the last night and with several elderly guests, it wasn't feasible to move to another house just to sleep and then leave. The homeowner offered a 10% discount on a future stay, but we chose the option of a 16% refund from Railey Vacations, which had to be negotiated. Everyone from Railey and the Maintenance teams were professional and nice. I would recommend a newer home. read more

House looks amazing on the outside. Once inside dated rooms with moldy bathrooms are inside. Spider webs in certain corners and doors that don't lock properly that open to the outside. The pool was smaller than expected for 34 people and black mold was found along the windows in the pool room. The bathroom shower had black mold along the ceiling and smelled really damp. After all the money paid you think a home would be free of mold and cleaned properly. The basketball court/nets were broken. Pool table leans to the right. Some of the leather chairs were peeling and had wooden blocks to level them out. The master bath jacuzzi looks like it has seen its share of backsides...Ready to head home as this not up to my standards and doesn't match the price paid. read more

Terrible customer service and won't stop spamming me. I asked for more info on a rental listed on HomeAway because their photos and description did not match and I also asked about their cancellation policy. I got an auto-reply back but never an answer to my question. Now I keep getting spammed through my HomeAway inbox with their email promotions and I can't unsubscribe. I did a web chat on their site and their agent hung up on me before even replying. Then another one came one saying they would stop emailing me, ask what else, but hung up before I could respond. I would never give money to a rental company that does not know how to provide proper customer service or understand how to legally use marketing tools. read more

A group and I planned to stay at Mountain Majesty for 4 nights in April. After the first night we woke up and found bed bugs in the master bedroom. We found 1 live one and several dead carcasses. Ashley and Robin from Guest Experiences and Guest Service were incredibly rude and unhelpful. Each person told us something different. First we were told that someone would be out right away to assess and that we would be relocated. Then someone else told us that they did not have any sort of timeline when they would be there and that they could no longer relocate us. Then we were told that we would only be refunded for the nights we wouldn't be there. After several back and forth frustrating phone calls, we were finally promised a refund in writing. Even though we got a refund, the way Railey handled this whole experience was incredibly unprofessional and I strongly suggest anyone to book with a different group such as Vacasa or Taylor-Made. read more

Due to unfortunate circumstances "Covid" we were not able to make our reservation. We quickly notified the company the moment we received confirmation that there was Covid exposure and positive cases in our party. To be proactive in limiting the exposures to others, we took it upon ourselves to make immediate precautions and request a change in dates. However, instead of the care for the well beings of others money and profit is more important than lives based on your company policy. They made no effort in assisting us with moving the dates. Keep in mind we were not asking for a refund we just wanted to be safe and push back our dates. Instead they just say "sorry, whether you go or not there's nothing we can do" Horrible customer service by management! The receptionist had better customer service skills then management. read more

My friends and I were very interested in the Copper Canoe spot with this company and booked it back in August of 2020, due to COVID we loved this house due to the amenities it came with which would mean we would not have to leave the house to have a good time in a safe environment. Our original trip was supposed to be April 22nd-25th. Approximately 15 days before we were supposed to be on this trip and 1 day before the final deposit Railey Vacations the leader of our trip and says the house was going to be going under renovations and we had to move the trip. They gave us a few houses we could switch to, but all required more money and Railey kept saying well our algorithm says it will cost more so you must pay more. We worked it out and had to shift the trip to May 5th-9th. We lost 5 members of our group as people traveling from out of town could not switch flights and days off work with that little amount of notice. While inconvenient we decided to press forward however until yesterday April 26th. We had paid for the full balance on our property, had the check in email and less then 2 weeks from our trip, they called to tell us the house is still under renovations and we will have to move our date yet again or switch to a different house. They were unwilling to give us more then $500.00 in credits to switch (the only dates still available for Copper Cabin would have been in September and would have cost us an additional $3,000.00 to rent) and all the houses still available at our original time did not have the same amenities. Twice they moved our dates, twice they ruined our vacation and all they could say both times was oh our hands are tied. It is nice to know that our contract does not mean anything and that they will destroy a vacation without any regard or attempt to make it right if it will cost them more money. Long story very short is this company will hold you liable if you must cancel within 30 days, but they will not even bat an eye to cancel on you within days of your trip. read more

We had an overall positive experience booking and with the house itself but we were promised a few things during the booking process that weren't upheld. We called and emailed 5+ times during our stay to get resolution to our request. No emails were answered and when we spoke to someone on the phone they would promise to send someone then no one would show. The net net is that they are great at telling you what you want to hear to make a reservation but then bail when you're there so cross fingers you get a house without issues. read more

I recently stayed at a home managed by Railey Vacations with my family of four and two other families. 6 small children, 6 adults. When we arrived, our children were so excited to play outside, but the outdoor water faucet did not work. I called that very hour and no one came to fix it, despite "having an open ticket." As we explored the house, we noticed an extremely potent smell coming from the downstairs living area and king bedroom. It smelled so strong, almost of cat urine. The carpet inside the home was filthy. Maintenance showed up two days later to investigate the smell. Turns out, the mini fridge hd been leaking throughout the down stairs carpet, covering it in mold. Not only was there visible mold throughout, there were two dead RATS behind the fridge as well. Our families did our best to avoid the entire lower level yet, all left with mold allergy symptoms... especially the small children. My daughter who is one, is still extremely congested, having a hard time recovering. As of today, one week later... they have offered us an 11% refund for our troubles. This company has been avoiding our calls, and only responding by emails to "compensate" us with a ridiculously offensive amount and have failed to do what is right. My goal is to ensure no other family is put at risk for poor home care. If you plan on staying at "the best kept secret" owned by Railey Vacations, I strongly recommend a mold test, and to reconsider choosing this place, or any place operated by this company. read more
