Disappointed. When my A/C went out this week, I went back to my R L Fields Home Inspection report from our home purchase in 2021 and was shocked by the (lack of) info in the HVAC section. "The heating system was operating properly at the time of inspection: (nothing else here). The home's cooling system was working properly at the time of inspection: " plus a comment that the A/C drain was too close to the foundation of the home. That was basically it. I should have caught that when I got the report, but I was overwhelmed with other life events. Every other inspection I have *ever* received (which is dozens in multiple states) has provided HVAC equipment age, size, condition and comments on any issues identified. There are hundreds of items to be inspected -- but short cutting on the HVAC inspection is a quick way to an expensive problem for YOU. The lack of real data about one of the most expensive components of the entire home -- very disappointing. R L Fields is clearly inexperienced in HVAC inspection. If you choose to use him, be sure to also pay for a trained HVAC technician to come review the system. read more
