    We rented a unit for 12 months with Charta at the Minnie Street location in Eden Terrace. The…read morerelationship got off to a bad start when we moved in and all but one light was not working. After several attempts at asking them to fix this (including one visit where they took the only remaining light bulb in the house as a "sample" to find a suitable replacement) we complained to Mishael and were basically told if you don't like it move out and we should have been able to cook with the range hood light bulb (what a joke!). I wish we had taken the offer to move out as things at Minnie Street only became worse. They seem to take care of the building only every 12 months or so when everyone's leases are coming up. The rest of the time the cleaners do a poor job, turn up first thing Monday morning when everyone is still asleep and the plants are dieing. The apartment building is also unpleasantly hot as it has a clear plastic ceiling for some god awful reason, which makes it not unlike a glass house in summer. Of Charta's behaviour specifically they are almost unanimously unpleasant to deal with, slow to reply to any reasonable request and even slower to action repairs. Other examples of snails-pace repairs included a building intercom that was broken for about 6 months and a cracked cooktop in our apartment that should have been replaced before we moved in (the replacement was just sitting there and it was up to us to arrange a technician on our own time). After our experiences I would have to say I would not recommend this business to anyone - tenant or landlord. The only reason I give them two stars is one of their rental agents was most helpful the day we moved out. However this does not make up for a multitude of other unreasonable behaviour during our time with them

See my email below. You be the judge. Hi Mishael, I will ask you three questions.  1) If this was your property would you want your property manager to limit viewing times to when suits them or have  viewing times to suit when best to sell the apartment and the tenant.    Viewing times at 3pm on a Tuesday and a Thursday is not when buyers are free. They are at work. 50% of buyers can only view a property on weekends or after work hours and buyers from out of Auckland can only generally view on the weekend. This is why open homes are on weekends.    2) Would you want your apartment when sold to be presented in the best possible way or would you want a photographer to come in and take photos of mess with a time limit of 20 minutes.  3) When renting your apartment would you be disappointed to find out that your rental manager had not only locked you in for 12 months but rented it for less than other apartments in the building effectively costing you a lot of money.  3) When selling your apartment would you want a relationship created with the tenant and the best possible access for all parties or would you want access availability only when your rental managers staff were on the clock. .  5) When going to sell an apartment would you want your rental agent tell your specialist agent how to do his job and compare his job to selling houes when we are selling an apartment and then proceed to tell them how to do his job.   5) When renting your apartment would you want to be locked into an agreement for 12 months or the life of the tenancy or would you want to be not locked in like the industry standard.

I've leased a few houses in my time and never really had an issue with a property manager or management company. We had 4 different property managers over that time and when our house was suddenly put on the market our property manager wasn't interested in doing anything to assist us. Instead I got inundated with requests from the owners, maintenance people and real estate agents. Usually your Property Manager would handle all these requests and liaise with you as the tenant. Whenever there was any disagreement between the landlord/owner and myself the property manager would take the owners side and never investigate anything. It would get quite frustrating at times how they would bully us into doing things the owner wanted. In many instances what the owner wanted was boarding on illegal. I also have to laugh as once we sorted everything with the house (after sending in 2 commercial cleaners as the first time wasn't good enough) They had the nerve to take 0.02c off our bond to balance their books? Even though we paid the final invoice they sent us for rent and water etc. How pathetic is that? I would stay away from this company if you're looking for someone to manager your house or if your going to rent a property on the north shore. Hope this helps someone as I wouldn't wish my experience with Quniovic on anyone.
