Okay, first off, I have lived here when it was Manor Drive. I have been here for over 30 years and…read moreI can tell you that while some of the tenants were "rowdy", I never had a problem with them. People knew each other and were friendlier. While I have heard it referred to as the "projects", I have never thought of the buildings or its residents in such a negative manner. That is a stereo-type and those words need to be used appropriately. I grew up here, and I attended the Clapp and Jones schools and I have good memories of friends and family, holidays, etc. Now for what is Oxford Apartments. Well, we NEVER had MICE in the apartment or a carpet that is cheap quality and ripples up, and problems with not having HOT water year round-NEVER!! Not when it was Manor Drive. When a problem came about the group of women who worked here were always addressing it in a timely fashion and the snow clean up was not a problem. Everyone was TOLD to move their cars at the same time and the residents did, and the snow was cleaned up and NOT PILED BEHIND PACKED CARS MAKING IT A PROBLEM TO GET IN YOUR CAR IN THE MORNINGS AND HAVING TO RESHOVEL SNOW. This plan that Oxford has for snow removal is not working right. I do my part by being outside and having my car moved, but do not expect everyone to do that. If the other residents do not come out, still plow the empty spaces so that the people who did move their cars can pull into the cleaned spots. Oxford has problems. And yes, the previous reviews are correct. These tenants are telling the accurate truth about everything. Oxford has also the problem with solicitors. Even with the signs posted, they still come into the building to harass tenants. NEVER HAPPENED AT THE OLD MANOR DRIVE. They may have "fancied" up the old Manor Drive and changed its name and did landscaping, significantly increased the rent price and other upgrades which I really do not understand but, I preferred the old Manor Drive. Things worked well and were sturdy. People living here had nice apartments and did take pride with having nice things. Things were replaced in apartments if they were damaged or old including the tile floors. Remember CLASS is not determined by how much a person has, or how or where they live, or how much they pay for something, but by how a person carries him/herself and takes pride in what they have. There are other things I could address in this review but will not. :(

I have lived at Oxford Apartments in Stoughton for about 3 years now. Oxford Properties had taken…read moreover the property I believe in 2017 or so. When they first took over, it was like a "honeymoon" phase. The lawn was looking amazing, they provided 24/7 on call maintenance, they built a picnic area in the back with two picnic tables and two grills. Fast forward to 2019 our rent has increased 500 dollars in two years. We've made multiple maintenance requests about a leaking/stained bathroom ceiling. They fixed the "problem" in November 2018, however they said they would paint the ceiling, now April 2019 and it's still stained yellow. The maintenance worker Bob, had been with the complex prior to Oxford taking over, and is still there. He seems to get overwhelmed a lot, and if ask a question in passing, he either ignores you or tells you he is busy. The maintenance office is where he spends most of his time, which doubles as a garage. He and his son tend to use is to fix their cars on the weekends. The photos on the website are deceiving, my kitchen is not even close to as big as the one they show, we don't have dishwashers, every bathroom looks different, and smaller than the photos. The carpets in the apartments were replaced when I first moved in, and they are cheaply done. There are crevices that the carpet isn't completely secured down. I have made the office aware of this, and it hasn't been fixed in three years. There is a laundry room. Two washers and two dryers, for six apartments. One of the washers has been broken on and off for two years, and doesn't lock or "rinse". So there is always a line to do laundry, no matter the day. The grills are only out for the summer months, and other tenants usually have family cookouts on the property, which I can appreciate. However, there should be some sort of sign up or something so you don't plan on making dinner on the grill, and there is a birthday party going on complete with directions and cake at the grill area. I have recently bought a home, and my mortgage is much cheaper than rent at Oxford apartments. I would not recommend moving in here.

We pulled up and found it tucked behind an auto broker's lot, and across from a quarry. Not exactly the classy environment I'd expected, but not a deal breaker. There was a school bus unloading kids out front when we got there. I'd say that's a definite plus if you have young children, as they'll have classmates and friends to play with, just by the benefit of renting here. My spouse and I do not yet have kids. We're the type of people who like kids we're related to, and plan to have our own in a few years, but we don't love the idea of living in an apartment with two kids on the floor above us. Or beside us. Or both. Rent for a one bedroom here runs around $1350, which is fine when you factor in the amenities of a large complex, like the gym and the parking, and the utilities that you'd expect to be covered. Unfortunately, none of those things are actually covered by your rent! The strategy here is to charge you extra for everything you'd assume would be included, $300 for use of the gym, no utilities included, covered parking is extra. There's a large room you can hang out in with free wifi and a large kitchen, but you have to pay to rent it out. Instead of a pet deposit, having a small dog will cost you an additional $50 per month. The funny part is, we can easily afford to pay a few hundred more for the things that we need in apartment, even on a monthly basis, but that doesn't mean that we want to. If a place was really amazing, I'd make it work... A two bedroom will cost an additional four hundred dollars or so per month, which I found interesting as there are a large number of two bedrooms listed around the $1500 mark... just not here. The apartments themselves are very new, clean, updated. They're also large, but the space doesn't feel homey and the furniture in the model is too big, so things still feel cramped when you view the place, even though it's probably 800 square feet. They do provide appliances, including a full sized washer and dryer, which is very nice. The stove is electric, which I hate but I'm hoping to adapt to, as it seems to be normal in the area to have a $hitty electric stove rather than a gas stove, which allows you total and precise control over what you're cooking. Hopefully I'll get to the point with electric where it works as well for me as gas. Someday. Hopefully. I suddenly understand why so many people say f it and just microwave things. It also bothered me that there's soft music playing in the model apartment.. I actually want to hear what my own neighbors will sound like before I sign a lease! I'm not dreaming of a perfect apartment furnished by a decorator where soothing music plays in the background while I struggle with that stupid electric stove. I want the real deal, warts and all, when I tour a potential residence. That way I know the limitations of the rental, and I can confidently decide that I love or hate a place. In this instance, my spouse hated it the minute we drove up because it felt crowded, cramped and full of other peoples kids; neither of us liked being upcharged for things we are used to having like a gym or an assigned parking spot. Because of the weird model apartment, I couldn't make a clear call on whither or not we could really benefit from living there... so the search continues!

Maintenance is VERY responsive, even to non-emergencies. Sandy in the office is very kind and personable, and she really cares about your needs. The location couldn't be better - Canton is very close to all the highways that will take you anywhere you want to go, and the town itself is a perfect suburban town: clean, safe, and friendly. The pool is well-maintained and always staffed with a lifeguard, and it's a great, quiet place to swim laps or just relax and get some sun. Snow removal is remarkably fast, and I've never had to go into work late because I couldn't get my car out. There are garages you can rent too, for your car or extra storage. The people in my building are always ready to lend a hand, be it bringing in your delivery package, or even brushing snow off your car. I've been very happy here, and you will be too!

Just type "simple comfort pro 5010". Nowhere in my lease or yours does it say "free heat up to 72 degrees". They pull that BS because alot of the tenants here are section 8, subsidized and let's just say a bunch of people who don't know their rights. So they pull what they want on who they can. I'm not her. There's nothing they can do about you reprogramming your thermostat. I'll wait for the constables!! Oops I pay my rent on or before the first and violate absolutely nothing. So good luck with that. SARCASM!! If you want to pay bills then don't include the benefits. My shits staying on 90. Do something! Kate you should have never called me. Especially after I did you a favor by staying here. Not once but twice. The second bedroom window completely comes out. They called themselves fixing it but as you can see it's still broke. Watch what a call to Canton's inspection board gets me! The shower in the master bedroom backed up with FECES on October 1st. I went to plunge a clog in the shower and it all just surfaced. Maintenance came and said "we're not gonna touch it we called the plumber". Then they sent the people that clean the hallways to clean my bathroom. Yeah all set. I don't sleep in that bedroom and I wouldn't dare open that bathroom door. NEVER AGAIN! My apartment has been reduced to a studio. Illegal tenants. Where do I begin? My upstairs neighbors had at least 6 people living in 900 square feet. You would think they would try to be discreet right? Nope, they park the closest to the building. They stay up all night. Parties til 4 on Thursdays and no one works. They got PPP loans though. Kate ended up giving them "no trespass" orders. But only after I took pictures of stickers on cars that weren't supposed to be there. I'm doing these idiots jobs yet they're complaing? There's also a couple whose entire family has stickers on their cars but they don't live here. When they go on vaca, they all leave their cars parked here. I mean at least 4 family members have stickers. I swear the projects policy is two per unit. That's what my lease says. I had been avoiding a certain someone for the past 7 years. One day we get an email from the office saying that the police presence from the day before was an isolated incident.... Yada yada yada right. Why was it the "avoided" person? He had been living here with his girlfriend on no ones lease, no background check since March 2020. In fact this is exactly what Sandy said to me "the wools not being pulled over my eyes". So you know people live here illegally and this is okay with you? Now they said they gave him a no trespass order as well but to no avail. He just waited for the office to close before he came home. The incident took place in September. He didn't leave until December 1st. I gave my 60 days notice when I found out he was living here. You SAB's asked me to stay. I'm doing you a favor. Me living here is doing you a favor. There was an anonymous call made by a "Lily" saying not to let him on the property. Lily next time you make an anonymous call, make sure you hit *67. Caller ID still works. Do you have any idea who he is and what he's capable of? Oh yeah it was supposed to be a secret but they told me who you were. Given the fact that both of you are liabilities, I'm trying to figure out how you're employed. You wasn't supposed to give me that info and piss me off. You really have issues in this complex. Yet you thought it would be wise to bother me over heat I pay for. FOH! I pay you, you work for me. PERIOD! STAY IN YOUR LANE! ALL YOU HAD TO DO WAS LEAVE ME TF ALONE! Smoking cigarettes is allowed on your balcony. A lot of people smoke weed in their cars too. And my fridge freezes. Other than that it's pretty cool Retaliation? I DARE YOU! All while not GIVING AF! No, I won't give anyone but the board call.
