Great location, nice restaurants close to housing. Loved the sidewalk directly to WashU campus. Maintenance staff were quick to update anything broken. Roommates are randomly placed so that can be interesting as some people are just plain odd. But Quadrangle can't control strange people. Area felt safe and parking was never an issue. The only complainers are students who's mommy and daddy bought Teslas for them. Apparently, the location may not be fancy enough for the billionaire crowd. read more

As a student, I just got this University Announcement via email. You can judge for yourself.... ******************** At approximately noon Monday, Dec. 21, a female graduate student at Washington University was found physically assaulted in the basement laundry facility of an off-campus apartment building in University City. The building is owned and operated by Quadrangle Housing, a subsidiary of the university. She was discovered by a Quadrangle Housing employee performing maintenance and winterization in the building. The building is located in the 700 block of Syracuse Avenue. The woman is a tenant of the building but the university is not releasing her name or other personal information. She was taken to the hospital. Investigation of the crime is being handled by the University City Police Department. The University's sympathy and concern goes out to the victim and her family, friends and classmates. Washington University and Quadrangle Housing are directly contacting other students living in the immediate vicinity of the building and have issued a crime alert to students living in the neighborhoods surrounding the building. The university is offering counseling and support for others in the building and has also offered assistance in helping them move to another residence should they feel a move is necessary. University City police and Washington University police are increasing security patrols in the area. read more

-This review is only directed to the leasing department, their maintenance staff are ok I wish I could give a zero star... One word to summarize all - SHADY Guess what the manager is good at? straight up lying and being racist and rude. I moved in Aug 2011 and I was from China, so I didn't know any better. Naive me, thinking that it's an affiliation with Wash U so The housing company must be good. Well, it turned out the opposite. The whole experience with them is like dealing with mafia... (SERIOUSLY!) :( Our apartment is old and shaky. Almost everything is falling apart. No disposal, no dishwasher, no nothing. After I found out one other unit in the building had all those stuff, my roommates and I just went straight to the leasing office and asked nicely if they could install one for us too cuz we cook so much, no disposal is really a pain in the a**. Guess what we got? The mgr sit us in the conference room for almost an hour by ourselves, nobody came to handle anything. Then the manager came, listened to us, and didn't express any compassion, just a straight up "No, we can't do it" and left. And then she sent two other employees to come talk to us, telling them "BE 'NICE' TO THE FOREIGN PEOPLE" in the hallway. Of course she was speaking so loud that we could here her even in the conference room. This thing didn't get settled and we had to go back.... That's not just it. After I moved out, I didn't call the gas company and take my name off the gas bill. Granted this is my fault, but being someone from a different country, I didn't know how this thing works. So lately I found out that the gas bill is still mailed to me, I called them and they said if Quadrangle could call the gas company and say ok I moved out this thing could get settled. So I contacted Quadrangle housing and it's the same manager. She told me she can't do thing bc SOMEONE IS LIVING IN THAT UNIT SO I NEED TO CONTACT THE RESIDENTS TO GET THE THING FIGURED OUT. Luckily, I know someone still living in that building, he told me there hadn't been anyone living in that unit since when we moved out. Oh well, the gas thing is my fault, but STRAIGHT UP LYING????!!! SERIOUSLY?? That's just outrageous. Anyone, especially international student, PLEASE PLEASE PLEASE don't get involved with them, it may seem convenient at first, but you will get a lot of s*** to deal with later, trust me... read more

Pros -- If stuff breaks or you have a complaint, they're right on it. And they'll hold your packages if you're not home. And it's close to the school. If you have a bike, that's a big deal. Cons-- Mis-advertised my place. I specifically asked if it was roach free, moved in on day one and discovered about 300 dead roaches in my kitchen. It was a good two weeks of renovation/tearing out stuff/putting in new stuff to make my kitchen livable. Cleaning crews are a joke; they send in 16-year-olds with spray bottles and rags. I've also been dealing with roaches off and on since then, despite having a spotless kitchen. Biggest con-- They told me the area is safe. I live off Skinker on Eastgate. All the police I've spoken to have told me to move because of the high crime rate. There are muggings in and around my area during the daytime. They have been three murderers in nine months less than a 1/2 a mile away. I hear gunshots quite often; it doesn't even phase me even more. What the sin con: THEY OPENED UP MY BOX. That's right. At their mailing center, they opened up one of the boxes that had come in for me from a pet food company. They check to see if such incoming boxes are food and if it is food, then they check to make sure you've paid your deposit. THAT IS A FEDERAL CRIME. read more

Even though I no longer live in a Quadrangle building, it doesn't mean they can't try to annoy me from afar. My complaint: Quadrangle took over two months to send a deposit-return check. And that was only after a few nagging phone calls. Reasoning for my complaint: My roommates and I left the apartment in pristine condition. It looked better than when we moved in. Even the inspector was in awe of our apartment during the final walk-through. (Apparently Wash U students rarely clean up after themselves... and sometimes do things like leave gaping holes in the walls.) We did finally get our full deposit back. I'm just saying that we shouldn't have had to nag them for it... And it shouldn't have taken over two months. read more

The answer is no. There are some benefits to leasing through quadrangle; especially the convenience. However, their units are an average of 100 yrs old, and most are very run down. They have been extremely unresponsive to my requests for critical repairs. I have called them several times to tell them that the door leading to the fire escape sticks shut which is obviously illegal and very dangerous but they have not made the repair. I have also had horrible problems with cockroaches. When I turn my lights on, I usually see many dozens of them. It is really disgusting. I have complained several times, and they always say that they will send someone but they never do. One final gripe... their prices are higher than most similar places in similar neighborhoods. If you have other options (and you do) look elsewhere. read more

I was staying at the West End unit offered by this housing company for about 4 weeks while doing research at Washington U. This has got to be the worst accommodation I have ever stayed in - and I have stayed in a couple of youth hostels all over the world before. The bureaucratic stuff went really well and I had no problems whatsoever. After I arrived in St. Louis I went to pick up my key, which the housing people left for me, because their office was closed. I took the Metro to CWE and walked to the apartment building. I opened the door to my little studio apartment and I was shocked and disgusted at what I found, because the apartment had not been cleaned. Here is a list of the disgusting things I found: - hair in the bed and used linens - hair all over the bathroom - dirty towels on the floor - dirt and soap scum in the bathtub - old and expired food in the fridge and freezer - dirty dishes in the cabinets and worst of all: - nail clippings in the desk draw!!! I wanted to puke right then and there! I have never felt so disgusted. And then to have to pay that price! Are you kidding me. On top of everything else there was this strange odor in the apartment - a weird mix of cigarette smoke and room freshener. All my clothes smelled funny and not even Febreze could fix it. Also, there was only one teaspoon and no tablespoon for me to use. There was only one large pot without a lid and a small pan. It said the kitchen was to come fully equipped, but equipped is something else for me! I am sure there is more that I could mention, but you get the picture. Yes, I received a $15 Fandango movie certificate, but that could not possibly take away the bad impression I have from this housing complex and company. Overall, I cannot only NOT recommend it, I want you to stay away from it! read more

When I received the apartment that I rented through quadrangle it was in an immense state of disrepair, covered in years of grime, and filled with furniture from previous tenants. The appliances were dirty and I was also never given a key to the back door. The building that I lived in was set to be "renovated" (which i'm sure is just a coded way of saying they wanted to jack up the rent and usher in a new era of wealthier tenants). At the conclusion of my lease quadrangle insisted that I remove all furniture from my apartment. If I had brought in all this furniture I would have been happy to meet this expectation, but 75% of the furniture in the apartment was from previous tenants. I cleared out most of it in a stressful and extremely labor intensive process, but there were a few pieces that were too heavy for me to move. I am a small and not especially strong woman so these pieces were left sheerly because I was physically incapable of moving them. I also did not bring them in in the first place. Quadrangle took away a large portion of my security deposit because of this, despite the fact I left the apartment in better condition than I received it. DO NOT RENT FROM QUADRANGLE. I would give them zero stars if I could, I'm imagining anything here above one star was a paid review. I lived in literal squalor for a year when I rented with them and was charged aggressively for faults in their property that were not of my own accord. read more

This housing company is affiliated with Washington University and accordingly primary rents out apartments to students. Although the website is missing some features and underestimates the actual distance of their listings from the campus, it's easy to use and is updated regularly with pictures and floor plans. Furthermore, the prices are low as compared to many of the units that are privately managed or managed by other apartment management companies in the area. The condition of the units (while nowhere near the quality of your average California apartment) are much better than the ones managed by Byron Properties. When you go into the office to look at units, a leasing advisor will help to match your requirements with the extensive list of units they have available. Ask for Robyn. Her professionalism and knowledge of the units are terrific complements for her friendly smile. read more

I regret that I didn't take these reviews more seriously. It's 2021 and they are still the same horrible agency as people are saying in here. Avoid at all cost. I even regret that I decided to take WashU's offer. Terrifyingly horrible. read more

Update on move-out experience: You know how normally when you move out you expect to have your deposit basically stolen from you for bogus charges? NOT WITH PARALLEL. I got my entire deposit back after having a move out inspection with the maintenance manager. He was very nice and reasonable regarding what can be considered "normal wear". read more

I'm surprised to see the negative reviews on QH here, and I was even wondering if it's the same great QH I'm leasing with: I've been a resident of QH for almost five years, as both undergrad and grad student of WashU, and I have many friends who lived with QH for even longer time. I think it's a great housing company, especially for new international students. They offer various types of apartments to choose and provide high quality service. The neighborhood is also convenient in public transportation (e.g. metros), which saves me lots of time. Before I got to US, I had no idea about what the living situation on this foreign land would be, and QH offered an affordable apartment with very easy leasing procedures. It saved me a huge amount of time and energy. What the best is that QH also helped to pair me up with two roommates, who were super friendly awesome domestic transfer students. We had so much fun living together, and I also made lots of great neighbor friends. I learnt a lot of American culture through them. Thanks to QH, this awesome experience even made me decide to come back to WashU for my graduate study. And I also decided to stay with QH for the same reason. I have lived in four different apartments of QH so far, and I would not critique their service at all. Actually, they provide awesome leasing and maintenance service. Even light bulb replacement is free and speedy. I cleaned my apartments fairly before all the movings, and I've never got bitched on my security deposit. Their officers are very friendly and make me feel welcomed. Although for a short time, there was an unfriendly woman at the front desk, but I think she has been removed long time ago. And this makes me believe that QH leadership is always making efforts on making themselves better. This is a housing company that I can trust. Frankly speaking, all the QH apartments I lived in have a long age, but so does other building in the neighborhood (you have to admit that St. Louis is a city with long history). I even bragged to folks back home that I lived in a lovely apartment which is 100 years old, but you just cannot tell based on its appearance. They all function well. QH is also making a lot effort on renovation. My current apartment building will be renovated soon. And I think I'll move to my fifth QH apartment which I believe it'll be as good as the previous four. read more

I have rented with Quadrangle for nearly two years now, and I have had nothing but good experiences working with them. I have had to put in a lot of maintenance requests lately (my building is lovely but older, and some of the fixes I've needed--like water pressure and rain damage, were inevitable), but the maintenance crew is always quick and thorough. For example, I had a minor issue with bugs and put in a request to get my apartment sprayed at about 1 AM, someone from Quadrangle called me first thing in the morning to talk me off my ledge--she was so sweet and within an hour the pest control guy way at my apartment. He even taught me a little about the specific bug I found and chatted with me about what he was doing, what sort of chemicals they use, etc. I'm also impressed by the level of communication I've managed to forge with the office. Paul, who I believe manages the maintenance or customer service crew, read my feedback on one of the maintenance visits, and he e-mailed me to inquire about a criticism I had. We went back and forth, and he made two extra maintenance requests to respond to some of my minor criticisms. I was so pleased. I do think that my apartment, when you include all of the utilities, is a bit expensive--but I'm willing to pay it in order to stay in the space. The basement is also creepy (really, it's just old and a bit run down) and I refuse to use the washer and dryer (quarter machines) provided in the basement. They are icky. Thankfully, there's a professional laundry place nearby that I can go and use. Those criticisms aside, my apartment is lovely and I look forward to spending several more years here. I'm very glad to see that Quadrangle is as committed to my apartment as I am! My neighbor across the hall has lived in the building for 19 years (grandfather'd in when Quadrangle bought the property), which says a lot! read more

Working with Quadrangle Housing was overall a terrible experience. First of all, my apartment was not clean when I moved in and it was falling apart in many ways. The towel rack was literally hanging out of the wall, the shower could not regulate temperature, there were holes in the floor, and the list goes on. It seemed as though they really cut corners when it came to repairs. For example, they literally used tape to put up a mirror over the sink in the bathroom, but they put it up behind a towel rack, instead of moving the towel rack, so it didn't work at all. Second, although the woman in charge of maintenance is really nice and helpful in person, I asked them to fix a number of things that they never did and I gave up trying to follow up. Finally, I have to talk about the "laundry room." The laundry machines in my building were located in the basement, which literally looked like it was constructed by chiseling out concrete. It felt like a dungeon. There were pipes leaking water, you had to duck to get around, and if any piece of laundry fell on the floor, it was instantly dirty. Furthermore, only 1 out of the 4 dryers worked. So frustrating! Insulation in the apartment was also so bad that my utility bills were ridiculously high. Seriously, try to find another landlord. read more

Absolutely horrible agency! They will promise heaven and earth before you move in and then transfer you to a mean customer service person who will refuse to honor any of the promises made. She even asked me to move away when i insisted they keep their promise. A word of advice: Don't take their word for anything. Make sure you have everything you want in the house before you sign the lease, or be prepared to spend a ton of money to put it in yourself. read more

Quadrangle staff team is unresponsive to tenant complaints. We had a neighbor who would swing the front door open and having other tenants to close the door when alarm sounds and not answering door even when police knocked the door on and on which woke up everyone in the unit. Quadrangle staff's response is you residents need to solve among each other. My friend who lives in another community was given a final notice after neighbor complaining about him being loud several times. Imagine how frustrated you would feel to have unresponsive management calling your concern silly when you have to deal with someone who is just apparently not reasonably behaved. read more

My experience with Quadrangle Housing is a great Five-Star one. My apartment is in a tranquil and friendly neighborhood, perhaps the best location in the Wash U circle. I am very impressed with the professionalism of the Quadrangle staff members and their engineers who have always been responsive and supportive during my two-year stay between 2015 and 2017. Personally, I believe that the biggest advantage of Quadrangle is that it is a Wash U-affiliated agency and this inherent nature makes me feel safe and at home. Thank you! read more

Leased a property from Quadrangle for about two years. Location was very convenient: 10 minute walk to a Metrolink station in the Central West End; rent was doable (included utilities); and maintenance was expeditious. Above all, the staff was very friendly and even helped me find a place to park my car over the holidays while they were repaving the parking lot. I highly recommend Quadrangle to others (especially professional and graduate students!). read more

I have lived in Quadrangle Housing for about 15 years (this includes 2 apartments) I recently moved. The staff is awesome and always accommodating. They have many properties but you never feel that through their customer service. They always hear my concerns and their response displays enormous compassion. They take your safety and presence very seriously. Paul with maintenance is magic. Always listening with the calmest voice ever. This coming from someone who thinks everything is an emergency. I LOVE QUADRANGLE HOUSING (Washington University) and thank them for their wonderful service and kindness. I want to stay here forever and then some!!!! read more

Absolutely agree with Ashley. I'm really really angry with Quadrangle!!! I left my apt in a pristine condition too, but they charge me $200 from my security deposit!!!!! When I tried to bring this to their attention, the woman picking up the call was soooo impatient--she didn't listen to me at all, she talked and talked and talked and even shouted at me!!! I called because in her email she wrote "if you have any questions, please contact me"!! Furthermore, the lady replying my email about did not even know what's happening in the apt! What a terrible experience!!! Ashley, I'm with you on this really really bad experience!! read more

Theodore's first post was right. Quadrangle housing is slumlord housing in every meaning of the word. I've lived in third world countries before and had much better housing. I would have withheld rent and taken them to court within the second month of living here if I had the time, but I'm in law school and don't have enough time to deal with it and win. I am writing this review wearing earplugs, which I wear about 90% of the time I'm home due to the complete lack of noise insulation at my place. I'm on the bottom floor apartment and I can hear my neighbors above me talking (their actual words), peeing, snoring, cell phones ringing, alarm clocks buzzing, T.V., etc. My neighbors are much louder than they have to be, but they aren't violating any noise clauses in the lease, they're just living up there and I can hear EVERYTHING. This is a breach of my quiet enjoyment of my apartment, which the landlord is responsible for by law, and Quadrangle is well aware of the problem and has said, literally, "It's not our problem." When my neighbors walk through their apartment, it's so loud in my apartment that industrial strength ear plugs won't block out the noise, and that's just them walking. I have no privacy or enjoyment of the apartment. Let's not forget that my roommate and I have to move out of the apartment for 2 weeks because of the same problem Theodore had, the plumbing is completely broken. Water has been freely flowing through my wall into the basement since I moved in and all of the plumbing must be replaced. Maintenance has always responded quickly to my smaller problems, such as the heat and air conditioning breaking and doors coming off the hinges; the leasing department is responsible for the noise problems. Don't ever do direct-deposit rent with Quadrangle because they can't seem to remember who pays what, even though my roommate has been living here for 2 years. They deducted 2 rents from her account one month, and then not enough the next month and tried to charge her a late fee! These are all of the problems I can think of now, I'll update as needed. I would have moved out long ago, but my roommate is the best and I can't leave her with two rents in the worst apartment I've ever lived in. read more

Horrible experience. Do not do anything to piss them off, or they will threaten to report to the school saying you lied to "school officials". The company does not care about tenants and operates by threatening students. Will never deal with them again. read more

Don't bother. So overpriced and unprofessional. Yeah, they're close to the university, but so are a lot of other properties without all the headaches. They update the buildings in a very cheap fashion, they are unprofessional and unresponsive, have unreasonable hours and no after-hours help, and just don't care. So many examples of this, including: 1. when our upstairs neighbors' sink was overfilled one afternoon, it was like it was it was raining in our kitchen; 2. you can hear your neighbors' TV and even loud conversations; 3. forget about ever getting your boxes/packages (granted this is a USPS problem, but when we asked Quadrangle to help us figure out why nobody in our building was getting their boxes, they refused; 4. parking is supposedly one spot per apartment and you have to get a sticker, but we complained so many times that there were either two cars from one apartment or other random people parked and Quadrangle did nothing, so forget about that; 5. the dryer was always breaking in our apartment and the maintenance man even said it was because the company was too cheap to create a vent; 6. the front door has an alarm that will go off anytime the door isn't closed correctly (meaning at 3 am when your drunk neighbor gets home or 5 am when your neighbor leaves for work, you get to hear the high pitched alarm that does nothing other than annoy); 7. If you ever have a complaint, forget about it. They'll act like they'll do something, and then completely ignore you; 8. so so much more! We also saw them "update" the building across the way in a record few weeks ... Just do yourself a favor and look elsewhere! They're so overpriced and not worth it. read more

Perhaps, i wouldn't have given a single start rating. I did my PhD at WUSTL and stayed 5 years. The only bad experience in WUSTL is staying in quadrangle housing. when i graduated they deducted my security deposit. They claimed that i had not cleaned properly. When I asked to send them photographs of my apartment to know the condition when i had left the apartment, they send photographs of some other apartment. There was slight stain in one corner, which is expected if you stay in the same apartment 2-3 years. Without showing/informing me the condition of the apartment they directly deducted my deposit. when i asked then several times, they said go to consumer court and complain. It is not with me only. It has happened to several other friends as well. read more

Do yourself a favor and don't rent through quadrangle. Management is terrible and fails to address problems. Apartments are poorly renovated, meaning things like the dryer break regularly and you can hear all your neighbors movements and conversations. Also, you're never actually guaranteed a "guaranteed" parking spot since everyone parks multiple cars and lets their friends park in the "residents only" lot. You can definitely find cheaper, better managed, and nicer apartments by just looking around. read more

After three years of renting with Quadrangle through professional school, I continued to be amazed by their responsiveness and willing to take care of residents. Maintenance requests were answered promptly, rent was extremely affordable for a newly renovated 2-bedroom apartment (including a washer/dryer), and the staff was very easy to work with. I even received my full security deposit just weeks after move out. Would highly recommend!! read more

In short, I would stay far away from them. Yes, if you're a WU student, it seems easy but their apartments are over-priced and not kept up well at all. Quadrangle's focus is NOT to provide quality, affordable, hassle-free housing to students. They are nothing but a large leasing company trying to make money. You'd be well advised to look elsewhere. I was a 3 year resident, and the last 2 they gave me nothing but trouble. Quadrangle housing is only loosely affiliated with Washington University. They used to be a part of the University, but now have their own board of directors, mission and values. This is where the trouble began. When I moved into one of their apartments, their focus was on helping to make all of the external BS easy for students to deal with, basically hassle free housing. That was the first year. They bent over backwards to make sure I could move in on the day I wanted, into the apartment I wanted and it was very clean and as expected. Over the next several years, the quality of their service and attentiveness degraded. They tried to add charges to my bill which I was told were covered in my rent when I moved in (and they were for the first year). They've failed to replace the front door to my building despite multiple requests that the key didn't work properly, and one resident was robbed outside because of it. Their maintenance team is friendly, but slow. They're 'approved vendors' (whom they often give unauthorized access to your apartment) are not held accountable for their actions, and Quadrangle clearly values them far more than their residents. I've had to deal with property damage and unauthorized entry on multiple occasions, and their response is essentially that if I'm unhappy I should take them to court. Of course, they know I can't since I'm a student and have neither the time nor the money. Probably why they treat their tenants so bad. read more

I moved to St Louis a year and a half ago. My wife is a student at Wash U and we were given a welcome packet that contained Quadrangle Housing information. Quadrangle was the first and only call we made to meet our housing needs. The staff at Quadrangle were professional from the very beginning and continue to be very helpful. The apartment we moved into was clean and very well maintained. The space had new carpeting and freshly painted walls. The maintenance staff respond quickly to requests and are always very polite when entering our rented space. The men have even removed their work boots before coming into the apartment. My wife called Quadrangle to complain of a cold draft coming through the bedroom windows our first winter in the apartment. Quadrangle replaced the windows immediately! Quadrangle has made several SECURITY upgrades to the apartment building my family and I live in as well. The door locks have been changed, heavier doors set in place, and alarms placed on the doors to prevent someone from propping them open. Not that the building I live in needed these upgrades, but very welcomed and it's nice to have peace of mind. I have not one bad word to say about this organization and would quickly recommend them to any incoming student and family. read more
