Pure Property Management (formerly 'The Kentucky Life') is a danger to the Lexington community. They left my family in 46-degree weather for 14 days, causing my 1-year-old daughter's feet to turn purple. Despite having perfect documentation--which Judge Lindsay Hughes Thurston admitted was 'amazing' in court--they were granted a 7-day eviction because of their cozy relationship with the court system and their lawyer, Stephen Marshall. My children are now in therapy due to the trauma of this displacement. This company charges for maintenance they don't do and retaliates when you ask for heat. To the owner, Oladipo Olasupo: your management company has caused physical and emotional harm to children and opened you up to significant legal liability. If I could give them zero or negative I would! This rental company completely lacks any sense of integrity. I rented a property, their "Carriage House" at 628 West Main Street, Lexington, KY, 40508. Upon entering, we flipped on the light and immediately encountered a spider that we killed. as we inspected further, we found evidence of extreme infestation in the Residence. There were spider webs everywhere - even in the shower. The property was extremely dirty - the layers of dust on the shower head (where there was a spider web) was so old and caked on that it didn't budge when I swiped my finger over it. As well there were pubic hairs on the floor in the bathroom, stairs were dirty, the kitchen sink was dirty with tons of gritty dirty, etc.... BUT that wasn't the worst part. The worst part of this situation is that even though I communicated very clearly that night upon our arrival they we would not be staying, would consider a replacement property and otherwise would want a refund, they REFUSE to resolve the situation fairly. $4000!! Thank you AMEX for having my back, the foul is on this rental company. I urge you to steer clear for your own sanity - unless you love giving away money or truly love living among spiders. read more

PLEASE READ!!!! If you're considering renting from this company, do your research on reddit, and other google reviews of other locations that this company is in, and after do yourself a favor and look elsewhere. I wish I had listened to the bad reviews -- everything they said happened to us. The coporate office does not care which is why all of their locations reviews are the same. This is a money grab for them. PLEASE NOTE: Most positive reviews aren't from actual tenants on Google. They're from people after onboarding, when a kind staff member named Dharma Aranda asked for 5 Star reviews. So, those reflect first impressions, not real rental experiences. We moved into a home that was disgustingly dirty: hair in the appliances, dirty bathrooms and floors, and a foul smell. We had to DEEP clean it ourselves just to make it livable. Yet when it was time to move out, they gave us a checklist with stricter cleaning standards than they followed. The appliances barely worked -- the dryer didn't dry, the dishwasher wouldn't stay closed, the AC randomly shut off for hours or days, and the hot water was unreliable. Maintenance was slow, dismissive, or completely useless. Multiple service requests were left unresolved, and vendors were sent out who never fixed anything, and the company tried to charge us for it. Then, after months of doing what we were legally required to do per the lease -- reporting these issues -- they turned around and charged us fees for it. Somehow we were penalized for reporting maintenance problems that their own lease says we were obligated to report. The logic was completely inconsistent and IS a scam and a money grab for them. Eventually, we were hit with $970 in bogus charges and threatened with eviction. Even though we continued to pay rent, their system applied the payments toward the made-up fees, making it look like we were short every month and they even added additional $100 late fees after each month when we were actively trying to get in touch with the manager. We tried speaking with someone from the company and were ignored and hung up on BY MANGERS, so we got a lawyer involved to protect ourselves, and even he was ignored by Josh. They never followed up with him after scheduling a meeting and continued threatening to evict us. They ended up just stealing the $900 from our deposit, and when asked to explain the charges after trying to dispute them months prior to the end of our lease, they claimed the property managers responsible were "no longer with the company" and left no notes in regards to the issues. After my lawyer had been ignored for months the new employees said they couldn't talk to me or remove the charges in regard to these issues the charges would remain until our laywer and their lawyer could speak about it. Unbelievable. We also had a brown water leak from upstairs on Thanksgiving, leaking directly into our kitchen while we had guests over. We were told to "put a bucket under it" and no one came for 2-3 days. It was disgusting and embarrassing. Throughout all of this, the property managers were impossible to reach, and the front office staff (Lev and Annie) had the worst attitudes, Lev hanging up on me multiple times. It's hard to stay calm when no one takes responsibility and you're constantly dismissed. They lie, ignore your rights as tenants, and make up rules as they go. If you work hard for your money, value your peace, and expect basic decency as a renter, run the other way. This company will rob you, stress you out, and make you regret ever signing a lease. read more

DO NOT RENT FROM THEM!! My mom had a COCKROACH INFESTATION at one of their properties when she moved in, and they did NOTHING about it, they came to "spray" rarely and it did absolutely nothing and they only got worse, they were only in the kitchen!!! My wife and I viewed a home managed by Pure Property Management on September 25, 2024, at 2 pm. We reviewed, via text, the visit as a 5-star and were interested in the home. At 6:57 pm, PPM sent us an email inviting us to apply for the home. My wife and I paid $60 and spent over an hour each completing the process. We received an email at 12:51 pm informing us that someone else had rented the home, which means that someone else was already in the process, and we lost $120. At no time were we EVER informed someone else was in the process! This is very disappointing and unethical. read more

This company is horrible. No AC/Heat the whole year renting from them. One month with no hot water. Horrible communication in both instances. Barely ever got a "sorry" let alone issues being fixed. Charged random fees when moving out. Nearly impossible to talk to someone on the phone. read more

The worst experience I've had with any company. Horrible communication, no urgency or care whatsoever. I lived in a proper manged by Pure Property Management for a year and it was awful. The property was presented as one with A/C and heat, it had neither, I lost hot water for over a month before anyone was sent out. Trying to contact them is impossible. You would be better off anywhere else. read more
