We have lived at 100 Pinnacle Court, managed by Sky Properties, for 2 years now. I'm writing this review in hopes that it helps others have the same wonderful experience that we have had here. First of all, Crystal is absolutely amazing to work with. You can tell that she truly cares about her tenants. She made our move in super easy and stress free. We were new to Kentucky when we moved in and totally lost in terms of finding a great place to live. The property is immaculately kept. The landscaping and facade are all maintained throughout the year. They go to great lengths to ensure that the property is well kept and beautiful. There is also ample parking at all times. The interior of the apartments are just as nice and well done as the exterior. This was the cleanest apartment that I have ever moved into. Everything looked brand new. It was as though we were the first tenants in the unit. The layout of the apartments is fantastic. The bathrooms, living room and kitchen are all large and roomy. And if you are lucky enough to get an apartment that faces downtown, the view is absolutely breathtaking. We have spent countless hours on the extra large balcony enjoying the peaceful scenery. The neighborhood and neighbors are also great. This is a very quiet and peaceful complex. People actually wave to each other and it is a very diverse group of people. In the two years that we have lived here we have not had any issues with noise in the complex or from our neighbors. In terms of price, the rent is extremely reasonable for the safety, quiet, peace and beauty that you get here. Pets are welcome and there's plenty of places to run then and let them play. The apartments are close to downtown as well as 64 which takes you to both Lexington and Louisville. This review may sound like it was written by the owner but it was not. I took the time to say these things because the people at Sky Properties always took the time to ensure that all of our needs were met. It's not often that you find a place as well managed as this. As both of us are now working in Louisville, we are relocating to reduce our commute. Otherwise, we would have happily called 100 Pinnacle Court home for many many years. Warning!!! Do not sign their lease, without going over it entirely!! Moving to a Sky-property apartment is a huge mistake!! I recall the day I signed it. I had asked Crystal about the reviews I had read. She told me if you live there for a couple of years. Painting would be considered normal wear. I learned in small claims court, that Sky Properties is not required to paint in-between tenants!! That is disgusting to me and unsanitary!! I was charged $500.00, because Crystal said the paint looked bad where, I had wiped down the wall??? Really?!?! Why would you purchase cheap paint, that marks cannot be wiped off? I will give you a hint, so you can blame the tenant for the reason painting is needed!! Not because it is the right thing to do before you rent to the next tenant!! They also give you keys that a prior tenant used!! I had no idea the two years I lived there!! I would not have felt safe!! Do not worry about cleaning when you move out, you will be charged regardless. They will charge you $30.00 for light bulbs, when every single one worked!! The reason, Chrystal gave me for that charge, I did not have the correct light bulbs in the light above the bathroom mirror. Apparently, the bulbs I purchased were "Hollywood lights"??? I took one of the light bulbs with me to Lowe's...and bought some just like it!! I was charged $15.00 for a plastic piece that, covers a regular light bulb under the hood of the stove!! I would not have even known it was there if, little pieces of it had not started falling on the stove!! I was charged $150.00 for blinds. The blinds were there from the tenant before me. The blind above the kitchen sink was rigged. It did not fit properly and there was plastic wrap stuck in the square end to hold it up. I was charged $900.00 for them to replace the carpet!! The carpet was fine, there was something brown on the carpet in the picture, (which I do not remember being there)!! Crystal said in court, that the rest of the carpet was fine. She also said they could not just replace the living room carpet, because the carpet would be mismatch??? The only damage I agreed I should pay for, was dog scratches on bathroom door $120.00. $750.00 pet fee - this is NOT a pet deposit...it does not cover any damages by your pet. You are basically just giving them that money!! Court was a joke, I had my boyfriend with me as a witness, as to how my apartment was left. The guard at the door would not allow him to go with me. The judge asked that we (each defendant) take turns going into a little room, maybe 4ft by 4ft. This is where Crystal and an Attorney try to intimidate you. basically, into giving up and settling for a "payment arrangement!!". I refused; I am the only one that day that did not settle out of three of us (ex-tenants). It seemed one sided from the very beginning!! I did not appreciate being told to go into a little room to be intimidated by two people!! The Judge lead them through most of the proceedings!! I could hardly get a word in!! They were all very rude and disrespectful!! There is nothing wrong with standing up for yourself!! I took all the reviews from this site, of tenants that had experienced the same thing!! The judge said they had pictures and had proven their case!! I said what about these reviews, what about my pictures??? He said the reviews are all hear say!!! I said they were witnesses!!! Since I had to come in by myself and could not bring mine!!! I even set up the night before looking up how much these items really cost!!! They have overinflated the price on items they charge for, light bulbs, paint, etc.!! So please read the lease very carefully and be 100% sure, you are ready to pay overinflated rates, for frivolous changes!! They are (Sky Properties) at the courthouse doing this continuously!! Apparently, you have no voice in court, as it seemed almost rehearsed to me!! DON'T SAY YOU WERE'NT WARNED!! IF YOU'RE A CURRANT TENANT...I'D HIGHLY-RECOMMEND YOU TAKE AN ATTORNEY TO COURT WITH YOU!! read more

When I moved into an apartment managed by Sky Properties I was pleased and even wrote a great review. The problem is not while you are there it's when you move out. If you decide to live here read the lease very closely. Move out charges are ridiculous. We left the apt clean an they charged us 95 dollars for small spot in tub an said there was pet urine throughout. Not true. I agreed to forfeit deposit 600 the wanted 316 dollars more. Went to small claims court. Even though I felt the mediator was sympathetic they have a clause in lease if you lose you pay all legal fees. So they had my deposit. 700 pet fee that just allows to have pet does not cover pet damage -it's in the lease. Carpet was old to begin with. So 918 dollars for old carpet for an apartment that was clean. If you intend to live her forever it's okay. But get ready to pay when you move out read more

I just retracted my review of Sky Properties because I was upset at the time, no one likes it when you don't get your way on certain matters. I have lived with Sky Properties on separate occasions and they are the cleanest place in town with the best customer service. I have never lived at a place where my ac has went out over the weekend and maintenance brings out a portable ac until Monday when they come to fix the ac. Yes, if you move out and don't clean or damage something you will be charged but that is what the lease says. I would definitely live there again if I was ever back in Frankfort. read more

I lived there for 2 years, and I lost over $300 on my deposit. Apparently they had to paint it for $150. There were no scratches on the wall. I had to pay $100 for cleaning, so I guess the 2 full days of cleaning weren't worth it. I also had to pay $95 for carpet cleaning. I didn't spill anything. They were quick on maintenance, and I didn't have much trouble with that, but overall I'm upset about how professional they were up until they decided to take over half my deposit for things that didn't need replacing/fixing. read more

I recently moved into the Sky Properties, Eagle Roost apartments and this has been by far the easiest and best move I have ever done. Crystal was amazing on setting up a viewing when I was looking for an apartment and answered any questions I had without any issues. Getting the lease ready and signing was fast and everything was ready when I walked in to the appointment. I had a question come up after moving in and Crystal got back to me very quickly. I have had to put in a maintenance request and it was handled quickly and efficiently. Both Crystal and Sarah have called me since I moved in to check up and make sure the move and apartment was up to standards. By far the best apartment team I have ever had. The building I live in is very clean and quiet and has 6 apartments total in the building. I have had the pleasure of meeting all my neighbors, which is a first for living in any apartment I have lived in. Every one is friendly and polite. We relocated to Frankfort because of a job transfer and did not know the area at all. I found Crystal and Sky Properties by chance. She showed me Eagles Roost owned by Sky Properties and we leased it for 2 years. We loved it! Crystal and Sarah are friendly and work hard to maintain the buildings, parking lot and the individual apartments. We've lived in many apartment complexes around the country and by far Sky Properties are the best hands down. They will do a quarterly walk through to change the air filters ( yes they really change them!), make sure the apartment is being taken care of, make sure no unauthorized animals are in the apartments. Who wants to live in a complex where the management doesn't care ? We don't. The parking lot gets cleaned of trash every week though there is rarely any but also leaves that fall, the outside of the buildings get cleaned. It's really a pleasure to live there. The maintenance is knowledgeable and friendly and quick to fix any issues that crop up. The contract is well thought out and thorough and makes sense. I would highly recommend Sky Properties. I live at the Williamsburg Terrace Apartments on Capital Avenue in Frankfort, KY. I am an engineer and former faculty member who has worked and lived in several states and rented apartments for the majority of my career. I cannot say enough good things about Sky Properties and its management. Crystal and all those that I have had contact with including the individual that does maintenance and services the properties has been a wonderful experience. From the initial time I contacted them to locate an apartment, the application process, signing the lease, and follow up when I had any questions - has all been a wonderful experience. I love the apartment and it meets my needs perfectly! The apartment is immaculate, maintenance is excellent, the property and grounds are maintained in excellent condition - it is an absolutely wonderful place to live and call home! Just recently I thought it would be nice to upgrade the thermostat in the apartment to give me better control of the temperature and they put a nice new one in right away! I feel that Crystal and their management go out of their way to accommodate and support the residents. I know others (friends and co-workers) that rent with Sky Properties and everyone has only positive things to say about their experience. We are happy and delighted to recommend their properties to cow-workers and friends! One could not have a better experience with renting an apartment than with this company. Stay away if you don't want a hassle when you move out even if rent is cheap. Maintenance guy was unprofessional and scared of my dog. The office manager made it seem like the 10 minute drive from the office to the property was such a burden. Funny because my major issues with Sky Properties began when I had to relocate for a new job and my commute would have been 3 hours per day if I had completed my lease. I checked the lease when I had to move out early and it had nothing about a penalty for breaking the lease. I emailed and called to notify them of my need to move. Crystal, the office manager, said they would work with me because I had been a good tenant and the property rents easily. Over a month later, she tells me I would have to pay a fee for breaking the lease. I spoke with an attorney who reviewed my lease and assured me I didn't owe them anything. After I move out, Crysyal started harassing me with phone calls, emails and mail saying I owed them for damages to the apartment and for the penalty that suddenly they decided to charge. When I asked her where the penalty was listed in the lease, she couldn't answer me and instead went on a tirade about how I was "financially responsible" for the rest of the lease. They kept my security deposit and I paid a $500 nonrefundable pet deposit when I moved in. I lived there for 4 years and all the "damages" listed were normal wear and tear. Plus, I know they didn't put in new carpet before I moved in. The carpet had holes and my brand new socks would be filthy by just walking inside the apartment. So that cheap rental property carpet had been there for over 4 years. After months of trying to intimidate me into paying, they took me to small claims court. When we agreed to discuss the case before going before the judge, the owner said they made a mistake and overcharged me by $500 and acted like they were doing me a favor by subtracting it from the total when it shouldn't have been there in the first place. My case was dismissed in a technicality because the office manager committed a misdemeanor by signing in a spot where a lawyer was supposed to sign thereby practicing law without a license. The docket for the day was filled with cases filed by Sky Properties. Word in the courtroom was it is common for them to create fake fines and charge people unfairly. My advice would be to stay away from these unprofessional slumlords! And, don't be afraid to stand your ground when you know you're getting scammed. read more
