Unfortunately, the management is very rude, unprofessional and most of them don't know what they are talking about. We got out of the contract early and paid the penalty which is two months' rent. Then we were told that there would be a cleaning fee of $189, so we paid as well. A month after moving out we received a final moveout receipt for $612.82 for various things like sewer, water, carpet replacement, paint and so on. (Why did we pay the cleaning fee??) Random people will come into the community and drop their trash, and the renters end up paying for that. (check your rent pls) Overall, the experience of living there was good, but I would not recommend Camden Farm Ashburn to anyone.

While it is lacking in the amenities (no movie room, no real "great room" to hang out in, small gym, etc) in comparison to other properties in the area (such as BLVD Loudoun, where we moved from), it definitely makes up for it with the cleanliness of the grounds, the privacy, location, and again...the quietness! *** I VERY rarely hear my neighbors. We sometimes hear this one couple scream-fight, but thats not on the complex hahahaha. At BLVD Loudoun, we couldn't even open our windows without having to scream over the sound of traffic. Here, we open the sliding glass door to hear the birds chirp, crickets, etc. LOVE that. ***We have a dog, and walking him here is so nice. Paths go around and through out the complex and link up with paths that go around Ashburn. APARTMENTS THEMSELVES: ***We have an updated unit. That means we have dark laminate wood floors, cream colored (sparkly!! :D) granite-like counters, upgraded stainless steel appliances (including a massive sink), and dark wood cabinets. Very nice! The only thing we don't like about our apartment is the built-in book shelf/tv stand thing. Its a monster and takes up SO much of the living room without having much functionality. The bathroom is updated (laminate wood floors in here as well, same counters and cabinets, updated fixtures). HUGE shower. Bedroom is carpeted and perfectly fine. Large closet as well. I love the layout of our apartment. Couldn't ask for much more in a rental! Love it. FEES: .. Ok they do have some hefty fees here, I will admit. *** Valet trash fee. This one is worth it to me. $30/month and someone will pick my trash up from my front door 4 days a week?? Ok! The only thing about this that irks us is that we get a separate, additional charge on our rent/water bill from the city, charging us for picking up the trash from the dumpsters we have on the property. Can they not pay for that with our $30 fees? That seems a bit much. If you are charging us for trash.. it should cover everything in regards to trash removal. Otherwise, spare me that $30 and I will walk it to the dumpster that is only 30 yards from my door! ***Required Comcast tv/internet package -- a whopping $90/month. This one really sucks because Comcast internet BLOWS. It also sucks because they know we have to pick them and charge us way more than other consumers. Our friends that live one street up in a townhouse have Comcast and pay $40 less for faster internet and more channels. Marketplace competition...it helps things. I also just don't understand why they wont allow Verizon Fios to wire the area so that we have an option. Fios is EVERYWHERE else in Ashburn.. we are probably the last community to not have that option. In summation : Fios= GOOD. Comcast=BAD. MAINTENANCE: ***Has been great so far. Our AC was not working when we very first moved in, they came that same day to fix it and it has been perfect ever since. They even installed a ceiling fan that we purchased. Wonderful guys. OFFICE STAFF: ***Very friendly and patient. No complaints at all there! Very friendly, sweet women. They definitely go the extra mile for you.

    Former Resident · 2013 - 2015 The Manager was very…read moreunprofessional, disrespectful and mean. With no humility or humanity. I had broken my shoulder just few days before moving out and had a surgery done, I asked a staff member if I can continue for 2 more days and staff member said it should be fine they will just charge you for the time you overstay, The Manager after finding out sent the maintenance guy with new lock at 5:00pm and he said move your things out in half hour, I had no clue what went wrong all of a sudden. The lease expires at midnight so I still had 7 hours but because of my health issues I could not get into arguments, the neighbours helped and put all my belongings outside the alley, much of the things were damaged i.e. TV, dinner set etc. They don't know how to treat people, my attorney told me "you should have called the cops but I understand you were not in any shape to argue" with them. I was a good tenant with no issues, never late on rent ever in 2 years and no complains from neighbours. BTW they were also not honest with returning my deposit. 2

Parker, Assistant Leasing Manager Lisa, and the maintenance crew are all professional as well as friendly. They contributed time and effort to assist my family. I was extremely surprised to know that during this blizzard Theresa and her maintenance crew stayed on site for three days to make sure her community was taken care of. BIG KUDOS POINTS from Me! And, to top it off she had shovels for the community to borrow and plowed the roads timely fashion. Theresa T. Parker is world class and the last of genuine customer service! If happen to be one of the lucky few to get a place here while she manages this community, you will not be disappointing....

From the very beginning, Tommy and Crystal made the entire experience seamless and welcoming. Their professionalism, patience, and responsiveness were unmatched. We had a lot of questions and visited multiple times before making a decision, and not once did they make us feel like a burden. They were attentive, knowledgeable, and treated our concerns with urgency and care. Since moving in, that same level of service has continued. The apartment itself is wonderful, and the maintenance team is equally impressive -- prompt, courteous, and dedicated to keeping everything in top shape. The grounds are always clean, there's plenty of parking, and you can genuinely feel the pride in how the property is managed. In a place like Sterling, where it can be hard to find a quality apartment community, The Reserve at Town Center truly stands out. If you're looking for a place where you'll be treated with respect and feel valued as a resident, this is the only place to be. Thank you again to Tommy, Crystal, and the whole team -- you've created something really special here.

Katelyn doesn't get lost in the numbers side of managing a property. While I'm sure she does well in that department anyways, it's so refreshing to see that the tenants come first and she's always happy to help. Sylvia is a humble and generous leader. When Katelyn has a plan, Sylvia will trust and execute. I'm very impressed by the obvious attention to morals and detail upper management like Sylvia have in order to have a property manager that runs things so smoothly. RAM partners do a PHENOMENAL job managing this property, and honestly they should be the very first choice for a place to live!!

When we moved into our apartment we immediately noticed a very musty smell and figured out that it was coming from the gross carpet. We let management know the unacceptable state the carpets were in and bought a rug cleaner to fix the issue ourselves. It took us over three hours to clean everything and we couldn't believe the amount of pet hair and dirt that came up. We were told the carpets were professionally cleaned before we moved in too. All that they offered us was a $50 credit off of our rent for the next month and for the professionals to come back out. We took the credit but didn't have them come back out to clean them, as we had already done it and they did a bad job the first time anyways. Cut to us moving out 15 months later and we get a bill for $700 to replace all of the carpet. This is just laughable. We asked them for documentation showing how old the carpet was before we moved in and they wrote us back showing that the carpet was a couple of years old before we even moved in. They had pulled the carpet up after we left and sent us pictures of the underside being stained. It is quite obvious they knew how gross the carpets were because of our complaints and they were going to replace them after we left anyways, so why not have us pay for it? How convenient!! Why in the world would we be responsible for replacing the carpet when we complained about how filthy it was when we moved in and how can they say that the stains are from us, when the carpet was already a couple of years old when we moved in? Just ridiculous. Also, the breezeways of the buildings are filthy and nobody cleans up after their pets, so you are dodging piles of dog poop every time you are in any of the grass outside of the buildings. Just do yourself a favor and don't move in here. Oh and the lease renewal price made me think we were being punk'd by Ashton Kutcher.

Every community, new or old, is bound to have problems and BLVD LOUDOUN is no exception. NOUSE, NOISE, NOISE!!! There is no noise insulation between floors or apartments and the level of noise in the newer buildings is far worse than the older Commons buildings. Noise of all kinds - Kids playing and running up and down hallways, kids riding bicycles, scooters, skateboards inside and playing in the hallways. People stomping the floors, televisions and soundbars being played far too loud wee into the late night hours. Letting kids scream and cry for hours on end, adults playing soccer, football with kids in hallways, People not cleaning up after their pets and spilling food, mud , etc in the hallways and leaving it for cleaning staff to take care of, having loud conversations and talking/playing music through speakers while on cell phones in corridors. The community is what residents make it - if you don't care about where you live then no one else will. when one person sees another do something, people ignore the rules and think it's ok or acceptable. You can complain all you want but there is nothing that management will do about any of these issues and they won't enforce the rules nor will they fibe anyone. Not paying your rent is the only thing that will get anyone kicked out. ​ You pay a hefty amenities fee but are charged $1200 fee and $800 non refundable deposit if you want to use the clubrooms. This is why people have after hours and unauthorized, loud events that run til after 11pm because there's no one there to stop them and the police will only say it's a Management problem. Plan to do a lot of walking as the design of the building doesn't make sense. There is no dog park or playground, so be prepared to take your children and pets elsewhere. ​ The business office and work/meeting rooms in one building are in the same location as the kids area! How are you supposed to work or take a call while kids are playing in the only area designated for them? Inspect your apartment at move-in, complete the move-in checklist and take pictures of all damages or else you'll be charged. Lock your vehicles- just because your car is in a gated garage does mean your vehicle can't be stolen or broken into... thieves take advantage of opportunities regardless of the city or community you live in. The secure entry doors are there for a reason. If you leave the doors propped open, uninvited guests will come in and possibly get into unsecured apartments - Lock your doors! Negative reviews get written when because we stop respecting each other and Management refuses to enforce the 20plus page lease agreement that we all sign. Write or voice your concerns with the corporate office if you feel that your property Management isn't doing their part in making where you pay to live "livable."

I felt the need to write a review since my time living there allowed me to see if what I was advertised during the tour was reflecting how I was living. And to be quite honest, the best way to describe it is don't have high expectations since you'll soon be facing some fairly interesting realities. When I first toured, the apartment complex and amenities were very attractive. It has a pool, two gyms, workspaces, common areas, the works. The apartment itself was spacious with plenty of sun coming in. That's it for what I considered to be good. As I started living there, I noticed so many problems with my apartment. Firstly, when you move into an apartment complex, you would hope that the leasing office would do a thorough review of all of the appliances in your apartment and making sure that they work well in my case I had in laundry unit and the first time I started doing laundry, I looked into the washer drum and saw that there was dirty water halfway filling the drum. after that, not even a month after I started living there that the washer unit stopped working altogether. and if you thought that was it, my fridge stopped working and within a month I had four fridge replacements because each time they gave me a fridge that was defective in some part whether it was the ice maker or the freezer unit or the regular fridge itself in the 15 months that I've lived there I've had a total of five different fridges. Besides appliances, I had to deal with a lot of noise pollution because the apartment complex will throw these events where they have car shows and if you're thinking about sleeping in on the weekends and you face that street you may as well get up at six or 7 o'clock in the morning because you're gonna hear people honk their cars and a lot of people going out to the streets to look at the cars. noise pollution is something that you must be willing to deal with if you live here whether it's other residents making tons of noise at night or in the morning, noise is a big problem. in addition, there are trash rooms where when you first enter, it has a recycling area and then after that, there's a secondary room where there is the trash chute in my specific apartment complex people just left their trash all over the recycling room and not wanting to put their trash in the chute. so the trash room was pretty dirty all the time and the hallway is people would just leave their stuff from time to time and it was just very gross to live in. The last thing that I wanted to write is after moving out, they charged me for carpet and floor damages, even though they were very small issues and the floor damages had already came with the apartment when I first moved in. I also never received a move out packet, even though I had asked more than three times. with all seriousness, I write this review to show that luxury apartment complexes will showcase only the pretty parts during the tour and then once you start living there, you realize that the pictures do not reflect how you will actually live.

We were then told to pay a second set of fees ($50 application + $350 admin) just to reapply for the unit we were originally shown. After meeting with the property manager--who led us to believe we'd get that unit at the quoted price--we were contacted three days later by ROSIE and told the price had jumped an extra $250. The whole experience felt like a bait‑and‑switch and an expensive runaround. Why is there a housing crisis? These companies use an algorithm‑driven pricing that can swing dramatically by a $1,000, which makes it hard for working families and essential workers to secure housing. My husband teaches in this county and it's disheartening to see educators and other middle‑class residents priced out! Housing, like healthcare, cannot and shouldn't be a publicly traded industry or it at least needs strict limits, like banking. Teachers, medical personnel, first responders need to be able to afford to live near the communities they serve. Prospective renters: insist on a written quote with the exact unit number and rate before paying any fees. We didn't receive the consistency or transparency we expected. Thank you Rosie for supporting your community in this manner. Also they like to hide negative reviews on google. I wonder why!
