This is not your typical stuffy KOA with tons of rules and regulations. Very relaxed and enjoyable. There were two family reunions going on and it was amazing to watch people truly enjoying themselves. The staff was very attentive. I stayed in a camping cabin while traveling on a motorcycle in the cabin was extremely clean. Everything worked perfectly.

Nope. Hit the KOA before or after. The staff is rude and argumentative. We stayed here a year ago and it was nice but changes have obviously taken place. Brianna should be fired. The rest of the staff won't even acknowledge you. Hannah and her family were the only pleasant people. The grass is ankle deep. The pool pump is broken. The spa is chained up. There's no poop bags but don't bother because you can't find the poop the weeds are so high. The staff BS's in front of you in the office/store. There are thugs living in a cabin that play music all day. Harleys wake you up at 5:30am. Chalk it up to Poor management. Been here 4 days. Left for KOA Wellington and Victoria is as kind as can be. Same with Raton... Denise is a doll! This place... it's sour grapes.

He treated me and talked to me with a lot of offensive words just because I had my dog with out leash. I did wrong yes I admit it but I don't think that's a proper way to approach with somebody, and calling someone bitch specially if your are an employee. it was 10 pm when he started making a whole deal and yelling at me as if I had done something's very bad. I explained what happened with the owner Ruben and he didn't listen at me not even that I was staying there for a long time more than the new hire (he had 1 month living there) and I never had problems with anybody. They want me to apologize or leave the same day. Of course I didn't and I left. my dog wasn't the only one with out leash , in my stay I saw a lot of dogs with out leash but I was the only one who got kick out the place.

This location is by the highway so there is a lot of highway noise and trains passing by. It is a…read morebit pricey for the location. There is a huge lot of RVs and trucks in the area next door. Not sure, but it seemed that it might be free. There are individual bathrooms with sink, toilet and showers; however, the showers are timed at 7 minutes and won't turn back on until after 5 minutes so be prepared.

We stayed in this lovely RV park from July 22-November 1st. The park is nestled in the mountains…read moreand is very scenic. The sites are large and allow for privacy and the use of canopies and other outside gear. Close to numerous Colorado attractions including Pikes Peak, Garden of the Gods, The Royal Gorge, etc. laundry and restrooms clean. Lots of wildlife and places in the RV park to walk. Couple of issues -road noise M-F from 7:00-4:00 as large trucks haul gravel from the quarry to town. The 2 lane road runs on the whole side of the resort. AND, we reached out to the advertised Colorado RV services to get some work done on our RV. They came by 2 times to meet with us but never gave us an estimate or touched base to schedule the work. We followed up numerous times. Our initial conversation was 7 weeks prior to our scheduled departure. This left a very bad taste in our mouths. Very bad customer service and follow up. We traveled in a 36 foot, class A.

This is a really nice KOA Holiday. We did reserve one of the patio sites so it comes with a table…read moreand chairs, a fire pit and a grill. I've posted pictures of all, the grill requires charcoal so be aware of that. We were on site 104 which is on the end and furthest away from any of the amenities and we enjoyed it immensely! It was pretty quiet back here. I like the size of the campsites - and they have greenery and such that gives you a little bit of privacy We paid about $100 a night so this is not budget friendly but it's nice! There is a ton for the kids to do- there is a huge pool facility, a mini waterpark with slides, and it was actually open before memorial day which was surprising. Limited hours, but it's heated and people were enjoying it. There are also kids activities held Friday through Sunday in the recreation room, but be aware they have a lot of toys for sale in there so that might be a challenge if you have a little ones, lol! There is even an off-road go kart track- I believe it was $10 for 15 minutes There is also a restaurant here that is open Friday for dinner through Sunday at 2 PM at the moment, maybe they are open more in the summer. We did have buffalo chicken quesadillas for lunch one day. They were out of all the other ingredients for any other type of quesadilla, lol. The man working the counter was very friendly and the quesadillas were tasty! We did use the laundry facility- they had four washers and four dryers, everything worked fine $2.75 each for wash and dry We did not use any of the public bathroom or shower facilities as we have a self-contained unit You are close to the highway so there is some road noise, bring your fan They do have a lot of different options for camping so if you don't have a camper, they have basic cabins, but they also have high-end tiny homes that look like they fit quite a few people, as well as covered tent sites - so there's a wide range of camping options here All the utilities on our site worked great Garden of the gods is about 20 minutes away, so make sure to block a few hours to go check out this beautiful place. There's also a cute little town called Manitou Springs near there. Highly recommend a walk about town and lunch.

Edit: the Owner gave some empty apology over the situation, I doubt anything will be done with…read morethese two employees... this place is not family friendly, it's ran by two people that'll harass you and call the cops if you call them on it. Think after this reply by the ownership, I'll be looking into criminal charges against those two for making a false report to police. Avoid this KOA at all costs! They wonder why they're at a 2.9 star rating... If they have a disagreement with you, they'll call the police and make up false accusations to kick you out. Guy in the yellow rudely kicked my disabled son out of their hot tub (he only had his feet in it). I simple said I was going to leave a bad review about the experience and I asked if he felt like a "big man" for kicking a special needs person out of a hot tub. He told guy in blue (apparently the manager), that I said "dead man walking" and threatened him... Before we could even start packing up, they called the police. Officers arrived, explained that they call all the time with false accusations about campers and remove them. Neither would even try and talk it out, they just called the cops. Luckily the officers have sense and know their pattern. We told the officer we were already leaving and just asked how much time we needed and left. There were red flags before this incident, whole campground is dirty and poorly maintained. My sewer line (where poop goes) was broken, and who knows how much sewage has leaked through that broken pipe... the hot tub is murky, the pool has some oil looking sheen, bathrooms are poorly maintained and dirty (look at previous reviews). They worry more about arbitrary rules and calling cops if you disagree at all than maintaining their campground. Avoid at all costs, plenty of better camp ground in Colorado Springs. If you are brave and camp there, we aware of the two pictured, the one in blue says he'll always take the word of the guy in yellow, meaning he can say whatever he wants and is never "wrong"... he'll change the story and make up accusations and guy in blue just goes with it. I am escalating this to KOA Corporate and I hope they get new management in there. They're also lucky I don't push forward with false accusations charges over what the guy in yellow made up. Even the cops rolled their eyes when I explained the story...
