    We stayed in this lovely RV park from July 22-November 1st. The park is nestled in the mountains…read moreand is very scenic. The sites are large and allow for privacy and the use of canopies and other outside gear. Close to numerous Colorado attractions including Pikes Peak, Garden of the Gods, The Royal Gorge, etc. laundry and restrooms clean. Lots of wildlife and places in the RV park to walk. Couple of issues -road noise M-F from 7:00-4:00 as large trucks haul gravel from the quarry to town. The 2 lane road runs on the whole side of the resort. AND, we reached out to the advertised Colorado RV services to get some work done on our RV. They came by 2 times to meet with us but never gave us an estimate or touched base to schedule the work. We followed up numerous times. Our initial conversation was 7 weeks prior to our scheduled departure. This left a very bad taste in our mouths. Very bad customer service and follow up. We traveled in a 36 foot, class A.

We were there in our 5th wheel and our friends were in the next site in their travel trailer. The cost was $108.00 per night after our KOA discount. First the good. The KOA set us up as a buddy site from the start. I had no problem running the electric, water and sewer under the RV to hook up. The sites are pretty level. We got patio sites one step below deluxe patio and that was plenty wide and long enough for us. Oh, and on setting up, the person who guided us to our spot also took the table and chairs from one side of our spot and put them on the other as would be right for a buddy spot. The store was well stocked with the usual stuff and the staff was friendly. All good. Now, the not so good. We have done trip yearly for the last few years and one thing we always liked was the amount of daily activities they had. Well, that went away this year. Yes, we were there during the week and in the past, there were activities like Tie Dying shirts, etc. This year... nothing. We were told that the activities bldg was only open specific days during the week but that all the activities were on the weekends. That was a big disappointment for us because we travel with a total of 6 kids under the age of 12 so finding things for them to do is important. Yes, there is a playground for the very little, and a bounce pad and of course a splash pad and a small pool. We just looked forward to the scheduled activities. They were always great. I can understand only having activities on the weekend in the off season, but this is right at the height of summer, the week after 4th of July. On the pool. Folks can come from the local area to the KOA and buy a day pass so they can enjoy the pool as well. So it was crowded to the point that by the end of the day, the water level in the pool had dropped by almost a foot from all the splashing. The water in the pool, by midday, was murky at best but I guess that would be expected with that many folks using it and probably over taxing their filter system. There is a covered area at the pool where 4 sets of table and chairs are set up. In the past, those were available on a first come first serve basis. This year they were reservation only and a reservation cost $20.00 for half a day and $40.00 for a full day. So for most of the day, they were empty. I get needing to make money, but... One last thing on the pool area. There were breaks in the cement around the splash pad. They were covered by thick rubber mats. These mats were however torn up and bunched up, etc which resulted in a tripping hazard. Ok, this review is long enough. With all this said, we are still going to book the KOA for next year and give it another shot hoping that the activities center will be open and in full swing again and that maybe the table and chairs around the pool will be better utilized. I don't know if other than not allowing folks from the outside to use it, anything can really be done about the pool.

    Edit: the Owner gave some empty apology over the situation, I doubt anything will be done with…read morethese two employees... this place is not family friendly, it's ran by two people that'll harass you and call the cops if you call them on it. Think after this reply by the ownership, I'll be looking into criminal charges against those two for making a false report to police. Avoid this KOA at all costs! They wonder why they're at a 2.9 star rating... If they have a disagreement with you, they'll call the police and make up false accusations to kick you out. Guy in the yellow rudely kicked my disabled son out of their hot tub (he only had his feet in it). I simple said I was going to leave a bad review about the experience and I asked if he felt like a "big man" for kicking a special needs person out of a hot tub. He told guy in blue (apparently the manager), that I said "dead man walking" and threatened him... Before we could even start packing up, they called the police. Officers arrived, explained that they call all the time with false accusations about campers and remove them. Neither would even try and talk it out, they just called the cops. Luckily the officers have sense and know their pattern. We told the officer we were already leaving and just asked how much time we needed and left. There were red flags before this incident, whole campground is dirty and poorly maintained. My sewer line (where poop goes) was broken, and who knows how much sewage has leaked through that broken pipe... the hot tub is murky, the pool has some oil looking sheen, bathrooms are poorly maintained and dirty (look at previous reviews). They worry more about arbitrary rules and calling cops if you disagree at all than maintaining their campground. Avoid at all costs, plenty of better camp ground in Colorado Springs. If you are brave and camp there, we aware of the two pictured, the one in blue says he'll always take the word of the guy in yellow, meaning he can say whatever he wants and is never "wrong"... he'll change the story and make up accusations and guy in blue just goes with it. I am escalating this to KOA Corporate and I hope they get new management in there. They're also lucky I don't push forward with false accusations charges over what the guy in yellow made up. Even the cops rolled their eyes when I explained the story...

As others have noted, sites are on top of each other and the park seems to cater to families with little camping experience. Seriously, if nothing else is available, stay in a motel.

The tent campsites are right on top of each other. Our picnic table was right next to our neighbor site's picnic table; you can share a meal with your stranger neighbor if you wish. The stall doors in the bathroom are comically short; they were cut to about knee height when sitting on the toilet so that your junk is at risk of exposure while you're sitting on the toilet. The campground is also RIGHT off the highway so you go to sleep to loud traffic noise and wake up to it, too. It also backs right up to a residential area, so you can look at the back of folks' houses and hear their dogs bark through night. There were roosters to wake you up in the morning, too (ngl I kinda liked that part). My husband and I are avid hikers and campers, so we've seen a lot of campgrounds. This is my least favorite, right after one of the KAOs in Virginia. During our stay, I playfully dubbed this place "the trailer park of campgrounds," and before you come after me, I grew up in a trailer park (so I would know!). If you need a convenient place to stay, it will do. It's a place to sleep. But if you're wanting privacy, space, and quiet (you know, the things people go tent camping for), then you'll want to go elsewhere.

    Somone here was fostering our cat and our cat got out and is loose in the park and management has…read morebeen less than helpful as we tryed to come in the evening to look for her when our cat would be out and about And we even saw her and tryed to grab her but the manager and her friend were yelling at us from behind and we were very shaken and she bolted as we ran twords her then manager of the park her friend along with a few residents mobbed on us screaming for us to get off property because we didn't come get permission during the day at the office they made fun of me saying I should have taken better care of my cat and telling me to go back to my tent that becoming homless was our own fault. we aren't homless anymore but we were which is why we needed to have somone foster our cat its a really sore spot and we did our best the Managment and residents that ganged up on us were very cruel. the owners and managment are refusing to help and have ban us from the property telling us we have no legal claim to our cat and that she is now feral but were not giving up and we have pictures of her since she was a kitten and vet records to prove she's our cat and she's chipped. We filed a replevin against the owner of the park yong h lee because she and the manager brandy wade kept us from recovering our cat while we were 100% sure she was there. They would rather an innocent animal be left a stray to survive on her own and possibly die than let us come search in the evening for a weekwhen this first happened and have recovered her and been on our way. The replevin isnt going well we need proof she's still there. Its been 2 months and we are pretty she still there because lost cats are usually found within 50m of the spot they were lost. 500$ reward for her safe return she's a small slender medium hair gray tabby we love her and miss her very much. 50$ for photos of her still in the park if you cant catch her. Oh and she's not spayed so she's either about to have kittens or had just had them. We love her very much and just want to bring her home safe she's a part of our family we will not give up.
