The staff is kind and most residents are teenagers looking to enjoy their college life, and there's absolutely nothing wrong with that. However, if you can't tolerate trash and alcoholic beverages thrown in the hallway, this isn't the best place for you. I, personally, minded my own business and disregarded whatever happens outside of my apartment. I had drunk girls knocking on my door looking for a disloyal boyfriend. I had some guys knocking on my door playing around like kids. I saw boys lying near the entrance gate after blacking out. Yes, it sucks, but whatever it is, I advise you not to engage; report them and call the police if necessary. The studio is lovely - great space, stunning view if your apartment is on the stadium's side, you have your own kitchen and washing/drying machine. I rarely experienced any maintenance issues, and if I did, they were very minor I was able to fix them on my own (this is to say I can't speak about maintenance), and there's a bike storage where there's also package drop off (I wish all couriers used the lockers to keep packages safe). Rent is pretty expensive (makes sense due to distance - it's literally on campus) though you might find nicer and quieter places to live further, if you drive or willing to use transportation. During move-out, make sure the place is pristine and that you take everything that wasn't there out the day you got access to the apartment. You'll be charged 25-30 dollars for forgetting a napkins' box or a small pillow or leaving a simple and easily wiped out mug residue (each). I understand if there were actual damages but I find that unreasonable, especially that you already pay so much for rent and insurance.

Apartment is furnished. Cons: windows aren't sealed so expect rooms to be cold in winter and hot in summer. Parking lot is a death trap with all the potholes (I've lived here for 3 years and they have not been fixed. I'm talking HUGE potholes). Gym equipment is constantly out of order. Front desk staff change regularly and have little training or consistency in what they tell residents. Walls are super thin. Overall, it's a decent place to live if you're on a budget. If you are looking for quality, go elsewhere.

And my bathroom was grimy and uncleaned with a brush full of hair in a target plastic bag under the sink. I don't think they cleaned at all, they just expect the prior resident college student to do it. Therefore, I didn't find it necessary to dust every inch and mr. clean the bathroom before move out, it just felt right leaving it how I found it. And I wanted to save my mr. clean sponge for my new place in case I needed it like I did here (I didn't cuz they have an actual cleaning service like every other property does). Also, I was never told that I would be charged ridiculously for not cleaning or taking a penny out of a drawer, otherwise I would've dusted and scrubbed everything and not donate a penny. Additionally, the outside was dirty, uncleaned cat litter on the steps for months, wasp nests and spiders everywhere, and super thin walls. I loved having loud talking people outside or roommates inside keeping me from sleep. My window let all the cold air in making my room freezing in the winter and it let moisture in which formed a nice amount of mold around it. Front desk is nice and I like the fully furnished piece, but it's not enough. There's plenty of better/cleaner/better value apartments in Lawrence.

Overall a really great place! I moved in my freshman year of college and lived here all 4 years…read more The renovated units were a much needed improvement. I really liked the kitchen, the appliances were nice. Some units have bigger fridges than others, not sure why. The bathroom was fine but it seems like maybe most units don't have a drain stopper so I never took a bath, only showers. It worked for my lifestyle though. I really liked that I could submit maintenance requests and pay through the Resident Portal App. It was also nice that they set up all utilities, wifi, and other fees like trash to be included. So in the app I see rent, utilities, communications, and whatever fees I have selected to be added like renters insurance or credit lift. It was so great that I didn't have to set up my own service through MIDCO or Evergy. I also didn't have to worry about paying them. I just paid Apple Lane (now Orchard Corners Studios). I wasn't a fan of community laundry but it was reliable. It cost about $2 for one washing machine and $2 for one drying machine. My only other issue is just that I think the price is too high given how small the space is and the lackluster amenities. You can expect to pay about $900 a month total. The pool is small. The fitness center is even smaller and has very little equipment. 3 people in the space was a very tight uncomfortable squeeze. Regardless though my apartment was nice. Living by myself was great. I had everything I needed including easy access to campus buses. I never bought a parking pass at KU. Maintenance was usually very quick but I also didn't need to put in tons of requests. I think this is a great place to live and definitely allowed my to succeed in college with less stress. I have lots of memories of this place that I will always cherish : )

Main consistent issue is…read morethat the walls and ceilings are on the thinner side and my upstairs neighbors love to walk around in shoes made of lead 24hrs a day. Maintenance is INCREDIBLE. They truly are what holds this place together. If any issues arose, they were there the next day and happy to help. They've always been really respectful (which was initially a worry as a young female), always super accommodating, and they're fun to chat with (shoutout to Billy and Eddie!!). Management has been okay (they were really laissez faire about the complaints about the neighbors which was really irritating). The main reason i am moving is because they have raised their rent and started to implement some price gouging tactics that are ridiculous. This includes required monthly charges of $10 trash valet service, $10 credit reporting, $5 utility service fee, $25 sewer charge, and $15 waiver of liability insurance ($65/month on top of rent and utilities). And they have just started implementing a policy that any guests have to register their vehicle and pay to park (in a lot that I've personally never seen fill up) - $5/hour or $15/day- or they will be towed at the vehicle owners expense. They do offer free wifi (wonder how long it will take for that to become a required charge) but it does go out randomly and frequently enough. I can understand how thats a fair trade off for it being free... still worth noting though. I have yet to move out so i cant wait to see the cleaning fees that are waiting for me in July. But I can say that one of my roommates moved out after the first year and she was charged over $100 (i cant remember the exact amount) as a cleaning fee. When i tell you that girl was minimalistic, clean, and careful, i mean it. She left that room spotless and the cleaning ladies who came in after were not in there for long. It's not a bad place by any means. No bug issues other than the occasional spider, gnat, or ant. Appliances work great and when our fridge didn't, maintenance was right on it. Theres a bus stop for main campus and Hy-vee right out front. If money is not an issue and you don't mind the buildup of $5-10 charges, then I recommend it. If you move here and you are someone who throws parties or regularly has several people over just please, for the love of God, request a first floor apartment....please.

There was…read morea lot of community events (although I only attended a few), and the open grass lot in the center of the complex was nice for playing catch. The inside of the apartment wasn't quite as nice as the model unit from the tour, but I don't have many complaints about the inside of the apartment. Here are the problems I experienced at this complex. First, it was promised that there would be a bus driver to run a Helix sponsored bus, however the bus driver got injured and no one replaced their duties, so the bus never ran. Second, the washing machiene in our unit leaked a lot, we put several maintenance requests in, which would fix the problem for a couple weeks, then it would leak again. With that, the dryer took forever to dry. It would take 3+ cycles to dry a normal load of laundry, or 1 cycle to dry just one set if clothes. This was very frustrating as I would have to do at least one load of laundry per day if i didnt want to fall behind. Maintenance was not able to do anything about this either. It was nice that Helix was pet friendly, however, it was difficult to walk anywhere in the grass without getting poop all over your shoes. The residents were supposed to pick up after their pets, but that didnt work well. Finally, this is the most frustrating problem yet. In early January, there was mold growth on all the windowsills of our apartment. We made a maintenance request and it took a almost a week for maintenance to come and deal with it. This seemed like too long considering mold is a health hazard and I submitted my request one severity level under immediate emergency. After the school year, We would come back to the apartment at least every other weekend, if not more to check up on it and to stay a couple nights. My brother and i were moving out because we were heading to out new living arrangement. I pulled out my dresser to vacuum behind and there was mold all over the carpet. To make things worse, there was moisture coming through nail holes, behind picture frames, and mold ruined those too. After further investigation of the unit, the other bedroom had mold growing in one of the corners. We went into the office and the manager and maintenance came to check it out. The manager gave me his email and asked me to send any pictures. He told me he would get back to me in a week or two once he brought this issue up to his bosses and the legal team. Over 6 weeks later and we have not heard back from them. From my understanding, a new company bought the apartment complex later in my lease so thing may be differnt as this company takes over. I hope this review helps anyone who is thinking about signing a lease here. Yelp does not recommend my review, however, I feel this review couldn't be more applicable for reviewing this complex!
