Pros: apartment shared areas, bedrooms, and bathrooms are very spacious. Price is manageable on a college student budget. Maintenance is usually good about fixing things in a timely manner. Apartment is furnished. Cons: windows aren't sealed so expect rooms to be cold in winter and hot in summer. Parking lot is a death trap with all the potholes (I've lived here for 3 years and they have not been fixed. I'm talking HUGE potholes). Gym equipment is constantly out of order. Front desk staff change regularly and have little training or consistency in what they tell residents. Walls are super thin. Overall, it's a decent place to live if you're on a budget. If you are looking for quality, go elsewhere. read more

This place is so dirty. The living room seemed clean upon move in, but my room was noticeably full of dust on the edges and corners with several stains to the carpet. And my bathroom was grimy and uncleaned with a brush full of hair in a target plastic bag under the sink. I don't think they cleaned at all, they just expect the prior resident college student to do it. Therefore, I didn't find it necessary to dust every inch and mr. clean the bathroom before move out, it just felt right leaving it how I found it. And I wanted to save my mr. clean sponge for my new place in case I needed it like I did here (I didn't cuz they have an actual cleaning service like every other property does). Also, I was never told that I would be charged ridiculously for not cleaning or taking a penny out of a drawer, otherwise I would've dusted and scrubbed everything and not donate a penny. Additionally, the outside was dirty, uncleaned cat litter on the steps for months, wasp nests and spiders everywhere, and super thin walls. I loved having loud talking people outside or roommates inside keeping me from sleep. My window let all the cold air in making my room freezing in the winter and it let moisture in which formed a nice amount of mold around it. Front desk is nice and I like the fully furnished piece, but it's not enough. There's plenty of better/cleaner/better value apartments in Lawrence. read more

Legends Place - I think really encapsulates their snakishness as a response to my dispute of clean up charges. Haha - University Housing Near Me - Lawrence, Kansas

They amenities are amazing. The location is great. However, signing the lease is very deceiving. Also, the cost of living is ridiculous.

I don't recommend this place to anyone, it is nice with nice amenities however the amount of things they charge for is ridiculous. My Boyfriend was watching my mom's sweet little chihuahua for a night and they came in for inspection saying that no pet visitors are allowed and he had to pay a $300 violation fee within a week. My Mom (since its her dog) tried to talk to management and they were so rude and cold to her. $300 for a pet visiting for a short period of time (we didn't know of this rule by the way) is RIDICULOUS! It is more expensive than if we were to pay an actual pet deposit ($250 I believe)!! I am angry at the insane things they charge for and tired of it. read more

This over all is a nice place. My daughter lived here for two years while going to KU. When her and her roommates moved out however I was rather shocked at what was charged to each girl. Unfortunately my daughter was left holding the bag on a lot of this as before moving one roommate was in Greece and the other was very irresponsible. It was required to change all the light bulbs which I had my older son do. They charged each girl $1,400. I appealed this and reduced it by $400. Still after two years I would expect the floor in kitchen which wasn't in the greatest shape when they moved in that I wouldn't be charged to replace it. Also sofa which was thrift store quality we were billed to clean. I have not lived in an apartment for a long time but even after in one 4 1/2 years I would not have expected this or been charged this. My two sons who attended KU were never charged anything like this when they left. Thus when you leave do a very through clean and don't for get the light bulbs! Also write a rebuttal letter for any charges at check out you feel are unfair! read more

Overall, it's decent. The staff is nice but seems to know very little unless you can get ahold of the property manager. The units are extremely dirty upon move-in. We live in a 2 bedroom and are upgrading to a 3 in August. Despite the fact that we are staying with the complex AND bringing a new resident, the staff told us that we were not eligible for both the renewal specials and the new resident specials. To me, that's unfair and impacts our decision to stay with here next leasing period. The walls are thin, the outside areas of our building are constantly dirty. Paper towels have been on the ground so long that they're stuck to the concrete. Eggs were thrown at our neighbors door months ago and shells are still on the door and the ground. The potholes in the parking lot are insane! It needs to just be completely redone. read more

This is my first apartment and I have enjoyed living here so far. One of the biggest things that I have noticed since moving in is how responsive maintenance is. Every time that I have submitted a maintenance request, they have fixed it the next day, or communicated when it would be fixed. Also as a whole, I think the apartment is very spacious and it's so nice having my own restroom. One of the downsides I have found out about living here is that parking can be an issue. I paid for reserved parking and I have come home numerous times to someone being parked in my spot. Another downside is that our apartment was not the cleanest upon move-in, there are multiple stains on the carpet, paint on the couch, etc. It can also be pretty loud at times with cars and people living above you. However, that's somewhat to be expected living in a college town. Overall, I think this is a great place to live because of the friendly staff, proximity to stores and campus, amenities, and spacious living. read more

It's a shame 1 star is as low as I can go. Where do I even begin. First of all I cannot stress how important it is to take a lot of photos when you first move in, otherwise they will find a way to charge you for issues that were there before you even moved in. Read the lease very very very carefully. They will load you up with entrance fees that sound like a deposit, but really it's just to fund parties so they can convince you to resign a lease. They bribe you to stay with your own money! They cater to college students with the promise of "affordable housing" then they tack on every little extra fee they can in an effort to bankrupt the residents. The gym is incredibly ill equipped, and for anyone like me who is very serious about a good workout routine, this place is a waste of your time. The pool and hot tub are always out of order and the water is frequently greener than the water in Clinton Lake. The parking lot is no where near as big as it needs to be. Several people have to park in completely different complexes and walk half a mile to their apartment. Maintenance is incredibly unreliable. Once I had a rat in my apartment, and it took them eight days to get us traps. Our dryer broke and they took over 2 weeks to get the parts to fix it. They will run apartment inspections with less than a 24 hour notice and try to charge you for damages that maintenance should have fixed already. They'll even try to charge you when a lightbulb burns out. The customer service is awful. When I moved out, I filed a dispute over the move out charges and was never given a reply over it. They went straight to a collection agency without any further communication. When I called the property manager about it, I was cursed out when I confronted them about the business negligence. If you want to be taken for your money and left looking like an idiot then go ahead and live here. I you actually want to enjoy they place you're living in, keep looking. I wouldn't even wish this location on my worst enemy. read more

Not sure I would recommend??? I lived here during the 2016-2017 term and I'm not quite sure I would let even my worst enemy live here. The staff was overall pleasant to interact with, however, I would claim them to be undertrained in customer relations and genuinely believe they had little knowledge when it came to maintenance issues; the maintenance crew was often unhelpful and commonly left a significantly lengthy lull period between maintenance requests (general or emergency) and the fulfillment of said requests. Me and my three roommates walked in on a significant flood and it took the on-call maintenance staff more and than an hour and a half to respond, even after calling a front office employee and after contacting the property manager. Once they arrived, they were polite, however, they were unable to disclose what the origin of the problem was or tell us whether the standing water (which we TRIED to clean up, designating ALL of our personal to the cause) would cause damage or whether or not we would be charged for the damage caused. Sure, in the end, we had a roof over our head and overall were taken care of, however, in comparison to the rest of the student-living communities across Lawrence, I would say it is well worth it to pay a few extra dollars for better customer service and overall more professionalism, as well as being closer to the KU campus. read more

Pretty good! I'm impressed by how fast maintenance fixes things and the staff is very helpful. The only major complaint I have are that there are potholes but other than that I enjoy living here. read more

This apartment complex should be avoided. They charged ridiculous amounts upon moving out and I was told they have no cleaning staff and depend on college students to clean their apartments. This is not healthy or sanitary. They charge for normal actions such as moving a box from a room. Again they had said more than once these apartments are not professionally cleaned between tenants. At the signing of the lease they wanted my daughter to apply and told us that even if she was turned down she would be required to pay the entire year, even without living there. I am very disappointed. read more

Reonnie Harris is phenomenal and truly helped me! Great customer service.

I have lived at Legends Place for almost 2 years now. It had its benefits, the pool was always pretty open and kept up along with the gym, the apartments were furnished, the staff was usually friendly, and it was in a good neighborhood. However, I had some concerns while living here. The appliances were outdated and I felt like I was always calling maintenance to fix something. Also, I noticed they increased the rent and the price does not match the quality of the apartment. read more

I advise anyone not to rent here. They are dishonest and take advantage of young kids that don't know any better. My daughter was told the the $400 pet fee she would pay would go towards damages the pet did. I also inquired about the pet fee via email and was told the same. I have documented proof that this is what they are telling potential renters. This however is left out of the addendum that she was required to sign. Being a young girl she did not think to question this, she believed what she was told. When we were slapped with the bill when she moved out I asked if the $400 would be applied to damages like they said it would. He said no- they just paid the fee just to have them there- When speaking with the manager William he told me "oh they are wrong. They should not have said that" So apparently they do not stand by their verbal agreement. Very dishonest and very shady. Since then my daughter and myself have been threatened my daughter and myself via phone and email. I would tell anyone looking at this property to run as fast as you can. read more

I love living here! I love the gifts cards when you renew. The staff is very helpful and the environment is very safe and fun.

While the apartments are clean and not too bad space wise, this place does have it's problems. The Room: The insulation for Unit A is almost non-existent. In the summer without AC the room is basically the same temp. as the outside, and if not then it's hotter. If a breeze isn't directly going in, then the heat just sits in the room and ends up being hotter than the outside temp. I have three fans going and it's barely helping. Then during the winter we had the heater on, and I even had to buy a space heater because the room just can't hold in the warmth. The winters aren't bad, but in the summer Unit A is almost unbearable. I even talked to other people that live in their apartments Unit A agree with me. The Apartment: The place itself is rather nice. Good couches, appliances are working fine, and the carpet is new. However lighting is pretty poor in the living room. There is a ceiling fan with no light which I thought was weird. Then another in the dining area. A simple lamp can fix it though. Balcony is a nice thing to have. Kitchen is nice, and it has a nicely sized pantry. The only problem was the ice maker makes the ice taste chemically and when we asked to have it fixed it never was. The complex: The complex has nice features like a pool, and year round hot tub. The gym is good for a workout, and the common area is nice spot to hang. The bus stop is very convenient, along with being next to the mail boxes. However the parking is kind of limited. After about 10 during the school year, it's almost impossible to find a reasonable spot. Then there are constant potholes all over the place. They filled some at the beginning of the year, but not all. The People: The workers here are nice and when a package comes to the office they're quick at getting it for you. They do though bombard you with fliers about renewing along with email, and calls which is pretty annoying. Over all though they are nice people. They do embellish the price of the power bill during the tour. I was told the highest bill was around $40, but my roommates and I are pretty conservative about the AC/Heater (the bulk of it) and it was $60 at the peak. Though I understand why they do that. In the end I don't recommend this place unless. The perks just don't out way the bad. Maybe if I were in a different room, but being in room A just puts the nail in the coffin. read more

Reonnie was great! It helped that she was so determined to make sure even if I didn't sign at Legends, that I had a great home in Lawrence!

I'm writing this as the parent of a university student who rented here. Just to get it out of the way, I'll concede that the apartments are quite nice and very roomy. However--the management is the worst ever. Period. My daugher and I spent the better part of a day cleaning and scrubbing every nook and cranny of her room before she moved out. She also spent money to buy the exact color of paint specified by management to cover over any discolorations on the walls. However, the management has bilked her out of more than $500 since she moved out for "cleaning" and replacing the carpet- which they were going to do anyway. They also tried to charge her for "trash disposal" of items that she had agreed to let her roommate store in her room after she moved out. (She moved out in May, but her rent was paid up through the end of July.) The management came in and LOCKED her room without her knowledge or permission, making it so that her roommate could not remove the items before she in turn moved out. Any attempt to resolve this situation by my daughter was ignored by management. In short: Parents, please strongly discourage your college students from living here. They, and perhaps you as well, will get ripped off. read more
