My husband and I are in escrow for a condo and the HOA has been in litigation for years. As a result, all comps within the last year from this complex were short sale cash transactions and we were told that an appraisal would likely not meet our purchase price and kill the deal. Furthermore, even if the appraisal price did meet the purchase value, we would risk the lender killing the deal, because exact "model match" comps do not exist for our condo within the last 5 years. Anyways, I called up Laurie to ask for her advice and was upfront with the fact that we WANT to order an appraisal but may not do so because of the difficult circumstances. She still went above and beyond to help me pull comps in the area and give me her honest opinion on how the appraisal might go and which comps might be considered. In the end, we decided not to risk losing our upfront costs of ordering an appraisal, lender appraisal review, and required field reviews.
