Let me lay it down for you; This is my first time ever dealing with this company and I am not pleased at all with them. Along with their fake reviews on here, as well as google... you're not fooling anyone. For starters, I had looked at the home I am currently residing in. The agent had told me it was a home that allowed pets. I had made sure of this because my need of an emotional support animal. It was a little pricey but it had a nice stove, fridge, washer, dryer, was in a good neighborhood, and allowed pets. So starting the process they had messed up our contract 3 times and we had to keep signing nonsense. Then they would send one party emails but not the other two. So everything kept getting jumbled. We finally come to moving day after we've payed a hefty deposit and a full months rent, even though we moved in at the very end of the month. The company proceeds to only email one of the parties to let us know that the owner is going to take over. So the owner comes and meets all of us. He doesn't seem like a bad guy and he encourages us to meet the neighbor downstairs. However, we let him know the fridge didn't have a working water line and the filter was bad and he basically just said "oh well." That same day I proceed to do some laundry and find out the washer and the dryer both don't work. So I write them about it and the fridge problems and the move in checklist and they just forward me the owners number. So i proceed to contact him and let him know and he sends me a website for quotes so i can take care of it myself. Except I moved into this place expecting working appliances and now have only the stove. Then I proceed to get a violation letter in my email AFTER ONLY 4 DAYS OF BEING HERE stating we have been too loud and having anyone else on there needs to be on a lease and no animals. To which I called Vanessa and explained moving in has been hectic and noise is to be expected when moving into a new place, but generally we are quite people. The person who "needs to be on the lease" was someone who flew up here to help me move which was explained to all parties that she would be staying with us for a week. Lastly, about the pets I had explained to the woman who showed us the house my situation and she had said this was a pets negotiable residence and I had told her I would be obtaining an emotional support cat sometime right after move in. Vanessa did not sound interested in anything I had to say and I still don't have working appliances. I had leak in my rental. I told PropM 3 times in 12 months about the leak. The leak turned in to mold. I held the rent payment to get the repairs done. Once the mold was re-mediated and the repairs were complete, the rent was paid. They are charging over $848.75 in late fees that they won't waive. The realtor Barry was aggressive and rude to deal with. He was so disrespectful and arrogant. Don't rent from them, they are horrible. If I could give zero stars I would. read more

They screwed up my contract and refused to rectify the situation and THEN when I terminated the contract they failed to disperse my funds on the schedule promised! Ridiculous! My husband and I have rented for over 20 years and this company is, by far, the WORST company we have ever had the misfortune of dealing with. They are the definition of slum lord. The house was disgusting, there was oil and grease dripping onto the oven from the overhead microwave and a film of grease all over the cabinets. There was garbage and old furniture all over the back patio. There were holes in the walls and the place had not been cleaned. To make matters worse, they use an outside agent to show their homes, so they have no idea what quality the properties are in to begin with. In the 8 months we have rented, the sink had to be fixed because it leaked water all over the floor. It should have been fixed prior to move-in. The water heater burst because it was over 25 years old and not up to code, that should also have been fixed prior to move in. We were without hot water for four days. A light and an outlet were not working properly, which they tried to blame on operator error, however the problem ended up being a FIRE in the breaker box that had burned the wires. A part on the heater broke, which took them another three to four days to fix. My husband, myself, our 5 year old son and two dogs were without heat in the middle of winter. The dishwasher has been broken the entire time and still has not been fixed. The outside deck roof fell during a storm and was unsafe for our son to play around. My husband ended up having to remove it himself after months of asking them to take care of it. The refrigerator broke spoiling hundreds of dollars of food. They told us to just "go buy some coolers and ice" until it could be fixed with no offer to help replace any of the food we lost. It took them MONTHS to replace it, we had to continually flip a switch back and forth every few of hours to ensure it continued to work. The owner of the property chose to sell the property. The process has been a NIGHTMARE! We were notified a month ago of his decision, with very little time to find a new place or save for the costs of a renting a new place, i.e., the security deposit, first month's rent, moving supplies, etc. When we asked if we could get our security deposit early, Vanessa Williams, the property manager, told us she could/would not return it. She then proceeded to try to start scheduling showings without our permission before we had come to an agreement. She instructed both the real estate agent and us that we were not "allowed" to contact each other, most likely because she didn't want the owner to find out that she was the reason we couldn't come to an agreement and to keep her control. It was weeks of back and forth and wasting time until she made the mistake of giving us the agents name and I chose to call the real estate agent myself. Vanessa has no legal grounds to tell me who I can and cannot contact. Less than 24 hours from speaking to the real estate agent, the owner agreed to return our security deposit in full, refund a half month's rent AND waive cleaning fees, which was more than we even asked for. All we wanted was money that was going to be owed us anyway, just a little earlier. We even offered to have her do a walk through early! If Vanessa had actually talked to the owner, this problem could have been resolved a month ago when we first asked, yet she chose to lie and be difficult. We STILL do not have our deposit and we're supposed to take possession of our new place tomorrow. This company has no ethics, no integrity, no honesty and they treat people like garbage. DO NOT trust the reviews on their website from My Reputation dot com. That company is a business that gets paid to create positive reviews and promote a business by burying negative reviews. It should be a red flag that a business needs to use this service. If they have good business practices, their reputation should be able to stand on its own. There are a TON of property management companies to choose from in the Portland metro area. If you value your piece of mind, choose ANY other company but this one. read more

I own a home on NE Prescott and my neighbors rent from Prop M. I have politely asked this management company several times to do something about this dog that barks all day and keeps my newborn awake. I have suggested training and darker curtains to keep him from barking every time someone walks by. I have made recordings and the volume exceeds the recommended decibel limit by far. Prop M has done nothing, claimed I am the only one with a problem and seem to think the matter is closed. Well, guess what? I saw a screaming, bleeding child being carried from the home after being mauled by the dog. They should do a better job of screening animals, especially pit bulls. I will be contacting other property management companies in the area to make sure this dog does not harm another child. read more

Never in my experience have I been treated so horrible by a person much less a business as a whole! Stay away from this company. They have no respect or compassion for you as a human. We recently left the property we rented for almost three years after our landlord teamed up with PropM. It was a property of three apartment in which my mother n law lived below us and my husbands brother lived in the third unit. Don't get me wrong, in the beginning we were thrilled that our landlord finally relinquished her duties to a property management company and were in high hopes all our Maintinence issues would finally be addressed (mold, leaks, roof fell in, rodents, dangerous courtyard, wires corroded together, no bathtub fixtures, broken windows not to code, trash...the list goes on) and that we wouldn't have to deal with a meth addict (our landlord) any longer. We were finally optimistic that we would be working with a company who goes by the law and not a drug addict private slumlord who doesn't even know the law or try to obey it. But boy where we all so very wrong! It only got worse from that point. Basically any issues we had were filter through our landlord, so no immediate response was ever given from PropM nor did they ever return phone calls with a solution. We were all being strung along with no urgency on their part. We would call our landlord directly when we wouldn't get a response from PropM and then our landlord would call them which they then would call us telling us we are not contact her for any reason but would still not have any solutions to present. Not only was our rent being raised every month but we still had no traction in getting our voices heard or maintenance request addressed. When we finally started voicing our concerns more, we received a no cause eviction. Classy. But they claimed it was not out retaliation, simply the apart,met needed too much work. The apartment I was living in has such horrible mold and I became extremely sick from it and wasn't able to stand up for myself like I normally would have. Being out of that toxic environment now, Starting to feel like myself again, I am able to collect me thoughts, gather my case and finally defend myself. I am not one to name call usually or try to mess with other people's work life however in this situation Michelle was completely unprofessional, showed no compassion, refused to hear our words by talking over us and flat out LIED on multiple occasions, for what seemed to me, to cover her ass at work. I honestly feel she made our situation so much worse than it should of been. She would tell my MIL certain things then back track on her statements after speaking to the owner. She didn't update our files with notes, claims she never talked to my husband after we received our no cause eviction, She sent out multiple letters with wrong information. My impression was that she was completely unorganized and she proved she was also completely unprofessional by the words she choose to yell and by hanging up on us. While we where moving out, I fell on the property in a spot where the landlord needs to fix and I dislocated my ankle, broke it in two places and severed a nerve. I needed surgery and was in the hospital for Four days. My husband works full time and the house we moved into was in Mt. Angel. I needed care while he was working as I couldn't walk or do anything. The only family we have in the state lives on the property. I had no other choice but to stay with mother n law while I was recovering. The landlord was snooping around the property, she was actually staying with a man in our old apartment who was supposedly helping her fix it up, (he was not licensed) and you know also doing drugs together upstairs. Drugs addicts, they think no one knows what they are doing but it was clear as day! She was high as kite and completely flipped out on my MIL (who is 74 years old btw) bc I was "illegally" staying in her house and then had Michelle call her and threaten her with an eviction and told her she needed to be out in 24 hours, which is completely illegal and only a scare tactic. Also, they refused my MIL move out extension that she sent a month prior "because your kids left things up stairs" word for word, I heard her say it! Tell me now, is that not retaliation? Why is she being victimized for something she had no control over. I found the move out video on YouTube, the things they show in the courtyard where not ours, the paint supplies and such in the mud room where left by the previous tenant. We did leave a few odd ends, but only bc I was in the hospital having surgery We have contacted attorneys and also the building code inspector for the city. So as much as I wish this nightmare was over, I simply will not allow myself to be taken advantage of but more importantly this should not happen to anyone else! This has by far been one of the worst experiences as a consumer I've had. I truly wish I would've read the (FOLLOW UP) reviews before signing on with this company a year and a half ago to rent our home. I was asked many times after propm finding a renter for our house to 'please, please, please' write a positive review about them, however four months in to this deal I immediately took it down. Their business practices are extremely shady, they have 'their guy' who can take care of any problem that arises. Which at the end of this was honestly comical. (Lightbulb needs changing? = they will charge 150 to have an electrician come out and rewrite your kitchen) Good news is this: If you are local and literally live next door to the home you are using these shady peeps to "manage" your property you might be ok. I cannot express how horrible this experience has been. The shape of my home was laughable when renters moved out. But I certainly was not upset w the renters bc I'm certain they were being scammed on their end also. Terrible company, ethics are non existent. They are horrible will be reported to the bbb. I have used PromM as a renter and then again to manage my rental property. The people who work at PromM are professional, courteous, and care about their clients. When I needed some repairs on my rental property, PropM sent out their man to do the repairs within a few days of my request. The staff at PropM are their for their clients from beginning to end. They go above and beyond to take care of whatever situation may arise. I have used other management companies before and was unhappy with them; after finding PropM a few years ago, they are the only Property Management company I will ever use again. I highly recommend PropM for anyone wanting professional, knowledgeable people to handle their properties either as a renter or an owner of a single property or multiple properties. David, the owner, finally contacted me and told me that because he dislikes my attitude and Yelp reviews, they will make it very hard for our home to rent. What?! This threat is completely unacceptable and a violation of my rights. After two months while Portland rentals are at 99% occupancy, PropM has followed through on the threat and has still not rented our property, happily charging us for another month of rent, despite claims that they would have it rented a month ago. Additionally, David has threatened to sue me because of my Yelp review, which is a disgusting intimidation attempt. Avoid PropM at all costs. Do not trust these bozos to manage your rental property. Their rental negotiations favor the tenant over the owner. They "lose" inspection reports. Their exit inspection at the end of rental period merely affirmed that the property was still there--nothing more. When we asked if a couple of major elements were confirmed to be in proper working condition, we were told that the dishwasher "looked in great shape" and the air conditioner "was fine." The reality is that neither were functioning properly. This company has poor communication and do not seem to care. Avoid this company if you have rental property. read more

I rarely write reviews, but I'm sitting here with my two little girls who are bundled up and cold, and I feel like maybe if I write a review Prop M will actually get back to me (?). The heater has been out since Thursday night (it's Sunday), and they say we have to wait until Monday to get it fixed. I understand that they have their own vendors, but there were companies willing to come out yesterday. At some point, the wellness of the tenant has to trump saving as couple bucks, right? I can't imagine waiting another 24 (plus) hours with my two-year-old and five-year-old so cold. As a mother, there are few things worse than feeling powerless to give your children a habitable home. People at Prop M keep telling me they will call back, and they aren't. Feeling very frustrated. read more

Is there a zero star review option? As soon as the market turns, they will be in trouble. Expect them to keep 50% of your deposit even if it is immaculate. No heat or water? Not a top priority to them. Plan on calling and emailing a lot. We had carpets professionally cleaned, first confirming they wouldn't charge us for it if we did that. Guess what, they did anyway. Carpets were filthy on move in and noted on checklist. It wasn't subtle. The yard was a mess and dead plants (and weeds etc) on move in and black mold on deck. We fixed both and even painted the deck. We are considering legal action but not sure it's worth the hassle. I manage two of my own properties and can assure you prop m is awful. If you have to rent, avoid them if you can. We marketed and found a replacement tenant. They didn't even give them an app or return their phone calls. We also showed the place and even detailed their car to help with a smooth transition. In a word, run. read more

We were tenants and did not have any control who the property management company was. Responsiveness was slow, follow-up delayed or non-existent, misinformation abounded. Some repairs (not all) were delayed for an unreasonable amount of time. Employee turnover was high and those positions did not transition information well, so many times we had to start all over at square one. Exceptions to this review - there are two great employees (Trina & Jen) and they stand out for professionalism and responsiveness. So I took a day off work to look at units with them and I asked very simply if they where available and if there was an application in the works. They answered yes to the availability and no application in as of yet. Come to find out that two of the three properties that I looked at already had approved applications is, so i e not available, and the third condo that they claim to have cleaned out smelled so bad of cat piss that i almost threw up in my mouth. The office staff seams to have no clue as to what properties they have, the amenities, or if they are a available. Combine that with the fact the the person that was showing is the house had almost zero energy, was on there phone the whole time and answered my questions with "nope", "na", and my personal favorite "um I don't know, you should go look" whole the whole time Loudly chewing gum! Not one person seamed to give a crap about helping me of doing there jobs. Then lastly is the review replies, holy crap, how unprofessional. propMhomes.com I had the good fortune to hire PropMhomes in West Linn, OR to handle the rental, and management of our condo. The first person I met was Michelle. I was comfortable with her as she took a lot of time explaining their services. She came to the condo to make sure it was up to the standards they have and gave me great suggestions to make it better. She makes herself available to talk to me each time I call. If she is not in the office or on another call a message is taken and she calls back promptly. She is so sweet and never makes me feel like I'm taking too much of her time. Her office staff is also wonderful. My hot water tank was failing so I hired a handyman I knew to replace it. I was really concerned about the job he did so I called Derek who is the PropMhomes maintenance manager. When Derek came over that same afternoon and saw the terrible job that was done, he immediately called a contractor to assess the situation. Derek called me to talk about the cost to repair the terrible installation. He stayed on top of the situation until it was complete. Each time that I called or texted he responded immediately. He knew I was really concerned as I was under a time restraint because a new tenant was moving in soon. It was my mistake for hiring the the handyman, but Derek reassured me that he would bring the best contractor to repair the problem. He stayed on top of the situation until it was complete. Derek is a great guy who is wonderful to work with. Then there is Vanessa who is in charge of tenant and owner relations and customer service. She too is amazing. The other day I woke up very early and while looking at my emails I noticed one from her requesting my bank information. It was 6:30 AM. I emailed her a question about her request and she responded within 5 minutes. I was shocked. I was not expecting such an immediate response that early in the morning. She is another great representative of PropM. She is also wonderful to work with and I certainly understand why she has the position of tenant and owner relations and customer service. If anyone needs a property management company I can assure them that they will be in excellent hands at PropMhomes. They really care about their clients and they show it in everything they do. This Company is an absolute JOKE! Absolutely do not rent from them. When I asked how much my prorated rent would be, they emailed in writing it would be "about" $390.00. Parking is unavailable and anyone can abandon their vehicle here and it could take up to 2+ weeks for this company to "Manage the property". People are growing Marijuana, processing, cooking it in the unit next door, also they have large dogs and were intimidating to live near. My unit constantly smelled, I blamed my teenage son before knowing it was my neighbor. Upon moving out, I went to return keys to office or I would be charged per day until keys are returned, it was a Sunday so the office was not open and they have NO dropbox? I called to ask since they obviously have other keys to my unit, could I drop keys in mail to the office, since relocating to another state, NO they said, WE WILL CHARGE YOU UNTIL WE RECEIVE THEM, OVERNIGHT THEM(while moving, the last thing you have is extra cash to overnight some keys that the locks will be changed to soon anyway). When I called to ask about my return deposit, they said they mailed it to the only address on file, the unit I just moved out of...They quoted that the check was mailed out and would be 638.00 the check came a week later and was 537.00. When I called to talk to the woman who quoted me(left message), Vanessa, she emailed instead of calling and said, the carpet cleaning cost more water. (10 units have shared/combined water bills) If professional is what you are looking for, this is not it. I called to get info on a townhouse that I drove by and that person I talked to said they would have someone contact me to schedule a showing. Someone called the next day and left a voicemail and said to call her back or check the email that was sent. She didn't leave a number to call her back and 2 days later I still never got the email. I ended up driving back and calling the number again and this time the lady I talked to wasn't comprehending anything I was saying. She kept saying I don't know what email you are talking about. Then she tells me the email that was in the computer isn't even my correct email. She said someone would call me back in 24 hours to schedule a showing. He did and he was on time and professional. after the showing he said someone would contact me within another 24 hrs to send me an application. I waited 24 hours didnt get anything. Then he text and asked if anyone got a hold of me yet and said no so he called them and had another lady call me and text me the application. Before I applied I told her on the phone that I had bad credit and she said I would most likely have a higher deposit. I applied and 24 hours & $65 later I was denied. I text her and said I was denied. I was under the impression that I would have a higher deposit. Is there anything I can do to get approved? She text back and said sorry but you have to much debt in collections. So I responded and said what if I pay the majority of my collections off and send over documentation that they where paid? She said let me look into it. Several hours later she called and said I have good news our team talked and we decided that if you are willing to pay double the deposit than you are approved. I said I will absolutely make it happen. She said I was approved. Then later she text me and said can you move in within the next 14 days? I said I would prefer 16 because that was August 1st, but I'd take what I could get. She then said that the1st is ok. I said thank you. I was so excited to be approved after I thought I was denied that I literally called my mom and my friend crying because I was happy. Then a few hours later she called me back and said that her supervisor said that my application was denied because I had debt after my bankruptcy. Ive been renting the same house for 10 years. The only reason I have to move is because my landlord is moving back in. I have perfect rental history, no evictions, no criminal history whatsoever, and I met the income criteria. Being denied once was bad enough but twice was pretty depressing. If her supervisor hadn't approved me than I should have never got the call that I was approved. My credit is bad because I went thru divorce after our bankruptcy and I had surgery and got an infection in my incision and was out of work a month longer than I planned and I had just signed a 3 year lease to start my own business. Every dime I had has been put towards building my business and I actually turned a profit in my first year by myself. I have every intention on paying off my debt as soon as I can but unfortunately now, I'm officially homeless in 2 weeks during a pandemic and need to find a place to live first. read more

Prop M sent the most effective maintenance person to respond to our requests. The maintenance person on time, was quick to fix the problem, found the closest hardware store to purchase the items needed for a proper repair and did an amazing job at not only cleaning out the gutters but blowing off the decks and awning. I have dealt with several Property management companies and their so called maintenance is generally very lacking. Let me say that in dealing with Derek Terrel the maintenance coordinator with this reputable company. I am glad to see that David had the fore site and fortitude to hire a person of great integrity and loyal dedication for helping tenants and still helping the owners in taking great care of their properties . This is by far the most unprofessional property management company i have worked with in my 9 years of renting homes. We had one very unprofessional indecent followed by another. In mid august we saw a listing on their site and applied for it. I then called to schedule a viewing because that is their first come first serve policy; they take your $60 with no chance of refund, then let you see the place. We scheduled for 9:30 on a Saturday as i work across town beginning at 10:30. The agent who was showing the place pushed the appointment to 10, showed up at 10:10 and knowingly made me late for my job. The current tenant then refused to show us the home saying she was never contacted to show it. The agent rudely insisted that he had contacted her via text, to which the tenant said she did not even have text messaging. We left the property very upset, but understanding of the miscommunication. They were also able to refund the application fee to me which was nice. A week or so later, i kept thinking about the property (despite the way overgrown lawn and the promise of lawn care included in rent) so i called and asked about it. They confirmed the renter was going to be out by 8/31, would be available to show 9/1 and would be move in ready by 10/1. We very excitedly scheduled an appointment for 9/1, then promptly got our applications in that evening. I confirmed the receipt of the applications and was waiting for the good news. Today, 9/8, we received notice that they were not able to take our application. I called in to inquire and found out THE PROPERTY WAS NEVER EVEN AVAILABLE FOR RENT!!! They took our money, they got our hopes up, the strung us along for a property that was never even available. Not only that, but your credit is affected every time its checked. And in the email denying the application they made it seem like there was something wrong on our end. If i wouldn't have called they would have kept the $120 combined application fee and that would've been that. After talking to them this morning they said they will refund this. Even if they do, they still tried to pass off this epic fail on their part as something wrong with our applications. They even called our landlord and now she is under the impression we are moving out in 30 days with no home for us to go to... Despite the money, the company has royally screwed us with their complete lack of regard for anyone but themselves. This company is disorganized, dishonest, and takes advantage of tenants in this very saturated market. This place is the perfect example of the greed and dishonesty of the rental community right now; they are not concerned about finding you a home, they are only concerned about money in their pockets. I have had a very pleasant experience with everyone over at PropM. We had a few hiccups when we first took over our rental, but PropM was very responsive and attentive in handling everything and resolving all of our issues. Their communication with maintenance issues, as well as any other concerns has been great. They even have text capabilities, which I've really enjoyed as well. I'm very glad we found the home we did and am very grateful that PropM is the company managing it!! read more

The comment left by Prop M is ridiculous. Two of the 3 tenants in the triplex are Real Estate Agents and are very aware of market values, etc. I would also like to note that the people that "immediately" rented these units were from California and Texas. They were never graceful and never did anything with care. Any request was ignored. I told the company prior to them taking pictures that I didn't want them shown online and then once the pictures were online (I checked on my own) I had to call them and make them remove them. Notice there was no mention of how horrible they treated us at our checkout. Once again, avoid this company and their fake HR responses. read more

Im only writing this review as average because..Im "newly" involved with propm as a renter..and so far not really impressed nor disgruntled..acutally the whole renting experience has been has been quite refreshing..but there are some issues we are experiencing like no call backs..always texting..not always a call..i can relate it comes with territory of being in the renting business.."Your not always going to perfect in everything"..but based on that i will give them the benefit of the doubt...and feel them out and see for myself how this company reacts..i have been in business for a long time..and your not always going to get perfect customers..if that was the case everyone would do it..i got a couple of issuses that need to be resolved..Lets see what happens..Just maybe they will surprise you..but the odds are pretty good..9 reviews (mostly negative reviews) out of hundreds renters and owners..Not bad odds.. read more

This company responds very quickly to maintenance requests and generally has someone out to fix problems promptly. I had a problem with my washing machine and they replaced it quickly and with a new machine. However, I reported a problem with another appliance and after the repairman looked at the problem, I was held responsible to pay for the service call. Being able to make maintenance requests and pay rent online is really a plus read more
