This company takes your money and does nothing to manage your property. You can send an email asking why they did nothing and they won't even reply to that so enter at your own risk. They will do a walk-through and tell you how great the walk-through went, but never send you what was listed in the walk-through they never told me that my gutters were overflowing with water three months later my Gardener informed me that the water was drowning out my wooden deck. Their excuse for not informing me was , the weather was bad we couldn't email you or text you. My tenants wanted to go month-to-month and this Property Managment failed to respond back to the tenants. They just let the email go unanswered and decided not to inform me of anything. Be careful buying into the sweet nothings they promise you. They literally do nothing, and act all put out when you question why they do nothing. I hired them to be my property management. There is a meth lab at 13066 SE Powell Blvd. PropM ignored complaints about the meth lab. I left shortly after they took over my property but was a tenant at this property for a short time. After I left they offered money for some tenants to leave, friends of mine. They sent the deposit back (part of the promise) but stopped payment on that check so the check bounced. When contacted by my friend they said the house was left badly and the agreement was rescinded, stop payment was put on the check, and PropM stopped taking calls from her. I know they were lying because I was often at this friend's house and know what a good housekeeper she was. My friend has pictures, too. PropM has stopped taking calls from my friend. They did this on June 29, 2022, the day FAIR with city of Portland was partially revoked. read more

While looking for a new place as the lease on my current home is up I ran into these folks. While their properties seem to be nice and have everything I was looking for in a home rental, including pricing their lease agreement is quite discerning. And to verify with a few of the other reviews on here it does in fact seem like they are out to get your deposit. First, their $65 application fee ( more than I have ever paid by nearly double) to their ridiculous first paragraph of their lease agreement, stating you forfeit your deposit in full if you do not move in on the expected date or fail to move it at all. And to confirm a previous review yes, their lease agreement does say you as the tenant will be responsible for 100% costs on all painting and cleaning to be removed from your deposit. And to answer another question yes even if you provide proof you had the property cleaned professionally and or had the carpets done and you provide receipts they are still going to charge you for cleaning fees, and carpet cleaning fees. Furthermore, after reading what I consider to be the most unethical borderline unlawful contract I have ever seen I became very concerned and reached out to prop m property management company and postponed so I could research and review them. I asked them to change the move in date to the 20th of August instead of the 7th. Best decision I ever made. I immediately received both a phone call and a text message stating I would have to sign the lease first to make that change and or send the deposit. Curious right? Because the first paragraph of their lease agreement says I would forfeit my deposit by doing so.... when I brought this up to Debbie told me she would get back to after she talked to the owners to see if they would allow that change, but did not end the call before telling me how high demand this home is in and how many applicants are interested in the home, and the crescendo that to change the move in date on the lease agreement would cost me $75 to do so. In closing, I signed no contract, no monies have exchanged hands, and for the record their website still currently has 4 homes for rent, with the same street name, right next to each other. And yes they are vacant. So why am I being strong armed for $75. To give them the benefit of the doubt I even went down to their office to try and meet face to face with them and see if we could come to some agreement and was told I would receive an email with my new lease agreement that would have all the new figures by the end of the day. Unfortunately, it is tomorrow and I still do not have an updated lease agreement. I will update my review as my experience evolves. read more

I strongly! advised letting PropM manage any of your property. They are easy to work with until you decide to move back into your home and terminate the contract with them. I got my keys back after the tenant moved out. I was told the house would be move in ready. It was far from ready! The carpet was dirty, there was hooks and shelves on the walls in the living room, bathroom, and kitchen. The front and back yard was a disaster. The tenant left behind numerous useless items I sent PropM pictures and was told that I should be grateful the tenant paid the rent and lived there for 5 years.(Right, I should be grateful for having to spend over 5k in repair to my home. What a joke) I ending up spending 3k to replace the carpet, 2k to get the yard looking decent. Plus I'm going to have to spend a couple hundred dollars to get all the holes in the walls patched and painted. I'm late in posting this review this took place in August 2020. read more

EVERYONE READ THEIR REVIEWS!!! I would rather be homeless than deal with these people. They will take every opportunity to steal your money and the are a staff of completely incompetent individuals that have NO idea whats going on or how to do their jobs. They couldn't even get our address correct on our lease after we corrected them 4 times. We bought a house and needed to end our lease 29 days early after being loyal tenants for over 2 years. AND THEY TREATED US LIKE SHIT! I did more legwork to find new tenants then they did. They even turned down qualified families that I sent them. Then when we moved out, we hired professional cleaners, I professionally landscaped the yard and did EVERYTHING on their move out list. They took our entire deposit of $2,000 and also charged us an additional $600 for a bunch of nonsense that we claimed before and never got fixed. AND ON TOP OF THAT, they charged us $900 for half of month of rent AFTER we turned our keys in, had everything cleaned and ready for the new tenants. WTF! Then their "invoices" were incredibly inconsistent and no one could prove the damages. Then I added a review and their "business owner" David C. replied with fowl language, accused me of lying and then said he was going to get a "forensic agent" to open this case.... Because that makes sense. Then he had to edit his comment twice because he realized how uncouth he was being. When we lived there, they sent unlicensed professionals over to go in your house and complete jobs. At one point we had to replace the breaker box. Some random guy came in and didn't finish and then called me and just asked me to connect all of the wires myself. I said no, then he came in, attached the wires and then it fried a lot of our appliances. I was scared the house was going to catch fire. They didn't replace them because it was "out of their control." To David C accusing me of lying when I said (after being a loyal tenant for 2 years) that i was disappointed and ended up $4,000 in the hole just because they are a terrible company..... 2000+600+900= 3500. I've rented houses for over a decade and until now have always received 100% of all of my security deposits. Please advise. Be careful signing with them. I moved out and paid a professional cleaning lady. They weren't satisfied and hired someone for 600$ that came out of my deposit. In addition I was responsible for changing bulbs and batteries in the entire house and an additional 500$ came out of my deposit. My roommates and I applied for one of their properties recently. The application fee was quite expensive (which is not a big deal) but they continually tried telling us to hurry up because "there was a lot of interest in the property." After we submitted our applications, we didn't hear back from them for about a week. Then, on a Saturday, they emailed us back saying they required more information (which is totally normal), but since we didn't check our email (since it was the weekend), they emailed us again, a day later (on Sunday) saying that we took too long to reply with the additional required information, and that our application was no longer going to be considered. read more

Think twice before signing with this despicable management company. From day one this experience has been an absolute nightmare and headache. Beginning with the agent who never showed (or answered our calls to find out why he didn't show) to the scheduled appointment to view the home, things have only gotten worse. I honestly wish I had listened to my gut and never followed through with a second chance/lease signing. When we initially viewed our home there was obvious damage to the fireplace. I was promised (in writing) this would be repaired prior to the move-in date. I was told I could not move in on my requested date as they needed the extra time to repair the fireplace. While fireplace damage is considered cosmetic, at $4200/mo in Portland, you are paying for cosmetics. After, paying nearly $10,000 deposit to move in, you can imagine my surprise when I walked in on day one to find zero repair to the fireplace. I complained and was ultimately sent an email by the manager (Trina) stating we want you to be happy and will credit rent each day until the fireplace is repaired. The fireplace was finally repaired one month later after several visits by vendors/repairmen who apparently could not find a match for tile color. PropM refuses to honor their own agreement and is now threatening to "take me to court" for the rent charges for the respective month. These snakes are now stating they have "proof" there were multiple attempts to fix the fireplace and we never responded to their request. We have multiple emails/text messages saved which disproves the ridiculous claim. Any "proof has likely been fabricated. Furthermore, my partner works from home and is always available. Hopefully this review will persuade someone else to avoid this dishonest company! read more

I was interested in an Apartment in the Sellwood area. I messaged and was immediately called back by management. I was told that someone named Alissa would be calling me right away to give me a tour. A week later I still had not received a call from her. I messaged again and was told that Alissa was sick so they would try to get someone else. Apparently an agent named Sean was to call me the next day to set up an appointment. Nope. So I called again two days later and was told that they were very busy and would check into it. After being put off again I finally gave up on trying to see the apartment. I haven't had that problem with any other apartment complex. I would highly recommend using a different property management company. While Prop M does communicate fairly often, and respond in a timely manner, their quality of work and professionalism is very poor. My fiancé and I moved into a condo together (our first home together) in Downtown Portland and while the property was beautiful, we ended up moving out early due to our neighbors being constantly noisy and disrespectful, and the HOA and Prop M did nothing. It took my fiancé and I, consulting with an attorney and having him write a letter on our behalf, to get them to let us out early. Prop M is unorganized, unprofessional and while they do communicate with you about certain things, it feels like it's only out of benefit to them. In the beginning they make you feel like they have your best interests at heart, but throughout your lease, make you feel like everything that is wrong, is your fault, and then take your money. After reading reviews (after the fact) it makes us worry that Prop M will take our entire security deposit for small issues that were out of our control. We cleaned the place ourselves and took almost a whole day to clean 850 square feet. Please be careful who you sign leases with as it may sound great in the beginning, but think about the long run and how it could impact you in 12 months. read more

If you decide to rent a property managed by PropM be prepared to loss most of your security deposit despite leaving the property cleaner than when you rented it. The contractors they hire to clean the property charge outlandish prices and when you discuss this with PropM after your deposit as been all but decimated you will get a smug response that there is nothing they can do and your money is gone. It is not worth hiring an attorney to recover it because you will just spend more. Beware, I would never rent another property under their management if it were free because you would end up losing anyway. Stay away Well I got a response from David C at Prop M and he completely tried to justify the ridiculous prices they charged to clean a house that was cleaner than when I rented it and I assume they used the same cleaners to do it again. He makes a point on some damage to a fence and that is completely justified and the moving company reimbursed me without even asking.. So David C, I will have to have agree to disagree on your justification, you have my money so I guess you win, but I will never rent a home managed by Prop M again and hope others heed my advise and do the same. I noticed the reply from the PropM owner. While the old lady that owned the property previously couldn't keep up with certain things, she was always kind and followed through on what needed to be done. The problem with PropM is that we always had to call THEM for updates on the water situation. In one conversation they said they would get back to us on some sort of compensation for the hardship we were put through. True to PropM form, we never heard ANYTHING further from them regarding that. I forgot to mention that in our contract with the previous owner, she paid for garbage. After PropM took over, the garbage was never picked up and just piled up into the side walk, it was great.... They should follow up with their tenants on what's going on. So in conclusion, no we won't be giving the previous owner a bad review and you should own up to wronging your tenants. I've never dealt with such a terrible landlord/property management company. read more

Don't rent from this property management!!!! We had multiple maintenance requests not filled at the house we rented and still had these requests taken out of our security deposit. We were also charged for fireplace cleaning even though the fireplace wasn't used by us at all. I asked for a referral cleaning service in case we wanted to use one before moving out. We didn't end up using it, but the amount we got charged was more than that cleaning service quoted us. We literally got only 25% back out of our security deposit. This is by far the smallest percentage amount of money I've gotten back from a property management and I've been renting for the last ten years through multiple different property managements. read more

When we first moved in to our apartment Prop M was pretty helpful. Having lived there for almost three years i cant say that about the rest of our time there. Multiple times we had to try contacting them for different sorts of requests and either wouldnt get respones or it would take WEEKS for them to respond. READ YOUR LEASE while signing and before moving out. I just recieved my deposit check back this morning and was shorted almost $1200. Prior to move out we'd asked if we should have anything professionally cleaned, multiple employees had told us not to do that. The lease itself states the renter has the choice to have it cleaned professionally with a licensed professional. As you can imagine we were upcharged greatly for the cleaning. My wife had spent over six hours cleaning before we turned in our keys, no way it should've cost $400 to clean a 750sqft apartment, and we have video proving that it was handed over VERY CLEAN. Charged $500 to have a patch in the wall covered, from our TV mount, which was of the standards outlined in the lease, holes no bigger than a certain size. When asked multiple times where my deposit was I was told multiple answers and lied to by an employee, they said it was sent on the 7th, when the invoice itself says the 13th and the mail was postmarked the 14th! While we were living in the unit, staff were responsive and helpful. All that all changed once it came down to the security deposit. I paid $600 for general and carpet cleaning and showed them receipts, they still charged us another $80. When we moved in the grass was knee high and the beds were a mess. When we moved out, I cut the grass (an improvement), but didn't mess with the beds because that is the condition we received them in. Well, they went ahead and charged us $350 for yard work. I have reached out to them numerous times to ask for a receipt to describe what work was done and why, only to be told that my messages are being forwarded to someone and that they will review my concern. No follow up what so ever. I have a rental property in Hood River and understand wanting to get things in order between tenants, but I can't recommend this company, go with someone else. read more

STAY FAR FAR AWAY FROM THIS COMPANY! This is more of a 0 star rating. Being that I can't rate them below a one star I suppose I'll have to do that. This company is by far one of the worst I've had to deal with. You're not a tenant with them you're just a walking dollar sign. Michelle is incapable of doing her job effectively in any capacity. I was treated like a degenerate whenever I needed anything from them. On the other hand when Prop M wants something from you they're just short of kicking down your door to get it. Forget about maintenance requests. Forget about niceties. This company is incompetent. I made numerous attempts to rectify problems in my building to no avail. Our carpet was over 15 years old. They refused to replace it. There were rats in the walls of the building and periodically made their way into our house. That's right IN my house. Did they help us? NOPE! Our roof was in such bad shape that it literally fell through. That spot was supposed to be fixed within a month. Nearly 1.5years later there it still sits gaping and moldy. I requested a shower knob replacement so I could effectively take a shower without turning it on with pliers. Do you think we were lucky enough to get that replaced? NOPE! For over a year I was forced to turn on my shower with pliers. Complete incompetence. The bathroom and all the windows in the place had mold on top of mold. Tried to get it fixed. It was never fixed. They will ignore you when you ask for help. My electric bill was regularly over $300 a month due to the horrendous wiring. At one point some of the wires actually fused themselves together almost catching the building on fire. After I repeatedly asked for these things to be fixed with no answer I was served a NO CAUSE EVICTION! They evicted me, my girlfriend, and my two dogs. I was told by Michelle that it wasn't personal it was just to do repairs in my unit. How can you treat a paying customer like that? My mother was actually evicted a month later with the BS. My mother is 74 and still looking for a place to live nearly 3 months later. Not only was she evicted, but they ruined her chance at an income restricted complex. They said she was a tenant not worth renting to. Like I said they don't see you as people. You're just a way for them to make money and only that. I was very disappointed in my experience with PropM. We recently found out that we would be getting a new management company and I was very relieved. When we moved in over a month ago, our unit was not clean when we arrived. This pushed back our move in plans and was pretty frustrating. I sent a friendly email to PropM asking for help resolving concerns on this issue. Their response was short and invalidating. Overall it has been a frustrating and disappointing experience. It seems that with all the management company options in Portland, it would be wise to go with any other besides PropM. read more

I live in Portland & have been a renter of theirs, for almost a year now. They're professional, friendly, reasonable, and available. I am grateful for them. Treat them right, & they'll treat you right. If I move, (which I don't intend on doing anytime soon, as moving is a pain lol), I'll definitely be checking with them, first, to see what other available properties they may have at that time. Easier to just stick with people you already know. But I don't plan on doing that anytime soon. They offer easy ways to pay your rent. Such as an online portal with debit /credit/check, old-fashioned in person with a money order, and my favorite: @ any 7-11. They'll email or print you out a little barcode. Take it to any 7-11, only $3.99 extra processing fee, the checker scans the barcode, and BAM! There's your receipt with your name, address and rent is paid. (Also automatically sends you an email receipt as well). Love that option. If ever you need anything at all, they are all very prompt at responding to emails as well. I am happy with them. read more

Michelle at Prop M is as worthless as they come. I should have known right away when she told my fiance and I not to call her with petty things like burnt out lightbulbs. She must have been in the apartment because every bulb in the place was burnt out. Several days after moving in, during winter time when it was freezing outside, the apartment directly below us had their hardwood floors resurfaced. They then sealed the windows and left it for a week. We got ALL the fumes coming right up through the floor boards. We left multiple messages with Michelle, NONE of which were returned. During our six months we learned that Michelle doesn't answer her phone and she doesn't returned phone calls. So I guess we weren't too surprised when she kept our cleaning deposit. Thing was, we had the place professionally cleaned the day we went out, then we both went through the apartment to make sure not a spec of dust was left. Were we surprised when she wouldn't respond to our multiple phone calls and emails asking for verification of cleaning expenditures by her? Nope. Michelle at Prop M is a WORTHLESS DOPE! read more

Costs to update and fix were reasonable and they are responsive, although not everyone knows what is going on at the same time. Finally, the ad is up and pictures are out and they are beautiful. Honestly this house was a catfish. Once we moved in things were breaking left to right. We constantly had to put in maintenance request and they'd just put bandaids on everything. When our fridge went out and we lost all our food it was not a priority to them to reimburse us. We had to wait 2 months to get mailbox keys. The front yard was so hard to maintain due to all the roots from the old big tree they had. And the workers are sassy on the phone and their main objective is not to help you they just make it seem like in inconvenience that you're calling them. Also if you plan on moving to the Hillsboro area just know you have to pick up keys at a office a hour away and to return the keys you have to bring them back all the way there or they'll charge you everyday. I put in a maintenance request six days ago for the smell of a dead animal somewhere in my basement or furnace. I am six months pregnant and the company is not making this urgent. An inspector wont be able to make it to our house for two more days. After that we will have to wait to schedule with pest control, which could be days. The only reason an inspector is coming in two days is because I personally have relentlessly called the company to make sure they were doing their job. (Which is simple to call and schedule things, but hadn't heard from them in a couple of days.) This is a perfect example of why NOT to rent from a management company. Take my advice and rent directly from an owner. This is a total let down as I am new to the area and have no family around me. I will be living in a hydrogen sulfide toxic smelling house while six months pregnant. I have asked to speak with an advisor and all she did was raise her voice at me on the phone and told me this wasn't a health hazard and that im not a professional. Mostly sad to hear a women minimize another woman's health concerns. I'm extremely unhappy with the entire staff. read more

My experience with PropM was less than great. The person who answered my 1st call when i decided to apply for a rental was rude and seemed like I was bothering her with my questions. I was approved to rent a townhome afterall but after reading over the lease terms and required cleaning and painting fees that you are 100% responsible for if you live there less than 18 months regardless of condition that come out of your "refundable" deposit and my experience with the rude and impersonal staff I decided to take a loss of our application fees and not move forward. I would not recommend this company to anyone. read more
