I have been renting from property management professionals for almost 7 years and this company has been very good to me They have been very understanding and compassionate. They gave me my second chance after my separation and even when going through trouble times, they were absolutely amazing. They've been more than fair with some of my situations and even though they have a business to run there are times when I felt like they took a chance on me. I rented from this property management company and the customer service was terrible from the beginning to end. They never returned messages. I had to have my own property management company contact them. The rental property had problems and when notifying maintenance to repair it took a long time. Air conditioner broke. Didn't have adequate fire alarms. Lights that flickered. Stove, and others. I would not rent from this company. To save you from worry and a bad experience, don't go through . PMP DID, Directly contradicting the email from PMP stating they do not work for PMP!!‍Paired with the IDENTICAL handwriting on 2 documents further contradicting the OBVIOUS. My severely mentally ill Vietnam Veteran Father lived here for 25 years. He was a total recluse. However, PMP states it did periodic inspections, the last being 4 months prior. They passed these inspections! I had to enter to pack his belongings, he always kept the windows black out because of his severe PTSD, and that's how he felt safe. I pulled them off the windows so I could see to pack, and THIS is what I saw. I dialed 911. The police refused entry without PPE on because they could see how toxic it was with their naked eyes, it's in the police report. Every single Habitability law was broken. THEY let their maintenance service, who are also personal friends with Lavonda remediated the entire unit with no permits, no mold certifications for testing or repairing, basically they painted over what the police stated needed to be CONDEMNED. Sadly, Habitability laws are a CIVIL MATTER. I tried for 2 years until the statute expired. There is NO JUSTIFIABLE EXCUSE for their horrific, unethical business practices. He'd had 8 prior heart attacks in there, alone, telling no one, on TYLENOL. At the ER ... tests started immediately. I think that the Dr.'s forgot all about his heart, because when they saw all the Cancer, his entire body was riddled with tumors. They immediately turned their focus on that. He was given 4-6 months. The stage 4 Cancer didn't get him, his 9th heart attack did 17 DAYS later. I freaked out when I walked in and saw what I couldn't ever unsee again!! On the PMP side of things, they couldn't have NOT known. So just be aware renters, of PMP. Lavonda told me she'd never been in there because she was out of the country. She then proceeded to tell me she didn't know he had a Daughter (he had a family member who paid his bills and got his food monthly) he rarely let us inside, so we couldn't see how bad it really had gotten...BUT THEY DID, And he does have a Daughter, which is none of her business anyway. It was when she told me that maybe if I'd been around more for him....before he died, that maybe his home would've been more comfortable for him. I completely lost my sh!t on her after that. It's all documented. How dare she say that to me. Now, if you were never aware of this unit and it was painted over for the asthetics, and illegally at that, and then after you moved in you saw the photos and their illegal remediations, would you not freak out on them also?? THEY SHOULD HAVE NOTIFIED ONE OF US. I WOULD'VE SNATCHED HIM RIGHT OUT OF THAT TOXIC HELL LONG AGO. WHAT IF ANOTHER TENANT REALLY HAS NO FAMILY OR FRIENDS TO CHECK ON THEIR WELL BEING NEXT TIME?? They clearly had a duty of care they neglected. The mold got in because my Dad didn't think he could afford the gas heat in the winter months due to a price hike. I honestly thought he was choosing it. NO he was NOT! My Aunt brought him a brand new electric heater, a small one just to keep one room at a time warm for him....he plugged it in, and the ENTIRE building lost power because he plugged in a heater into a 100 year old building. So he rolled that heater out into their front sidewalk, and the scolded him over it! WTAH?!?! Maybe hire an electrician to check out your wiring, DUR!!! WASNT HIS FAULT! HE ENDED UP LIVING THE NEXT 13 WINTERS WITH NO HEAT. IN THE NEWS INTERVIEW I DID, AFTER WE FINISHED THE REPORTER ABSOLUTELY CALLED LAVONDA TO OFFER HER A CHANCE TO RESPOND, Lavonda agreed to meet her and show her the mold test she had said she had done WITH results...said she NEVER had any prior mold complaints...my ARSE. 10 minutes later she called the reporter back and told her that her attorney has now advised her to keep her mouth shut...so she had no comment and that is why. I was in grief counseling for 3 years. Is this what humanity has come to?? That's disgusting that people's morals are going down the toilet to save money over a human life. She threatened me about slandering her, so I informed her that truth and FACTS are not slander! Truths hurts, take me to court!! She's a coward IMPO. P.S. Do not let Jeanie and Raul into your home if you're currently renting a property from PMP. Again, they are personal friends of Lavondas and that's why SHE HIRED them. They sent the maintenance man to fix the fan and replace a freezer shelf ( freezer shelf is the same one that was broken from when I moved in, just glued back together.. the funny part is it broke in his hand when installing it. This is the worst property management to rent from they ask you to feel out a report the problem so they can fix it.. Like Christmas morning at 1am I woke up to my kitchen sink flooding over and the pump running in the basement running all the time. And asking them to fix the carpet and them telling you you'll have to move before they can fix it and also her maintenance men quit but one. And they blame it on the owner because they say it's his fault things are not getting done. They should change their name to UNPROFESSIONAL Property Management. I have no idea how they can run a business with how disorganized they are. We rented from them for 1 month shy of 7 YEARS- Paid EVERY single month on time. Yet, several times during that time frame, they got us confused with other tenants for a variety of different things (each time, they realized their mistake and things were fine). Over 4 month after we were completely out, we get a letter from collections for money we owed PMP. By law, they need to send a letter within 31 days of vacancy. They claimed to have sent 2 letters... 2 letters our locked and secure mailbox never recieved... and not one phone call. Its been over a month and we have been trying to get in touch with someone who knows what they are doing there. No one does, all we want is a detailed list of what they spent our deposit on and the apparent money we owe them. They keep giving us randomness that is NOTHING to that extent. We have been told several times we would get calls back with nothing. We tried getting in touch with the owner Lavonda and keep getting dodged. UNPROFESSIONAL & DISORGANIZED! I am a owner of a home that I have listed with them. ...and I will add to what I read. If you notice there is nothing negative about this business to the past 2 years. I don't own the business but I use them as I am out of town and need someone to manage my house. I have used them for 10 years. There are always 2 sides of every story like in a marriage. So I will differ.... I have found Lavonda to be very helpful to me as a home owner. So, despite what a few people in the past have said....please give this business a try. They are great people to work with. In the past as a home owner, I have had tenants that were not so good as well. Ive had tenants mess up by brand new carpets of which no business can charge them the entire cost of my brand new carpeting, and now I can't afford to replace the damage of what the previous tenant did. There are so many cost and I take care of what I can afford. Some people don't take care of your home as promised. I wish I could do more for my home. I am writing this review in hopes of getting someone's attention because I have tried everything else.... I recently moved from AZ for a new job and flew out for one day in hopes to find a place to live. We got approved for a place, signed the lease and paid our deposit ASAP. In our lease it stated that the owner would be paying electric, gas, and water, and that we were responsible for trash. We moved in and THREE MONTHS go by before I call about a question unrelated to the lease. I find out I need to come in and sign an addendum because we are responsible for the utilities and the original lease was a mistake. I found this odd but decided to go and sign the addendum stating I was taking over the utilities as of that day. TWO MORE MONTHS go by and I receive charges adding up to about $250 for the utilities that we weren't responsible for. I immediately try to get in contact with the company, calling and emailing for about a month with no response. I go in in person where I am told that I am still responsible, but they would talk with a supervisor to see what they can do. To this day, no one has tried to help us. I have called every week, asked for appointments, sat in the waiting room, NEVER getting to talk to the supervisor about this issue. We are continuously told by the secretary that she will leave her a message that we called, but that we can not make an appointment to see her. I have NEVER been treated this way by a "professional" business. Please save yourself the stress and rent through someone else. read more

Just horrible services. Maintenance does not show when they are scheduled. The worst place to rent from.

My husband and I are moving into the area from the San Francisco Bay Area. My husband viewed a home managed by this company while video calling me to show me around. We liked it enough to start the application process but we decided it best that I check it out in person for my medical concerns and scheduled a viewing for a Saturday. Again, I reiterate that we are in the process of moving into the area from another state so Friday Night/Saturday Morning at 2 am we got in the car and drove up to spend the day so my husband could show me a few points of interest and view the house later in the day. The representative of this company failed to show and when we attempted to contact them we received no response until we were already back in the SF Bay Area at which point we were informed that they had rented the home to someone else in the meanwhile. read more

I can't say 2 stars because I honestly haven't experienced better. Property management is a tough business to not get dirty in even if you are some one with more integrity than the average person at your church. So it's three stars. Still, PMP is no place I will do business with again unless they have a property I just have to have. They are absolutely unprofessional. Still waiting on my deposit. I have called to talk to Jackie the VP and she has not returned any of my calls. Called today asked for her and they told me she was in her office what do I need I simply said can I please talk to her. She could not even take the time to talk to me for 2 minutes. The lady got back on the phone and said it had been sent out on the 31st and I would have to pay 45$ to stop the check to get a new one sent to me. It's 12 days since they sent the check? Let me just start by saying this company is disrespectful, rude and unintelligent. They have no idea how to run a successful business. The only reason why they are surviving is because there is a high housing demand in Southern Oregon. In September of 2016 I got a job in Grants Pass. Fortunately, I was able to put in an application for two apartments and was the first one on the list. UNfortunately I went with Property Management Professional and in the first week of Oct I paid $750 as a "deposit to hold". They dragged me along for almost TWO months!!!!! waiting on this apartment to be "ready". Needless to say I had no where to live and they were not trying at all to speed up the process or keep me informed of what was going on. In those two months I received ZERO phone calls from them. None to apologize for the amount of time it was taking, none to inform me of progress, NOTHING!! Since then I have requested a few times for maintenance to be done. And a few times I had an appointment set for the repair man to stop by and it was a no-show/no-call experience. Now my boyfriend is moving in with me and we are good people who do the right thing. He applied to be put on the lease as a permanent resident which they require him to do a background check, references, etc. Two weeks later we still had no call as to his acceptance. My boyfriend finally called and their response was "oh well we have just been busy, and we'll need to schedule an inspection of the apartment before we can add you to the lease". Now here's my issue with this. 1) calling to let us know that previous statement is at most a 3 minute phone call. They were too busy for a 3 MINUTE phone call???? So I set an appointment for the inspection.Which 2) there is no reason for them to do an inspection (other than they feel like it). I am still the main renter and the rent money is coming out of the same bank account. Nothing is changing except for him moving in. I rush home after work and wait around for 40 minutes before I get a phone call. She says that the woman who was supposed to do the inspection is home sick today. SOOOOoooo if their office opens at 8am and my appointment was at 4pm... why was it 4:40pm before I got a phone call. They obviously knew all day long that the woman was not going to be making it to any of her appointments. They are unprofessional and show no respect for other peoples time or livelihood. These people are horrible. They took my deposit for a unit mid June and told me the unit would be ready at the latest, the third week of July to do repairs that needed to be done. I checked with them more than several times throughout the 5 week wait, and when it came down to almost the last couple of days before I was supposed to move-in they said it would not be ready for another two weeks. This was after I scheduled utilities and such to be turned on based upon the contract day. The women in this office were very rude and condescending, and stumbling over their words when I asked to see the unit, and at the end of the conversation I had asked to do a walk through of the place since I had not been able to see the inside since I gave them my deposit over 5 weeks earlier. I gave them a time I would be available and they told me to call them 30-60 minutes prior. I had told them that I had a previous appointment and I would be available only at that time. I had already told them what time I could come and the woman on the other end of the phone got extremely rude and hung up on me. 5 minutes later they called me and told me to come pick up my deposit and processing fee because they were refunding my money, and within an hour they already had the listing posted back on the web as being available.
