Highly Recommended. Prompton Agent Judy Kuse went above and beyond - not only in our initial hunt for the perfect apartment (which she found for us!) but her ongoing service for nearly 4 years has been exceptional. Even the most obscure issues are quickly and efficiently resolved without a hitch. I have dealt with many agencies and this one is the best. read more

Terrible customer service. I contacted multiple times about properties they keep posting as available and no replies. I finally got a message saying wasn't available to only see it posted on craigslist the next day. Then asked again if available and told message would be sent to property manager. Still no reply. Waste of time and if you are owner will be waste of your money. read more

Prepare yourself for the lowest, sneakiest, deceptive, and deceitful management company. They will lie to get you into an apartment, and make you jump through hoops to get anything fixed. Floods, leaks, mould, broken facilities, rude representatives. They'll let your pets starve in an emergency when you are out of town and the key they gave you for a backup doesn't work. Yes, they will let your pets starve. Think about it. read more

Avoid this company at all costs if you're a tenant. They are only looking out for the best interests of the landlords they represent, and are VERY greedy, unhelpful & rude towards tenants. Any requests or considerations for the landlord are dismissed or ignored completely. They used an unscrupulous bidding method to get the most rent possible from me, then they wouldn't even consider asking the landlord for a slight rent reduction during the pandemic. Shamefully greedy! I might at least give 2 stars, but the manager I spoke with at the beginning of the pandemic was dispicably arrogant and actually hung up the phone on me. He should be absolutely ashamed of himself treating tenants like that during these tough times. read more

The worse experience I ever had with a real estate rental. I was dealing with Weibin Lin a.k.a James. First of all, James schedule a viewing for 11:30AM, I arrived at the building around 11:25AM. By 11:50AM I haven't heard of him. And when he showed up he was on another viewing on the same apartment. He sent an email with 3 documents, and never explained which one I had to fill it out (I was just one). After sending a application form, credit report, employment verification, paystub, a photo of my bank account balance and other TONS of documents I got an email asking if I had more money (My account balance had sufficient funds to pay for 4 months rent). He then said that wasn't enough. He needed MORE prof or money. I have a solid job as Software Engineer and I am moving out in the middle of the holidays because a divorce. But I guess this company agents don't care anything but money, money, and money (Which I have). If you end up on a rental application with them, don't. read more

With the COVID-19 crisis on our hands, Jenna (Property Manager) has been a champ. She set up a virtual appointment for viewing the property. She was not happy with one clean up, so she organized multiple cleaners to ensure the unit is spotless. My moving in experience was great, everything was lined up and I had full support. The building is very safe, secured with multiple gates. It is tough for anyone to sneak in the building without valid fob. 360 deg cameras to make you feel secure. In terms of broken/fixing things. Jenna has been supportive and prompt in making sure everything is fixed in time. I would definitely recommend people to try Prompton Real Estates. read more

I scheduled and appointment for viewing a property in Vancouver with Jennene Thomas. I showed up at the entrance of the building at our scheduled time, there was another person waiting for the same viewing. Jennene never showed up. I called and emailed her but she never replied. How unprofessional it is! Not showing up at the scheduled time, and not even being able to pick up a phone or apologize for what happened. Very disappointment with this company - Prompton Real Estate Services. I would not suggest you to use This company services, otherwise you will waste your time. read more

Unprepared - unprofessional - rude We thought about putting our downtown unit on the market with Prompton and decided to take a "test tour" as potential "tenants" for another unit with them first. The lady who was supposed to be showing the unit was very hard to get a hold of - it took us two emails and a final call to set up a showing. The showing itself was kept brief "sorry, there's no time to show you the parking /amenities - I'll have another viewing in a minute" and we were rushed through the unit (4 minutes in and out). Our follow up questions couldn't be answered during the showing (was this lady even from Prompton???!) and weren't answered for days so we contacted the building management.... Time and money wasted. read more

Avoid them. When I moved in the condo was not clean at all, I had to clean it myself even after assurance it will be cleaned. They only do the basic cheap repairs on time and the worst repair guys, anything big forget about it, it will never be done. I'm taking them to the Residential Tenancy Branch for dispute resolution. They will increase the rent no matter what. Even when the rent in the building is going down. I'm only still living in the same condo as I got a steal for a building with awesome amenities, when prices were falling, and my office is a block away from my place. Note: Make sure you document every meeting conversation, phone conversation (send a followup email). Always add even the tiniest of details in email about repairs and cleaning not done on time. Otherwise get ready to say bye to your deposit. They don't even deserve this 1-star. read more

I've rented my current place for just over two years. The unit is privately owned and Prompton is the property manager for the owners. First- the good- Monica, my first property manager, who I worked with for the initial rental, was *terrific.* She was very helpful for me in the context of my move (I was moving up with the States) and she was also just a joy to deal with, very organized and proactive, very pleasant. Now- the bad- since Monica, four or five different property managers have been placed in charge of the unit. It took me five months of email nagging and finally threats of non-payment of rent to get them to fix broken lights throughout the unit (every ceiling fixture in the unit was dead), and when my ceiling started leaking due to a flood in the unit above, I was reprimanded for calling the "emergency" line ... which didn't lead to a person, or to any outcome other than being told I was over-reacting. You know, I'm a landlord, too, back in California, and I *want* my tenants to think that water leak leading to 2x3 foot stains on the ceilings of my properties are an emergency, particularly when they're still dripping! All of this in a higher-end Yaletown condo, with a rent increase. I would strongly recommend *not* using Prompton to manage your rental units, if you want your units kept in good repair and your tenants happy. But, if you do use Prompton, make sure Monica G. is in charge of your units. read more

My wife and I moved from Calgary to Vancouver on January 1st, and of all the rental places and property managers that we dealt with, Prompton was BY FAR the most professional and organized. Our agent was Megan Neumann and she was fantastic. Punctual, transparent, warm energy, offered alternatives and then after move in, was there to address any issues...even 4 weeks later. It looks like others have had a bad experience here which was surprising. Maybe it is Megan that delivered such a great experience. We love our new home and are totally enjoying this awesome city that feels like home more than Calgary ever did. Feel free to contact me if you would like to discuss. read more

I found their representatives very unreliable and rude. My agent Jennene Thomas cannot be reached by phone. She has an outdate voicemail, and cancels on her appointment just 1-2 hour before the scheduled appointment. I came from out-of province just to view the property. She did not even bother calling to cancel the appointment. Overall their agents are very difficult to get through, and I am not going to be dealing with them both now and in the future. If they cannot even be reliable about showing up on time for viewing a property, what does it say about the service they offer to their actual tenants? read more

If I could give a 0 I would. they've managed the tenancy of my flat for a few years, and it's only inertia on my side, and the fact I live abroad that has held me back from trying to find another property manager. I will say, their accounting team are good - still very paper-based, but very competent. But the property managers, not so much: - very little is included in their monthly fee, which made my rental much less profitable, because it always felt like there were extras - they didn't provide the things I'd asked for (like an inspection report or a video from the tenant to make sure the flat was being taken care of), - they do not communicate well (they did not tell me until after that they evicted the tenant they had put in (who had racked up $2000 in fines with the strata) - but then they overcommunicate on other things like sending a separate one line email on an email chain that I'm copied on, so I can easily get 20 emails in a day (that are not all relevant to me) - they did not advertise my flat where I'd asked them to when they were renting it, so it took over a month to rent (at a time when rentals were hard to find in Vancouver) - which felt a bit like they were stretching it out so they could charge more - the tenant they installed left the flat with $2000 in damage, which Prompton is absolving themselves of responsibility on. They are not returning my flat to me in the state I gave it to them in, just handing me the damage deposit from the tenant so I can fix it myself - or pay them a fee to fix the damage. - it's all done with just a bit of attitude, and LOADS of excuses, genuinely doesn't feel like a service organisation at all - the one line emails especially feel very unprofessional - it just feels like an effort and an energy drain to deal with them, definitely don't recommend read more

To all property owners out there; this company spends your rental funds at will and at great cost to you, besides lack of transparency. First, they didn't want to use my own handyman so I had to approve their contractors to do the operations, then their contractors (Lucas Appliance and Albstone Masonry) overcharged me $373 for simple bulb (only 3) installations, resetting the humidity sensor and a small change (installing tiny rack brackets which were completely unnecessary and optional) done in spite of my disapproval a couple of times. At some point, they declined my proposal to inform me about the fee estimates before these non-emergency operations so we cancelled the agreement mutually. These people are hired to be responsible for execution, quality and fair pricing of the tasks done (that's why they're receiving the management fee) but they basically don't take any responsibility (or there are some secret deals w contractors in play), just there to take profits. This mistreatment happened despite my goodwill; I did a big part of the work while renting up the condo. I provided all the info, photos, instructions and also found the potential tenants myself and directed to them. I'm pretty sure they generally cause lots of trouble to the tenants when they move out too. So my advice to anyone renting out their property, do not use this company; fsr they think they're so prestigious and high level (but chasing every dollar of unethical profit) and the ultimate boss. read more

In 2011, I moved from the burbs to downtown and I have to say it has been a great experience for nearly 4 years. Great thing about Prompton real estate is that they have vendors to help address any urgent matters i.e plumbing, washer and dryer, etc. My agent was Megan Neumann who was great. She really helped me through my requests and was always there to help answer any questions in a timely fashion. If you have Megan as your property manager, you'll be fine. read more

When I moved from Toronto to Vancouver / Surrey I was looking for a reliable, professional company to find me a nice unit to rent (I was in a new city and did not want to deal with any flakey landlords). I contacted Prompton Real Estate because I was interested in something specific, and Megan Neumann found me a great condo in a high rise, facing north with beautiful views of the city landscape and mountains (which I will miss very much since I am on the move again). She was pleasant, patient, answered all my questions, and looked out for me until we found the perfect unit. The Surrey unit, was very affordable as opposed to downtown prices, and was literally next door to a Skytrain station. The building was clean, with amazing amenities, (Theater, Bowling Alley, Common Room, Garden), and had a concierge which received all my Amazon packages (very convenient). It was the perfect living space (it saddens me that I am leaving it but life goes on and my destiny awaits). Thank you Megan for being so pleasant, positive, patient, and welcoming. You're a true professional. read more

They are the most arrogant people on earth. We had two properties with them renting in the mid two thousand a months so not low end. In both cases they did not communicate at all about the pandemic and did not notify other than on the monthly note that the tenants could not pay rent. The one tenant that we found contacted us and we made arrangements and that Tennant left the unit in good shape. the Tennants Prompton picked for replacements and the other unit both later left the units in with multiple thousands in damages and one was 6 moths in arrears. When asked for information they were not forthcoming and were capable to gather any real information on one Tennant who owes thousands in rent for 6 moths arrears. They did not bother to properly process the eviction or drive any level of settlement or paperwork of any kind. They just care about their money and ran the unit into the ground taking the damage deposit to pay themselves. I would very strongly recommend you avoid them at all costs. read more

I have nothing good to say about Prompton so I'll do what I can to provide some honesty and clarity after having spent just shy of a year as a tenant to one of Prompton's property managers. Jaime was unprofessional, slow to return calls, unhelpful, and worse. She lied after unreasonably refusing permission to sublet, which should have led me to the Residential Tenancy Board for an order directing Prompton to permit a sublet. Unfortunately, I did not get the order and had to negotiate with Jaime for about six weeks while also dealing with the concierges at my building. She was entirely unhelpful and was either ignorant or deceitful when responding. Prompton also attempts to put what may be unenforceable penalty clauses in their standard form contracts -- 3 months' rent for breaking a lease. I am fairly certain that this is legally unenforceable. Basically, worst experience renting, ever. Fortunately, the owners were also fed up with Prompton and took over management of their own suite, citing unreasonable costs incurred by Prompton and general unhelpfulness. Don't bother renting from these people. It's worth it to keep looking for a different apartment. read more

First off the agent Monica was rude, arrogant, combative, and completely impossible to work with. On top of the nightmare of dealing with this girl they send you a form that you must sign prior to applying for a suite saying that if for any reason you have to get out of your lease (sick parent, new job, anything) you must pay them 3 MONTHS RENT FOR DAMAGES!!!! Even if they rent the suite for the next month. Is this even legal? Absolutely the worst of the worst people to deal with. ABSOLUTELY HATED THEM!!!!!!!!!! What a bunch of incompetent people... When I moved in, the ENTIRE unit was a shit show. None of the lights in the bathroom worked, the toilet seat was broken, 3 out of 4 kitchen lights were out, the closet doors in the bedroom were broken, pieces of hair were left in the kitchen drawers as well as dirty old food, disgusting black glob of dirt in the drain of the dishwasher, detergent lid was broken, food pieces inside the clothes washing machine, uncleaned fridge, brown dots stain on the blinds, and the handle that opens a window was broken... I didn't even name all the problems there were but this gives a clear idea of how the place was not left in a good condition for move in. It was extremely upsetting not only because I couldn't start unpacking but also because it was PROMPTONs responsibility to make sure the previous tenant cleaned up the place and that it was at least somewhat reasonable for other people to move in. It was my responsibility to take care of issues like this at my previous home and it's not right that I was left with these responsibilities in the new place. I absolutely hate how they didn't check the condition of the place before I moved in (OR WORSE! THEY DID CHECK AND DIDN'T GIVE A SHIT!) They sent out cleaners to fix all the crap around but they weren't any better. Refused to steam the bedroom carpet, clean the blinds, clean the kitchen cabinets and other things. When I gave my notice to move out, they didn't reply to me for a whole week and that's only because I had to call them to make sure they got my notice. To which they responded "Oh yeah we got it. This other person was supposed to have called you to confirm but I guess she didn't..." like no shit you idiot. Then less than 2 weeks before move out, I finally get an email with everything I need to do before leaving which screwed up my entire move out plan. Turns out its ILLEGAL to stay in the unit past 1pm on the last day of the month even though I payed for the ENTIRE FREAKING MINUTE OF EVERY MONTH! And the elevator booking has only 2 time slots- 10am-1pm or 1pm-4pm. So if the first time lot was booked then I was screwed. But if they had informed me earlier then I could've figured everything out from the beginning and none of this would've been an issue. I had the unit professionally cleaned but I could only do it the day before moving out so I had to stay at a hotel since everything was packed and I had no bed. Everything was spotless but after moving the floor got dusty which I knew was going to happen so I left my vacuum cleaner behind to tidy up and when I had my inspection with Prompton before I was done moving they complained and kept saying over and over how they were going to have to bring cleaners to clean the place all over again. I was so fed up with them at that point that I snapped and told them they were exaggerating and out of line to say those things. They just wanted to take money from my damage deposit!!!!!! The cleaners they hire are $120 per hour and PER MAID and that's just insane! Then they go to tell me that's just how the economy is now a days and I tell them that's completely not true and how there are plenty of excellent cleaners for much cheaper and that EVEN USE GREEN CLEANING PRODUCTS!!! So rant over. I know this is a long message and not sure if anyone will read it all but I had to publicly say something because they absolutely abused their 'property management authorities' bullshit. By the way, Judy Kuse is extremely rude. If you deal with her at any point, make sure to stand your ground. read more

Before Prompton, we had always had horrible experiences dealing with various rental companies and their property managers. For example, if something needed fixing, we always had to pull teeth in order to get them to fix it. At the time of move-in inspection, they usually want to get it over with quickly and don't go over the details of inspection sheet, so when the move-out inspection comes around, they can blame you for damages that had existed before you moved in. However at Prompton we have had a refreshingly different experience. We have been staying at a rental unit managed by Megan Neumann from Prompton for almost a year now and it has been the best rental experience we have ever had. Right after we moved in, we asked them to come and have a look at a few minor problems that we had found in the apartment. Without any hesitation, they immediately sent someone over to check and subsequently fixed all the issues in a short period of time. We also had a couple of other faulty stuff that came up during our stay and they always fixed the problems as fast as it was possible. Our experience with Prompton has made us believe that we are dealing with a professional company that treats the tenants with a lot of respect and understanding. Our property manager, Megan Neumann, has been extremely helpful and thorough. The unit was very clean (Megan had it professionally cleaned) and in a great condition when we moved in. At the move-in inspection, she made sure that we inspected the entire apartment and marked all the problems that existed right there and then. She also has always responded to our inquiries and emails very promptly and with a lot of professionalism. Most importantly, she cares about her tenants on a personal level: one time in the evening, there was a fire in the building next door, and since Megan also happens to live in the same neighbourhood, she found out about the fire and personally called us to make sure that we are OK and we are aware of the fire. It meant a lot to us that our property manager treats us like her friends. She is by far THE BEST property manager we have ever dealt with in a long long time. If you come across a listing by Prompton in general, and managed by Megan in particular, you can be sure that you are in good hands. read more
