Beyond useless. Moving in and moving out required us to get an elevator key which either time was beyond complicated. The person who we spoke to wasn't in the office, no systems in place for something as simple as picking something up. Staff were mad at ME when I got frustrated that with 3 calls over 2 weeks notice they could not provide me with an elevator key on move day! Leave it at the front desk in an envelope; how hard is that? Workmen often scheduled with no warnings from property company. I am moving out today and the straw that broke me was a fire alarm inspector walking around wide-eyed and confused as to why nobody knew he would have to enter apartments today to test the fire alarms. In fact, I can hear him arguing with a resident as I type this. Mailboxes were broken into 3 weeks ago and we still can't receive mail because it's apparently just too monumental a task to coordinate a fix. If you are a Strata looking to engage a property Management company, stay far away from these clowns, they are beyond hopeless. read more

They do not uphold basic property rules that then impact the residents, do not respond to emails or phone calls, avoid upholding their mandate, complete disrespect for the owners, and yet still expect to be paid. I am selling my flat because my quality of life has greatly diminished due to a complete lack of proper property management. If I could give Martello zero stars I would. Rosemont Manor is a private leasehold property in the heart of Mount Pleasant and the team at Martello treat us with nothing but disrespect. No consultation when making any decisions about upgrades to the building, even though the money to carry out those improvements come out of the lessees pockets. Our head-lease states we are supposed to have a caretaker who lives on the premises; instead Martello rents out that suite and pockets the money. The caretaker does a poor job, often not bothering to respond to the needs of residents. The service providers she hires are sub-par, she makes unilateral decisions like removing a bookcase for sharing books in the lobby without seeing if it is something the residents enjoy, and when the fire department requested the ability to access the building, it took her over a year to carry out the request. When Martello took over as property manager in 2018, they raised the price of parking for lessees from $7/month to $100/month which is about a 1400% increase but made sure us lessees paid for an upgrade to the parking garage first. Now the parkade is barely 1/3 full and has mostly expensive cars belonging to people who don't live in the building. They don't meet with lessees to discuss issues but consistently raise management fees. There is no transparency around where our money goes. BEWARE of this company and of Alexandra Kutovits specifically. I have recently had the extreme displeasure of dealing with Martello Group starting on 9/12/22, as they took over management last year from another company I never had problems with. When an unauthorized charge came through for unpaid rent my e husband has, I contacted them immediately and explained that I had requested my information be removed back in 2/2021 as I was no longer going to be paying rent. The other company at the time, though the same person was still there as is there now that I'm dealing with, assured me my card information had been removed. Starting in March of 2021 they secured from my them husband (now ex) and for 18 months did not charge my card so I figured they had, in fact, disposed of my card information. Fast forward through a management/owner change sometime in 2021 (I was unaware because I was no longer involved), and I just got charged 9/12/22 for unpaid rent my now ex his and has. Alexandra Kutovits replied sporadically stating that the contract I had signed for payments being authorized from May 2020 thru October 2020, was still valid because it said they could charge any unpaid rent to that card. We both agree that my ex took over payments from March 2021 on, and that from November 2020 thru February 2021, I continued to pay his rent with that same card after he requested via EMAIL that the stay be extended. They agreed, I agreed, and continued to pay. All of these agreements after 10/31/20 were made via email, not a new co tract, and certainly not with a new payment authorization signed by me. After multiple emails back and forth reminding them that they did not have any current payment authorizations, that I never even signed the original contract because my name was crossed out on the actual contract dated 5/20-10/20 and my ex's name was written in, that he is the one who signed the contract, and that no new contracts were ever drawn up nor were any new payment authorizations ever signed, they still refuse to refund the amount they charged without authorization or any current contract or authorizations. Alexandra keeps referring me to a payment authorization as the reason the charge for current unpaid rent is valid. I have also requested multiple times for the charge to be cancelled to begin with, and then when it posted to have it refunded. Her latest email again reiterated it was for unpaid surrender rent based on an expired payment authorization that expired 10/31/20. When my ex went to inquire how they still had my card information on file since he had also requested it be removed back in 2021 to which they told both of us it had been, they said it was written on a piece of paper!!!!! Who does business like this? He requested it be given to him so he could destroy it, and Alexandra and Martello group continue to deny any responsibility or even acknowledge that they have no current contract and they charged my card without authorization, and that my card was kept on a piece of paper without permission. They have also not acknowledge that an email request to extend a stay that they chose to take money for, is not a binding contract. An email is not the same as a signed payment authorization either. When I asked for my situation to be escalated to the new owner, whom she finally started cc'ing on the emails, that went without response also. I then addressed Christian Desierto, the person Alexandra started cc'ing, who has also not responded. They have also not confirmed that my credit card has been removed from their office entirely, including little bits of paper they wrote it on, and have not a response to that either. DO NOT DO BUSINESS WITH ALEXANDRA KUTOVITS, CHRISTIAN DESIERTO, or MARTELLO GROUP. if they do something in error they will not take responsibility for or rectify the situation, wont address your actual legitimate and real points, and will cause all sort of issues for closing down your account and all that it entails. Martello is discriminatory towards businesses operated by immigrants. Martello also discriminates against businesses that they deem as less valuable to them than the other businesses that share the same structures and common areas. Martello property management in Calgary allows the owners/leaseholders of neighbouring businesses to harass, intimidate, and otherwise bully, the employees of neighbouring businesses. In fact, they assist and encourage those same bullies in making the environment unsafe and/or dangerous for the clients of the victimized leaseholders, and their employees. Many administrative or operational correspondence from Martello was delivered verbally by the neighbouring 'bully' business; the immigrant lease holder would then have to call Martello for clarification or ask changes to absurd demands made by the 'bully' business. Permanently fixed modifications/repairs to the building are billed to the leaseholder. If the leaseholder contests the charges, they take the money out of the rent and then threaten the leaseholder with eviction for non-payment of rent. One modification that was made never worked, but the lessee was still forced to pay. I think it is extortion when demanding a business to pay $650 to Martello for filing rent relief documents required by the Canadian Federal Government - of course it was never paid, so rent relief for the immigrant and his small business was not made available during the onset and sustained attack of COVID-19. I don't know if they do this for/to all their clients, but they did it to an immigrant business owner I worked with. I think some of what Martello is doing may be illegal; or are we in 1930's Chicago? Is this how Martello operates globally, or is this just in Calgary? Martello seems intent on destroying small businesses deemed 'unworthy' of their respect or services. It's seems painfully obvious to me that Martello has zero respect for this small enterprise, and really, just wants them to move out. I don't know why Martello keeps renewing the lease with this small business; they never answered that question when I asked them. Why am I doing this instead of the immigrant small business owner? He loves Canada and doesn't want to stand-up for his rights that may cause trouble that he believes could jeopardize his years of long hours and hard work to build his business, contribute to his community, and provide for his family. read more

Martello P. S. took over the management of the building I was living in until I moved last year. First thing they did is increase the underground parking fee from $15/month to $100/month. I heard it's now $125/month. The only "update" they did there was to repaint the white lines between the stalls. There is still no video surveillance system, no fire sprinklers, no fire extinguishers, the floor is uneven, the top clearance ridiculous and it rather filthy. Most of the people living in the building decided to park in the street instead. So now, this underground parking, which was designed and built for the people living there, is almost entirely occupied by Ferrari, Porsche, BMW and other collector cars wrapped in car covers, barely used by owners who live somewhere else. Total non-sense. Of course, the coin operated laundry machines in the building were "updated" and the price jacked up from $0.75 to $2.5, for both washers and dryers. There are no small profits. When are they going to charge for the storage rooms? It's possible that Martello is just following instructions from the building owner, but if such is the case, it does so in a very brutal and insensitive manner as communication is either nonexistent or rather curt . Greed seems to be the only operative word here. No time to loose with the low-lives living there. read more

I was unfortunate enough to have Martello manage the building that my property was located in. They are insensitive, unprofessional, and defensive when other strata owners question their management decisions (and lack of). If you have the chance to vote them out of your service contract I highly suggest you do. It was quite amusing and entertaining to see their rep beg and plead for his job in front of me and the other strata owners when we filled our ballots. Since then, we have engaged a new company to take over and haven't had any issues with them since. read more

By far the worst strata company ever! They raise fees yet the building property still looks like a crackhouse. They dont give a crap about the owners in them. Super rude when you call or ask for help. They allow anyone to break bylaws or rules that disrupt fellow owners unless it has to do with collecting their ridiculous fees. If you want a company to manage your college dorm, these guys would probably work. read more
