The staff is always friendly and welcoming, and maintenance is usually quick and responsive whenever I put in a request. I also appreciate the little community events they host -- the occasional get-togethers with sweet treats and food make the complex feel more homey. The pool areas are clean and very nice, but my absolute favorite part is the beautiful pond out front. It's so peaceful to take a stroll and watch the ducks, birds, and turtles. Overall, it's a calm, well-kept place to live with a great atmosphere.

I've been living a nightmare of intermittent, unusable WiFi for over TWO MONTHS now, and management has done effectively NOTHING to fix it. YOU ARE LOCKED INTO USING ONLY SPECTRUM, NO OTHER PROVIDERS ALLOWED. I've reported this issue repeatedly since late February 2025. The internet constantly drops, lags, and is completely unstable. It's impossible to work from home, stream anything reliably, or even just make video calls without constant frustration. I've had FIVE separate technician visits from the internet provider (Spectrum). Each time, the issue persists immediately after they leave. The last technician even admitted the issue and couldn't fix it from their end, basically saying it's out of their hands. Management is aware of this severe, ongoing problem. I've sent multiple follow-up emails detailing the lack of service and the failed attempts to fix it. The attached ping test screenshots clearly show the pathetic state of the network here - constant packet loss and ridiculous latency. This isn't just an inconvenience; it's a fundamental failure to provide a basic utility that is expected in any decent apartment complex. The fact that this has dragged on for over two months with no resolution or even a clear plan is utterly unacceptable. The management does not allow other internet providers, or let me out of my lease. Until this is fixed (and frankly, I have zero faith it will be anytime soon given the history), save yourself the headache and look elsewhere. You've been warned.

I was in the Army for about 10 years and I dealt with plenty of property managers and this by far the WORSE experience ever. to the point that I dont want to deal with property managers ever again. Kim You charged me for stuff I know for a fact you don't do. You charged for seeds for the grass that grass was trash when I moved there. And still treat it but that grass was already trash there's No seed that can repair that nasty grass. You also charged me for "cleaning" when I got the house that house was nasty and dirty, I sent photos I have proof the carpet was trash the house is trash just like you do business trashy if we can even call that a business very unprofessional and cheap property management. You Kim, you are very cheap and very unprofessional You Don't even have a place to take care of clients thats how cheap you are. I'll make sure at least 100 customers don't go your way. I promised that. Please run AWAY from this SCAM property manager they will do anything within their power to retain your deposit money without any reason.

Along came my 18 year old nephew and my 9 month old son. Before going into the home, Kim Cochrane states "Do you want to leave the baby outside with him? (My nephew) People usually don't bring their babies." Very rude and first red flag. Families go to see homes together all the time? Second red flag I was rushed through the tour after 10minutes of looking around she turns off all the lights and locks the doors. I had to ask her to reopen so that I can at least get a video. I leave her with the $60 money order for the application and $2095 personal check deposit to put the house on hold. I get home and apply for the beautiful home. So, she calls me the following day and tells me I didn't get approved for the house. She said it's bcuz they "can't verify where my income is coming from" (her exact words) MEANWHILE I provided her with business bank statements as well as personal bank statements all going back 6 months and two years worth of tax returns LOL I asked her what else can I provide her with she tells me "the answer is just no" she's a joke! I'll keep looking that place wasn't meant for me. Edit: She just commented some excuse about "policy" lol if that is the supposedly policy Kim, why was it not mentioned prior to showing? Or at showing? Btw her demeanor has completely changed now that the public is watching. She was extremely rude in person as well as over the phone. I even called my family and friends after because I was just in shock at how rude she was. We definitely will not be going through this company being that she's the "owner" BEWARE!

    Community Management Professionals managed our condo community in Orlando for one year. It was the…read moreworst mistake our Board of Directors ever made in hiring this company. They are the worst! We had five community mangers in the first ten months of our contract. There was no coordination between managers when one would leave and another would take over. The management of the Orlando office is completely incompetent. Becky Hertzler is the office manager. She has no clue what she is doing. At a board meeting in 2025, I asked her four questions about our community. Her response to each question was: "I don't know." And she is in charge of the office and cannot answer simple questions Prior to our last board meeting, CMP sent out an e-mail to all 164 unit owners advising them of the time, date and place of the meeting. On the e-mail, CMP spelled the name of our community incorrectly. No one at CMP noticed this mistake. I had to bring it to their attention. Unit owners would complain that they sent in requests on the Town Square website but never received a reply. The request would be closed out with no explanation to the unit owners advising them of a reason. Complaints to their corporate headquarters in Dallas were ignored or we received some feeble excuse for their incompetence. Eventually the Board of Directors got fed up with CMP's ineptitude and voted to fire them upon completion of their contract. I advise any condo community looking for a 'management company not to hire Community Management Professionals. They are anything but professional. Look elsewhere! These people are more than incompetent. It is hard to believe they are still in business. Stay away!

Recently I refinanced and my title company couldn't get the information from you either. No response to them. No five star customer service here. There is no customer service. Responding with email me at ..... which I have done already and you don't answer doesn't solve the problem. My development is Grand Island Reserve.
