5 Stars for fantastic service from Beth Hobart (Realtor) in both helping me buy and sell a home…read more I have worked with Beth on buying a home a few years ago and now again to sell my home and buy a new home. That's 3 times, for those of you counting, and I've been absolutely blown away by the level of service. Beth provides an in-depth initial meeting to talk about her services and commitments to you. From there, every step of the way is communicated clearly by Beth or someone from her small team. When I say they go above and beyond, I'm talking fantastic photography and videography of my home, great social media marketing and the ability to get the home featured in local publications. The part that truly blew me away was when her team got 3-4 quotes for everything from the inspection, to a roofer, and everything in between. They got the quotes for me and availability of each service provider and all I had to do was pick one. They also scheduled the appointment on my behalf and someone from the team was there to accompany me. This is NEXT LEVEL. Buying and selling a home is extremely stressful, but this team made it really easy. I will be working with Beth with any real estate needs in the future, without a doubt! No wonder she keeps winning best Realtor in the Orlando Weekly's Best Of issue every year! P.S. Don't get me started on the "congrats on your new home" gift/starter pack she gives her clients! I won't give it away ;)

Under the (CRFA) CONSUMERS AFFAIR FAIRNESS ACT OF 2016, I'm going to post a review of my honest…read moreexperience with THE CARVAJAL GROUP located in Avalon Park from roughly May of 2021 till June of this year. The Consumer Review Fairness Act (CRFA) signed by former President Obama, protects people's ability to share their honest opinions about a business's products, services, or conduct, in any forum, including social media. My mother and I hired The Carvajal Group/VIP Home Rentals LLC in 2021 to get a tenant for my 84-year-old mother's property. They got us a renter, and 4 1/2 months later, they wanted out of the lease to buy a house. I immediately called Jim and let him know what was going on, and he didn't say anything that he was in the process of selling or getting into the process of selling them that house. the following month in November Two of the three tenants closed on a house that jim and and Deena sold them. but again jim stayed quiet and did not say a word to us about this transaction. Ten weeks later, two of the three tenants abandoned our rental, and the other called in to say they could not afford the rental anymore. We called Jim again and explained what we were going through with the tenants, and again Jim stayed quiet and kept it a secret that he and his wife had sold the tenants a new investment home. Because of the lack of transparency from (Jim and Deena) Brokers at The Carvajal Group, my mother thought that the tenants were really going through a hardship. But 2 out of the 3 tenants had enough money to purchase a $391,000 new town home for investment from Jim and Deena. Jim and Deena made under $24,000 in commission based on the normal 6% commission rate. Since they where the listing agent and dealt directly with the tenants one on one. In addition, since me and my mom was not made aware of this transaction, that the tenants had purchased a rental investment property with renters from Jim and Deena, she or we went ahead and forgave the tenants @ $2500.00 worth of damage and penalties. They only paid us a part of the full amount since we credited as mentioned above about $2500.00. Three months later, the tenant called me about an issue regarding a rental property she had purchased. After my conversation with her, I was intrigued to know who had sold them that property. I searched and I was disappointed to find out it was The Carvajal Group and very upset that they kept it quiet and secret all along, even after contacting them in October about the tenants intentions to break the lease and buy a new home.. I contacted Jim very upset about what had transpired and he denies any wrongdoing whatsoever for his lack of transparency, honesty and integrity in what we believe should have been brought up to our attention. This was his response: "Good morning George, the response was already given on the original thread." As I mentioned before, we've done nothing wrong. My 84-year old mother was affected by this because of all this. Jim will not say why he and his wife keep this all a secret. Why did they not look out for my 84-year old mother's best interests, who was their client as well? if we wouldn't have listed the house for rental with the carvajal group, they probably wouldn't of had this great opportunity to sell the tenants a $391.000 Investment property without another realtor involved. It was thru our rental that was in excellent shape that got the attention of the tenants. The least thing Jim and Deena could have done is let us know what was transpiring underneath our noses. All he to do is just let us know. We were not going to get involved what so ever in the sale. But we believe if 2 out of the 3 tenants responsible for the rental where able to buy a $391,000 house from The Carvajal Group, then they could have afforded to pay all damages of the lease with us. Why did they (The Carvajal Group)(VIP Rental Homes keep it hush hush? They won't tell us why they kept quiet and they won't offer for my 84 year old mother anything to make up for what happened or for the money she lost for their lack of transparency on this whole ordeal.. After an 11 year old friendship we have decided that we will "NEVER" again hire or recommend The Carvajal Group or VIP Rental Homes LLC. This has really been a very regretful experience...

Do you want to guess what's going on with your home sale or purchase? Have to constantly ask…read morequestions because your realtor (and an entire team) won't proactively communicate with you? Want to sit there every night and wonder if you are actually getting proper representation? Then maybe these folks are the right realty agency for you! It's sad. We interviewed 3 realtors and felt really good about hiring Carvajal. But, they are merely reactive rather than proactive agents. Extremely passive. It saddens me to have to put this in writing, but I feel this needs to be pointed out to potential customers. Mind you, right down to the closing, I had to text the agents to find out what was happening! Every day was a new day to ask "What the h*ll is going on?" Right up to the closing - Did the buyers' walk-through go OK - I had to ask since no one said anything of course? We didn't know, they never said. The next day, closing day, I finally had to text and ask is everything going forward??? Why should we be proactively be informed about that, right? Yes they said and also promised to "follow up" with the title company "shortly after" the 2 p.m. close where the buyers were signing (that was at 11:53 a.m. today). No word back of course - 2 p.m. came and went and so at 4:53 p.m. I had to yet again text and ask if everything was done or not. "Yes everything is completed," was the reply. It's like slowly, painfully pulling teeth. I WOULD NOT WISH THIS TYPE OF SERVICE ON ANY ONE. Particularly given how stressful selling a home and buying a home are - in fact we fired them from the buying transaction that were sort of working on with similar enthusiasm a month ago. That's how bad things were. In short, I CANNOT (and will never) recommend The Carvajal Group. Again, it's so unfortunate, but they were paid good money for what I see as disservice. As some proof, I'm attaching a picture of today's communication I referenced.

When our daughter bought her house, Krystal was her agent, and I was struck at how insightful and supportive Krystal was to our daughter's wants and needs. Once my husband and I decided to move here to be closer to our daughter, there was no doubt we were going to call upon Krystal. I started looking at houses last November, while the move was not for certain, and Krystal very willingly took me to some houses I showed interest in. On the day we put an offer on the house we are closing on this week, Krystal had lined up 7 houses to view... and in previous months had seen a few other houses from time to time as well. Bottom line, Krystal was ALWAYS responsive, and listened quite carefully to what we were looking for. The house we ended up getting - we were one of 14 offers submitted in a 1 1/2 day period- Krystal expertly guided us through the submission process - and we came out being the very fortunate winners! I am not saying lucky, because it was not because of luck, it because of Krystal's expert advice, and her commitment to helping us get a great house. I do also want to mention Maxine and Rita, who assisted with the closing aspect. Both of these ladies were very responsive to any questions we had, and I thank them both, as well. Sending huge thanks to the entire Bustamante Team... and most especially Krystal! We don't plan to use you again any time soon (I LOVE my new house!) but I definitely will refer friends and family !

When I think of Kathleen Carlson and Imagination Realty, the word "serendipity" comes immediately…read moreto mind. It was serendipitous that my husband and I decided to visit Celebration 20 years ago on one of our bi-annual Disney Vacation Club trips. After eating at Columbia Restaurant, we took a stroll around the town imagining what it would be like to live there. We were in our late 30s/early 40s, living in PA and Celebration seemed like an impossible dream for two people just building their careers. We stopped for a bit to drool over the real estate listings in Imagination Realty's window. A friendly voice behind us introduced herself as Kathleen Carlson. Her smile was bright and infectious; her voice melodious (reminiscent of a Disney Princess). We had much to chat about as Kathleen had once lived in our neck of the woods. It was a chance meeting, but one that would forge a 20-year "stay-in-touch" friendship. Every now and then we would reach out to her, or she would reach out to us. A few times, we would combine our DVC trips with a half day of house hunting in Celebration. But it was never the "right" moment: careers, illnesses, family ties, births, deaths, economics...something always got in the way of making our Celebration dream a reality. Fast forward to early September of 2022: my cell phone rang, and I saw Imagination Realty on the screen. I picked up and Kathleen talked excitedly for about 2 minutes non-stop. My only reply was "hang on a sec; I have to get John on the line so you can repeat everything you just said. She laughed and then happily repeated herself when John was on. Bottom line: there was a house available that checked all our boxes. Were we still interested in Celebration? Serendipity struck again as 3 days later we were booked for a long weekend in FL. (Admittedly, it had been 2.5 years since we traveled ANYWHERE, thanks to Covid so we were desperate to go SOMEWHERE and this seemed like a good excuse.) I remember thinking that even if we didn't like the house, at least we could enjoy being somewhere other than our own back yard. We saw 4 houses in Celebration during our first afternoon and serendipity had us both zero in on only one of them (an amazing feat for 2 people who are generally split on everything!). We asked to see it again the next evening. Kathleen met us there with a bottle of wine and 4 glasses (for the seller's realtor and us). She and the other realtor settled on the front porch with a glass of wine while we explored the house on our own and imagined living there. (Where would we put the piano? This rug has to go! Look - a wine fridge!) After a bit we joined them on the porch. Before too long, the owner came home and joined us out there as well. Serendipitously we ended up chatting like old friends until after 11 PM! It felt like home. After a side trip to St Augustine (to see another house just for the heck of it), we made an offer on the Celebration home. In short order it got accepted and closing was scheduled for the end of September (serendipity struck again as we had already planned a trip to FL that week and had one day scheduled as "free" - i.e. no park tickets). Kathleen and her team expertly and cheerfully helped us through each phase of the experience and it was a great comfort to us knowing they had our backs. (Kathleen even found the PERFECT realtor in PA for us who - serendipitously - happened to be a neighbor who sold our hme in 3 showings.) We moved into our new home the weekend before Thanksgiving - amazing since just 2 months prior moving wasn't even on our radar! But having true professionals like those at Imagination Realty working with us made all the difference - Kathleen was a great sounding board for us, and her team was able to answer every one of our questions. Almost 3 months in now, we love it here in Celebration and we are pleased that Kathleen had the imagination needed to get us here!
