She also said the Clubhouse would be inclosed with pool table and place to have events. The Clubhouse is tiny and not enclosed. Can't be used when rainy. No soundproofing. We started noticing that the stucco pillars holding up our balcony deck kept on getting leaks. After speaking with 5 general contractors, they all pointed out that it's very likely that the balcony deck wasn't properly waterproofed, hence causing a leak that then affected the stucco columns. I had Meritage check this out, which took them months to do. They came back and wrote that they took up some of the balcony deck boards and saw "no water damage". They also wrote that the leak was coming from the front trim. Taking that info, we then hired someone to repaint and caulk the front trim and re stuccoed the pillars, etc. But that didn't solve the issue. So finally we hired a general contractor to pull up the balcony deck boards and he found substantial water damage, to the point where it could have caused personal injury to our tenants had this issue continued being unfixed. What our GC also found was that Meritage did not properly do flashing, use the correct screws or seal the sleeper boards below our 2nd floor balcony deck. These actions on Meritage's part has led to extensive damage to our balcony deck to the point where we had to spend over $40K to demolish and rebuild both the balcony deck as well as the damaged stucco pillars holding up the balcony deck. We submitted this evidence to Meritage and they denied the claim for no reason whatsoever Even though we were within our 10 year structural warranty with Meritage. They are the worst possible homebuilder and no one deserves to live in such a shoddily constructed house. May their karma come back to them! read more

My fiancé and I bought a brand new Meritage homes home in 2020, now in 2025 we have been battling water intrusion in the walls that led to extensive mold due to faulty building. Our sales person was helpful and answered all our questions. It helps if you know which questions to ask. What's the HOA? Is there a CDD? What are property taxes estimated at? Etc. We love our home and appreciate how tightly sealed it is, being in South Fl. We did have some issues with cracks in the garage floor, but they offered to epoxy it as the cracks were not wide enough to merit a drastic repair. Every single builder we checked out prior to buying had similar build quality issues because they all pull from the same pool of subcontractors/workers. If you use that as your base line for rating homes, I give Meritage a general score of 3.5 out of 5 but a 4 for our specific home. I've noticed things like a lack of right angles, doors that were not plumb, and slightly misaligned archways--all things that could've been avoided if the workers used leveling tools properly, the inspectors did their job correctly, and deadlines weren't prioritized. What we like: The ceiling heights are 9' 4", the baseboards are taller than other builders, they use foam insulation in the attic and exterior walls, impact windows, and the price was right for the location and square footage. Anyone complaining about the included appliances must understand that they are builder-grade and aren't intended to last a lifetime. read more

CDD fees are a Florida thing only that allow the builder and all the big shots to get rich off the people that buy their homes. their robbing people without using a gun. then you have the work quality of the homes. FFFFF rating across the board. however, they do dress it up nice so not to attract attention to everything you CAN"T SEE. If you buy one of these homes in Fl without first getting a FULL 100% top to bottom inspection, then you're asking for problems down the road. We had very bad experience, they promised to give blinds, refrigerator, washer, and dryer with the house but they just gave blinds and refuse to give refrigerator, washer, and dryer. Reasons not to purchase a Meritage home. I moved into my new home in December 2022 and since then: 1) I had to beg to have the included dehumidifier installation which took place a year after the build (not so bad at least they did it). 2.) The irrigation installers cut corners by not installing a water cut off, piping broke, without water for days until they came and repaired their handywork. 2.) I had a flood from the second floor of my home extending into the first floor from a toilet installation issue in the master bathroom. After $20,000 of remediation and repair somewhat back to normal 3.) When installing vinyl plank after the flood, the sub flooring installed in the second floor loft was all uneven and needed to be addressed. 4.) The master bathroom fan stopped working due to a roof leak from an improperly installed roof vent. Had a delightful (sarcasm) conversation with the roofing company they used, and apparently they are happy with their workmanship after 2 years. There are so many reasons to NOT use or buy a home from this builder. Bad workmanship, bad plumbing, bad siding, bad engineered flooring and the list goes on. Cracks on the exterior siding, cracks in basement floors, uneven engineered floor, low profile toilets that make a horrible sound when flushed, shower doors misaligned, and the list goes on. Poor to no response after the year punch list. No accountability! The only positive thing is they build poorly BIG houses. We just purchased a Heritage home two months ago, hung clothes in the closet and it completely collapsed after inspection come to find out they used particle board and pin nails never heard back after we complained. The fence is made from the cheapest materials already coming apart again pin nails was used. The front and back yard is a disaster uneven and full of holes kids can't even go out and play. read more

I'm not even the first as some of my neighbors were hit with the same violations over a year ago. Beware. 2019: Major plumbing issues that were unaddressed for months, caused major damage resulting in a major insurance claim. We built a house in 2020 and it was poorly built. In the little over 3 years we've been here the repairs have been insane. The irrigation manifold has had to be replaced twice. The pool enclosure door has broken. Both lights in our pool have had to be replaced. Our pool has a leak. The vinyl flooring has several areas that lifted and had to be replaced. The carpet has creases in it because they didn't stretch it correctly. Like the list goes on. I would not recommend. We bought a home in Province, a retirement community in Maricopa , Arizona 12 years ago. I have spent a lot of that time fixing plumbing and irrigation problems during my retirement. I had wondered why water would leak at the bottom of the garage floor , and why we had herds of rats in the attic along with nesting birds. Turns out Meritage never finished the tile roof, leaving it wide open to the outdoors. So far the repair estimates to bring the home up to code is in the neighborhood of 50,000. I would be happy to send you pictures of what you can expect from meritage homes , hopefully before you buy . I have dryrott in the walls , a leaky roof and lots of mold with rats and other uninvited inhabitants. And who signed off on the home inspection from the city ? The city of Maricopa refuses to release that information. I have nothing but love for my Meritage home. Everything is perfect! There were a few minor things they had to come back to look at but they were quickly taken care of when I contacted the office. My home is spacious, had very nice blinds installed in every window, granite counters in kitchen and baths, very nice carpet and tile. I have nothing negative other than there could have been a bit more space alloted for the refrigerator. But Overall, I love my home and would buy another one! I will also add that the onsite sales person I worked with, Josh, was extremely helpful, candid and responsive to anything I asked. I have zero complaints about Meritage. read more

Caulking around baseboards is terrible, there are many places on the sheet rock that was finished very poorly. You would think in 2021 people would be doing better with racism and discrimination. I just left the sales office in Clermont where I feel very discriminated against from the time I walked in the door the salesman was cold he looked at me didn't greet me or say I'll be with you in a second or anything. And then when I was trying to discuss the house he blew me off told me everything was on the website it was very rude and short. Ask me was I going to put a contract today and just told me to walk through the model with an attitude while rolling his eyes at me. After viewing the model I came back in very friendly and was telling him that I was very interested in the Yellowstone and that I would like to come back with my husband when I was asking him about pricing information he was very short and said he would need to take my name and everything when they become available but when I went to give him my name he blew me off and said go check out the competitor next door. The sad part is I would have been a cash buyer I was trying to explain to him that I just sold the house but he did not want to even hear anything I had to say. So now Cagan Crossing Meritage Homes has lost a potential buyer. But this is unacceptable yes I am African American and this is just sad because you never know who has money and who doesn't the couple that was in there when I walked in was white and was being treated very sweet and very kind and the salesman just looked at me and discussed when I walked in the door. Huge stucco cracks because of faulty stucco and now we have water intrusion into the walls of our home because of a construction defect on the windows. we are having to have walls ripped out and all of our windows either replaced or repaired. Our house was delivered to us in a rushed closing damaged. They accidentally put a giant hole in our foundation with piping for a second island we were never to get. That hole has continued to ruin our wood floor and it has now been repaired 3xs going on four. Their own trade even said Meritage goes for the "quick fixes, the patch jobs" and this is true. The ceiling in my baby's room split and chunks fell out due to the roof not being properly sealed and causing a leak. Our garage flooded due to the outside wall not being properly sealed. Our extended lenai ceiling buckled and split due to improper support. When we moved in we had no water because the drainage was clogged from construction debris. We also moved in with our main water line broken (our yard flooded) and need to be repaired. We learned our new ac units were installed with faulty coils - it broke down twice and needed new coils twice. We moved in with a bad thermostat and we are on our third one. Not once has quality control, or leadership ever reached out to us. Not once. I reached out to the the customer service manager myself (Christopher) and I reached out to the Orlando Division President (Brian). Didn't matter though they take no responsibility and have no care because they've already gotten the check from us. It's sad how they rip people off - if you're reading this and are considering please take to heart my experience. My family has been through hell with them. Meritage management in the Austin area is very bad and ignores and never welcoming the customers, also the sale president Jeff Anderson is discriminating the customers. I paid $11192.00 as Ernest money and upgrades signed a contract and had a prequalification for a loan, still, sale vice president Janet canceled my contract after three weeks without saying a word, and she still has not paid back my money. As a first-time homebuyer, my experience with Meritage has been a nightmare. I have filed multiple warranty claims since closing on November 23, 2021. I have had issues with the doorbell chime, nails poking through the drywall, closet shelves collapsing, HVAC unit leak, caulking peeling in bathroom, chipped floor tiles, loudly banging roof vents when windy, and a water main break. I closed on a new construction home over 2 months ago and it is still not finished. The completion of the home was pushed back multiple months due to errors in ordering the correct materials for our home. All other homes on our street were completed prior to ours, even the ones that broke ground after. During the final walkthrough I pointed out over a dozen issues to be corrected, most were identified by a third party inspector. They range from minor issues (missing can lights, loose breaker, missing exterior trim pieces) to major (unstable knee wall, sloped/incorrect floor piece on second floor, poorly sloped gutters causing water to pool). During the walkthrough I was reassured by my builder that these issues would be fixed quickly. Well it's been 2 months and only 1-2 issues have been dealt with. I check up with the progress weekly and am usually blown off with no real update. Most recently I was basically told that they really don't HAVE to complete any of the punch list items because the home received it's CO. My advice is to avoid Meritage if possible, they only care enough to finish your home and collect your money, then they make no effort to stand by their work or their word. read more

Then you learn that they lack a minimum organization, are very but very expensive to make any small change and have no flexibility to accommodate any request.Their design center does not have many options and they are very arrogant. They don't even honor a written down promise! Update 6/11: Just found out that they've canceled the contract without even notifying me, and they are reselling the house while still holding my deposit. Isn't it fraud? There are tons of articles warning against trusting a builder's oral promise. Hardly would anyone expect a builder to break a written promise. But this is exactly my experience with Meritage Homes. Meritage Homes promised to build two units of HVAC. After they mistakenly installed a single-unit system, they refused to replace it with the right system as promised. I ordered to build a new house with Meritage Homes at Oviedo Gardens in January 2017. Before signing the contract, I asked the sales associate how many HVAC units there will be for the two-floor house. She checked the plan and confirmed through email that there will be two. Satisfied with the answer, I chose the model and paid the deposit. However, Meritage Homes mistakenly installed a single-unit damper HVAC instead of the promised two units. I researched and found that damper systems are far worse than two-unit systems except that the damper systems are cheaper to build and install. I brought up the issue to the construction manager and the sales associates. They told me that their company forgot to synchronize the plans the construction team and the sales team use, and the two teams end up using different plans. They admitted it was Meritage Home's fault and believed their company would replace the wrong system with the right one. However the Orlando division rejected the switch. Joe, VP of operations, came up with all kinds of funny excuses to reject the replacement. Because of word limit, I have no space to write down all the funny reasons he provided. I felt shocked by the Orlando division's arrogance and unprofessionalism. I've been looking for ways to sue Meritage Homes but under the current legal system, there is really nothing a house buyer can do to protect himself, not even with a written promise or contract. All I can do is to warn future buyers about Meritage Homes. I think the problem lies in their corporate culture, which definitely doesn't put customers' interest first. I doubt those people even care about the company's reputation or long-term profit. Whenever issues emerged, their first response is to play hawkish on customers. They seemed to believe that all customers would concede sooner or later. Sometimes they wouldn't hesitate to lie to customers to avoid trouble. Speaking of lies, here's another example. The side width of the countertop of my kitchen island is 7 inches shorter than that of the countertop in the inventory house. To make sure the inventory house should be right, I checked Meritage Homes' promotion house of the same model on YouTube, which has the same size of countertop as the inventory house. The overhang of my countertop is so small that the person who sits on the chair by the kitchen island would have no room for legs. I reported the issue to the construction manager. He replied the inventory house was wrong and mine was correct. I asked for the plan. He sent it to me and the plan almost perfectly matches the inventory house. He threatened that if I continued to complain, he'd lift my countertop and cut the width even shorter than before. Up till now, Meritage Homes still insisted that my countertop is the only one that's correct. It seems that the plan is wrong because it doesn't not matching my countertop. The building process has been a nightmare. As far as I know, the sod company has come five times but a big part of lawn is still bare. Each time, the sod company failed to bring enough sods. I asked sod workers why. They said they brought what the builder estimated to need. No need to say how much waste is involved. If Meritage Homes really wants to save money, they should improve building management rather than miss a HVAC, cut corners on countertops or lie to customers. read more

This is my second home purchase in Florida. I have to say, buying a brand new home with Meritage Homes has been the best decision I have ever made. My salesperson Sally was good to work with. She was straight forward with my wife and I and we got what we were promised. Now I have been in the business of new construction homes and know how things work. There can always be something that was missed, damaged, or even defective. Replacement items can take time to get. Its how the company takes care of the problem is what matters. I have been in the business for 18 years, so I know this. Some people want a problem fixed right away. In some cases, it can be done, in others, it can take some time. From day one of when my wife and I moved into our home, we found some things that were not right. I contacted Harold who is in charge, and he has taken care of every issue I have had. First, it was my kitchen faucet, he came over and took care of the issue. Then there was my dishwasher not working, he came over and saw it was not plugged in when it was installed. Needed help to figure out how to work the sprinkler system, he helped me with that too. Now mind you, some of these times he has come over on a Saturday or Sunday. All the builders I know do not work on Saturdays or Sundays. After 5pm during the week, they do not reply to text messages until the next day. Harold is always in the community and always says hi when I see him. He always says hi to son and jokes around with him. My wife and I love Harold, he is like family to us.
