By far the worst real estate management company I could have rented with. While living as a resident I had numerous issues, including a broken A/C, missed trash pickups, and a smart home feature that didn't work for months. The entire complex even got a notice from the water company threatening to turn the water off because Progress didn't pay the utility company on time. I've spent hours on the phone with their customer care, have had numerous tickets closed with no actions taken, and honestly was so thankful to finally have reached the end of my lease. My last month, Progress charged TWO MONTHS RENT because, though I had signed my intention to move out, it was "in case I decided to change my mind" or stay longer than intended. Right before I moved out, Progress added my rental agreement to my credit report and therefore not paying the EXTRA MONTH would have negatively impacted my credit score. The money was eventually refunded after moveout but I have NEVER had this sort of terrible experience. Fast forward four months after my lease ended and I moved out, Progress is STILL reflecting as an open account on my credit report. I've called their phone line and was told to email Customer Service because she has never heard of this happening. Customer Service closed my ticket TWICE and told me to call their phone line. I am about to submit a formal complaint with the BBB. This company had been nothing but irresponsible, unreliable, and all around a horror to work with. All maintenance calls were answered promptly, if there were any changes, they notified us ahead of time. COVID-19 impacted PCS timeframes. Detailers pulled us right after we renew our lease. Instead of paying an expensive month-month lease, Progress Residential honored our newly signed lease. This company works with their tenants! If the house was returned/turned-in the same condition the tenant occupied it initially, you will get your deposit back. No questions asked! My husband and I moved from Indiana to Florida. I love how easy it was to fill the application out and everything was done online. We moved in a week later after filling the application out and Hayden and Dianne were amazing. Hayden helped us with the lease and communication was great! 01AUG2022 I found this company online and they had a BBB A+ Rating so I found a home and, last night I applied. Thus far, my agent, Lauren, replies to my emails within a day or two by sending me a link to the website. I have obviously already checked the website and the questions I am asking are not found on the website. For example, "Is there a washer and dryer in the home?" So, my first impression isn't great. But the least possible score I can give was earned this morning when I received an email to verify my income through their third party company, The Closing Docs. I had already uploaded a copy of my paystub to the RentProgress website. The Closing Docs first asked which bank I use then required my banking log in information including password. Are you kidding me? Since I closed the website and have proceeded no farther, I have been inundated with emails and automated text messages offering to answer questions, prompting me to hurry up on the application or reminding me that failure to comply means they might decline my application. Bring it. I went back to BBB who reports that the only requirement of an A+ score is that they respond to every complaint. Respond. That's it. talked to the lease agent several times before we moved out. we told them we are not committing to moving until we secure a new rental. the issue is you cannot secure a rental until 2 weeks before move in. we found a rental that gave us 3 weeks to move. we notified Progress that we secured a rental and are moving out at the end of our lease. We also asked about cleaning because our move out was easter weekend we could not get a cleaning company. the lease agent said the max that would be charged is $450 if needed. We cleaned the house better than it was when we moved in. power washed all the driveway and sidewalks, garage floor, gutters, back patio and sides of the house. took down every light fixture and washed them. 6 days after moving out they sent us a bill taking all our deposit money and because we did not hire a professional cleaning company the entire $450. then added the addition time for no "written" 60 day notice to move out. so we owed them another $1400! the lease agent never asked for a written notice they just said keep them posted. total SCAM read more

My family and I are now stuck without a house after moving across state lines for my husband's orders because they told us a house would be ready and two months later it is not. Only use this company as a last resort. They are deceptive, slow/nonresponsive with maintenance requests, or simply use the "its our property, just deal with it" approach. I would give the 0 stars, but that wasn't an option. We rented a home from them in Fleming Island, FL, in a community with several neighborhoods and several community pools. Although their website lists a feature of the house as "pool", the individual community we live in does not have access to the community pools without paying a $2K+ annual fee. Progress knows this (I sent them an email message informing them), but still leaves the deceptive information on their website. We have had several maintenance requests that were either completely ignored, closed out without resolution, or indefinitely delayed. After several attempts to get them to remove garbage/debris in the back yard that was left by the previous tenant, I finally gave up. I took photos and the items will still be there when I move out. And, don't worry about any wording in your lease...that doesn't matter to them. We had an emergency repair request that squarely fell within the limits of their responsibility, but we were charged the repair fee. Instead of looking to wording in our lease, they consulted their maintenance department (not the contractor who repaired the issue) and internal Progress Residential documentation for justification in charging us. Rent from them if you have to, but remember you've been warned. Their 1.5 star overall rating is well deserved and I can only assume it would be lower than that if a 0 rating was allowed. read more

DO NOT RENT FROM THEM! I rented 1676 Dockside Drive close to 2k per month with pet rent. Nice neighborhood. Moved in with no A/C, smelly dog carpet that was unbearable and I had to fight to get replaced. They already had my deposit and I had given notice at my prior place so I was stuck. 5 months later I bought a home. Since there is a pandemic there is no in person inspection. I left my cleaning receipt on the counter (275.00) as directed in their move out instructions and they charged me another 250.00 from my deposit. So I double paid for cleaning. Now I am spending my time emailing and calling the cleaning company (their preferred cleaner) and Progress to recover my 250.00. Do yourself a favor and rent from a private individual or some reputable property company. This place is a fraud and I would not be surprised if they are part of a class action lawsuit at some point. I initially rented through Heritage and about 3 weeks later with no notice management changed to Progress rental. Well problem is I moved in at the end of the month but Heritage said full rent and deposit had to be paid for move in and the next month would be prorated and it was not. I paid full rent each following month until March because I started a new job and fell behind. Now out of no where the portal has changed saying I didn't pay February rent which I have statements that I did. They approved me for a house Then cancel the application without notification. I only figured it out because I went through the portal after seeing they relisted the house despite my deposit. So they didn't contact me at all to inform me that I was no longer able to rent this house nor did they give me a reason. I spent three or four days calling them, with a collective hold time of 5 hours. Finally got through to somebody and she told me that the reason my application was canceled was because I didn't have 12 months of rent saved up because I'm self-employed. I told her I actually do have 12 months of rent saved up. She told me I would need to leave a security deposit of three times the monthly rent. So they wanted $6600 for me to move in to a house that I was overqualified for. This would not go towards my rent I would be held for a year. So in the most polite way I told her that they were insane. I looked back at the listing and it turns out they upped the price of the house by $400 a month. So I believe the real reason that they canceled the application was because they wanted more money for the house. There is no way someone with a 740 credit score, perfect background check, and six times the income requirement should be denied. Especially with proof of having paid double that amount of rent for last year. I'd seen they had bad reviews but I really tried to give them a chance. They are a nightmare. I usually don't go out of my way to complain about anything... however I felt this needed to be shared. Since we started renting a home through Progress Residential since 4/20/20, we have had nothing but issues. The plumbing in the home is awful. There could be nothing in the toilet and if you go to flush it, the toilet bowl 90% of the time just fills up instead of flushing. It came to the point where we were having to go down the road to the gas station to use the restroom because it would stay clogged for 1-2 days and then eventually would just go down itself. Plunging the toilets never worked. I could not find the info to contact maintenance. I was told the email was sent to me when we moved in that included that info but I couldn't locate it. We moved in during the covid shutdown so I had a hard time contacting the rental company. I had sent over 4-5 emails and tried calling in a period of two weeks and never heard back. Eventually the toilets got to the point where they stopped flushing completely. It got so backed up that water started coming through the walls and sewer water ( yes, watery poop) was coming up through our shower drain (see pics) and this has happened multiple times. Since I could not get ahold of anyone and the online , we had no choice but to contact a professional plumbing company to come and help. We spent over $500 for a plumber to snake the main line. Long story short, Progress Residential did not want to refund this cost because I did not contact maintenance specifically. They only gave us a $75 credit on our rent that month. Of course the plumbing issues have continued and the toilets still clog everyday and stay clogged for hours at a time. We still have sewer water coming up through our shower. Progress Residential did finally send a plumber to check things out again which im very appreciative for..but the issue still continued. My husband and I cannot live in the home anymore. It is becoming a health concern due to the sewer water coming up through the drain even while showering..along with not being able to use the toilets on many occasions. I have notified the rental company that we are moving out of the home next month and that we would appreciate them waiving the penalty fee or atleast discounting it..since we are breaking our lease early. This was denied and they are still wanting us to pay $2570 to break our lease. I am beyond stressed, and I wanted them to atleast waive half of the fee due to the issues we have been going through. read more

We pay around $2200 for a house that has been abused and is slowly falling apart. They don't want to actually fix things they just want to put bandaids on it. Our fence is rotting and a giant dog next door is punching holes in the rotting wood with its head. Progress comes out and says oh it's the neighborhood's fence not our problem. They told us WE need to go talk to them about it. I'm the renter why am I talking to a homeowner?? Progress owns the home not me!! So we thought ok we can transfer to a better home with Progress. They didnt install the window screens correctly so we could never open the windows at night without bugs coming in AND then they charged us at move out for damage to the window screens. Want to end the lease early 3 months rent. Want a 7 month least, 200.00 more per month. Want a month to month lease while you try to purchase a home, 300.00 per month additional. Using their online rent payment, three days late due to their system not updating after a lease renewal, late fees, despite never missing or being late on a payment for the past two years. No forgiveness, corporate won't allow the locals to have any discretion. And your rent goes up every year by 50/100.00 per month, regardless of how good of a tenant you are, no major repairs or late payments. And Progress owns these houses outright, so no mortgage to cover. Just pure greed and profit driven company. read more

$45 just for notifying you of a HOA violation (which is simply forwarding you an email) instead of allowing you to correct the issue (Trash Cans visible from the street even though its behind some bushes on the side of the house, for example). This could be remedied if the HOA was able to directly speak to us instead of having to go through Progress Residential. There is not an emergency maintenance repair direct line. It will take 6 minutes of following prompts before you get the chance to speak with someone, if you are lucky, otherwise they will ask you to leave a voice mail and they will get back to you. A storm power outage damaged our AC system late July, it took 3 days without being able to leave the house while awaiting for the technician to call (they will charge you $60-75 if the technician shows up and you are not present) before anyone showed up to fix it. read more

LET ME START WITH DO NOT RENT FROM THIS COMPANY!!! If it was possible to leave zero stars I would. I previously submitted a review but it doesn't appear to be here anymore so I'm doing it again. I rented from Progress in 2014 through 2016. Michelle Westlake was the property manager in Indianapolis and I found her to be quite possibly the most dishonest, evasive and unscrupulous individual I've ever worked with. They made a date error on my lease renewal that wound up costing ME almost THREE THOUSAND DOLLARS!!! This company was slow to respond and sometimes I needed to submit multiple requests for service - like a leaking sink which they ultimately charged me for when I moved out because it caused damage under the sink. They also charged me for a slow drain. They charged me for painting when the move out walk through inspector said they wouldn't. My advice is video recording and have someone else with you to photograph every piece of every room at the same time. Include them doing that on your video as proof it was done at the same time. Do this for your move in and email a copy of your move in report to them and yourself. Keep it! Do the same for move out and for any service issues. I moved into the house November. In Spring, I noticed bees going in and out of the roof eaves. My neighbors on both sides said those bees had been there for years and the house had been vacant for years. When I reported it - Progress said I was responsible for fixing it. We never resolved it and the bees were never removed from the walls while I lived there. They only finally agreed to remove critters that got into the attic through a dinner plate sized hole in the roof when I involved the local health department because bird feathers were getting into my house through the return ducts. I could go on and on, but the message would be the same. Don't rent from them. If you ignore that advice - you'll regret it. And if you do rent from them anyway, do yourself a favor. DOCUMENT EVERY COMMUNICATION AND EVERY INTERACTION WITH VIDEO , PHOTOS AND EMAILS. RUN AWAY FROM THIS COMPANY. This company is disorganized and useless when it comes to renting a house. They use Rently and most of the properties they list are not ready to view and are therefore not available on Rently. You have to pay for Rently. They waste your time by giving you number after number to call just to get a hold of some one to try to view a house. Long call wait times just to get connected to some useless agent that gives you a dead end phone number to call. The home I was supposed to move into was infested with fleas. I was forced to move into another home across the city, after I'd already moved 6000 miles to the wretched place. The home was advertised as a home with a "fenced" yard. Without any other options available, I moved in. The unkept yard had a sink hole/marsh, that I had to fill, and garbage was strewn throughout the entire yard. The fence was in utter disrepair, to the point that the neighbors pit bulls would come into my yard. I put in a work order request and this horrible company reminded me, yet again, how horrible they are. Two days in a row I was scheduled to have a worker come out to the house to look for a massive water leak. The bill was $467.73 before being notified there was a problem. Every day that goes by, we are possibly wasting more water. Making me stay home from work two days in a row and then be told that the work order has been closed (see screenshot below). As you can see the worker started the job at 9 am and ended it at 9:01 am. I have had this happen many times before. First, it was a leak in the ceiling of my kitchen. That took two and a half months to fix. This was a leak of condensation on the AC duct work. When he came to patch this 12X12 hole in my kitchen ceiling, he left it unfinished. There needs to be a second coat of drywall mud and sanded then painted. So unattractive. The work order was closed after the first visit and no work had been done. Second, it was a dishwasher that needed the wiring fixed. Missed five separate days over three months of work for that work order. Again, the work order was closed after the first visit and no work had been completed. A third work order was due to a shattered stove top. It took three months for this to be fixed. Missed six different days of work over this work order. Yet again, the work order was closed after the first visit. The same man who left the drywall unfinished is the same man who came to install the new stove top. He had to attach the burners to the new top and left the largest, most used, eye three inches off-center. And if this causes it to crack, you'll might hold me responsible for his shotty work. Now I possibly have a massive water leak that has jacked my bill up to $467.73 but I see no water anywhere. I am not responsible for this bill and I know it. The water bill at this address has been one hundred dollars every month for three people. I have never had to pay that much in a compounded bill (with garbage and sewage), even when I had six people living in my house. The work order has been closed, stating the technician came out yesterday. Now, I have no work order in place, even though I called and spoke with a rep and she stated she was putting in another work order for this. And still have not been notified that a work order has been placed to notify me when I need to take off of work again. I cannot just keep taking off of work in the hope someone might show up. This is absolutely ridiculous. I asked for a corporate number, and the one I was given just hangs up automatically. I would like to speak to someone in a higher position. read more

This rental company is the worst I've ever used. They are not military friendly at all. They don't file paperwork when you give/send it to them, then forget you sent it. They try and wait to charge you fees and they let them pile up till you go to move out. But they are slow to get back to you about when they owe you money. The homes are fixed by subpar contractors. When you have a trouble report for something breaking in the home, it takes WEEKS for them to come and fix. We had an emergency report and it still took them a day to respond. They charged us $9.95/mo for rent insurance exempt fee. We sent them multiple times copies of our rental insurance and they still charged us the whole time. But refused to reimburse for the 2 years we lived there. I will NEVER use them again. read more

I am writing this review in an attempt to save other renters in the area the helplessness and heartache I have felt at the mercy of this company. I have paid my monthly rent of $1768 on time for 2.5 years. I am pregnant, and we have a 1 year old and a dog. We have been without AC on and off for 3 weeks, and are unable to live in our home as it is a health risk to my pregnancy, my infant and my dog. Progress residential is aware that the proper repairs have not been made and that we are forced to live elsewhere in the meantime. They denied my request for a rental credit to be applied to our account for the days that we have no been able to safely inhabit our home. I sit on hold daily for 45-90 minutes at a time to check the status of our maintenance request, and sometimes someone answers and hangs up and I have to start over. My emails go unanswered for weeks at a time. And yet my rent is still due in full each month. This has been a huge financial burden on our family as we have had to live elsewhere and make long commutes, have to order takeout regularly as we are unable to cook at home, and have to make frequent trips to our home to check on our belongings. We feel as though we are being treated sub-human while Progress happily accepts our monthly payments in full without satisfying their obligation to us. We are stuck in this lease until February and are sick to our stomachs. This company is evil, they operate carefully around the law and exist only to collect your rent. read more

If I do get a representative they say we are not Progress Residential or they send me to the payment department & leave me on hold. It's a $35 convenient fee to pay my rent on this company site. Why would I pay a company $35 to pay my rent, that's not in my lease. I tried to do a walk in pay through Wal-Mart, but Progress Residential say they can't provide me a account number. Now I get a eviction letter today from a rental company I been trying to pay rent to for 2 months, on time at that I emailed them twice, talked to aleast 6 different "representatives" & now I'll be taking this to court cause it seems like this company trying to scam tenants. read more
