    So let me get this straight. This company looked at my application, saw over four years of rental history with one property. Prior i will property rental either two to three years, no evictions, no late payments, active credit accounts, stable income, and decided I wasn't "creditworthy" enough for THIS? If I had a perfect score 700+ I would have invest in my own property mortgage. And not renting where there can be infested with roaches or snake in ghetto areas. I dislike the zip code where I currently located, and I wanted a change for once. Being renting for the past thirteen years in Jax in one location 32211. If I had bad rental history, I won't have been able to rent. Pulling my credit history when I have not allowed anyone to pull my credit or add hard inquiry into my credit score. The fact that y'all remain in business because if 150 people apply for these ugly ass properties. Y'all will make $7500.00 in that week. While denying the majority of applicants. I Googled the property afterward and almost laughed. You're talking about a dated townhouse with a cracked driveway, stained exterior, and the overall curb appeal of a property that hasn't seen meaningful investment in years. Yet somehow the standards to rent it are higher than the standards used to maintain it. The funniest part is that I actually make more than enough to afford it. I was looking to change ZIP codes because of insurance costs, not because I was desperate for housing. Looking back, the denial did me a favor. The real question isn't why I didn't qualify. The real question is why anyone thinks that property is worth what they're charging. Nothing screams confidence in your product quite like pricing an aging townhouse like a luxury rental while rejecting qualified applicants. It's almost as if the business model depends on collecting applications rather than renting homes. If that's the level of judgment being used, then I consider the denial a compliment. Apparently, common sense and financial responsibility weren't the qualities being evaluated. Look at your reviews... FTC and Attorney General should investigate this so call property management.

    Avoid Progress Residential at all costs - they are a health hazard and a lawsuit waiting to happen. I moved into one of their homes in April 2025, and since then, it has been nothing short of a nightmare. My AC has never worked properly, and even after I spent hundreds of dollars on TWO additional AC units, my home still climbs above 80° on hot days. Progress Residential never once offered to place me in a hotel (as required when a property is unsafe or uninhabitable), and they have flatly refused to address the real issue: MOLD and MILDEW literally growing out of my walls and vents. Under Florida Statute §83.51, landlords are required to maintain rental properties up to health and building codes, provide working air conditioning in habitable condition, and ensure the premises are free from dangerous conditions. Progress Residential has failed on every count. My home has humidity readings over 90%, visible mold and mildew, and severe air quality issues. Instead of fixing it, they gaslit me--claiming what's coming out of my walls "isn't mold" and delaying action for months. For those who don't know, mold exposure is a serious health hazard, violating both Florida Building Code standards and HUD's habitability requirements. It causes respiratory problems, asthma attacks, and long-term health damage--yet Progress Residential thinks tenants should just accept living in it. Now, in September, after five months of neglect, they have done NOTHING to fix the home. Instead, Vickie from Progress Residential has tried to bully me into signing an NDA in exchange for a laughable "settlement." This is not just insulting--it is a clear attempt to cover up their liability while tenants suffer in unsafe, uninhabitable conditions. She has been working on my case since early August and we have gotten absolutely no where she's just a higher paid person to push you around and ignore your request and try to make you out as crazy. She is terrible at responding and only gave her email which she takes well over 3+ days to respond. Progress Residential's business model is simple: * Collect rent at all costs. * Ignore Florida law and tenant rights. * Deny, deflect, and drag things out. * Offer hush money instead of repairs. This company is a disgrace. They do not care about your health, your family, or the law. They are violating Florida housing statutes, exposing tenants to toxic living conditions, and then trying to silence anyone who speaks up. I have photos of the mold and mildew, proof of humidity levels over 90%, and temperature logs showing my home routinely exceeds habitable conditions. This isn't just bad management--it's criminal negligence. If you value your health, your sanity, or your legal rights, stay far away from Progress Residential. They should be investigated, fined, and barred from ever renting to families again. ABSOLUTE TRASH COMPANY AND HOME! AVOID AT ALL COST. UPDATE 10/01/2025 Still nothing has been done. Still no hotel. Still no repairs. Still living in mold. Progress Residential is trash--an absolute shameful company that should be fined, investigated, and barred from ever renting again.

    ***ANYONE IN CONSIDERING MOVING INTO A HOME OWNED BY PROGRESS RESIDENTIAL*** I just want to warn people against dealing with this company and maybe help a few who are already in a lease with them... My wife and I rented one of their homes on Green Cove Springs from last April to this April and we never had any issues until it came time to move out. Normally, every rental property I've lived in wants you to spackle and then sand the holes you have made in the walls and the painting is taken care of. But when I called Progress, they said to "return the walls to their previous state." This sounded excessive to me, but I when I asked for the specific paint codes for the home (several times), they responded that Progress does not keep those and to take a chip of paint from the wall and try to match it at a hardware store. Four trips to Ace and Sherwin-Williams, ~$60 and many hours later (all while moving into our new home), still we could not get the paint to match. I finally gave up, pointed out how ridiculous this process was and received the email I've attached to this post. When they told me to paint the entire wall from corner to corner, it was very clear what was going on. They purposely do not provide paint codes so they can trap tenants into repainting the entire house for them. Once you create a SINGLE hole on a SINGLE wall, per their move out policy, you must make it look like the rest of the walls in the house. A bit of a problem when you have no idea what specific color/sheen to use. I told them to kick rocks and was charged a little more than $400 for a paint damage fee (a discount, they assured me!) but I wasn't going to pay a dime. Long story short, I had a lawyer friend write a letter threatening legal action because of the discrepancy between the lease agreement we signed before moving in (which makes no mention of what is expected upon move out) and their move out painting policy. They acquiesced and refunded us the money like it was nothing because ~shocker~ $400 means nothing to them. If you are considering renting a Progress home: 1. Don't. 2. Do, but don't hang any family pictures or paintings or wall decorations. Anyone currently in a Progress home, either get to work NOW on restoring your walls or get ready to lawyer up. It's sad that companies like this are allowed to prey on single families after out bidding in the buying process, but just wanted to share this warning with everyone!

    If I could give negative stars I would. I've been renting from them for 5 months and its been a nightmare from the day I moved in. I've made at a minimum 18 maintenance calls. Mostly things that should have been taken care of prior to my move in. The ice maker was broken, there were ants, a drawer was broken, the floors and counters were dirty, the yard was a mess- but of course they say cosmetic- HOA disagrees with biweekly letters. I end up getting fees for this, but sent pictures at my walk thru and was told they would inform the maintenance team. Of course nothing was done, so I'm just dealing with it. The fence is falling apart and they fix it one board at a time. The porch stair is rotting from the yard that floods from every rain storm. The doors don't seal on the back door so the leak during bad storms. I thought there was a peep hole, but it turned out to be a hole where the knocker was. I called and asked for one to be put in. The very nice maintenance man was going to go, however his manager said no I could go buy a camera. You can't see out to the front door due to frosted windows. Which the guy here brought up. The last straw was today. It was small, but just enough. My water filter light came on. Went to change it. Surprise, no filter. I go buy it put it it and no water. After googling all the reasons I call to have someone come see if it's a clogged filter line or one of the other things they just close it out. If you don't have to rent from them dont!

    Look at mold in corner mold have not been here a week.

    This company is run by a bunch of scam artists. I live in an apartment complex that is "managed" by…read moreJWB, and yet they don't do anything there to take care of the people that are paying rent regularly. I moved in on my Birthday in Dec. 24. Got to my apartment, and it had never been cleaned. My windows do not lock properly, had to run my water for 2 days non stop, no screens or blinds on any window. My door has a huge gap in it, so the cockroaches that are in every apartment come through my door. Any maintenance request you put in, they put a bandaid on it and don't fix it properly. But then they will bill you because the problem isn't there. My newest neighbor just moved in with her kids... and her unit is already flooding from an existing problem they knew about from the previous tenants leaving the place. Now there is mold in the walls, and all of us are dealing with the headache... even though JWB gutted the apartment 2 months ago for flooding damage.

    I had multiple viewings set up through JWB, the first was all ai photos that looked nothing like…read morethe house i arrived at, they were totally fake pictures! The second and only suitable property was a condo it was nice and looked like the pictures. The third house i drove to on the other side of town had no lock box, so it was a complete waste of time. After the first house i realized they were using the same pictures for different listings, which is very deceptive! The next two houses were so run down and looked nothing like the photos i just kept driving. The last and final house was ok but there was a group of teens outside squaring up to fight, very unsettling! Updated review as i misunderstood the remote working qualifications.
