***ANYONE IN CONSIDERING MOVING INTO A HOME OWNED BY PROGRESS RESIDENTIAL*** I just want to warn people against dealing with this company and maybe help a few who are already in a lease with them... My wife and I rented one of their homes on Green Cove Springs from last April to this April and we never had any issues until it came time to move out. Normally, every rental property I've lived in wants you to spackle and then sand the holes you have made in the walls and the painting is taken care of. But when I called Progress, they said to "return the walls to their previous state." This sounded excessive to me, but I when I asked for the specific paint codes for the home (several times), they responded that Progress does not keep those and to take a chip of paint from the wall and try to match it at a hardware store. Four trips to Ace and Sherwin-Williams, ~$60 and many hours later (all while moving into our new home), still we could not get the paint to match. I finally gave up, pointed out how ridiculous this process was and received the email I've attached to this post. When they told me to paint the entire wall from corner to corner, it was very clear what was going on. They purposely do not provide paint codes so they can trap tenants into repainting the entire house for them. Once you create a SINGLE hole on a SINGLE wall, per their move out policy, you must make it look like the rest of the walls in the house. A bit of a problem when you have no idea what specific color/sheen to use. I told them to kick rocks and was charged a little more than $400 for a paint damage fee (a discount, they assured me!) but I wasn't going to pay a dime. Long story short, I had a lawyer friend write a letter threatening legal action because of the discrepancy between the lease agreement we signed before moving in (which makes no mention of what is expected upon move out) and their move out painting policy. They acquiesced and refunded us the money like it was nothing because ~shocker~ $400 means nothing to them. If you are considering renting a Progress home: 1. Don't. 2. Do, but don't hang any family pictures or paintings or wall decorations. Anyone currently in a Progress home, either get to work NOW on restoring your walls or get ready to lawyer up. It's sad that companies like this are allowed to prey on single families after out bidding in the buying process, but just wanted to share this warning with everyone!

If I could give negative stars I would. I've been renting from them for 5 months and its been a nightmare from the day I moved in. I've made at a minimum 18 maintenance calls. Mostly things that should have been taken care of prior to my move in. The ice maker was broken, there were ants, a drawer was broken, the floors and counters were dirty, the yard was a mess- but of course they say cosmetic- HOA disagrees with biweekly letters. I end up getting fees for this, but sent pictures at my walk thru and was told they would inform the maintenance team. Of course nothing was done, so I'm just dealing with it. The fence is falling apart and they fix it one board at a time. The porch stair is rotting from the yard that floods from every rain storm. The doors don't seal on the back door so the leak during bad storms. I thought there was a peep hole, but it turned out to be a hole where the knocker was. I called and asked for one to be put in. The very nice maintenance man was going to go, however his manager said no I could go buy a camera. You can't see out to the front door due to frosted windows. Which the guy here brought up. The last straw was today. It was small, but just enough. My water filter light came on. Went to change it. Surprise, no filter. I go buy it put it it and no water. After googling all the reasons I call to have someone come see if it's a clogged filter line or one of the other things they just close it out. If you don't have to rent from them dont!

Look at mold in corner mold have not been here a week.

This is a bait and switch company Scam Alert We are moving / selling our house and needed a home for my kids and a bed /full bathroom downstairs since I have multiple sclerosis and am in a wheelchair. We told them the same day we would like to rent the house. Now just walking through you don't really notice broken things or light bulbs being burnt out. They wanted a 250$ holding fee- ok why we are renting the house. Then a 2000+$ processing fee FOR WHAT! Needed the funds the rent and the processing fee within 24 hours so we overnight it to Arizona- costing another 100$. The walk through was to be per zoom. I do zoom all the time now with my doctors and lawyers... This link I hit at 9:00AM it said expired. Kristen called no zoom walk through she sent stock pics We live here 2-4 days. Ants tiny and carpenter up and downstairs. The kitchen cabinets are white but it's like a stick on cover it's NOT paint! The bedroom carpet has wear tear showing the threads of carpet in downstairs bedroom that reeks of cat pee. I did ask Kristen when or if carpets were cleaned after last residents left ? Mold in caulk in downstairs bathroom. The French doors the weather black strip does not keep seal.( the home team pest guy said this is where all your ants are entering- you can see light though closed door and black weather strip frayed). I am in a wheelchair and the down stairs bathroom was not safe. So I asked Katy if I could install them using a professional. She said yes. So I placed Moen and Delta brands because they are "pretty". -and hold 300-400pounds. I will say I should of put in at least one grab bar by toilet before even moving in. I fell trying to use bathroom counter and bathtub to transfer to my wheelchair.... This is not a disability friendly house The oven has dripping inbetween the glass- Every window in house dirty. Upstairs toilet only flushed if you hold it down. Faucet drips. The pantry - wheelchair does not fit through door. Just before we signed. My son found in tiny print you must live here 365 days or we can add 255$ a month to your rent! - in tiny print your renting the house "as is" I laughed because this was on the Hawaii law board exam! But I have never heard of renting a place "as is" that's for sales. - HUGE RED FLAG ALERT They do allow pets- great ful but 12.95 a month This is. Smart home... it is the house! They charge every month for the smart home feature. As Kristen was reading from her printed paper- every question I asked she responded with you will have to call the customer service line or something or use this link.... She sent me the link- every time I tried to use it link expired or page not exist on safari. I had to buy renters insurance for a huge amount. Another cost. Called and had a lawn company give estimate of how to make front and back "pretty" again. They gave me a 4000$ estimate. So just hired someone to cut lawn. That's it. I have no idea how much our rent is with all these extra charges! 2500$+ Can't find my price on their web site or even how to pay- When I was talking to Kristen during the fake zoom meeting- I even said your, a bait and switch, scan and oh boy my red flag. Oh and it says in lease something about covering trash sewage fees by owner and then will send a bill? But when I called JEA to have power turned in she said it is a bundle you can't pick and choose your services. So that's another expense? After living here since Thursday 19th. I have talked to so many companies trying to find prices for lawn, pest, insurance, professional handyman service and ALL have said they have heard nothing but bad things about this company. I just can't believe I fell for this scam. And everyone said say goodbye to your deposit! You can't even hang pictures- no nail holes! I want to put up shelves nice shelves installed by professional and then leave them. But they won't give you a straight answer. I say if you see rent cafe or progress rental walk away. Too bad a company nickels and dimes you with hidden fees. But maybe that's how it works now. I have not rented since 1996- bought house in Hawaii then Texas then overseas inly to buy house here in Florida and not thinking ahead with my multiple sclerosis ( the chair lifts are not safe. So renting while our house is being sold has been a horrible experience. I asked about if we would just hang a clock I would caulk it is there paint left over in garage , Kristen said she's not sure .... Just chip off paint and go to Lowe's to match it but if they find any nail holes burnt out bulbs anything you will charged . A house has normal wear and tare but according to lease no marks on walls. To get out of lease 5000$ estimate attorney Oh and one last thing no washer dryer. Have to buy one. Which I thought no big deal but this company has sucked my funds dry.
