    Do not rent an apartment managed by the Hamilton Company…read more They never respond to emails or maintenance requests. Our CO detector was broken for days with no repair. There is frequent late-night noise that management does nothing about. There was even a large fire in the trash area, and no one ever investigated the cause. When it snows, there is little to no effort to clear the roads within the property. Overall, management is unresponsive and neglectful. DO NOT RENT WITH THE HAMILTON COMPANY. They will take literally 15 days to respond to any message. What a garbage.

Centered in a great area HOWEVER - CONs would be the location as well. Directly across the street is a homeless shelter and we got to enjoy a ton of arguing and fights at all times of the night and early morning. Lots of ambulances and every morning between 6:30-6:45 AM. we woke up to construction right outside the bedroom window. The building is poorly insulated and you get to hear everything. Hope you're not a light sleeper! DAY 1 the bathroom flooded due to the toilet not operating/flushing properly. The maintenance guy who came to look at it just put the lid on top of it and walked away. DAY 2 another maintenance guy came who admitted he was not a plumber so I helped him. Showed him the toilet needs a trip lever and a float for the flapper chain, which is on the instructions that is directly underneath the lid of every Kohler toilet. He swapped the trip lever and quickly left so we had to assume it was fixed. That would be a big NO. I adjusted the fill valve to the proper height. I bent the new trip lever so that it would work since it was the wrong one. Adjusted the flapper chain and made it so it will flush just have to hold the trip lever down the whole time. I alerted the property manager, they said they would send out another person. DAY 3 an older disgruntled man shows up, he was arrogant, condescending,and extremely rude. Making comments about me being a plumber longer than me and not knowing what I'm doing, even though the directions for the toilet are directly under the lid and I showed them that. He continue to insult me even though he was incorrect so I told him to go ahead and leave. I called management asked them to have a supervisor or someone important to give me a call about the way I was treated and crickets. They were supposed to send me the check in instructions. They didn't. I called and left several messages. I texted the phone number several times. For an entire hour I got no response. I walked into one of the buildings where the address was supposed to be and that building's desk person knew exactly who I was supposed to talk to and ended up getting me a hold of somebody right away. They completely ignored me, but this guy had a different number for them. They misplaced my info & online info form so I had to do that again. They falsely advertised this place. They gave us an address in between 2 buildings. They have over 200 pictures online and 3 of them belong to this crappy condo and of course they only put the best pictures of this dump online. This condo is subpar, it's got lipstick on the pig. It needs a serious renovation, a lot of things don't work correctly or at all. This place is gross and the management is absolutely horrible.

I loved the apartment from the basement to the balconies it was great. What I didn't appreciate was the experience with Edge. First incident: My roommate and I lived there for 2 years and we didn't have window screens so mosquitos and flies were flying into the apartment by the masses. We sent a request to have them added in the Summer. It never happened. My roommate and I logged into the portal we use with them and saw our request was canceled. We never requested that. Yet somehow months later in the WINTER, maintenance, who came to replace a door for us that had a hole in it, came to check the windows as well for screens... We said that would have to wait for the warm weather again because we had to insulate the windows which was recommended since the apartment had drafts from everywhere and had poor insulation. Yet they never came back. And according to "Section 410.551 - Screens for Windows The owner shall provide screens for all windows designed to be opened on the first four floors opening directly to the outside from any dwelling unit or room unit provided, that in an owner-occupied unit, the owner need provide screens for only those windows used for ventilation." We have been like that for two years... Second incident: I reached out through their portal and called their emergency number when a faulty smoke alarm was triggering all the alarms in my apartment. It was a wired alarm and didn't know what to do. When reaching out to the two emergency options (a phone number to call or a message in the portal to submit), no one replied until the next day. The faulty alarm kept going on for hours into the night and I didn't want to break it and be liable for something that isn't mine. My question is why have an emergency contact number and portal if they don't work? And judging from the other comment on this page it seems someone had a similar issue of no response. Last incident: When we were about to move from that place we had some realtors notifying us via text that they would be taking pictures of the apartment. The thing is they texted my roommate and another number that wasn't mine. I never got that notification and my roommate was traveling at the time. So while using the restroom, two women were walking around the apartment and knocked on my BATHROOM door. I was both shocked and embarrassed. After discussing it they realized the mistake and apologized although I must admit they didn't seem to care about it all that much. I was upset but mistakes happen so I brushed it off. But in the upcoming weeks my roommate texted me two more times on different days telling me that they had texted the wrong number again to show off the apartment. Do they not have the information correct in their system or are they that careless with it? She had to text them back stating they were texting the wrong number. When they finally got it right, I was exchanging messages with one realtor who asked if they could come in at 1130 AM one day. I agreed on the time, yet they walked into the apartment at 1105. I was upset because I was working from home and had important information out. So I brought up the time and she stated that she was correct. But after checking her texts she saw she made the mistake. I am giving it two stars just because the portal feature was great, but I've moved around Boston and this was my least favorite experience on management. Part of me feels it was because the apartment was located in an area filled with college students and brushed it off as just other kids coming and going. But hopefully, this may provide some insight into the areas that need work.

Norman was really wonderful to work with! He moves fast- you've gotta keep up! I mean that literally. The man is always buzzing about. He knows just what to look for when you're seeing a home. While you're there deciding if there's enough closet space, Norman's the one asking about the electrical wattage and pointing out little things you may have overlooked. He's great at what I called "kicking the tires." It's your decision, but he's there to help you and look out for you. Norman was there every step of the way and I always felt well-informed. He even made me feel ok about withdrawing an offer when it wasn't exactly the right move for us. I felt like I could call him anytime- he was always there to answer my questions and if not then, just a few minutes later. Yet at the same time, I never felt like I was not the focus of his attention when we were meeting. If you've never looked for a condo before, just know that you're looking at the same listings all the agents get, so it's on you to point out the ones you want to see and the agent will set it up for you. They're not going to comb through the listings for you and suggest what you should see. Norman was our buyer's agent- meaning that he was there to help us, the buyers, purchase a home (he gets paid through the bank, not you). He was there to walk us through the process, deal with the seller's agent and translate the homebuying language for us. He did all that- Norman is fantastic at his job. He's a straight shooter. You're in good hands if you choose Norman to help you buy your home! I'd recommend him to anyone who's looking!

After months of searching for an apartment in South Boston and dealing with sharky dishonest realtors, we were connected with Eric through his advertisement online. Eric was very prompt with his response and available to show us the apartment the very next day. While in the apartment, Eric was very knowledgeable about the area and honest about the market. With the competitiveness of South Boston, he advised us to offer a higher price which most people would feel questionable about. However, we trusted him and I'm glad we listened! I never once felt like Eric was only interested in making money, he was genuinely interested in helping us out (he even discounted his brokerage fee.) The landlord informed us there was upwards of 16 different applications on this particular apartment. Eric was able to negotiate on our behalf and get us this apartment over all other applications due to his hard work.
