    Do not rent an apartment managed by the Hamilton Company…read more They never respond to emails or maintenance requests. Our CO detector was broken for days with no repair. There is frequent late-night noise that management does nothing about. There was even a large fire in the trash area, and no one ever investigated the cause. When it snows, there is little to no effort to clear the roads within the property. Overall, management is unresponsive and neglectful. DO NOT RENT WITH THE HAMILTON COMPANY. They will take literally 15 days to respond to any message. What a garbage.

Centered in a great area HOWEVER - CONs would be the location as well. Directly across the street is a homeless shelter and we got to enjoy a ton of arguing and fights at all times of the night and early morning. Lots of ambulances and every morning between 6:30-6:45 AM. we woke up to construction right outside the bedroom window. The building is poorly insulated and you get to hear everything. Hope you're not a light sleeper! DAY 1 the bathroom flooded due to the toilet not operating/flushing properly. The maintenance guy who came to look at it just put the lid on top of it and walked away. DAY 2 another maintenance guy came who admitted he was not a plumber so I helped him. Showed him the toilet needs a trip lever and a float for the flapper chain, which is on the instructions that is directly underneath the lid of every Kohler toilet. He swapped the trip lever and quickly left so we had to assume it was fixed. That would be a big NO. I adjusted the fill valve to the proper height. I bent the new trip lever so that it would work since it was the wrong one. Adjusted the flapper chain and made it so it will flush just have to hold the trip lever down the whole time. I alerted the property manager, they said they would send out another person. DAY 3 an older disgruntled man shows up, he was arrogant, condescending,and extremely rude. Making comments about me being a plumber longer than me and not knowing what I'm doing, even though the directions for the toilet are directly under the lid and I showed them that. He continue to insult me even though he was incorrect so I told him to go ahead and leave. I called management asked them to have a supervisor or someone important to give me a call about the way I was treated and crickets. They were supposed to send me the check in instructions. They didn't. I called and left several messages. I texted the phone number several times. For an entire hour I got no response. I walked into one of the buildings where the address was supposed to be and that building's desk person knew exactly who I was supposed to talk to and ended up getting me a hold of somebody right away. They completely ignored me, but this guy had a different number for them. They misplaced my info & online info form so I had to do that again. They falsely advertised this place. They gave us an address in between 2 buildings. They have over 200 pictures online and 3 of them belong to this crappy condo and of course they only put the best pictures of this dump online. This condo is subpar, it's got lipstick on the pig. It needs a serious renovation, a lot of things don't work correctly or at all. This place is gross and the management is absolutely horrible.

I had a somewhat unique situation with 3 tenants looking for a 2 bedroom and he had a confirmation that same day that the landlord would allow 3 tenants in the apartment. We made an appointment for a showing the next day. We fell in love with the place and had a lease signed within the week. My housemates and I are in our early 20s, one a first-time renter, and Brandon was incredibly courteous, patient, and helpful in explaining to us exactly how the process worked and what information he needed. I never felt like I was being condescended to or taken advantage of, which has happened to me plenty in my apartment searches here in Boston. I only worked with him for the one apartment so I can't speak to the experience of using a realtor at Benoit for an apartment search specifically, but the process of procuring a place was super easy! Plus the office location in Davis can't be beat!

We had requested that our personal information not be shared with real estate agents and for our property manager to handle communications regarding rental for 9/1 as we are not renewing, but still received a text to both my husband and my cell phone asking to show the unit, with less that 48 hours noticed (required by the city of Somerville). We never consented to playing rental agent on behalf of our property management company and never consented to provide our personal information to offices around town. I called Benoit after receiving the text message asking for our phone numbers to be removed from their records. The person who answered the phone who claimed to the the owner was rude and berated me on the phone, yelling that I did not understand how the rental business worked, after requesting that our personal information be deleted. When I pushed back and asked again, he continued to bark into the phone. Completely unprofessional, unhelpful, and wildly disrespectful of a tenant of 6 years in their current apartment. Would not at all recommend doing business with this organization, they clearly care only about money and don't have any semblance of professionalism, respect, or human decency.

    We worked with Morgan to rent out a 3BR/1.5BA in a 2 family in Watertown. We have had rentals in…read morethe Back Bay and the South End but had little experience with a house/2 family and the Watertown area. It made a big difference that Morgan lives and works in Watertown -- she has the insider's advantage. Our tenant had served us a notice to quit on 2/28/2020 and we had March to find a replacement tenant just as Covid 19 was hitting the USA. Our tenant would cancel showings a few hours beforehand. Morgan was great at trying to come up with safe ways to promote and show the unit even before guidelines were out. Morgan found us a possible tenant but our current tenant did not move out as scheduled. The tenant kept delaying the turnover and on April 2 announced that she was staying because of Covid. There is an eviction moratorium and no certainty when the Covid crisis will end. We had to look for replacement tenants without knowing with certainty when we would reacquire possession and be able to deliver the property. Morgan helped manage a very tricky and volatile situation with the holdover tenant and did so with professionalism and courtesy. Meanwhile, Morgan continued to promote the unit and review applications. She would present us with all options but would give careful recommendations or suggestions re: the applications. There were a range of potential tenants - some with low credit scores, some with precarious work situations but receiving unemployment during Covid, some with pets and requests for work on the unit. Morgan helped us review the different applications with a quick turnaround. She also kept working until we found a strong tenant that we would be happy - someone responsible with good financials and personal references. We would be happy to work with Morgan again in the future and highly recommend her for her expertise, her professionalism, and her unflappable good humor.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything!
