!!!!Please be very cautious when considering this business!!!! I hired them to handle an eviction, and unfortunately, they had no idea what they were doing. I chose them based on their overall rating and their prices but I regret not taking the time to read the negative reviews more carefully,because I can tell you now they are accurate! From the beginning, I clearly informed them that my property was under rent control and asked whether they handled evictions involving rent-controlled units. I was assured that they did. After a couple days passed, I decided to research the eviction process myself and learned that, under the law, when a property is under rent control, you are required to submit specific paperwork to housing within three days of serving the tenant with an eviction notice. Maria, the paralegal I worked with, was completely unaware of this requirement. When I called Maria (on the fourth day) to express concern, I was told not to worry and that it would "probably be fine" because the tenant might not notice the issue. I was encouraged to move forward anyway. Unfortunately, the tenant had a professional fill out his paperwork, and in his response it was clearly noted that the required housing paperwork had been submitted late. This mistake was immediately caught and became a major issue in the case. After consulting with a licensed attorney, I was informed that my entire eviction case was likely to be dismissed because the required paperwork was not submitted within the legally required three-day window. This error alone essentially ruined the case. Evicting someone is already a stressful situation, this made the situation even more stressful. When I brought this to Maria's attention, she never once apologized or acknowledged that it was her mistake. Instead, she minimized the issue by saying that hopefully the tenant would not hire an attorney and that it might not become a problem. This was extremely unprofessional and irresponsible. At that point, I had no choice but to hire a real attorney. While this business was the cheapest option I found, I learned the hard way that choosing the cheapest service can end up costing you far more in time, money, and stress. Evictions already take months, and it is far better to do it correctly from the beginning than to lose your entire case over avoidable mistakes. Additionally, Maria made multiple errors when filling out documents. Even after I provided all the correct paperwork and information, I had to point out mistakes in documents she planned to file. This should never happen when you are paying someone to handle a legal process. Maria may be nice, but it is important to understand that she is a PARALEGAL, not a lawyer. I believe many of the positive reviews may be for notary services, which she may be fine at. However, when it comes to eviction cases--especially those involving rent control--I strongly advise against using this business!!! Another major issue was communication. This business is only open Tuesday through Thursday from 10:00 a.m. to 3:00 p.m., which made it extremely difficult to get in contact with them when urgent issues came up. I struggled repeatedly to reach someone, and when you're dealing with strict legal deadlines, being available only three days a week for five hours is simply Kindness does not make up for a lack of legal knowledge or availability. Every now and then I come across a business that absolutely deserves the time that it takes to stop everything I'm doing and make sure that they get their flowers. We had an issue trying to help my mother-in-law (70yo sick widow on a fixed income) evict a very problematic tenant that had not paid rent consistently or on time (when they did pay). Although there were always inconsistencies, the pandemic changed everything and made it so that they no longer tried or even lied about their inability to pay rent. Now, obviously there are great protections by elected officials for people who are vulnerable but believe me when I tell you, the problem started well before the pandemic and extended much further than just payment delinquencies. We needed a pay or quit form ... she wrote the wrong dates on the court documents. 3 court days are not the same as 3 calendar days. She exploded when i asked for my money back and was very insulting; claiming i should have read the documents ... i expressed to her that this is why we payed her company to do this. We appeared in court because the tenant had lawyers and since the dates were submitted wrong, the motion was lost. We are now having to pay the tenants legal fees. All this when my dad passed within the month of her completing the documents. She is a very nice lady but she made a mistake and wouldn't own up to it claiming the judge was wrong. :/ Super stressful time. This was in February. It took me a while to write this. First of all, I would like to start off with this is my first time ever going this far along with an eviction. This experience can be cumbersome and overbearing for anyone's first time. I met with Maria and she made sure i did not leave until all questions were answered and i felt comfortable with her information. After doing numerous "deep dives" on the reviews of the various eviction services, I came across Professional Landlord Service. I liked the fact that they were very forthcoming with their information and that they offered alternatives to consider before actually starting an eviction. They present as being pro-justice in this enviroment that seems to be all about the Tenant This process is very nerve racking. Maria put me at ease with her frankness and no hype. I am going to try her alternative suggestion before starting the eviction. The VA Tenant has stated they were going to move but as they have not even paid their $124 portion of the $2272 rent or replaced the garage door they severly damaged I don't believe they will voluntarily move. If I start the eviction now, I was informed that a Judge could offer the Tenant 30-days to just pay the $248 that they are currently delinquent (without late fees) and I would have to start over. The Los Angeles Housing Authority has given notice that they are stopping their $2148 assistance effective 09/30/22 as the Tenant has failed to provide their income information for review. The Housing Advisor said I could pursue eviction for lease violation (the major garage door damage, failure to properly maintain the unit and habitually being late on the rent). The VASH Worker has done absolutely nothing. I have requested mediation via the Housing Authority and VASH to no avail. If the Tenant does move out than it is a "done deal" to get possession back. However, if they don't I can go after the full rent of $2272 in October along with the back rent. Wee, that's a lot of good alternative information. I hope the Tenant just moves but if not I will expeditiously be using Professional Landlord Service. read more

I've filed an eviction thru. them since the end of Nov. 2019 but I haven't got my issue resolved until now which is April 2020. Overall their service is very slow. She seldom update me what's going on unless I called. Even I called, she didn't know what's going on. When she said she will follow up with me next day but she didn't. Additionally, I had a tenant who knew how to play the game so he continually found ways to drag out the eviction. Maria is the person you want to reach out. For my personal experience, it is very important to find a firm/lawyer who is very professional on eviction cases. Our previous attorney Demidchik Law Firm started the eviction and it cost us a lot of money (just for the service, excluding paper works, etc.) and the case goes really messy. Then I handed it over to Jacob O Partiyeli who took over the case, he tried to negotiate a settlement with the tenant but it didnt work well. Then I decided to give a last try on Professional Landlord Service (which I was referred by a friend). We were left out in the cold until we met with Maria. She was able to take the case in a very professional way. She is very knowledgeable. She patiently explained the process to us. Then I realized that we are in a bad position because we filed the wrong lawsuit against the tenants at the beginning. Maria took over the case right away and only cost us a fair amount of service fee ( which is a lot less than the one we had before) to solve this matter. Tenants had their own attorney, however that didn't make any difference to our case. It only takes about 60 days before the tenants moved out. The first lawyer we hired dragged the case seven months long. Finally, Maria and the staff solved this matter in a timely manner. Eviction is like a nightmare to us. Evicting a tenant is not easy. It's especially painful when in the interest of saving money, you've created a tenant agreement from a reputable online source that is impossible to enforce. Maria is amazing! I wish I could give her a 10-star rating! She helped me to evict tenants who had been enjoying luxurious lifestyle (e.g., buying brand new luxury cars - much better cars than I can afford) while using COVID as excuses to not pay rent. I'm a mom and pop landlord. I can't afford to subsidize my tenants who clearly are playing the system. Maria is very clear upfront regarding the strategy and timeline, and she is very good delivering these. The tenants are clearly "experienced" and put up quite a fight - they submitted to the court the night before and claimed the house was in poor condition and they spent hundreds of thousands dollars in repairs (yes you read it right - they claimed they spent that much money including a $10K stove). Fortunately I have Maria - she is such a great fighter and she stood up for her client (and for justice too). After two court appearance the judge gave us the clearance for the eviction. I'm speechless. I have never spoken to someone over the phone that has been more rude! The lady that picked up the phone didn't let me get one sentence out without cutting me off! As soon as she picked up, she cut me off and asked to put me on hold. I'm on hold for a minute, when she gets back to me I try to explain my situation but she didn't let me get off more than a few words! She automatically started assuming what I was going to say and stated "facts" that I believe were just a ruse to get me off of the phone. The idea that one has to hire support to remove people from your property is surreal and quite frankly a nightmare!
