Highly Recommend! Very Personalized Team. Many law offices make you feel like a number and a stranger- it can be intimidating navigating a new legal landscape. This place is the opposite. JACOB's and his team is personalized. They take the time to help. Proceed with extreme caution. I retained this attorney expecting steady, objective legal representation during a serious housing matter. Instead, I encountered an attorney whose conduct appeared egocentric and emotionally reactive -- qualities that directly interfered with effective advocacy. Lawyers are trained to remain strategic, dispassionate, and client-focused, especially when matters become contentious. In this case, communication deteriorated rapidly once the situation escalated. Decisions and responses appeared driven more by ego and emotion than by careful legal analysis or client protection. As a result, I was left unrepresented during active litigation, forced to navigate court procedures, filings, and deadlines on my own -- including responding to an unlawful detainer filed despite documented habitability violations and a city-issued right to relocate. Not responsive. Although I reminded them multiple times, they just procrastinate. I have been (so to say) working with them for 4 months. Not a single progress! When they finally send me a contract, there was no win for me. Basically he wanted me to sign a contract that I accept he gets all the money. I said I need a little bit of change in the contract, he said either sign or not sign. Don't waste your time, you better go find a better attorney. Negative value for me, all wins are his wins. read more

I got mold in my house the roof is leaking. I called this professional company who answers the phone as LOL professional company , and so . After speaking to the lady she seemed really bitchy. I was surprised , because the first time they promised to call me back on Monday , waited till Wednesday did not get a call back called again and here I am explaining that I did not get a call back or voicemail or anything. They say they're professional but they're 100% marketing. All fake reviews . I bet if you start flagging the good reviews they will start deleting. BREAKING NEWS: Armando won my jury trial! Over the course of the last 2 weeks, we were stuck at the Stanley Mosk Courthouse, in a housing habitability trial. Attorney Armando was so incredible! He was compassionate, nice, and very aggressive with the opposing attorneys. The attorneys the insurance company hired were not on good terms with my attorney, but Mr. Armando showed them that he is NOT to be messed with. The jury heard compelling testimony, and eventually sided with me. Experts came in from all over the country, including a fire expert from Tampa, Florida, and a housing expert and DHS official from Miami, Florida. The heart of the case was about the notice criteria and how the landlord responded. The home in question was under the Rent Control program issued by the City of Los Angeles and the landlord attempted to kick me out illegally. The home had lead, toxic mold, cockroaches, rats, ants, spiders, floods, and other substandard conditions, and the landlord attempted to say that everything was my fault because the apartment was given to me in "stellar" condition. This was far from the truth. I am low income so I did not know where to go. I met with Attorney Armando and he guided me through the entire process. I did not know how easy it was to navigate the legal process. Mr. Armando called me and spent hours on the phone to prepare the verified complaint we filed, we did depositions, discovery, and other litigation tools, and then the case proceeded to trial. When in the jury selection, I did not want a jury member and Mr. Armando said, "Please let me handle this, I promise you I will get a good jury pool." He did! I never doubted his ability, nor his excellent trial skills. He objected and for the most part the judge sided with him. It was so compelling to see how the jury members think and how they make the decisions as to damages. It was so incredible to know that the jury awarded me $415,000 in compensatory damages and $740,000 in punitive damages. Justice was served! Over the course of the last 2 years, Armando, Stephanie, and I have been in constant communication: over emails, phone, and via coffee dates. Each and every time we communicated, I felt that I made the right decision in seeking counsel herein, and I can say that Armando is the best Attorney in the entire universe! He is very smart (ranked in the top of his class at UCLA and USC) and just treats everyone with so much love, attention, and compassion. As a gay man, I felt that Armando and Stephanie were so accepting of me and my case; I could express myself freely without any judgment whatsoever. I can say that the case was not easy but Armando was just the perfect Attorney for this job! He was prepared, well-versed, and incredibly honed on the evidence code. I wish I can one day pursue my dream and become an attorney, and if I do, I wish to be more like Armando--he is the true definition of incredible and what everyone should be more like of. I cannot express how thankful I am for Attorney Armando and his paralegal, Ms. Stephanie. We had a long and drown out fight with our landlord, who owns many buildings in the Redondo Beach and Malibu region, and Armando was our attorney who fought for our rights. We met with Armando and he told us we had a very strong case, he sent out an inspector, and then we waited to have the mold reports back. The mold report showed that we had toxic mold in our property, so Armando sent us to his mold expert, a Professor at UC Irvine. We did not know this was the reason myself and my kids could not breathe properly, and the reason we were always short of breathe. I am very hands on and Armando is very approachable and kind, and always returns calls and emails. He is assertive and will tell you the facts, without much room for cushion, i.e. he is blunt, but nice. After the lawsuit, Armando negotiated with State Farm and their attorney and he was able to get my family an impressive near $100,000 to settle the case. We went to Court many times because the Defendant's attorney filed many motions: motions for protective order, motions for sanctions, demurrers, etc., but Armando won ALL of the motions! When we obtained the settlement check, my husband and I got emotional because this money changed our lives and allowed us to purchase a home. I did not say this enough, but I appreciated Armando and his staff for all they did during our 8 months of litigation. Armando is very inclusive of all and the office is so diverse. For example: Latinos, Whites, Blacks, and even members of the LGBTQI+ community work at the office. The first day I went in, Armando humbled himself and made me a cup of coffee: an Attorney did this to show his true self. His warm persona and his compassionate self reassured me we were in the right hands. I would always email him and he would respond at 2 a.m. at times; he told me he prefers not to sleep than to leave his clients behind. He is ALWAYS accessible and ready to assist when you need him the most. If I ever need an Attorney for anything else, I will contact him. For someone who was vulnerable and did not know what to do, Armando made this process so easy for me. The case I had an outstanding dispute with a slumlord of a Landlord, who was quite difficult to deal with. The property was in a constant state of disrepair, there was rodent infestation, and mold to say the least. Towards the end it was a nightmare to live there. I was threatened that if I left earlier than the end of lease ,despite many request from me , to get the health issues resolved, I would be taken to court. I started to look for a lawyer immediately. This law firm was one of many I had talked to. I chose them because Jacob was very clear, to the point and treated me with respect. Initial Consult I went into the office after setting up an appointment over the phone, it's a pretty big office, quite impressive actually. His staff immediately greet you and have you seated. I did wait a bit for the meeting, it's to be expected in a busy law firm. When they were ready to see me, I went to meet Jacob upstairs in a huge office. Jacob listened to my case, asked me questions, and I showed him my documents and photos. He listened intentently, and told me his opinion of my case. He was straight to the point, no sales tactics or upfront fees( some lawyers do). He told me what he could do , what a realistic goal would be. I went home, thought it over and came back and proceeded with his representation with my case. Legal proceedings can take a long time but this law firm was very speedy with the case. Folks be VERY careful not to hire this law firm. We hired them in June 2021, and they've caused us, and potentially other former/current clients, significant unlimited damages. Moreover, they operate like a "gang" -- they came along with their accomplices trespassing our property, and tried to file a frivolous lawsuit against us claiming baseless, defamatory, and racist cause of actions. For instance, they referred to us in their frivolous lawsuit complaint "terrorists", "mentally disabled", and claimed they sustained injuries on our property, claims that never happened based on our recorded videos, on and outside our property, and witnesses. We reported them to, among others, the State Bar of California and the Police, which are currently investigating their bogus claims and illegal actions to date. Be extremely alert, if Mr. Armando Reyes came to your house/property, alone, or with any of their known/unknown accomplices, came near you or trespassed your house/property, please contact law enforcement immediately, for that's how they stage fabricated personal injury/assault/battery claims against you to scare you not file a complaint/malpractice lawsuit against them in the future. Do not touch them, immediately start audio/video-taping their actions, along with witnesses, and concurrently call 911 to report their heinous hate crimes. Furthermore, please note that Mr. Armando Reyes, is a "provisionally-licensed attorney" with the State Bar of California, something that he and his employer never mentioned to us before we hired him in June 2021. Hence, he lacks the competence and expertise to diligently pursue your comprehensive rights. More importantly, we undoubtedly believe that this law firm, its attorneys, its accomplices, and other attorneys they know/work with to underhandedly prey on and take advantage of undocumented immigrants and the disabled. A fact, that we're in the process to formally report to the USCIS, DHS, the DOJ, and the FBI to thoroughly investigate. Again, DO NOT hire these so-called attorneys! This review has been a long time coming because it deserves a true, thought out thank you. If you are considering Jacob, please read thoroughly. I reached out to Jacob for legal advise regarding a landlord matter, I was the tenant, in July of 2019. I had been living a mere 5 days when I started having problems with my landlord who was repetitively coming to the rental unit on a weekly basis. On the third consecutive weekend he attempted to come to the house to "measure a window" I asked him to please hold off for the following week as it was 4th of July and he had all ready been to the unit two consecutive weekends. From that moment it spiraled into full blown vengeance and retaliation leading to threats, emails, violation of civil rights, attorney postings at the door that I no longer had a contract and needed to vacate, it was endless retaliation. I sought out Jacob as he had excellent reviews. Jacob asked me "what do you want me to do?" I told Jacob I needed some time to find a new place, although we both knew we would prevail if I wanted to stay at the rental unit, my wish was to move and needed time to find proper housing. At the hearing, Jacob did just that! I moved in July, payed rent for July and DID NOT PAY RENT FOR 4 MONTHS! UNFORTUNATELY, the harassment didn't stop there. The landlord continued to come after me for nine months pulling back into court under fraudulent files of damages and sanctions. Jacob Partiyeli is an excellent attorney. He is very knowledgeable and an expert in tenant law. He is also very compassionate and what he does for you is priceless. I would highly recommend him to anyone who is looking for an attorney who will fight for you. I appreciated that I could have a free consultation with Jacob in person. With many other law firms you usually have to speak to the attorney's assistant instead of meeting with the attorney himself. When I first met with Jacob, I had a really good feeling about him and felt that he would be the right person to help me with my case. He is very honest and straightforward, and he will tell you exactly what he can do for you. I had a very unique tenant case where I was named as a defendant in an Unlawful Detainer lawsuit and I wanted to be dismissed from the case as I was not a proper defendant. I was never served with the lawsuit and then I found out that I had a Default Judgment issued against me because I had not provided an answer in a timely manner. A few other attorneys did not want to take my case because it was such an unusual one. Jacob took on my case and handled the entire process of getting the motion to set aside the Default Judgment granted, filed an Answer at the same time, got me dismissed from the case and the record sealed, all in one hearing. I almost loved watching the other attorneys yelling at Jacob trying to get their own way as he simply and clearly stated the case. He is like the rock to the hot winds. Eventually reason prevailed and they saw his well laid out points. He reminds me of Perry Mason. He is also incredibly sweet and stays in touch. It's like you become part of his family when he is your attorney. Like the really cool brother who fights for you! He also has this angelic quality about him where you know he is giving and doing 110% and probably works way too much, and we are grateful! Someone tried to do something shady to my family while we were away dealing with the passing of our Father and Jacob stepped in and stopped them very thoroughly like a great big wall of protection around us. Yes, we keep him on retainer for a reason, it's called peace of mind. I almost hate to leave him this review because it's like letting people know your secret weapon, but he has earned it and it is only fair to state the facts and give him the thank you he deserves. Well I wanted to leave only a good review because we were welcome and they did accept their case right away but for what we paid for was not the agreement that was set for in the beginning was the beginning was the agreement in the end nobody showed up at court for us we stayed with the same circumstances we still had to leave on that date we were just reassured that we were going to open another case against them for bad living situation slumlords and that we were just going to have to wait a month it's been since November 1st 2022 that we had to leave and we are in a hotel and still in a hotel we are now in February 2023 almost and nobody has reached out to us so honestly I'm not trying to give a bad review but I would like if you or somebody from your office if you do read this please reach out to us cuz we did pay you money for basically nothing we weren't even defended and if you don't remember the case it was Esperanza Sandoval and Tomas Contreras on an eviction case in newhall apartments I'm even going to leave my telephone number 818-674-1026 read more

Jacob is pretty good, I used to stop an unlawful detainer. FPI Property Management Property Manager Anthony Jose Clark Jr Burglarized/ Vandlized my apartment then had nerve enough to file an unlawful detainer against me claiming I broke a convenience. I went to Jacobs office and he took the case. Jacob will fight for you. He offers free consultations. My only issues he needs a dedicated Customer Relations Person. Evictions are on the rise in LA County. An there are only a few good attorney's in LA who take Eviction Cases. Jacob is smart, compassionate and he works for us. Armando is truly the best attorney in Los Angeles! We had a slumlord situation and a restraining order filed against us and he went to trial on both matters.
