They found a way to take my whole entire deposit. And it says I still owe them money. I left the house cleaner than when I moved into it. I hired cleaners that clean the place exceptionally well. They cleaned all base boards every floor every nook and cranny. I got screwed. When I moved in the ceiling fell through in the utility closet. Don't understand how you clean a carpet and replace a carpet and I have to pay for both. And it wasn't damaged or dirty when I left. Got door stop that was never there when I moved in. I am a disabled person. I have GOOD credit. A squeaky clean reference from my last landlord who I had paid rent to on time for 8 years. I've worked in childcare for 18 years and my background check is perfect. I knew that not having proof of income would be difficult and so I went to look at a unit with the intent of paying the entire lease up front to secure housing for myself and my child closer to family that could help with my care. First off they do open houses. When I showed up, there were at least 20 people there. This was the 3rd open house for this unit that I knew of. When I explained my situation to the person showing the place she said she couldn't help me but I was welcome to sign a list to apply. I looked at the list with at least 16 individuals applying. I was told I would have to give them a 50.00 fee to apply. They literally just show units to as many people as possible and collect their application fees. I can't imagine on day 3 with this volume of desperate people looking for affordable housing that they hadn't found a tenant. The listing for this unit remained up for TWO weeks. I was curious what the deal was and a friend of mine applied for a viewing and they were STILL actively showing this unit! I've since discovered many other people have made complaints about this practice. Its terrible and predatory. Anyway the next day after the viewing, I called the office to explain my situation. They told me it was their protocol that they needed your pay stubs to prove your income. I said I wanted to pay the full lease up front so income wouldn't be a concern. I was happy to provide legal documentation of my disability as well along with the deposit and anything else they needed. They STILL insisted they needed paystubs showing my income. Again I'm disabled and only able to work pt, but have emergency savings for such a situation. I explained that legally they are required to make accommodations to their protocols for individuals with disabilities so housing is accessible. The woman I spoke with was so rude and told me they didn't have to do anything and that if I had a problem with their procedures to get a lawyer, and laughed at me and hung up. I can't afford a lawyer. They own most of the affordable housing available in the area I am trying to look in for housing. Its awful. I have been a tenant for a year now, just renewed my lease for another year, and will continue to do so, as long as they will have me. I am very happy here. I want to say that every person whom I have had contact with, are very professional and friendly. I have had 2 issues in a year, that were dealt with immediately. I locked myself out of my bathroom, and my thermostat was not working. The maintenance people handled both issues immediately. The building is well maintained and quiet. I have had a great experience at protown properties! They have been very responsive about maintenance requests and anything to my inquiries. I understand that the application process can be daunting, however considering they have several (30+ etc) people applying for a single property, a choice has to be made. Something told me to come to the review section on any website to see what kind of company this was and my gut never lies! 1st off, pro-town will not let you apply to multiple properties even if you have a separate application for each one. 2ndly, you have to view with a mass of people very quickly without getting proper Q&A about the unit. 3rdly, after viewing one time you can only apply to whatever you seen. That one application is good for 30 days, once denied. That is it! However, for some reason, they made an exception for me. I did not get the property I originally applied for (unknown reasons) but they had similar property in the same building. I agreed to view it. It was definitely smaller and less kept up than the one I applied for. They wanted the same price as the last one. I asked will there be things done to the unit (cleaning, painting etc.) She acted as if nothing much needed to be done and very snippy said "somethings will be done". They then proceeded to ask for additional proof of income after supplying them 3 pay stubs and a work verification sheet. She questioned the validity of my work verification. I told her I did them a favor by supplying it for her, because they would pay a 3rd party supplier for work sheet references from my employer (mind you, they are too cheap to do this with the $30 application fee they charged already.) Same day, I viewed the unit, I was approved. Upon telling me my approval, she requested me 30 minutes before they closed to bring her the deposit as soon as possible or she will show and rent the unit early next day! I felt pressured because I had no time off to do this and they were not willing to wait until I had time off to make arrangements for a final walk through or signing of the lease. I JUST SEEN THE UNIT THAT DAY NOT CLEANED, PAINTED OR SAFETY INSPECTED. Yet she wanted my deposit anyways. or she is going rent it. (mind you, the unit they showed me wasn't posted anywhere at the time). I never felt so disrespected by a rental company in my life!!!! 1st I was profiled too much as to wither I was really employed, I was rudely treated if I asked too many questions about the unit upkeep; Then they gave me impossible deadlines to give them a deposit. First let me say these are not the best properties. Newly renovated should not have mold in the bathtub/shower. They don't have refrigerators, stoves or washer/dryer. You have to go through hoops just to say you don't qualify. There pet deposit is the same as the security deposit. Protown, after a five year lease without even one late payment (Even during the pandemic) charged us for carpet cleaning and painting. Both of which should have been normal wear and tear. The carpet was so worn the unit should not have been rented in that condition, actual holes in one room, long streak of discolor in the living room, and carpet strings showing in the bedroom. Even tough we complained - nothing was done about it. I can only assume they intend to re-rent with the same carpet since they charged us for cleaning. We suffered a house fire and needed a place to live right away.. we filled out all the paper work. paid the fee's. they ran our credit checked references and employment. said the place is ours and to come with the deposit and first months rent plus a second deposit because we have dogs... well that was 3880.00 brought a bank check for that amount. first the bank check wasn't good enough. they wanted a money order.. which by the way you can not get for that amount we would have had to get 4 of them at 3 bucks each. we wanted to sign the lease right there and try and get our lives back together.. yeah didn't happen... they wanted all the money up front and wouldn't sign a lease.. then said we have to sign a form that said if we didn't sign a lease in 7 days they get to keep the money... there might be a sucker born every second but I'm not one of them... We have been trying to rent from Protown, due to the fact my daughters landlord prior to where she lives now moved out of town and they can't contact them they consider our app incomplete, and i get there are policies. Problem is when you deal with Private parties and they move out of state I mean who keeps in contact with their landlord from previous rentals. Anyway I make 75K a year and I have lived in the same place for 9 years never missing a rent payment . but that is not good enough. and instead of trying to work with us there is absolutely no communications from them. We went to a National rental company that has franchises in many states FIRSTKEY, we were approved in 2 days. Protown just left such a bad taste for me. I never worked with a company that works hard at not renting a place. House is still up for rent now over 30 days and just think they could have had rent coming in already. I just signed a lease with this company. So far I am really pleased with the services. Be aware that rental houses they have no apliances but they recommend a place to get them and its great. The leasing office is across the street from the projects, but the people there are really straightforward... what you see is what you get. The places are cheap but well-maintained. We rented from pro-town for 2 miserable years. We had a bad mold problem so bad we developed health issues. The company did not fix the problem and would not let us break our lease. We also had a bad cockroaches problem that they did not fix for months. The owner was negligent. We had to wait for days for repairs. I even asked for carpet replacement because that's where majority of The mold issues were. There were only a few staff members that were nice and helpful but not the owners. The walls were so thin you could hear everything and I even mean everything! The only one positive thing I have to say is that they did let me have my small lap dog. We wanted to leave after the 1 year was up but I was 8 months pregnant at the time and was not aloud to lift forcing us to stay another year sadly!!! read more

The money is an application fee for processing and a background check which was never done so they just stole $30 from me for no services done and no signed application to process. They also only accept Section 8 people but will take your money for the application before turning you down, they DO NOT care if your a veteran. They are thieves with no morals, stay away from this company! And no, I am not upset about the result of the application, we have found and been approved with a much better rental company at a much bigger and better quality house. I kept it in better shape then what I got when I rented from them, I kept it so clean to the point I spent hundreds on chemicals to remove stains and grease on the walls that were there before I rented, and buffing the floors and washing 1 carpet, to come to find out I wasn't getting my $1,100 security deposit back plus they were charging me 300 more for not cleaning that 1 carpet they said. They refused to run the application until after I went to a "viewing". Which was on a set time for a set day of the week, no availability to make an appointment despite their add stating you can. So you basically plan your life around their schedule just to look at a house. I don't know many day shift workers who can continuously take hours out each week to look at houses. Waited ages to hear on the application. Denied, someone got it first. Can I apply for another house? No, you must attend a viewing first. Then wait again. I rented from Pro town for 2 years. They are slum lords at best, and even that would be putting it nicely. They treat everyone of their tenants like they are criminals, even if you have never been late with your rent, and are a good tenant. The apartments are very poorly taken care of, if something needed to be repaired, it is an ordeal, it would either never get done or they will just come into your apartment whenever they want to, without notice, and just let themselves in. If you have a pest problem they want pictures of said pest before they will even consider coming out, the idea of a pest problem in the first place should make them proactive, but they don't care. The rent is cheap but I think I would have been better sleeping in a cardboard box because the apartment was not insulated, my electric bill was over $400 in the winter, with the heat set at 65 degrees and I had plastic on my windows. The carpet was literally from the 1970's and they refused to replace it, it smelled and was coming up in places. Do not rent from these people, they do not care about you or their properties, all they care about is the rent money, and do not want to spend a cent to keep the properties in livable condition. Pro-Town Properties kept my security deposit because they "cleaned and painted" I lived at their apartment for 2 or 3 years and I returned it cleaned and there was very little damage in the bedroom on one corner of the wall. Not 500 dollars worth of damage. I returned the apartment just like they gave it to me. I took the time to clean the fridge and sweep and mop. They sent their crew after I moved out to clean and repair but all of those guys where outside standing doing nothing talking to each other and cars that would stop by. That happens with every tenant that moves out. They send a cleaning guy and he sits on the stairs on their phone and do absolutely NOTHING. Pro-town takes advantage of people and it's obvious they don't let people use their security deposit as last months rent with the intent to keep it. Eventually we decided to wait as to really see what was in eveyones best interest. Just recently i applied with one roomate, who is also one of the same applicants from a few years ago and they denied us because they said they couldn't figure out our past rental history?? We live in the same exact apartment that we applied in last time. With the same information. We saw about 8 properties and did applications for most of them. They kept calling to say it was rented a day after our app was submitted. Eventually the lady said we are denied to rent with them. When i asked why that's when she said something about not understanding our rental history. I told the lady that im from ohio so that's where my rental history is from and that i can give them all my previous addresses. I can't help that after 12 years some place have changed management or names. I can even get past w2s if they need. The the lady said it was more the roomates info, which doesn't make since because we both applied lasttime. I even said that I'll apply for a place for just me and my two kids without a roomate and she said it wouldn't matter. I seriously considered contacting a lawer because this isn't right. I have no evictions. They have a monopoly on rentals in joliet and they have the nerve to discriminate against people.
