Charges for everything even if it is out of your hands. She drives around and takes pictures of cars, and she leaves passive aggressive notes on doors. Our neighbor tracked dirt in on his shoes and left us a note on our door with dirt folded up in it and said if it happens again they will fine us...even though they KNEW it wasn't us. Cracks in the walls everywhere. The window was leaking. All they did was come in and paint over the cracks caused by rain. The shower had bubbling paint and black mold. Safe to say, I am glad they raised our rent because we actually went a bought a house because of it. Beware of Leona...she doesn't care about anything but money.

We were passed around to 3 different leasing agents and all of them were very rude to us. We were told that we can do a final walk through of our unit a week before our move in date and when that day came, we were told our unit wasn't ready and that they "usually don't tell people that". When we asked if our unit would be ready before our move in date, the leasing agent said "it should be but I'm not sure". It was like pulling teeth just to get a for sure answer. The week of our move in date, we were told that our unit would not be ready until 2pm on our move in date (still no final walk through). The unit ended up being ready by 9am on our move in date, but when we did a walk through we found so many things wrong with the apartment. There is a crack in the wall above the bedroom window that is the entire length of the window, there's a crack in the corner of the window, a crack in the ceiling, the toilet paper holder is loose, paint chipping in the bathtub, and holes in the living room window screen. Also, one of the screens in the living room window was wide open. We took pictures and documented it. Fortunately, our parents were able to fix the toilet paper holder and we pulled the window screen over to close, but we shouldn't have had to do any of that. We were sold on an updated unit that is move in ready (and it was VERY expensive to get in this place). During the documentation process of what needs fixing, the leasing agent was very rude to us, making comments like "well a lot of that stuff is cosmetic" and "if you guys still have a lot to fill out, you can do it in the business office. I have to finish my work". Also, we never received our mail keys when we turned in our document of what needs fixing (they "hold them for ransom" until you turn in that document). Fast forward to our first night here, our bathtub was clogged and we had to pull out a large clump of hair from the drain (neither one of us had showered yet). This was very frustrating as we had already been through a lot and just wanted to shower and relax. Also, there was a pile of dog poop in front of our living room window that my dad had to pick up and throw away. Overall, this has been a VERY frustrating process. This place takes your money FAST and does very little to resolve issues. We are glad that this is only a 12 month lease and are already looking forward to moving out. All pictures of our issues have been included and maintenance requests have been submitted.

Joliet claims it's not hazardous to humans, but it sure kills house cats and dogs fast. You don't have to worry about getting raped as long as you dress consertivly and tape your breasts down, because those hussies that actually got raped in the hallway were asking for it by showing clevage. Don't have any friends or dating life suck? That's OK, you'll have plenty of roaches to talk to, perhaps you can even find another rat named Ben and be the next Michael Jackson.Cher may have said we all sleep alone, but she never slept in this apartment building, where there's an orgy of sucking all night every night, and it's the bed bugs on all parts of your body, not just the parts that enjoy a good sucking. I still remember both her & Adriana showing me units - accommodating my schedule - I didn't get off work until late, & I appreciated them working with me. They were both amazing & I settled on a unit Diane had showed me. Any maintenance request I had was handled quickly - their team was very friendly! I appreciated the laundry room being very tidy, being able to pay rent online, as well as making maintenance requests. Despite being close to a hospital, it was very quiet & peaceful. On occasion I'd hear the garbage truck or landscaping but that's to be expected. I loved my open kitchen, large bathroom, bedroom, & large walk in closet. I was sad being unable to stay as changing jobs again would require me to move yet again. When the time came, I wasn't happy about leaving - I loved my unit & the staff here. Even when my move date was a day past intended, Diane was really great working with me. If you're in need of an apartment in the Joliet area, I highly recommend this place. Thank you so much again. Please don't mistake that as a good thing - the housing market sucked and management literally trapped us there. The four years I was there - I grew bitter. Bitter, because I see plenty of cars in the parking lot that violate the rules of being in the parking lot (flat tires, zero suspension, expired plates by YEARS, etc.) that did not get ticketed or towed. Yet, of course our vehicles did not get exceptions. Bitter, because I had cats and paid exorbitant fees to have live with us at the complex, only to be told upon exiting that those fees covered absolutely nothing and we should have left the patch of carpet they tore up (since they had an accident by the door and marked it) and were going to be charged $300 to cover it. Bitter, because we pay for the gym and pool year round, despite weights being stolen, machines not working, and the pool being opened later than promised. Bitter, because we didn't have a consistent staff member to talk to for our first two years there due to employee turnover. Bitter, because we'd meet the neighbors and they'd talk about how the girl that sits at the pool is a hooker for weed and her boyfriend likes it - what kind of community is this?? Bitter, because we paid for water usage split for the whole building, so if your neighbors are taking long showers, tough luck! Bitter, because the trash removal fee was tacked on to our bill every month rather than included in the base rent - that, among other fees, mean the base rent isn't actually what you will ever pay. If you want to live in a place where they don't care to communicate issues, don't care to double check their spelling and grammar when they do communicate, and do the absolute bare minimum to fix things, this is the place for you. If you want to be taken advantage of since it is a low-cost of living area, please rent with The Birches. Oh, and they do offer incentives to review, so please take those positive reviews with a grain of salt. :)

Property management hires lawn care services that will be mowing the lawn at 6:45-7:45 am so if you like to sleep in or work the night shift be prepared. Sleeping here is minimal.Kids will be popping fireworks from 9pm-1am. Random homeless people walk around the parking lot checking cars that are left open. If you want to live like your homeless this is the perfect spot because you won't get any sleep.

I will be moving from Sutton Place once my lease ends. Maintenance will decide what is important to fix and what isn't. So they will fix a broken door, but the hole in my wall from the previous tenant slamming the door into it won't get fixed because it's not important enough. I understand he's busy, but if he's already here fixing 15 other things, can we patch a small hole? I'd like to live in an apartment that looks nice if I'm paying almost $1400 a month. I've requested many maintenance fixes and many of them are declined, or he'll come and give me a half-ass fix for the issue, like the dishwasher discussed below. The dishwasher barely works, so don't bother using it. It leaves a white film all over all of the dishes. It's probably from the water out here. When you call to ask for it to be fixed, maintenance will just run a cleaner through it that you can get at Walmart yourself. Yep, it still doesn't clean the food off of the dishes. Called again, was told "Oh yeah, they're really crappy" by the girl who answered the phone. Yeah, that helps a lot. So now I can't use the dishwasher except as a fancy drying rack, because I'd just have to clean the dishes twice. Again, $1400 for this apartment and a major appliance is crappy. I'm extremely frustrated with an apartment complex that I've been raving about to anyone looking for a new place. They are continuing to raise rent, so a price you were quoted for a two bedroom last year probably won't be the same this year. From the time I inquired about an apartment to the time I signed my lease, the rent jumped $50. Not a big jump, but when I commented on the price change, I was told I was lucky I was getting in now, as they were raising it again in a few months. Again, that's their choice, but just be aware that it's continuing to go up. What it's going up for, I have no idea, because you aren't getting anything new. The apartments overall are meh. The landscapers never come in the summer, do a crappy job of mowing the lawn. There's always garbage all over the grounds. The walls are paper thin, so you WILL hear everything your neighbor does. Don't bother with a first floor - the ceilings will let you hear every step your neighbor makes. The neighbors can be nice, but if they aren't, nothing ever gets done about it. They just leave door hangers and won't address any issues. It's expensive - what exactly you're paying for is beyond me. The carpets are crappy and get dirty immediately. The paint on the walls is so bad that a drop of water will stain it - I'm serious. Basically, you're paying a ton of rent for a private entrance, smaller apartment buildings, and an in-unit washer and dryer. That's about it. The office only accepts checks for rent - no online payment. Just look somewhere else.

The windows leak cold air all the time, my cars paint has been chipped from the workers mowing and "snow blowing", if you need something fixed good luck, the AC is so weak it will only cool the immediate room it is in, once you live here you are nothing to them because you are trapped in your lease, want to upgrade apartments to something bigger? Nope! You live here now so you are the absolutely last priority when it comes to getting the new m2 bedrooms that open up. If you hate sleep, hate peace, enjoy the crime that's in the parking lots and the constant cops being called to the apartments then this is the place for you!
