When looking for a mortgage, I was originally only going to just go with a local bank, but getting in contact with individuals was rather complex and no one would return phone calls (not a joke, I tried... really and we even have an account at this particular bank). Tyler at Prospect was recommended to me and he even meet with my wife and I on a government holiday to get my pre-approved arranged for an offer I was making on the same day (small house in the Grove). That deal fell through, like so many others, but the last one worked. Prospect's fees are rather reasonable, and the rates are extremely competitive for the Miami market. Also, they will talk with you and answer your questions! And, they move your package through the system at a rate faster than most groups can. I know, as I am presently waiting on a buyer's bank (not Prospect) to close on the property I am selling. I would especially recommend Prospect if you are doing a FHA 203k loan, as they truly have a lot of experience with this program. At present we have a 203k, which we are using to renovate a roof on 1965 home. Prospect helped us get all of our required information from the contractor organized - and they communicated in a timely manner when issues occurred during the process. Let's face it, buying a home in today's market requires much more review and paper work than say 6 years ago. And, this is the important part, if your brokers is on the ball, they head off any issues and get in contact with you quickly, so that the proper information may be acquired. I had a great experience with Prospect in Coral Gables (used to be in the Grove) and Tyler's group.

The operators of the main line won't give you direct phone number or email address. Just constantly transferred to a voicemail and ignored. I've also had issues with timely payments of my insurance from my escrow account. I would recommend staying far away from HFC.

After closing documents were E signed, NO COMMUNICATION WHATSOEVER from these people, calls to them were met with the same recording - Nobody to take the call. This morning, FEDEX delivered an over night letter containing the funding and documentation. I do not know how this business claims to be the 2nd largest Mortgage Loan Servicer in the U. S. My overall experience has taught me a valuable lesson as to when I should walk away and do business with my own bank!
