First off, the on site management and maintenance are very nice and helpful people. Our issue was with the property management company and their response when our A/C unit failed over the course of two summers. The first summer we spent in the apartment, the A/C stopped cooling and the maintenance person was dispatched. He did something and the A/C worked ok the rest of the summer, but it didn't cool quite right and our bills were extremely high. Fast forward a summer later, and the A/C breaks again. This time a technician from the contractor they use is sent out, and tells us he had recommended the system be replaced a few years before. Clearly that didn't happen and the A/C just died. Over the course of four weeks management dithered in figuring out how to fix the problem. This was during July and the apartment was routinely in the mid 80's and humid. Despite repeated calls and requests to replace the unit from both us and the HVAC technician sent out, management did nothing. Eventually they put in another temporary replacement and we decided not to renew our lease. I can only feel terrible for whoever moves into our unit this summer.

I'm writing this review to share specific issues that new residents should be aware of before applying. The heating system does not properly warm the unit. While the thermostat can be set up to 78, the heat does not adequately reach the bedroom, leaving the room consistently cold. This is a comfort and livability issue that should have been addressed before move-in. The unit also did not appear to be properly prepared for a new tenant. The carpet was clearly not replaced, as there was a visible yellow stain present upon move-in. In addition, the kitchen cabinets have a strong, unpleasant odor that remains even after repeated cleaning. These are basic cleanliness and maintenance concerns. There are also additional fees that were not clearly emphasized upfront, including charges for amenities such as the gym. The gym itself is very small and may not be useful to many residents, making the extra cost frustrating. Overall, the condition of the apartment and the added fees do not match the rent being charged. I regret not reviewing previous tenant feedback before making this decision. Based on my experience so far, I would not recommend this property, and I do not plan to renew my lease once it ends. I hate it here January 22nd 2026 I've emailed management for over two weeks about ongoing issues in my apartment, and nothing has been resolved. They don't reply to emails at all. If you're looking for a quality, comfortable, or luxury living experience, I would suggest spending your money somewhere it's actually worth it. This has been the worst place to live -- I would not recommend it to anyone.

I have been treated as if I were a guest, rather than just a resident. It's good to know the Eaves provides outstanding customer service and cares enough to guarantee that clients are happy with their experience. They also ask for feedback in a kind manner. I am always greeted and assisted by wonderful staff like Kathryn and Lincoln, and they also have a beautiful leasing office. The grounds are kept clean and tidy, and you will regularly see the maintenance crew driving around in golf carts doing various work. If I have questions, they never go unanswered and they provide you with an app to communicate with maintenance 24/7. Someone always responds and keeps you updated on your needs. On a personal level, everyone's actions show they really want you to feel comfortable and safe. For example, I was too sick this week to pick up new keys for my mailbox and Lincoln drove over from the leasing office to my building and left them in a cute green envelope with the Eaves logo on it. I would have been impressed with a key on the doormat so you can imagine how surprised that I also found a box of Celestial Chamomile tea there too with a handwritten note. It said "We are so sorry to hear that you're not feeling well. We picked up some tea for you. Hope this brings you some comfort. From your team at the Eaves". It's nice knowing that the staff cares and wants to make a difference. Not one person has an attitude when you need something, and they always remind you to continue to seek them out if you need anything. It's my first Winter here and the grounds are cleared regularly. There are speed bumps, so no one is racing around disturbing the residents. There are perks and discounts too. It's good to be home.

I have discovered MOLD in…read moremy vents: they want to clean while me and my two children live here, which I find unacceptable as we suffer from severe allergies.. and my children has asthma. Also, bathroom tiles are falling off the wall- they asked me to use a 'public' bathroom (clubhouse) for showers while repairs are done. All I asked was to let me break my lease and due to the conditions to waive my penalties as it isn't my fault this apartment is not up to code. Management has been extremely rude, has prolonged this for weeks and unwilling to cooperate with me. I see other people complaining about MOLD- feel free to reach out, tenants should not be treated this way!
