Management is a nightmare, even going as far as ILLEGALLY entering your apartment with their set of keys. All the finishes from the cheap carpet, to the squeaky elevators, to the garage that smells like garbage as you walk to the car is not luxury. There is ONE dog waste station for the entire complex. There are NO lights so you can't walk your dog at night. The walls are so thin you can hear conversations from apartments around you. Dorothy who manages this property does a really poor job. She's trying to charge $2000+ to replace some really cheap carpet which I now have to take to small claims court. It is clear that they embezzle money from security deposits. What a headache. I really regretted not going with Avalon Princeton instead. Shame on you Copperwood.

    At first look Copperwood appears to be a well maintained property nestled in a wooded setting on…read morethe outskirts of Princeton, but it is far from the luxury living that the building promotes. First, the positives: the surrounding area is quiet and serene, the apartments are spacious and modern, heated underground parking is a nice perk, the community gym was recently renovated, and the residents are friendly and outgoing. The negatives largely stem from on-site management lacking the professionalism and skills to run a so-called luxury building. +The building manager puts on a good face at first, but her incompetence and lack of empathy for tenants becomes clear very quickly. I understand that managing a building is no small feat, but she makes up her own rules with complete disregard for terms that are explicit in the lease. She will make you think that you are the only one experiencing an issue, but it's clear many of the issues are wide spread. Duh, neighbors talk to each other. At one point after I submitted my move-out notice I was speaking with her about an issue and her response was, "you should have moved out sooner." +If you want to reach the building managers superior, then good luck. There is no direct line to the management company (Shamco Mgmt Corp) and when I was finally able to locate the managers name/email through Google & LinkedIn research my emails were left unanswered. +The live-in super is generally friendly to tenants but he is verbally abusive to the porters in public, constantly taking on an aggressive tone and instilling fear in his workers. The unprofessional and it makes tenants feel uncomfortable. The man is not suited to be managing people. +The walls and floors are paper thin. If you value peace and quiet then rent an apartment on the 4th floor, otherwise you will hear every movement from your neighbor above. When we spoke with the building manager about the excessive noise at odd hours (2am and 3am) she said "this is apartment living" and eventually told us to call the police to report a noise complaint. She was completely unwilling & unable to solve the noise disturbance. +There are rampant roach and other pest issues in the building that go unaddressed. The day we moved into the building our apartment was infested with cockroaches. When we complained about the issue management looked at us wide-eyed, uncertain what to do. It wasn't until my wife instructed management to order Advion Cockroach gel from Amazon that they made the purchase and supplied the gel to us so that we could treat the apartment on our own. There are also a number of occasions where we found dead frogs in the building. Yes, you read that correctly. +One of the high-end Grohe faucets in the en suite bathroom was leaking so the super replaced both faucets with lower quality no-name faucets. This was a common theme throughout the building -- Many times if a luxury appliance or feature requires maintenance it is replaced with a lower quality version. +Our unit had a view of the wooded area and our windows were filthy from pollen and algae build up. For over 18-months we continued to ask management to clean our windows before they reluctantly agreed and decided to hire a crew with a power washer to spray the windows with a chlorine like substance. It was far from a proper window cleaning and still didn't completely solve the buildup issue. +The building boasts "smoke free environment" and the lease explicitly states "no smoking on the premises", but some tenants smoke on the grounds and litter cigarette butts. Management turns a blind eye regardless of the many complaints from non-smoking tenants. The examples above are just a taste of my experience at Copperwood. If this sounds like luxury living to you then you'll be completely happy living there, however, I would encourage you to consider other apartment options in the Princeton area. There are a number of new buildings being constructed within city limits so hopefully the competition helps Copperwood focus on improving management and living conditions.

    As anyone would tell you, including the people at ICON Riverwalk, I am a very upbeat positive…read moreperson. Perhaps wrongly I dismiss negative reviews, feeling the person just bitter or unhappy. This is NOT a bitter negative review. I was so excited at the prospect of moving to ICON. Not only were the staff warm and welcoming, the facility is gorgeous! To be fair we asked for a quick turnaround, leaving the leasing office little time for the task of a credit check, and preparation of lease. WE were assured this would be no problem. We understood the 75.00 application fee would be non-refundable, as they always are. We knew our own finances, so anticipated it to be no problem. We were also asked when applying to pay a onetime amenity fee (not application fee) in the amount of 500.00. This was a special, half-off. In addition, we would receive the first two months free rent when signing a 14month lease. Everything looked and sounded so great. ONCE THAT CHECK WAS CASHED, WE NEVER HEARD FROM ICON AGAIN. Our texts, phone calls and emails went unacknowledged. We decided to visit three days later. Unfortunately, a staffing error was made and there was no concierge to great the many interested perspective residents. The only leasing officer was on a tour, which takes an hour. When finally, we got to speak to someone, we were told the manager was off for two days and someone would absolutely get back to us on Monday. Monday came and went. We waited until Wednesday, having already arranged for a mover to move us in on Friday. The only email we received from ICON was marketing. We were never notified if the application was approved, and had no lease to review. We had to regroup. Luckily, we found a place, as eager for leasing as ICON, who turned things around in the remaining two days. Poor timing and growing pains they will say. But by no fault of our own, no amenities to participate in we requested the 500.00 back. We turned a blind eye to the restaurants that aren't open anymore, the lovely café no longer running. Even the bitter "original owners" who tried with all earnest to dissuade us from applying. We loved the heated exercise pool, and new people would change the vibe of the community. ICON met all our needs for a fraction of our current rent. Sadly, they let us down due to poor management. But really that could have been forgiven. I truly wonder what can be said about a facility that would penalize you for their oversight and incompetence. Even if it was poor timing and growing pains with the new Greystar management staff, the character of the institution thinking that this is an appropriate position is the source of my grievance. Above all, this should be considered before applying to Greystar's ICON Riverwalk. What was conveyed by their responses was that the short-term profit of the business was paramount to the prospective tenants. Not even in the name of good business practice would they consider our request. In the end this is just a business...a very new business.

    My wife and I are current tenants. We selected Icon primarily because it is very close to my work…read moreand the rent is reasonable for the area (Princeton, which means it's egregiously expensive for what it is). They also accept dogs and have amenities and facilities for them. Our main home is out of state, but work is local often enough that it makes financial sense. I could write a novel, but I'll just provide the TLDR summary. The management/ownership of this facility is completely disconnected from the reality of running the business in a positive manner that provides a great experience and a profit. The actions they take do not demonstrate even a modicum of business management common sense. They are there to make money, full stop, and their decisions and attitudes towards residents or "customers" do not conceal this even slightly. It's a beautiful facility that is not even half full with a lot of turnover. Example: Some time ago we got a notice that the city has decided that valet trash is a fire hazard. So, notice goes out, no more valet trash. Now suppose you are an older person with limited mobility. Well, you better hope that your apartment is close to the 1 trash chute on the floor. Sorry, we can't move you to a different, vacant apartment that is more convenient. Then a week later they send out a notice that they will be by to collect their $7.99 Walmart brown plastic trash can. Having to struggle 500+ steps to take out trash is not something that all older people can do comfortably. We know we leased you this place with the understanding this service would be provided, but hey, put on some comfy shoes and a back brace. No, we're not lowering rent or giving you a one time relief payment. Oh also, you're gonna need to make a trip to buy your own trash can. Example 2: They refurbish the cafe on floor 2 and do a big launch, send out flyers, coupons, etc. It's always empty, and it's really simple to understand why. A regular coffee will set you back between $4-5, and this is Juan Valdez/Famer Bros industrial bulk grade office coffee. Admittedly, I am a bit of a coffee snob, but if you are going to charge that for a 12 oz. coffee, shouldn't it be high quality? Same with their menu. A breakfast sandwich will set you back $11 (ish, don't recall exactly). I can get that at the cafe at work which is .7 miles away for $4. Since the food and drinks aren't especially good or high end and the prices are expensive, my conclusion is that they are either not very smart or they are intentionally charging high prices for low quality items because they are banking on the residents not wanting or being able to walk or drive 1 mile. If true, it's disgusting. And, surprise, everyone buys elsewhere. Example 3: regarding the courtesy of the staff. The staff turns over. I get it. In their defense I am guessing the local Icon team has very little ability to be creative or manage the property. They are more likely implementing the corporate will of Greystar or Death Star or The Empire or whatever/whoever they are. Anyway, I bump into a lady in the 1st floor elevator room and we both have dogs on leashes. Her dog starts excitedly barking so she politely scoops it up and hustles out of the room. Unfortunately, she drops her apartment electronic key. So, I decide to wait there for 10 minutes, assuming she'll retrace her steps since she obviously can't get into her apartment. She doesn't return. So, I pick the keys up off the floor and hang them on a side doorknob in plain view so they are hard to miss. Just to cover the bases, I go out of my way and let the resident "activities coordinator" know about the situation. She gives me a disappointed look and makes me show her where I put the keys. I say "Well, I thought about bringing them to you but 90% chance she gets to her door and backtracks to here." She looks down her nose and says "Giving them to me would have been the right thing to do." Thanks for the lecture, kid. There's a lot more here, like your keys being automatically shut off and when you inquire why they tell you "oh we sent that out in the newsletter...you need to come by and reset them" Not helpful when it's 9 PM, you are returning from a trip, and there's nobody there for another 24 hours so time to get a hotel room, which is cheaper than the $150 mandatory after-hours/weekend fee they charge to send someone out to open your door for you. It's a beautiful facility, with a great location, nice amenities, run by people who don't know what they are doing and/or don't care about creating a good living experience, and who are discouraged from taking real initiative by the corporate masters, who are just here for your money.

    We are staying in this apartment for few years…read more Trash is disgusting. It stinks. At trash room you can see the trash every where. You can see lot of bugs, ants, cockroaches are there. Maintenance does not respond. Even if you create maintenance tickets nothing happen. You need to follow multiple times. Some times it will never get resolved. Walls are nasty. They use very cheap material. If some one walks on third floor we can hear the noise in second floor and first floor. That noise is unbearable. Also we can hear the noise from next door when some one is talking. Carpet is stinky and it smells. They use very cheap material. Appliances are very cheap. Microwave, Dish Washer and Dryer will not work properly. There are lot of issues with Washer & Dryer. They are very cheap. Always you will get issue with appliances. Air condition does not work properly. When you turn on A/C you cannot able to watch TV, not able to talk and you will not be able to listen other person voice. It is very loud and you can hear very loud noise. You will get head ache. One more big problem A/C will never work on third floor. Only it will work in second floor. Once you renew or sign a lease. You are struck. You cannot break a lease or you cannot void lease. You cannot pay simply one or two months. You are responsible for the 12 months lease. Doors and windows does not work properly. They are using very cheap material. Locks will not work properly. Carpet is stinky. Carpet they are using is very disgusting. Even if you request to change it. They will not change. It smells like any thing. Even if you clean the dust will not go away. One more big problem. Amazon and Fedex packets will always missing. There are lot of dogs in apartment. No one will never clean the dog poop. It stinks. Even if we complaint management does not care. Even I heard snakes are coming into house from garage. Security is a big issue. They will neve hire any security. Garage door never close properly. Even this quality is very low. It is not a good quality they are using for garage door. Speeding is a big concern here. There is no security for kids when they play on the road. As some cars will go very speed. They don't even stop. Now a days they are charging 3200$ for single unit. Be careful. These apartments are very nasty. The money you are paying it is not a worth. Better think twice before you move to these apartments. They will rip you off the rent. Be careful. There are lot of theft is going on these apartments. There is no security also. Now a days they are increasing 200 to 300$ rent monthly.
