Prieb rented me a house where someone was brutally stabbed to death not even 60 days after the murder happened and did not disclose anything about it. While I understand Kansas may not legally require disclosure of this type of event, this is something that would have materially affected my decision to rent the property had I known beforehand. Living here since becoming aware of this has caused significant discomfort and distress, especially given how recent and severe the event was. I feel this should have been disclosed as a matter of good faith and fair dealing. When reaching out to discuss either (1) an agreed early termination of the lease without penalty, or (2) a reasonable rent concession in light of this newly discovered horror I was told by one of their leasing staff Laura that they will neither release me from the lease or provide any concessions. Laura claimed the event was "highly publicized" and everyone in her office just "assumed everyone knew". Awful business without a shred of human decency. Stay FAR AWAY!! read more

Worst company I have ever dealt with. Everything was great until move out. During move out they charged an absolutely absurd about for any little thing. Well above fair market value. They are very unethical in operating. I questioned these items and amount. When doing so I was then told 4 different amounts on my statement from "clerical error". I was sent photos of a few items that i doubt were even the same rental. I have never had a single issue in previous rentals and with rental agencies. I don't ever leave reviews but Prieb has been the most unethical, irresponsible, and unprofessional company. If you are reading this stay far away and advise other people as well. read more

Terrible construction for the expensive rent, and poor customer service. My door was not closing properly, and this is how the maintenance department fixed it. My wife and I have experienced nothing but problems since we moved in with maintenance issues. So many items left undone. Items they attempted to fix and did not. A door unpainted. Several damaged spots on the walls and ceiling. Constant electrical issues. I will say the leasing part was fine. But, from the moment we moved in, it has been nothing but issues. They even knew the issues when we moved in and provided no status updates. In fact, we had to submit all the issues ourselves through their online portal. If you can find another place to live, I wouldn't sign with this company. Leasing here is comparable to being catfished. Looks great on the outside, and is a nightmare on the inside. read more

AWFUL Company! False advertising!! Watch out! You may not get what they advertised! I searched for a 3 bedroom/3 bathroom townhome/condo. I saw 3 links (Zillow, Trulia and Realtor) sending me to a Prieb Property condo that listed the exact sq. footage, exact number of bedrooms and bathrooms, and the exact address owned by Prieb. I applied for what was listed (3 bedroom/3 bathroom), I was approved and told I could not view the property until move in day, per their policy. WHAT??? Thank God I verified it had 3 bedrooms/3 bath as it appeared in their approved by "Prieb Property" listing. At that time, I was told it only had 2.5 bathrooms. I told them that does not fit my needs and I am requesting my application fee refunded as I never would have applied if their listing was correct. Not only have they refused to refund my application fee but they also will NOT speak to me on the phone regarding this issue. I have asked multiple times to speak with a supervisor and they ignore my emails. This is a very unethical company that does NOT stand by their advertising and what THEY have listed in their own approved by property descriptions. BUYER BEWARE! Great place to rent from, zero complaints!!!! Very attentive and quick with maintenance needs

Out of the 5 places I've rented from, Prieb is very easily the worst by far. When we moved in we noticed: 1. Dried paint and stuck on dirt throughout the carpet, paint all over light fixtures, baseboards, and light switches, 2. a broken chandelier missing an entire arm, 3. and baseboards coming off. After living there almost 2 years they give us and our neighbors a sudden notice taped to our door that they will not be renewing the lease. They want to generate cash by , churning their residents, keeping their deposits , and raising the rent. Raising the rent is fine but forcing all of us to leave and scramble to find a new home in this environment and then keeping our deposit is what makes them greedy and careless and ultimately a very pathetic management team. We spent a day cleaning and left the house as good as we got it. (which like I said wasn't great) And they still said we didn't clean and that they would have to repaint the walls... unbelievable... what greedy pigs. read more

My daughter Sarah Fishwild and her husband and son moved to Gardner KS almost two years ago. Happy to say Monte was there to help them when they weren't satisfied with their first choice in rentals. He was able to show them a newer duplex rental the same day and they moved in right away. The duplex is beautiful, very roomy and lots of storage. The rent is kind of high considering nothing like water or anything is included. But overall very pleased and they have great neighbors and in a great neighborhood. read more

When we moved in, ceiling paint has dropped onto the carpet, and some was splattered on the wall and light fixtures. Flooring was loose. Lighting didn't match. Like someone else commented, we received a notice of lease non-renewal, giving just 45 days to find a new home. In a recession. With gas and housing at an all time high. Very little of our deposit was returned though we kept it in good shape.... And left it better than when we had moved in (leaving a new faucet that wouldn't leak, and the back door better sealed so rain wouldn't come in). read more

if I could give less than one star, then I would. be prepared to pay for damages that you did not do during move out. They will send you a letter after move out with a breakdown of charges that conveniently does not have you getting any of your $850 deposit back. I kept a very clean home. I had no pets, and I went above and beyond during my move out with cleaning. they hit me with random charges that were not accurate. and the last line on the letter is "20% administrative charge per charges sheet" and that was $128. they took $128 out of my security deposit refund for ADMINISTRATION FEE. We were not present and have been charged with all sorts of unacceptable fees after the fact. That apartment was cleaned from top to bottom and they still charged us $735. AWFUL! I would like to preface this with the fact that I rarely write reviews and rarely complain. However, trying to deal with management at this place is absolutely miserable. "Per company policy" they refuse to talk with you on the phone and instead hide behind their keyboards. My heat has been broken since February 9 and has yet to be fixed. It currently only works on "Emergency Heat" which is much more expensive to run. However, none of this was communicated to me for weeks, which resulted in me running the AC for hours without knowing it didn't even have the possibility of working. (It got to 72 degrees in my place). They have been in my unit to try and fix it on numerous occasions and have failed to update me on the status repeatedly. When talking (typing) to management they blame everyone else instead of taking any accountability, stating my electric bill is lower than the other tenants so there is nothing they can do. I have left two messages for the property manager and have yet to hear a response. I absolutely understand things break but not having a functioning HVAC system for 3+ weeks is completely unacceptable when paying the extremely high rent that is charged. They refuse to compensate for my sleepless nights, time off work and extreme inconvenience in any way. I would 100% look elsewhere when looking for a place to live at this point. For the amount that they charge, you could find a nicer place that cares about their tenants. Very disappointing. read more

The communication is sub par and difficult to contact someone when needed. The payment process could be improved as it can be an inconvenience and they will definitely not go out of their way in any sense to make sure to see if you have any issues with payments on their system. They will hit you over the head with fees. I definitely don't plan to stay more than a year. read more

Okay, I will admit, I was a bit concerned about reading these reviews and potentially renting from Prieb, so I decided to pick up the phone and call myself. I have been a renter and a landlord so I can see things from both perspectives. I talked to Mica who was incredible. She picked up the phone right away and answered all my questions. She was helpful, not rushed and presented the image I believe that Prieb wants to now project. When I asked about the negative reviews, she was honest that there had been staff turnover at Prieb (and at many property mgt companies as I know from hiring property managers personally from experience) and their goal was to turn that rating around. If you are looking at one of their properties, call and ask for Mica. I can't speak for negative past experiences, I say go for yourself and decide. read more

This is going to be a long one. This is our first brand new house that we moved from Lenexa, KS to Olathe, KS. Since moving in, we have had a series of issues that we have been attempting to get addressed. Maybe only 25% of our concerns were addressed by Prieb. All others we have heard reasons like "Things like this happen, there is nothing that can be done.", "We don't handle that", "I will have my guys check it out for you" and on that last bit we never hear back. We have worked with the superintendent, his manager, and even the Service Email we were told could help. At best, we had a technician come out to try and fix the carpet in my son's room which was not put back properly when a metal plate was placed on the floor board, and all he did was to take scraps of carpet with him and said he would need to discuss with his office. Another issue we are having is water coming up from under the house. Initially thought it was a result of our sprinkler system, but that was not the case. Then they were going to install a sump pump, but that would not resolve the issue. Now they believe there is a spring under the house? This is a big concern and if not handled right away, can become a larger problem down the road. This house has been the biggest investment we have ever made and ever will make. To have these issues coming up is extremely concerning and with the lack of follow-up or even acknowledgment of our concerns/issues is even worse. Now most recently we received a letter stating that we did not follow the procedures to submit this all via email. And got a threatening letter for which they say they would be willing to fix if we take down our reviews. We have tried to talk over phone, sent several emails requesting a call that will address our issues so we can finally move forward. I advised in an email but apparently no one is reading them, I am more than willing to take down the reviews once these issues have been fixed. read more

I second another review that states that the management team hides behind a keyboard. Be mindful of tricks and scams. I moved into the Reserve townhomes exactly one month ago. The community is still building; so, there are some unsightly construction areas to temporarily tolerate. But, I have encounted repeated problems: 1. Mail delivery - multiple trips to the post office and leasing office finally got this issue resolved. 2. The managment company sent out two 'all tenants' notices in the past three weeks. The first for someone 4 wheeling in the muddy construction areas and then driving through the subdivision streets leaving muddy tire trails. The second, was for all of the dog owners that NEVER clean up after their pets. The area behind my building is littered with dog droppings from my neighbor behind me, that lets his labrador retriever out go to bathroom and leaves the droppings in the grass. The open areas for future homes are litted with dog feces, too; as resident let their dogs run, play and go to the bathroom in the open areas, too. 3. My unit is brand new construction; but, I have had problems with the outlets in the bedroom #2, throwing the breaker whenever, I plug in the vacuum in any of the outles. 4. Today my garage door is malfunctioning; it will not stay shut with my remote or the wall switch? It closes and then automatically 'reopens' on it own. Maintenance is a nightmare with no emergency after hours telephone number to call for urgent matters. ALL emergency maitenance requests MUST be posted to the resident portal; a very poor management policy! Management needs to be more proactive in enforcing community rules with dogs on leases and residents cleaning up after pets outside. I will only reside here for my initial lease and then purchase a single family home in the area. Fortunately, I have great neighbors on my culdesac and we all watchout for one another. As the community builds out and continues to bring in new residents, the current issues dog feces in the open areas and 4 wheeling vehicles driving through muddy areas will only get worse, if not poperly resloved by Prieb Management. read more

Prieb seems to be a good property management company. We've only been renting from them since October 2018 and haven't had a lot of issues. The couple maintenance requests that we have submitted have been addressed within a week. The house itself was cheaply built and is exactly like every other house on the cul de sac, but it's been maintained pretty well. The price is competitive in the market. The windows are drafty and there isn't much in the way of installation. Tenant is responsible for mowing, snow removal, and filter changes for the furnace/central air system. We have a giant backyard which is nice, kind of wish it was fenced in though. All in all, we are satisfied with our Prieb rental home. read more

We were hesitant about living in a townhome with two little boys and a dog. Because of the noise but i am surprised to say that the noise is very minimal. I have seen a lot of bad reviews, but we love living here the play ground is great my kids love it. And we just found out that they are making a dog park. I cannot tell you how happy this make me, because we have a 120ish pound dog and it is hard to to take him on long walks with a 2 year old and a 4 year old. We are so happy with all the workers here and Mica was the one to help with the paperwork for moving in it. read more

Do not ever rent from this company. They have horrible customer service and do not care about their tenants. In the beginning they were nice until you sign the lease and then they quit talking to you and answering emails from you. They refuse to take any walk in appointments and will not answer the phone. You are required to leave a message and wait for a return call or email and wait for a return email. We had an issue with a smoke detector which is a safety issue and they told us to keep changing the battery every month instead of them replacing them even though they were out of date. Upon move out we gave our notice like they requested and they told us they were not giving us prorated rent because we were responsible through the end of the month if they did not find another tenant. They charged us a fee to replace the air filter even though we changed it in front of their representative. They charged us a cleaning fee even though we showed them receipts of the cleaning that was done. They charged us an administrative fee with no other explanation other than administrative fee. I enjoyed my time in my townhouse! I was fortunate enough to be the first tenant in my unit and in the 2.5 years I was there in the Parkview development, A LOT of new units went in. The only challenge I can comment on was how short the driveways are. I understand that it allows to maximize space, but it was impossible to get a truck in the driveway without at least part of it extending into the street - but that's all I got! It was a nice place to live and I always had a great experience when I had to contact the Prieb offices. read more

We live in Prieb townhouses called Parkview Townhomes! These are the newer townhomes in Olathe. We have been very pleased with Prieb's communication and management team. They were very easy to work with while trying to find a place to rent. We have also had maintenance requests that were fixed in a timely manner. They communicate often through email and are quick to respond to email questions. Overall, we have been very pleased with our interactions and with our townhouse unit. read more

Issues with the Sod having water coming up from the ground and not being told if we have a Sump Pump, or a French Drain 6. Smoke Detectors falling from the ceiling (2x) We have worked with the superintendent, his manager, and even the Service Email we were told could help. At best, the superintendent is rarely around and barely comes when he said he would. His manager is not engaged, and dealing with the business office, we were just shipped back to the email about our concerns. I was hesitant about living in a townhome due to noise through the walls. I am surprised to say that the noise is very minimal and mostly nonexistent. That is where the good construction stops. The windows are not well insulated, the appliances are cheap, the faucets are loose and look cheap, and the bath tub is the perfect size if you are a toddler. I would like to pay online but they charge a $35 "convince" fee to be able to do that. I have been told that they do everything they possibly can to keep your security deposit when moving out. If that's true they do not use the money they take to fix the place before new tenants move in because there were several issues caused by dogs that were not fixed before we moved in. I am curious to see the quality of the pool, playground, and BBQ stations they say they are adding to the property. read more

In nearly 10 years or residing in JoCo at 5 communities including Parkview Townhomes, I can say very candidly that this is in a league of it's own and not at all in a good way. Rather than ranting, let me simply say that this is new construction and yet myself, neighbors two units down and many more in the community are fleeing after only one year here. Rent was bumped $100/mo to cover these losses, likely construction overruns and general mismanagement of this chaotic, ever under construction community. Cheaply built, understaffed maintenance and risk of arbitrary $75 fees when they do come, and no on site property manager. Come here if you want to be price gouged, live in a perpetual construction site, and deal with the hands-down worst property management company that will sweet talk you in the leasing department and then tighten the screws and walk all over you once you've unwittingly signed a lease agreement with them. If you're undeterred and still move in, all I can say is gold luck and hopefully your in the minority of actually happy and content residents. . Worse yet, if you're thinking of buying one of their homes, be smart and go with one of the myriad of superior builders. The one saving grace as a renter is at least I can easily pack up and move on from this mistake. Look at all their horrible reviews on the owner occupied home side of their business. Yikes. If I can give them one compliment, albeit a backhanded one, it's that at least they provide a consistent product and level of customer service on both the rental and home owner side - although I will never, ever learn the hard way and do business with them again or certainly on the latter side. read more

Haven't needed to get maintenance out to do any work so can't review on how good that is but definitely a positive thing that I haven't needed work done. Did have problems with the website where I pay rent, some account stuff got messed up but Prieb was very quick to get things figured out and fixed right away! We signed a 16 month lease with this property management company. They offer a great deal for $1250 per month for the longer lease term, not bad for a 3 bedroom and 2 1/2 bath. There is no agent on site to initially show the property, so you can't ask any questions. The homes are cleaned out nicely and repainted for showings. It is a great residential area, with great schools for Olathe that made it ideal for me and my family. The neighbors are all nice and there are lots of small children. It's a good price, for a good home, in a good neighborhood. The only thing you need to be concerned with is the customer service and level of response time. We met with the maintenance man who said he would fix leaky sink, torn up vinyl flooring among several other things. We are at our 16th month and I have never heard a peep from the maintenance guy or the Prieb reps themselves. It is very disorganized and no one ever returns phone calls or emails - EVER. They will collect your money, but if there is an issue small or large, they will not respond to you. I was even considering purchasing a home from them, and advised otherwise, they do not return phone calls. So we ended up with another builder and are very pleased with this other builder for our new home. read more
