DO NOT RENT FROM THEM Their lease agreements are totally predatory putting almost all maintenance and upkeep of the property on the tenant's dime. The prices are attractive but they nickel and dime the whole way through the contract. They basically expect you to act as a homeowner without actually owning anything. One of the more egregious things is they expect you to pay $500+ to schedule and perform a deep cleaning at the end of your lease no matter what! They have many loopholes in the lease that would allow them to kick out a tenant for any reason. This company is awesome! They are quick to respond to maintenance requests and they do a superior job (no quick fixes, they do it the right way). Katie Dawson is kind, helpful, and accommodating, no matter the situation. Larry is knowledgeable about everything and also very thoughtful. We moved to the KC area last year for work and found a rental through Rental Home KC. We both reviewed the lease and specifically asked the rental agent to confirm that we were able to terminate early should our employer require us to relocate again (obviously with loss of deposit, etc). Based on our understanding of clauses in the lease and reassurance from the rental agent, we signed. About six months later we needed to relocate again and contacted the rental agency. A different representative pointed to one statement in the lease that would require us to pay through the end of the lease unless a new renter could be placed in the property. She even aknowleged that people get confused about that particular clause all the time!! The property was immediately listed but never rented, we even offered to pay a portion of the rent if somebody moved in! I know of one applicant that was rejected because of pets (which we also had in the property), but I couldn't get any answers or updates during the final months of our lease. We realize it is the renter's responsibility to understand the lease before signing, but it is totally unacceptable for the agent to have misled us about the ability to terminate the lease early. This cost us almost $15,000 in duplcate rent and utilities. We couldn't even get our deposit returned early!! read more

I must say I'm pretty surprised by the bad reviews. We used Rental Home KC when we moved here from Illinois and had a great experience. Being prior military we have used several agencies in the past in different states and they were by far the best we ever had. A couple of months before our lease was up we contacted them to extend and found out the owner of the home decided to sell. We ended up buying the home and now due to an unexpected work related move back to Illinois I have reached out to them to be our property manager while we rent our home out. I hope to have as good of an experience with them as owner's as we had as renters. Assuming our renter's will be treated the same as us I know any issues will be resolved in a timely manner and our home will be kept up with. read more

I had a chance to use the company as my property management agent. I had a very poor experience with their service, no follow up, they let the tenant to trash the house, they never paid on time and I ended up evict ing them. In return I had to run after the lease and yet the company kept the 85% commission fee. Would not recommend them. read more

Very surprised to see the low rating for this company. The house was professionally cleaned and the carpets were freshly cleaned right before we moved in. I did not have any issues or bad experiences with them. I would be renting from them if my husband's job hadn't moved us to MO. The only thing that I can think of is I didn't break my lease. :) read more

Make sure you take pictures of everything when you move in. They will pass the repairs on to you if you don't. Whatever your deposit is, I can promise you, they will find anything to so you don't get your full deposit. You have been warned. read more

We we're in the process of renting and the, would be, landlords went through this agency. when we went to sign the paperwork, Betty talked about everything under the sun and then some, nothing to do with what we were there for, making the process over an hour ordeal, when it would have taken about 20-30 min at the most. Everything was worked out, so I thought, after the credit check was done, and the application was gone over. She calls back and tells me the landlords don't want any pets, but they have 2 cats, and we had talked about this before this agancy was involved, the landlords knew we had 2 dogs because we discuss this. She insisted that if we wanted to rent that we would have to get rid of the dogs. After I thought about this for a very short time, I called her back and told her I would never give up the dogs, since they are part of our family. I would not recommend this agency to help with renting a property, and am glad I decided to go with someone else, whom has been very helpful. I would recommend that others do the same. read more

I wish I had reviewed this company on yelp before renting now I'm seeing their poor rating. Currently renting a 3 bedroom 2 bath town house since 7/1/2019. Almost 2 months in and bath tub repair still not corrected. Talked with 5 persons told from 8/3 I would hear back on tub repair, just crickets, I post requests for repair, I call for repair I'm told they are working on it and will get back to me and nothing no updates no calls. They rent as is no matter what they tell you before you sign the lease. I was told they would make sure it was clean, holes and paint fixed after signing and moving in I was told if I did not have it specifically stated in the lease they do not repair or fix. They lied on their agreement about prior known damages and leaks. Do not trust this company - the home was disgusting to move into bugs everywhere, filthy oven, bathroom and walls still had hair and soap scum and marina sauce and grease on them. Filthy air filter - "As is condition" worst rental I have ever lived. Worst rental agency I have ever experienced. I would never buy a home from Betty Simmons or Rent from her again. They do not deserve a 1 star. read more

If I could put a negative one I would this COMPANY DOES NOT DESERVE ANY STARS!! Do not ever rent from RENTAL HOMES KC on behalf of SRE HOLDINGS LLC they are what you call SLUM LORDS. They get you hook on the sugar and cream that everything is great with them and their property. You have to take care of everything with the property maintenance, lawn care, extermination etc. If you do have an maintenance out the normal they are horrible about responding to your request for service. When we scheduled a move in walk through of the property there was damage left from the previous tenants which was noted from the manager (LARRY) and myself on the paperwork. Which when we left two years later it was the same damage which they did not replace. So when I left this property SRE HOLDINGS LLC took it out of MY DEPOSIT INSTEAD along with other BS just because they could. PLEASE RUN FROM THEM THEY ARE CROOKS!!!!! Crooks! Between the owner and the property management company they are both into some shady business! I had to unfortunately move before the end of my lease. I gave my 60 day notice, I was then asked if I could move out sooner as it was "the renting season". I complied and was out in less than 2 weeks. The final inspections were made and it was estimated that I would be responsible for about $1500 of my refundable $4000+ deposit. Well, the renting season must have been dry this year, because 2 months later the place still was not rented. I had made the 2 payments (plus the utilities) and finally reached out to RHKC and the owner to come up with a compromise... They "graciously" allowed me out of my lease by having me pay one last 1/2 month of rent and KEEPING my entire deposit and stating that the utilities would be transferred once the final payment cleared. 2 months later I get a bill from KCP&L stating that I owe them for their services... I hadn't lived at the property for 4 months now so I forwarded the bill to the owner/RHKC since the owner had moved back into the property. Here is the owner's (JON L) response: I tried a month ago! I called and said I'm the owner of the property, I've moved back in, and the Burger's have moved out. They would not let me put the account back into my name until Jason called and cancelled the service himself! I even talked to the supervisor there about how insane their process is, and I did. They hung up on ME because I was so frustrated with them! ***According to KCP&L either myself or the new owner can call to transfer services*** The very next day was when Jason sent you the first bill stating that he was still getting charged. I assumed that the supervisor directly called Jason to confirm final billing. Jason needs confirmation that he cancelled the service, or at least requested the service be taken out of his name - and then he is NOT liable for any fees after that date. I Can't do anything about it. So bottom line is that the owner (JON L) was not getting billed or paying KCP&L for 2 months and did NOTHING to contact me to say there was a problem... I reached out to RHKC inquiring how we could remedy this problem and was told: Jason, Here is Jon's reply. I have a 'revert to owner' policy on all the utilities so that when tenants move out and remove their names from the accounts, it automatically reverts to me. If the Burgers did not remove their names then those bills are between them and the utility companies. _____________________________________ If you did not follow the process that the electric company has to close out an account, how can that be the owners responsibility? Jon also allowed you to move out without a 60 day notice as the lease requires. He also agreed due to your family circumstances to let you completely out of the lease and not hold you responsible for the rent and other obligations. The deposit went toward cleanings that were not done upon exiting as the lease requires, damages and carpet replacement that you were aware of when you left. He has been very accommodating under the circumstances. I do not know what you intend to do but I can tell you that the amount of the bill is probably less than an attorney would charge or a flight back to appear in court. At this point it is out of our hands. I signed an application to rent a house from Rental Home KC (RHKC) in May 17th, to move in July 1st. I had a family emergency and notified them I would not be able to move in June 11th. By June 18th, they had already found a new tenant to take my place. So, they are not out any money cause the previous renter is still in the unit, I know, cause I used to live up the street, and the new tenants move in on July 1st, but somehow, they say there is a fee that is totaling $1355.78, for re-leasing commission. This is a total double dip and not sure if it is legal or not, but I have never lived in the home and it is currently occupied. You get a home loan, and you lose the house during the purchase cause of something happen, you don't still pay the loan officer. It is part of the business. This is not right and would never want to rent from a place that is making up charges just to keep more money for themselves. I like to know what all I can do about Rental Home KC. We were away from home a couple of years, decided to rent it out. We chose RentalHomeKC mainly because of low management costs. And soon we found out that you get what you pay for. This company is owned by crooks. They do not do anything to maintain the house. They continuously ignored maintenance requests from tenant. This resulted in lots of damages.
