    PRG Management (formerly Two Blue Management) is one of the worst property management companies in Chicago. I used them to manage two buildings I owned in Chicago, and they underdelivered / mismanaged my buildings over and over and over again. They always had some kind of excuse, but never actually took accountability for their actions (or inactions). Nor did they do anything to make it right when they screwed up (which was extremely frequent). A few examples: Left multiple rental units empty for months. When I asked why they hadn't been rented I was told the property manager never listed the units for rent. Cost me thousands of dollars of lost building revenue that I can never get back. Tried to "make me feel better" by firing the property manager, only to put another equally incompetent one in place. Was not proactive at all about getting my units leased. Rather than dropping the rent / checking in with me, they just didn't do anything. Told me it was "lack of interest" as to why they weren't getting rented out. I listed them myself and got 15+ showings scheduled within 48 hours... Didn't coordinate with me on expensive projects at all- paid $3k for turnover on a small 1 bed 1 bath unit... Constant accounting & billing screw ups (overcharging on rental commission, not paying utility bills etc) Ignored and did not respond to tenant inquiries. It got to the point where tenants had to reach out to me (the owner) directly to get involved. The whole point of a management company is to take the day-to-day stuff off my plate, but instead I had to exert considerable effort "managing" the management company... Hard to believe I paid them 6% of my building income to do such a bad job. Ignored and did not respond to owner inquiries... Me, the owner of the property, didn't get responses for multiple days, and not even after emailing the property manager repeatedly about the same issues. I saw a few reviews on Google referencing Erin- I was fortunate to work with her for a few months (before they fired her). She was great at her job, responsive, and seemed to genuinely care about the experience that both owners and tenants were having. If PRG had more people like her maybe they wouldn't be so terrible. In general, whether you own, rent, or are looking to sell a property, I would avoid anything related to Pearson Realty Group, PRG Management or Two Blue. It would be one thing if they knew they were doing a bad job, constantly acknowledged their mistakes, and worked to improve things. But their approach is just to blame the problems on one employee, apologize, and fire that person. They never make things right financially, nor do they seem to try and correct the underlying issues, which is why the same problems pop up again and again. If you've read this far- avoid avoid avoid. I have loved living in the building and working with Aaron. I would recommend him to anyone. Working with Aaron: - Hands down, Aaron has been the best, most accommodating and helpful Building Manager I have ever worked with. - Texting or emailing him always resulted in my questions being answered quickly. - He told me how everything was flat out, without additional selling or sleezyness that I have seen with other building managers. - I ended up having to move out of the building before my lease was up (Not because I wanted to! I would have stayed for years) and Aaron went above and beyond in helping me through what could be a VERY stressful situation. He was amazing. With the Building: - It's an old hotel from the 1920's which added to the charm for me. Knowing that, it's an old building, but they have done a great job updating the apartments and the one bedroom I loved in was redone right before I moved in. - There are small quirks about the building and apartments but you are always going to get that unless you live in a brand new construction for 3 times the cost. - I always felt safe in and around the building as a younger lady living alone in a one bedroom. - Whenever I needed something fixed, the building engineer, Ahmed, was there within 24 hours fixing it just after a quick text. It was super convenient. Overall, If you are looking at this building, do it. It's worth having someone great to take care of things that come up and to have a great old building with lots of charm in one of the best parts of Chicago.

We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. Jim helped guide us in our timing, thanks to his knowledge and understanding of the market. We listed on a Wednesday in July, and decided to have an open house that very weekend. Jim came and managed the open house for us and the first couple to see the home made an offer that same day. They did not have a real estate agent, and Jim led all the conversations directly with the buyer and negotiated the terms and conditions for the contract. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. The best quality about Jim Flanders is his easy going personality and honest approach. He always has your back and wants the best for you. But he is not pushy. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. They opted not to get their own real estate agent and were fine working directly through Jim (even though he was representing us, the sellers) because they also could feel that Jim had everybody's best interests at heart. This is where Jim Flanders really sets himself apart from other realtors I've worked with. He forms relationships, not just with his clients, but with the opposite clients as well. He took time to have many phone conversations with the buyers to put them at ease, talk through the inspection findings, and negotiate our terms. They trusted him so much that when it came time to close, they didn't even ask for a final walk through of the house before closing. We couldn't have asked for a smoother and less stressful process of selling our home. We got the price we wanted, the closing date we wanted, and all the negotiations and conversations were easy and friendly.

We took the plunge this year and started the search for our first home. Jim was incredibly generous with his time working with us, and helped us figure out what we actually wanted and where we would be happy. In May, Jim showed us a home we fell in love with and he guided us through every step of the process, from winning the bid, inspections, closing and held our hands every step of the way. Knowledge and professionalism aside, Jim is just a legend and we just enjoyed hanging out with him and having the chats at showings. The second we get a sniff that any of our friends or people we meet are looking to buy, we instantly stop the conversation to tell them 'YOU HAVE TO WORK WITH JIM FLANDERS'. Thank you Jim.

My landlord just signed up with their management company and I think they're doing a great job. My contact Chris is always there he answers his phone he answers every question he's very informative and it's very comforting knowing that they're always on top of things. Even though I just found out they're raising the rent they make sure that they send you the proper information so you're always on top of things and informed about everything.     If I could give Westward360 zero stars, I would. Our previous management company, Advocate was…read morebought by Westward360. A new contract was not issued by Westward360 so our board assumed that they would follow the Advocate contract. They did not. When we gave the required notice that we would be ending our yearly contract with them, they refused to send our manager to the final meeting, stating that although Advocate policy was that a manager would be present at all meetings, Westward360 did not follow the same protocol. Their policy was to not have a manager present at board meetings once notice was given. Mind you, we paid for management representation at every meeting under the Advocate Contract. During our last month with the company, we contested a $2000 bill from Westward for tracking dryer vent cleaning and furnance cleaning. This was not something that was previously billed. While contesting this bill, Westward360 processed the payment without board approval. We ended the contract on October 31, 2025. It is now January 12, 2026 and Westward360 still hasn't released our reserve funds to the new management company. Aside from all these issues, response time to maintaince issues was poor. Example, when raw sewage backed up in 3 of the 4 units in the building, it took 3 days for it to be rectified. It was difficult to get ahold of our manager. Assistant managers are housed out of the country and are poorly trained. They are unable to answer questions and often say, "I will have to check with my manager." Response time for administrative duties was also subpar. We asked for a banking proposal for a loan to replace roofs. After waiting for over 6 months, with excuse after excuse, we decided to self fund. This company has poor customer service. I would not recommend it as a mangement company. You do not get your money's worth from them.
