INTERNET SPEED IS CANCER HERE, FORCES YOU to use att basic 5 inernet 5Mb/s is not the same as 5MB/s. 5Mb(megaBIT) per second translates roughly to download speeds of 625KB(kiloBytes) per second. You HAVE to make note of a upper case or lower case "B" in Mb/s, bit vs byte is a huge difference. Cell phones have a faster download so I end up having to hotspot often.... at home.... Housing is fine, nvr has an issue, front office ppl have always been nice even after ownership change. I've lived here 3 years, it's a little pricey but my biggest gripe is the internet service. Literally only one company is offered. AT&T. Literally only one internet service is available, AT&T basic 5 internet. Lags on games consistently, hulu is always buffering, and when it's a holiday and everyone is home using internet, it's hopeless. O and when I was in school I couldn't even turn in my hw and projects from home. So tired of having the office leave me notices about where I can and cannot store my trash cans. No, I don't want to put them in my garage...I don't want to walk into a stinky garage every time I need to access it. Why cant i leave them in my backyard? It works for my household and is not an eyesore considering my backyard is next to a giant hill. Otherwise, my stay at Preston Park has been reasonable. Cons: -Very expensive if you're not section 8. -$1800, no utilities included for a 2 bedroom. We paid around $2000 a month when we used to live here. - cheap carpet and paint - when you move in they don't clean the place right. We got a big flea infestation plus there was mold in the bathrooms. - the rules to live here are very restrictive. Examples include no trash cans outside your residence. Expect lots of warnings from the office if you do anything wrong. The maintenance crew are a band of snitches so beware - to me it's not much of a "community feeling" living here. They're obviously only about the money. I paid the rent a little late and they STILL sent a warning about eviction if I don't pay on time. It terrified my kid since she received the letter. She thought they were throwing us out. They also send out really annoying warnings/rules about every little thing. Because of the limited parking, my guest parked on some gravel near my place for just a bit and I guess a neighbor a couple of doors down got a warning saying that if he continues to park there (they thought it was his car) they will kick him out. Wtf. They love using threats disguised as "reminders." Their favorite is the threat of eviction. Lovely. -the maintenance crew often drives around in big white trucks looking for things to point out and warn us about. I wanted to throw away a dresser and left it in the front so that my brother can throw it away. A dude pulled up and and acted hard by telling me I'm not allowed to have furniture in the front and that I will get in trouble. These dudes are like vigilantes prowling around in their trucks for something to bitch about. Very uncomfortable and ANNOYING! I felt like I live in a prison sometimes. The people that run this place only see $$$$ and not struggling families trying to LIVE! It's hard enough to live comfortably in this expensive area but nitpicking at every. little. tiny. thing. is so ridiculous. -a lot of low income people here. Nothing wrong with low income but I've seen my fair share of gang bangers smoking outside with their homies eyeing me up while I walk down the street. Plus there's drug dealers that live here according to word of mouth. Also it's common to see multiple families in one unit and it adds on to the parking situation as a result. - the parks. Omg they're absolutely an eyesore. Dead grass. Paint chipping off the play structures. Broken swing sets.Not safe at all for the young ones! It's a shame to see that they're not being maintained at all! :( We pay so much in rent. Where is that money going to?!?! The kids deserve a safe and beautiful park that is maintained. Not sure what they pay the maintenance crew to do. Parks suck big time. Maybe except the large baseball park but everything else sucks. - not a lot of street lights so at night it's freaking scary! - I barely see any cops here ( can be a pro for some people ) - parking. Ok let me get started on the most irritating aspect of this place. I know we get a garage and a driveway but if you're like most people, your household would probably have 2 cars or more. Depending on how many teens/adults live with you. However the parking situation is absolutely horrible! Sometimes I step on the gas after I get out of work just to nab a spot close to home! If I get there after 5 then forget about it! I drive around endlessly hoping to find a spot and many times I had to park 2-3 blocks away. If you want to invite friends or family over, forget about it. They may find a spot or they would have to park superrrr far away just to visit. A lot of blocks here have this giant sand island thing in the middle with only 3-6 parking spots. Really? Instead just make room for more parking. Plus the decaying playgrounds should probably be cleared out for parking too. Nobody plays on those things because it's such an eyesore!!! Excellent place to live. Very well managed and clean, in a nice community. The units are basically town homes. Well layed out with a living room, kitchen, dining room and half bath downstairs and bedrooms and a full bath upstairs. Most units share a wall on either side and you can hear the other apartment fairly well but this is a minor problem. Each unit comes with a garage and a small yard and pets are allowed. The area is arranged as a series of Cul de saques with a large park in the middle and smaller parks on each street. Management are friendly and efficient, and make sure everything is perfect before you move in. Maintenance responds quickly to service requests, and each service is followed by a phone call to make sure the issue was addressed. The best place I have ever lived, hands down. read more

I've lived here for 4 years with no issues until now. My sons and myself have built a life here and now they are saying we do not qualify to live here because I am a full time student trying to make a better life for us. They want to make it harder on us but raising my rent to double what I pay now in hopes that they can either get more money from me a struggling single mother just trying to do better or get me to move out so they can get more money for my unit from a new tenant. It is a shame that the people in the office are so insensitive to the fact that this is someone's home this is 2 little boys home that they are taking away. Its expensive rent for me n my roommate. Its comfortable, big with a one car garage and mini backyard. You pay all utilities and rent just like as if you lived in a house. Washer and dryer hookups. The people in the office are friendly and professional. Management drops off a calendar each month to keep tabs on you i swear! Cheapply built and walls are thin! There's no privacy. Have lived here 3 yrs now and we love it. Yes parking is a pain but you have a garage and drive way. Stop using your garage as a hoarding place and park your vehicle in it like you're supposed to. Our neighbors are great.Customer service is good,if I need something fixed management sends someone out as soon as they can. We have a 3 bedroom 3 bath, very spacious and affordable compared to most places around. I've read people write ;stop leaving notes about garbage bins or parking on the lawn. It's all in the rules. For the most part the place is very nice. I love our unit, but parking seems to be an issue. I don't understand the point of the giant sand pits when they could be made smaller to accommodate more parking. In my cul-de-sac alone there's more units than there are parking spaces. read more

Still a fan of Preston Park and am almost amused by some of the griping as they have obviously never lived in a home with a strict HOA or on the East Coast where you may need to park blocks away from your home. We all have a GARAGE. We all have a DRIVEWAY. If you wash out your rubbish bins they don't even attract bugs so it's all on how YOU choose to live. Wash out your rubbish bins, clean out your garage and park in there; it is safer and keeps the windows clear on cold mornings. Preston is very proactive with repairs. Having lived here for almost 14 years, I speak from experience. And try Suddenlink for your internet- they increased my on-line speed by a ton. I've lived here for almost three years and I'm overall satisfied. Definitely townhouse-style homes than apartments. And its difficult finding a better deal on rent elsewhere in the Monterey metro area. Attached garage, laundry hookups, close to trails/open space, ample parking, and backyard big enough for our dog and garden. Only complaints are we can hear our noisy neighbor every time she raises her voice (which is daily) and our rent has increased by 2-4% every 6 months. Preston Park has been a nice place to live....they have a great pet policy which a lot of places don't. The garage is huge, lots of extra storage places inside the townhomes, the place is kept really clean and picked up, and I haven't had really any problems. If you get a unit that is in between two other units on each side of you, it can sometimes get frustrating when the neighbors blast the stereo. Management has been great though, and their maintenance folks are really quick and very courteous. read more

Preston Park should call their places town homes because that is exactly what they are! If you have not seen the floor plans to the 2 or 3 bedroom units, you must go online & look them up. The kitchen is huge , the appliances are new, the flooring is fantastic, back yards big, garage attached, new fixtures...I could go on & on! I cannot believe that he prices are so reasonable. One downside is that the location is not Monterey, but the plus side is it is so close. There are wonderful trails to walk on & all of the property is maintained. They go be extra mile to make sure that tennants do things like put their garbage cans inside their garage & the front yard & flower beds have sprinklers. Love the quiet neighborhood! The manager can drag her feet a little, so you have to call & stay on top of things. They will also tell you there is a waiting list, but the wait time is short & I know others that have said the same thing. This is the cleanest, largest pad in this area we could find & love that we don't break the bank! read more

While my experience started off extremely well at Preston park about 8 months ago over the last few it has drastically went down hill, that at this point I'd tell people stay far away. Over the last few months they have replaced the toilets twice "to conserve water" as well as changing all faucets in the bathrooms, kitchens and showers also to save water expect my bill never went down in cost just my pressure was drastically cut making everything with water a pain in the ass to do. Try to schedule any maintenance think again cause unless you work from home they won't be able to help as their last appointment is 4:30 and even that is an argument with them to do. They have also recently changed to a new waste company which is horrible as well as they don't understand the new companies policies either so they're essentially clueless. Then as we were giving our 30 day notice they tried to tell us no you have to be out in 23 days until it was argued and adjusted to a full 30 days. Customer service they have none! This place has to be the worst place we have ever lived. We paid full price for these townhomes. They do allow section 8 as well. Which allows for more of a "ghetto" type of community. The homes are really nice. But there are a ton of cons. You can hear just about everything through the walls from the neighbors. Also the parking situation is HORRIBLE!! It's ridiculous makes you never wanna leave the house due to not having a parking once you get back. Good luck trying to find a parking after getting home from work. If you don't make it home at a decent time your out of luck. There are multiple families in each house which leads to 3 plus cars per home. Even saw a neighbor with people living in their garage. Was also outside doing yard work one day, & saw used needles in the grass. People leave their trash just lying in the street. People are loud and disruptive. There are a quite a bit of college students there as well, which lead to loud college parties. The housing office lies CONSTANTLY making accusations that are completely untrue just to either get more money or get you to move out. Ever since the older girls left (Malina, not sure of the other girls name) it's been crap since the new managers took over, the new people running this place don't care about anything else besides MONEY. We never got our security deposit back after leaving this dump. Because of some stupid excuses they kept making "acting" like they were gonna give it back but never did. Which was such a bunch of bullshit. I would definitely not recommend this place if you pay full price for them. Take your money elsewhere. Don't feed into this crappy place. read more

Manager refuses to refund and re-issue my deposit; I was there only a month and a half had the place immaculate even cleaner when I moved out than when I moved in, they are charging me a 250 dollar damage fee, they had carpenters (supposedly carpenters who damaged the inside walls while putting on a new outside stucco), I showed them the damage the day it was done. Its been almost 45 days since i moved out and per California law i was supposed to get my deposit of 3400.00 dollars back within 21 days, it's been 35 days now and still no refund. They claimed it was sent out on the second of September and didn't provide a tracking number or a registered mail signature for 3400 hundred bucks WTF over; I moved out on august 12 2015 and again, it's been 35 days now and nothing. Manager Analily Puckeet will not return my calls and eventually emailed me saying I will have to pay a 25 dollar fee for them to re-issue me a new refund, they want me to pay for their screw up- ridiculous! I'm going to take them to small claims court now. STAY AWAY from that place,its over priced and the dogs there bark constantly day and night. read more
