I have lived at SunBay Apartments on three separate times and I loved living there each occasion. The staff is wonderful and attentive. There are times when neighbors can be inconsiderate and people do not always follow the rules but I found it a safe & comfortable place to call home. For me, living there was convenient to where I was working. Being able to get to work or get off work and be home within ten minutes is a huge plus. The pricing can be somewhat high (but that is typical on the Monterey Peninsula) and for what my needs were at the time, the size of my unit worked well with my lifestyle. The last thing that mattered to me while I lived there was my relationships with my neighbors; I had wonderful neighbors. Anyways, this whole company just cares about your money and not who you are. The employees here are extremely disrespectful and honestly embarrassing. The main problem with the complex is that there is no staff or security on weekends or after 5:30pm except for the guy at the clubhouse desk. So, people will inevitably park in your assigned spot and there'll be nothing you can do about it until the next morning or Monday morning. The police will refuse to help because it's private property and the towing company won't recognize your authority over the parking spot that your lease says you are entitled to have. People are allowed to have pets due to state law regarding support animals. Other than the loud barking, the problem with this is that they'll walk their dogs off-leash after hours, or even when the office is open when they know it'll be brief enough to not get reprimanded. The complex manager will abuse her authority to enter your unit by giving false reasons on her 24-hour notice. She'll stop by at 5:20pm and tell you that they have to enter the next day during work hours, even though 24-hours later won't occur until 5:20pm the next day. The complex had holiday parties pre-covid, but relations are too tense for those to return. Traffic problems will get much worse once people start moving into the new nearby Enclave, but city officials refuse to create a throughway for Coe AVE. So, the only outlets are Monterey RD and General Jim Moore RD. There are nice views, a hot tub, a gym, a pool, and a decent main laundry room, but there seems to be little emphasis on the part of management to address the actual problems with the complex. read more

This was my first apartment I've ever had and it was the most amazing experience. My apartment faced the back of the golf course and I could also see the ocean as well. I felt extremely safe here and anytime I needed anything the maintenance grew was on top of it. Miss Connie assisted me 2 years ago when I initially got the apartment and she is extremely professional and easy to work with. I recommend sun bay to all of my friends in the Monterey area. I'm a veteran who makes $75,000 a year and they denied my partner and I (we make a total of over $100,000 a year). This because of my length of employment, since I just graduated from graduate school. Yet, it looks like they let in extreme multi-generational families who have lesser credit, but look better financially because they make $200,000 a year between mom, dad, big sister, grandparents. And they're fine with these families smashing into 1 bedrooms for $2,000 a month and completely trashing them. Whereas we would have been clean, decorated nicely and contributed to the community. Terrible community, terribly managed. Way to push out a therapist who literally saves lives. read more

It is affordable (for Monterey), located in a convenient location and has a plethora of amenities that no other apartments have in the area! This use to be a safe place to live. A few nights ago my car got items stolen from there. Over 200.00 dollars worth of stuff. This has not only happened to me but to other people too. Someone got their tools stolen from there, and someone got their window broken from the car there. They always say that they will do something about it and they haven't. They are raising the rent on people and for what nothing. I have no peace of mind there anymore. read more

I lived at Sun Bay for a year and loved it. The only reason I moved is because I bought a house. There are so many amenities like the pool, gym sauna, tennis and basketball courts-that you have a lot of things to do on site. The maintenance staff responded quickly and the landscaping was always neat and clean. If I ever had an issue with anything I would call the office and they handled things. The management staff there is the most friendly and professional group that I have ever experienced in all my years of renting. I was a resident here for a few years and I really enjoyed living here. It is quiet and I love how many families there are! Connie and her team are always nice and they help provide a sense of community. David, who was recently hired as the assistant manager has been an awful addition. He is rude and inconsiderate. I feel bad for Connie and her team because I know he only got this job since he is a relative of the owner and they constantly have to clean up after him. He has honestly ruined Sunbay, not only for myself, but for many of the residents. read more

I lived here in two different units. First unit was fine, but people definitely cram gigantic families in 2 bedroom units which makes it very loud. My roommates car got broken into in front of our apartment. The second apartment I lived in, was also horrible because the family above us ran a daycare and always had about 15 people in a studio apartments above me. Then I found out my neighbor had cockroaches which then traveled into my apartment. Management brushed it off and attempted to say it was our fault. Exterminators did nothing to eradicate the problem. I had to move out and throw away almost all my furniture because they even traveled to my new home. DONT LIVE HERE. read more

Sun Bay Apartments has been a great place to live along with raising a family. The manager Connie Martinez has been exceptional. She has gone above and beyond with any issues or concerns that my family and I have had. One time our heater gave out and Connie put us up in another apartment until the heater was fixed in our unit. She has always maintained a professional staff and always took time out to be there for the residents. In and around my building has always been well taken care of. My boyfriend and I lived here for 4 years and we loved it. No crazy rental hikes, nicely kept apartment grounds, management is great, maintenance is fantastic, the people that live there are all kind, and overall it is a great place to call home. The loft unit is awesome and has huge vaulted ceilings and all units have covered parking which is a huge plus! The only reason we moved out is because we moved out of town. read more

Hands down the best fair housing in the Monterey Peninsula area! The environment at SunBay is peaceful and every tenant living here is welcoming and nice. I've lived here for 13 years and I've never had an issue. The rates are great being that the property provides a tennis court, pool, pool table, gym, sauna, volleyball court and parks. Don't do it! Don't say you haven't been warned! Sunbay will tell you what you want to hear and then drag you through the mud when you question them down the road. Make sure you read the reviews on other sites. Everything other people have said I have experienced too. Drug dealers up at all hours of the night conducting deals, upstairs neighbors with kids that pound on the walls, I hear my neighbors washing dishes let alone going to the bathroom! My car was broken into TWICE and gas stolen once! Sunbay is truly a nightmare that you will re-live over and over again if you rent from them. I have asked for them to replace lighting and fix broken sidewalks stairs and they don't seem to care. They make for a dangerous place to live in more ways than one. Although I don't know first-hand I've heard the owner has a reputation around town for being a real slime bucket. Go rent from a private party or many of the other great opportunities out there -- don't settle for this place that you will regret the day you move in. read more

The management at SunBay is primarily the reason I am giving this complex such a high rating. A loss of one star is due mostly to the noise levels at the complex. As far as the studio apartments go (this is the only type I can speak to) there is little in the way of insulation to reduce noise. The rent for a studio is fairly high, but comprable to the area. You are 100% paying for location over anything else, including the amenities offered. All this said, I have to go on to the reason this place gets a 4/5...and that is for the management. Not only was the leasing/management team professional and polite at every turn, they were very accommodating and efficient during a dynamic time in my career. Oh and be prepared because they will likely try and illegally keep part of your security deposit. Hope your not allergic to mold, I still have nightmares about the toxic black mold that I saw in my apartment that caused my tongue to swell so big I sounded like a Slyvester screaming "Sufferin Succotash". This is the perfect apartment for a college student. Very close to the CSUMB campus and on the cheaper side as far as rent goes. Could use some remodeling (update appliances), however the walls aren't as thin as other reviews have mentioned. The pool hours need to increase now that it's finally open after it being closed for almost two years. Leasing office is very accommodating and they try to get someone to fix something as soon as possible. They should really be consistent with putting slips in your mailbox when a package has arrived for you in the leasing office. They offer month to month or 6 month lease plans. I am a little confused on why this place has such horrible reviews. My boyfriend and I needed to find a place to live asap before school started and we were hesitant about this place because of the reviews we saw on yelp. Thankfully our experience is nothing like the reviews I have read. This place is perfect for college students! It is 10 minutes away from CSUMB campus as well a shopping center down the road that has a starbucks, target, lucky's, costco and other stores which is very convenient. Our two bedroom apartment is just enough for the two of us. There is plenty of parking but at night it does fill up. As for the walls being thin, I don't hear much from my neighbors except occasionally a crying baby and it's not even that bad. The reviews make it seem like you can hear EVERYTHING.....no true. The people in the leasing office and maintenance workers are incredibly sweet. I've never had a problem with them and they have been helpful. The place is outdated and needs some remodeling done but is well maintained besides the pool. The pool is "open" two hours in a day but is never actually open. I don't know what is wrong with it but I've been here for about almost 8 months and have seen it open once. It's time to fix it! read more

This place is a complete nightmare. First of all, my roommate and I moved into one unit that had too many issues, then we move into a different one in the same complex but that unit was even worse! Broken dishwasher, broken heater, bug infestation, loud noise from upstairs. If you move downstairs, boy you are in for a freakin treat!The staff is horrible and so rude and bitchy. Connie and Jaclyn do NOT know how to communicate let alone know how to do anything else for that matter. Parking is also a huge issue, they only assign ONE parking space per apartment, and there is hardly any guest parking, so you have to hunt for a parking space, and if you park far enough you will have to take a long walk to your place. Beyond horrendous! Do yourself a favor and DO not rent from them. The ONLY upside to this place is the location, you're close to a lot of stores and mostly everything that's it! read more

I don't understand all of the negative reviews about SunBay. You get what you pay for. So yes, they're older units and the walls are thin but they make up for it by keeping us safe, the staff are always on point with appointments or services, and you can tell they're always about customer service and have high standards. The location is great. You can get to the Highway 1 real quick or use General Jim Moore to head to Salinas. Costco is so close. There's a dated gym and pool/spa, but you get what you pay for. The only utility you really have to worry about is PG&E and internet/tv otherwise everything else is including with rent. There's a ton of parking. The laundry room was always clean but some people just suck at being responsible for their own $!%t. There's always staff picking up garbage or making sure there's access to get into the garbage area because some people suck at that responsibility too. The rent was not bad at all especially if you have 2 people sharing a 1 bedroom. I did not have to worry about theft except 1 time when my bike was stolen but Connie assured me they will call Salinas PD to patrol and roam the units for suspicious activities.
