Not a worthy business, since the houses he offers are all destructed and with the promise of the "lease to buy" option you fix it and then he evicts you. Do not let the price fool you. Read everything clear and make your due diligence searching the property up in the county before signing or paying any money. He will rush you to give the money and sign a "standard" lease. Do Not Let Him Push you. Also be aware of unsolicited video and audio recordings that will be later used to threat you and your family. Just because I asked to read the contract to be signed by me not someone else's one he is trying to intimidate me. And here is the text he sent : "You came into my office trying to help your friends, and despite your demanding and disrespectful demeanor, we still made an effort to assist. There was a home for rent by CDC that I was interested in and I went by to talk to them. No one offered to help me. I eventually got someone to acknowledge me and told them I'd like to see the property and was told that they didn't have time to show the property that day. I explained I was in town for one day and would put the deposit down today if I could just see the property and they told me I could come back another day. I ended up renting the property sight unseen and luckily the home was nice. Then came the fun part. After a year in the home, the owner decided he might want to sell the property. Now Aaron/Jada are trying to get a real estate commission so they tell the owner the home will be hard to show with me in it. I receive a post dated letter telling me to vacate. I went to CDC to inquire about the fact that the letter is dated a week before I received it and four days before the postmark (the letter was conveniently dated so that they didn't have to provide an extra month's notice per the lease). I also asked why I wasn't told verbally about this when I had called to check on this situation. I was basically told they didn't know anything. They didn't know why the date was wrong. They didn't know why they hadn't told me. They didn't know ANYTHING. Conincidentally the owner wasn't able to find any buyer interested in paying the price that Aaron and Jada probably told them they could and they had to rent it out again at the same rate I was paying but with two months less rent in their pocket. This company was NOT good to work with as a renter. AND They did the property owner NO favors. I personally own rental properties in some of the areas I have lived before and CDC embodies the type of property manager that I run from. They're just there to collect the rent and take some off the top. Nearly everyone I dealt with here had an air of superiority to them and I never felt treated fairly or with respect. RUN!

Upon receiving my deposit I was shorted $75 and told I could have been charged the whole $150 cleaning service fee, but they were being "nice". Almost 1500 sqft home completely cleaned. I was told the oven had a residue and that was the only thing I was being charged the cleaning charge for. Very petty to charge half of the cleaning charge for one appliance having cleaning residue. When I asked for pictures, I never heard from them again. I should have just let them take the $150 and left the house for them to clean if I was going to be charged anyways. I hate being Nickle and dimed needlessly. I would understand if I hadn't cleaned at all. But to charge me when I go above and beyond to clean the whole house top to bottom is ridiculous.

My son's grandparents contacted me and his aunt asking if they have received the birthday cards that they mailed. Each had a check and a gift card. I contacted Mary Jo again. Not only did she check if it was mailed sure To my old address, but she also brought to my current address! I told her I would pick it up, but she went out of her way to bring it to me. Mary Jo treated me and my son like we were family when I was renting with Dan Jo. And she still does. They are great people. They will respond to your needs. They are slumlords who knowingly rent out houses that should be condemned. They will not repair anything in a timely manner and will find the cheapest way around it. They allowed me to go three weeks without a fridge while I had a breastfed infant, we lost over 700 ounces of frozen milk and over $400 in food, which they described as a "minor inconvenience." Our AC broke in the summer and they took over a week to fix it. They would not allow us to hire our own repair person out of pocket. The documented temperatures in our home exceeded 97 degrees and we have a small child, making it very unsafe to stay in our home. There was also black mold that is exposed and growing through the walls. They currently have another tenant who is an insulin dependent diabetic and she has been without a working fridge for weeks. The entry way to her home is a wood set if stairs that are half collapsed, rotted wood and missing steps. They are aware and have stated they will not be fixing it. This tenant has family that works in construction and they offered to fix it for free and were told no. When you move out they will charge you for damages to the the property that you either did not cause or were there at the time you moved in. They will charge you $300 for cleaning and hire drug addicts and ex-convicts to do the cleaning. We have security footage (with audio) and a police report because their cleaning crew was dealing drugs right outside my daughter's bedroom window when they were supposed to be cleaning the place next door. These are the people who have access to the master keys!!! I have spoken to several of their former employees who separated from them due to sexual harassment and verbal abuse in the workplace as well. DO NOT RENT FROM ALL COUNTY POLK PROPERTY MANAGEMENT located on the corner or E Orange/Ingraham.
