They do nice little things like monthly newsletters and treats for the neighborhood kids every Friday. Rent is reasonable. After our final walk-through, I was told we would even be receiving our full deposit back. I highly recommend Valley View and will always have fond memories of this place.

Never did we imagine the nightmare we would be walking into. As we were moving stuff in last summer we noticed bugs and at first we didnt make much note of it because we figured well we are moving around boxes and I made the leasing office aware and they said the same thing I thought that it was probably just due to the moving of boxes, door being open and it was constantly raining. Once we were totally moved in, the nightmare began. It started off as seeing 2 to 3 roaches to opening a drawer and having at least 20 scatter away. Opening cabinets and dodging them as we tried to get our food, opening the refrigerator and seeing them crawl on the milk.We would be watching TV and suddenly we had 4 watching with us. It was the most disgusting thing imaginable. I emailed the leasing office, I went into the leasing office and I emailed some more. Finally I was told that the infestation had been known about from the brief residents prior to us and that they had bombed and sprayed prior to us moving in. At no time did anyone ever tell me about this. I explained to them the nightmare we were living in, showed them pictures and videos to show that it was not an exaggeration and finally was told if I wanted pest control to come out sooner than their scheduled date I had to pay extra for it. I had to pay for someone to come out and handle a situation they knew about and failed to mention to me. But due to the circumstances I had no choice so I paid the extra money to have pest control come out and treat the entire townhome. Sadly, this did nothing.it still is disturbing to be eating and feel one crawl over your foot or see one on the wall as you are taking a shower. We had issues with our door lock, door stripping..things I ended up fixing on my own. Toilets that constantly get backed up, a shower curtain rod that falls on you while you take a shower, just a laundry list of things. Ants crawling through Tays window and onto her bed and of course pest control doing nothing.But what has happened now is the most egregious. For the last 2 months I have been waking up with what looked like dots on my feet and legs. Again, I took pictures, which I have attached. I sent emails, I called. I noticed the dots were more like clusters of bites and took more pictures and asked for pest control to please help me. I knew it wasnt fleas because our cat doesnt gave fleas so I thought maybe now ants were crawling through my window and biting me at night. Finally after sending them a picture of my foot swollen and covered in bites they said again if I wanted pest control to come out I would have to pay. So again I paid the extra hoping for an answer and some relief from being eaten alive at night. After a delay due to scheduling a tech finally came out. What was reported back to me was that the tech didnt find anything but a lady bug on Joey's windowsill. But for safe measure they sprayed Taylor's window. They did a visual inspection of my room and found nothing so it must be something wrong with me. I was fuming mad. Why did they spray in Tays room when it's me being eaten up. And I knew the only bug seen was not a lady bug. We had just killed 2 roaches that morning. But maybe they were right so I reached out and was told by a friend to wear socks, maybe it was allergies, etc. So I tried and woke up with my bites on my arms. Later the next night I went to lay down and saw something on my bed. I grabbed a plastic baggie and put it in there. It was dead but I was like yes I got something. The next morning there was a smaller one as well. I emailed the leasing office again attaching pictures of the specimens and was told to wait for pest control to come out on my scheduled day. So I did.. I emailed and asked for an update 2 times. Finally I was told that the tech did the normal treatment and looked at the specimen and yes it's a bug biting me a night. Here is the best part, if I wanted them to treat for the bugs I had to pay a ton of money so all the tech would have to do is come and spray. That is truly the last straw. I am done. I begged for 2 months for help and nothing. Now granted, I am greatful that at least it's only me being chewed up and not the kids but I am covered in bites. So I responded to them that it was outrageous for them to expect me to pay that kind of money ontop of all the extra money I had already paid for extra service calls. I have always been early on my rent, never had a complaint, etc and that is how I was going to be treated when this is not my fault. Without the blink of an eye I was told that's the way it is.Now to add to it I am being bullied and not helped since I put in my notice to not renew. They are going to bill me for treatment. I told them I will not pay and have bombed and sprayed and treated myself. Do not rent from them.

Buying a new home from 1,100 miles away is tricky and we are very fortunate to have had Stephanie on our side. Stephanie spent multiple weekends with us when we came to town to house hunt and countless hours of phone conversation that worked around our busy work schedule. She provided us with her insight from her experience and also really listed to our needs and comments we would make while walking thru new homes. If I said on house #3 I didn't like the setup, yet walked into that same setup on house #33, she was right there with her clipboard to remind us. We spent 8 months looking for our home, Stephanie gave us constant attention and follow up from beginning to end. Never once did Stephanie make us feel we needed to rush thru the process and pick a house. After closing, she has been a phone call away to provide local references. My husband and I are both appreciative of the hard work Stephanie put in. Her professional organization skills are top-notch, she was always responsive and super pro-active on our behalf. I highly recommend Stephanie, and if the need arises for us again - we will be using her as our Realtor.

    I had a very uncomfortable and concerning experience while attempting to view the property located…read moreat 3545 Haystack Road, Zephyrhills, FL, with realtor Shannon Coughlin, who stated she works with Davis Clarke, Inc. / DC Property Management and Charles Rutenburg Realty. Ms. Coughlin initially stated that I would be able to view the home if I provided a copy of my driver's license. Relying on that representation, I sent both the front and back of my driver's license. After my identification was reviewed, the showing was denied, and she stated that she felt "uncomfortable." When I asked why my identification was requested and why I was told I could view the home if the showing was not going to occur, her tone became rude and dismissive, and my request for a clear explanation was characterized as being "argumentative." She then provided multiple inconsistent explanations, including stating she did not receive the back of my license, later admitting she did receive both the front and back via my business email, and then stating she could not proceed because the license did not come through via text, even after acknowledging receipt by email. She further stated she was not checking for it and again said she did not feel comfortable moving forward. At one point, she stated, "I see now it wouldn't work with you renting from me." No objective or consistent reason was provided, and the showing was denied only after my identification was reviewed. The shifting explanations and denial after reviewing my identification left me feeling scrutinized and subjected to what felt like prejudiced treatment, rather than being evaluated fairly as a prospective renter. While safety or verification protocols may exist in real estate, they should be communicated clearly, applied consistently, and handled professionally and respectfully. This behavior is unacceptable and fell well below the standards of professionalism, transparency, and fair treatment that clients should expect.
