The previous owner, EastWest, had some hiccups but was mostly okay. So the office of the new owners is in Waite Park, far away. They offered us an online portal to pay our bills, which we used to have for both maintenance & payments, worked well. The new one is garbage, seems like a scam or phishing attempt. First I tried to work out auto-payments thru my Credit Union, & it not only requested the CU's name, obvious enough, but then demanded my password to the account!! Well, I'm not going to give any business full access to my account!! Then when I tried to pay this month's rent on Monday, Dec. 2, the "Portal" didn't recognize my Credit Union, a huge network on the W. Coast, absurd. Then I tried to pay with my AmEx since that seemed the only option left. There were no terms or conditions viewable to use the Portal to pay, but I was online with Accounting trying to fix the problem. So when I did "complete" the payment, they had added a $50 "Transaction FEE" which I had no notice of!! Luckily the Portal was such garbage the Accounting guy immed. told me the charge hadn't gone thru. . . . I am ONLY giving INH 2 Stars here due to the on-site property manager, Kim, who was willing to take my payment check in the office today as she is on site. Otherwise I might have been tricked/ delayed into late payment and a high penalty charge. I would've given the scam main office one star. It is frightening how these property owners can engineer in ways to openly steal tenants' money. (I have read their other reviews, expect to be charged excessively when I move out though I wasn't by my previous landlord when I moved here in 2021.) Be wary of these people!!

First off, they will tell you that it is so easy to put in maintenance request by going online. After complaining about something three different times, I finally called only to find out that their online request system doesn't work, and then it still took three weeks to get it fixed. You will also not get much of your security deposit back. They will claim that you have put no effort into cleaning and list specifics (such as tooth paste in the sink). This will happen even if you spent hours cleaning (including a full scrub down of sink). Also, if the sewage backs up and gets on your carpet, they won't clean it or replace it or even follow up with you after the plumber leaves, I learned that one the hard way. A few months after moving in to my second apartment, I decided to clean the carpet on my own (after the the sewage backed up, bringing all of my neighbors waste into my kitchen and hallway), only to have some of the stains in the carpet (that were already there when I moved in) to have disappeared. Meaning that it wasn't even clean when I first moved in! There is a TWO MONTH vacate notice required before you move out (whether you are month to month or on a lease). I do not know of many people who will have another place lined up two months before they move out, which means you will most likely be paying double rent for a month or just hoping that you are able to find another place after you put in your notice. And before your lease is up, they will send you a lease renewal, and IT WILL BE A HIGHER RENT than you were paying before, and it will be higher than what they are advertising for new tenants. On the plus side, they do keep the common areas nice and clean and my leasing agent and maintenance man were friendly, just not those above them. I have since moved to another rental and I'm actually being treated nice, it is really wonderful.

    After leasing an apartment through INH Properties at Rosewood in the Park in St. Cloud, MN, I have…read morelittle to no praises for the management of this building or INH Properties as a whole. From the very first day of signing my lease for the apartment, the landlord made myself and my roommates feel unwanted and disregarded as she was the most impersonal landlord we had ever dealt with. Other tenants that I encountered in the apartment complex shared very similar opinions of her and had experiences with her like that of my own. Each month, tenants could also expect a monthly newsletter from the landlord accusing all apartments as a whole for things such as smoking or noise complaints; furthermore, she would constantly threaten tenants' privacies with random inspections as if she were managing a college dormitory. Beyond the poor choice of building manager, I encountered three separate occasions over the year where checks cashed to INH either went missing or were processed after the due date, resulting in late fees when the checks were turned in prior to the processing due date. These missed checks and fees had to be argued and backed with my personal bank statements/scans of cancelled checks in order to have additional fees removed, which was a constant inconvenience throughout my stay. INH Properties was also unwilling to accommodate to my needs as a university student. INH Properties denied me access to installing and paying for my own high speed internet as they argued their local wifi would be sufficient for my online needs. In reality the wifi was shared between the entire facility and barely reached minimum speeds throughout the day (especially on the third floor), forcing me to put off online assignments and online workshops until the late evening. Overall, my experiences with INH Properties left me regretting my choice of apartment within the first months of moving in due to the difficulties with management as a whole and the vile property manager they deemed fit to employ. I would not recommend giving this company your business if you are seeking residence in St. Cloud, MN or its surrounding areas.

    We are documenting ongoing issues experienced during our tenancy at Block 25 Lofts…read more Prior to move-in, we were told the pet deposit would be $150 per cat ($300 total). Upon move-in, we were charged $300 per cat ($600 total), contradicting prior information. We were originally told the cost of utilities would be about $7 per utility per month equalling to $21 per month. The actual cost of utilities per month is $153.17 per month again giving false and misleading information. At move-in, the unit had multiple unresolved issues: an ant infestation (which we had to address ourselves), a leaking toilet, low batteries in smoke detectors, and a balcony door that does not lock and remains unfixed. Despite requesting that maintenance not enter without permission, we were awakened the next morning by the property manager entering our unit without consent. This was later denied. Due to this, we installed a security camera for safety. We were told electric billing would be handled through management. From September to March, no issues were raised. In March, we were suddenly charged utility fees, two months of electric, and late fees caused by nonpayment, without prior notice. We were also charged a cleaning fee for common areas, which is not our responsibility. While using a paid parking space, my partner was confronted, threatened with a lease violation over "attitude," and treated inappropriately despite attempting to comply. We also received a noise complaint while not home, which management initially insisted was valid until asked to verify. These incidents reflect a pattern of misrepresentation, improper charges, and unfair treatment, creating an environment where we do not feel secure or welcome. I am hoping by writing this that someone else does not endure the same issues we have or that management may work to better their treatment of tenants.

We fought with them for months trying to get an accurate bill and to get an itemized list of everything we need to pay for. There itemized list was unprofessional which took 5-6 emails to even get one and we still didn't receive what we wanted. They had to replace trim and stated on the final move out report to "order extra supplies" which they tried charging us. 4 months we fought with them to get correct information, finally we came to an agreement to wait until everything was replaced and get an accurate bill which was 3k cheaper than the original bill. Which i personally believe they still over charged us for cleaning and replacement costs being they couldn't give us a bill from the lumber company they got their supplies from and charged us over an hour more labor than what was stated on their moveout check list. We were sick and tired of dealing with their collections department we ended up paying it to get them out of our lives. They are rude and have no idea what they are doing. I would and will never rent from this company ever again. Extremely unprofessional and not trustworthy.

I called yesterday…read morewith two work orders, and she ALREADY has taken care of EVERYTHING for both of them! :) One was completion and confirmation of multiple Section 8 property repairs and related reviews, and the other was taking care of all the finance/accounting questions and requests I had. I love that nowadays, when I need help or can't figure something out with our properties, I just give her a call and she takes care of absolutely everything. Rose, despite my many questions and work orders, you also provided fantastic entertainment throughout our conversations. THANK YOU for everything, and I hope you find some of that mysterious "rest" stuff my kids say we all need! :)

The renters they recommended were professional squatters that knew every legal trick in the book. RW cost my wife and I about $15,000 in lost rent and legal fees in just 4 months! Not to mention all the stress of having the squatters evicted. RW is good at collecting their up front fees and the first 1 1/2 months rent. After that, they throw you to the wolves. They even collected their monthly "management" fee for the final two months free rent we were forced to give the squatters to get them out! Stay away from this company!!
