After asking for finalized loan terms week after week, the lender refused to provide them to me claiming it was a "private lender." Then, 4 days before closing, the lender said that they wanted to raise my downpayment to 25% instead of 20%, and still no finalized loan terms. Of course, this raised red flags and I finally sought out a new lender, and thank goodness I did. After obtaining a new lender, I then learned how unethical and abnormal their business practice and this entire loan was.
