Due to medical reasons (brain injury), I did not respond. On March 17, they emailed me to say if I didn't deposit $4600 to cover the work, they'd do it and stop forwarding rent payment. So I sent the funds and approval. Since then, no work has been done. I've asked repeatedly when it would start, with no response. RW kept telling me how urgent the work was - but once they got my money, suddenly the urgency is gone. I am talking to my real estate attorney about this today (4/13). If the tenant is injured due to work RW didn't do despite being required to by contract, that liability is with RW. Last Year RW was bought by a Japanese real estate company. Don't know if that's why their service is so poor, but not surprising.

We used this company to manage the renting of our home while living overseas for 4 years. Poor/lack of communication, charging for services not provided, and delays in responding to repair/maintenance issues. We noticed this with regard to the yard maintenance - specifically we started having to schedule a specific trip back once a year to check on our home spending about two days trying to repair the yard damage caused from neglect. Upon moving back into our home, we have had to spend thousands of dollars trying to get our home back to the condition it was in prior to leaving. Whoever they contract to paint the interiors is horrible. I have personally spent weeks trying to repair what they have done. We were also missing storage shelving that was left in the home (that the previous renters state being there when they left) and we are still waiting to receive our deposit back (it has been almost 3 months!!) I would not recommend using this company.
