Apparently home inspections usually do not include mold / mildew testing. My significant other performed research on Yelp and ended up using Precision Mold Testing based on all of the positive reviews. According to their website, Precision Mold Testing has been serving San Diego county since 2003. They were responsive and professional. The founder of Precision Mold Testing (Kenneth Okin) has experience as an Environmental and Health Safety Investigator and Consultant for the State of California. The results of the inspection was provided 2 days later. The report included the following information: - Scope of Work (and identification of any limitations) - Temperature and humidity levels of outside the property - Temperature and humidity levels of inside the property - Moisture readings, water stains and whether there was fungal growth for every room in the property - Recommendations based on inspection Overall, the inspection was very thorough. My significant other was present the entire time to follow the mold inspector around the property. Cost of the mold inspection was roughly $200 (as of July 2016). Highly recommend! read more

A house that I'm looking to buy has dried moisture stains in the ceiling, so I decided to give Precision a call to check for mold. They were able to come to the house the very next morning and were able to inspect the areas without any issue. Although I wasn't able to be there while they were doing the inspection, Evan was able to fill me in on what he was doing via phone and made sure he hit all the right spots. After looking at his report, I'm happy with what I got. Why the 4 stars though? I have to ding them due to the lack of attentiveness of Precision's representative, Anna, who I spoke with. As you can see, my name, Nicolas, does not have an "h". My email also does not have an "h" in it. Upon several exchanges (via text) of Anna telling me that she had sent me emails (one for the estimate and one for the report), I decide to have her send it to my work email. Once I open it up, lo and behold, I see that the email address she had previously been sending it to has an "h" in it (from the email chain). Mind you, in my very first text to her, I typed up my email address to her so that it was clear as day. And she assured me that she sent it to that email. Luckily, the information in the emails isn't that sensitive, but if it was.. that'd be a big nono. I'm happy that a Nicholas knows that I got mold testing done though. :) read more

After smelling mold in one room of the house for months, and trying various things to eradicate it (drywall replacement, repainting, etc.) I finally called Precision Mold Testing. Rob arrived just hours after my call and performed a very thorough examination of the entire house. He took air samples in two rooms (the ones where the smell was strongest) and said the results would come back in two days. This was true and it provided us with proof of the mold issue, but most helpful of all was his observation of a crack in the baseboard and his suggestion to pop it off and look behind it. That proved to be the source of the problem, as it was covered in mold. He also referred us to an excellent mold remediation contractor who very thoroughly eliminated all traces of the mold. Been using Precision a few times never had any issue. Recently had another Mold issue with fourplex i manage. Had the restoration company working on cleanup, but it failed the test three to four times. We were perplexed what was the cause. Called these guys to do testing of a house we were buying. They are accessible, knowledgeable, friendly and not too expensive. The thing that bumped them from 4 stars to 5 for me is that I've had follow-up questions 2 or 3 times since they came out and have called to ask them for advice. Every time I've called, Ken, the owner, has taken lots of time to give me thorough and very helpful answers to all my questions. One other really good thing is that these guys DON'T do mold remediation. The reason that's important is that they have no conflict of interest. They have no motivation to tell you there's a problem if there isn't, or to encourage you to pay someone lots of money to take care of a problem if it's minor and you could do it yourself. read more

My kitchen suffered extensive damage from a leaking discharge hose on the dishwasher that was incorrectly installed by the company I bought it from (now part of a subrogation claim). I found Precision Mold Testing on Yelp and liked their reviews. On the day of the test Precision Mold Testing took the time to explain the process to me and educate me about mold testing and mold remediation. The insurance company was trying to get me to use one of their preferred vendors but I insisted on Precision Mold Testing because I wanted an independent review. When the mold test came back from the lab Precision Mold Testing took the time to explain the lab results to me. The extra time they spent (at no charge) explaining the test results to me enabled me to research further the complications of mold and the damage it causes. Precision Mold Testing has provided me with the knowledge I need to deal with the insurance company and mold remediation company. I need to be satisfied that the mold and damaged material is removed from my home and that my home is safe for the family to live in. The only company I would recommend out of this entire ordeal created by the water damage and resulting mold issues would be Precision Mold Testing. Our home inspection did not offer mold, asbestos and radon testing. I sent Precision Mold Testing a message late Thursday evening and on Friday at 7:30 a.m. Ken called me to talk about my requests for mold testing and was friendly, extremely knowledgeable and helped talk me through what we needed tested in the home. They were on time, personally called me to go over the report, and put all of the recommendations in writing so that I had references for the request for repairs. My only issue was the price. I don't feel that $250 plus $75 per sample is necessary considering an entire home inspection is 400. read more
