I hired SD Mold Inspection after a tenant of mine noted some old dried water marks up in the attic ceiling. I have been getting non-stop congestion for the past year or so & since it seems to be getting worse over time, we called Josh at SD Mold Inspection to come test our bedroom and a couple of other areas. We live in an older Point Loma home with original wood flooring - some parts are so old that we can feel the cold/air come up. I have suspected this could be a source of mold coming from under the house. Josh confirmed this by doing an air sample in our bedroom, under the house & outside. We have very elevated levels of mold in the bedroom, which is most likely why I've been so stuffy/congested. We are now taking steps to mitigate by dealing with the floor & sealing it. I recently had gotten a mold inspection and saw a bunch of mold growing around my shower so I wanted to make sure I am not breathing in anything that is slowly killing me! They said I had to get a bunch of tile and drywall removed in the bathroom because I had a serious mold problem. They charged me $200 for the inspection and then quoted me $3000 to remove all the mold. I wanted to get a second opinion because that is a lot of money and I was referred to SD Mold inspection by a friend who recently had a bunch of mold removed at their house.   Josh came out to do an inspection the day after I called and performed an inspection. He measured the moisture in the walls, the humidity in the air and took some samples. The previous inspector did not do the same. He took one sample and looked around for a little bit. Josh explained a lot about mold to me and took some samples. Apparently there is mold in the air everywhere, it is just a matter of what type of mold it is and if the there are abnormally high levels in the air. He tooksome samples in the bathroom and one outside.   2 days later he sent me a report and explained that there weren't high levels of mold in the air and that the mold I had in the bathroom was not dangerous in any way. It was a common leaf mold that I could just clean up myself. I was really glad to hear this because I thought I was going to have to spend a fortune on getting my bathroom torn apart.   The fact that he said I don't need to spend a bunch of money on mold removal proves his honesty. Don't hire an inspector that also does remediation and mold removal. Of course they would want to say there is a mold problem! Josh's inspection ended up costing $500 because he took several samples. Considering I wasted $300 on the first inspection, the $500 to save $3000 was well worth it to get a legitimate inspector who has a science background. I was purchasing a home in Coronado and noticed there was an area in the master bathroom that looked like it had some water damage. The paint was peeling off and it looked black underneath so I wanted to get it tested to make sure I was not buying a house that was going to need a bunch of work. My real estate agent recommended Josh from SD Mold Inspection and I was able to schedule an appointment for the same day. Josh met me and my agent at the house and was there even before we were. He walked us through what he was doing and why. He was really knowledgeable and more than happy to answer whatever crazy questions I had. He took an air sample and a tape sample from the area where the black was. He also checked for any other leaks around the house which was good. The next day he gave me a call and explained that there was indeed mold growth but that the mold was allergenic, not toxic but he still recommended remediation. I forwarded the report to my real estate agent who had the sellers take care of it. They wanted to have their own inspector test the area after all the mold was removed but I insisted that Josh do the testing since he was the one who did the testing in the beginning. Again Josh was able to make it out the same day and this time it was a Saturday. I don't even think any other mold inspection companies are open on the weekends. He collected another sample to confirm whether they got rid of all the mold or not. The next day he gave me the good news that it was all clear and then over the next couple days the sellers had everything rebuilt. 5 star service! Josh came out the same day I called to inspect my house for mold because there was a weird smell in one of the rooms. He arrived 10 min early and got to work. He checked for moisture all over the place, measured the humidity, and took 2 air samples. He charged $400 for the inspection, which included 2 samples, lab analysis and a full report. He also offered to go over the report with me if there was anything I didn't understand. He sent me the report in 2 days like he said he would and gave me an explanation of the results. Turns out mold levels were normal but the humidity in the room was over 70%. He suggested either leaving windows open to increase air flow and/or to get a dehumidifier because high humidity is one of the conditions that can easily lead to mold growth. I am happy there was no need to spend a bunch of money opening up all the walls. Josh really knew what he was doing and answered every question I had. I live on the 1st floor of a 3-story apartment complex. My apartment's kitchen, and living room flooded due to a pipe in the apartment above me bursting. After my apartment dried out my landlord claimed there was no mold present, and my apartment was safe to live in. I then contacted several mold inspection companies for testing to confirm my apartment was safe to return to. I contacted a total of 5 local mold inspection companies, SD Mold Inspection (SDMI) price was the same or cheaper then all of the other companies. I decided to go with SDMI because of how polite and knowledgeable they were during my initial phone consultation. Josh was able to come to my residence the very next day after I spoke with him on the phone. He performed air testing inside and outside my apartment. He also took several physical samples of large black areas on my drywall, which was white before the flooding. While Josh was taking his samples, he was extremely polite and was kind enough to explain to me all of the different kinds of mold I may be dealing with (noting nothing is confirmed until I receive my lab results). I live by the beach and saw that there was commonly mold growing on the outside of our building. I didn't know much about mold or if I needed an inspection so I never got one. That is until an entire mushroom grew out of one of my living room walls!! I think that is a pretty good indicator that I should get an inspection. I called SD Mold inspection and asked if this is something to be worried about. They let me know that a mushroom is, of course, an obvious sign of fungal growth but is more of an indicator that there may be moisture in the wall. They let me know that is not an indication of any toxic mold or anything like that but that it might be a good idea to get some samples including an air sample in the wall. They came and did their thing and sent me a couple reports the following day. They also called to go over the report with me, which was awesome considering it was gibberish to me. It turned out that there were no real problems going on aside from a possible leak, which I got my landlord to take care of.
