I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

    I've had to contact them approximately 15 times in reference to scheduling after my house burnt…read moredown they sent the request for a deposit to my house that burnt down despite me providing them with the correct address I've had to chase them at every turn despite paying the deposit, I have triplet children and run three businesses and my home burned down and I'm exhausted. I think this company is extremely unprofessional and disrespectful of my time.

    The Soil Report Scam goes like this…read more.. I know and hope there are legitimate soil engineers out there, but this was not my experience with Grover-Hollingsworth and Associates or with Bob Hollingsworth. If the city wants a "soil report" for things like a grading permit, pool, etc.; you will need to call a soil engineer like this these people here. Watch out! From my experience, this company is not here to help you, like they claim. They are here to extract as much money as they can upfront and without any of their work being verified first. Their "soil report" is only given after all the money is paid upfront with 50% down to start. When we received our report, many things were unclear, as they speak in a certain "soil language". Once we figured out what was going on, we found that this company wanted to make the project much larger in scope than needed. In my opinion, this is so the home owner gets in over their head unknowingly. The project goes sideways and then you have to call in the soil engineer. They are then happy to step in at a very high additional fee. The catch here is that the city wants their signature in order to approve the plans to actually get your permit. In my opinion, this company uses that to their advantage to put you over a barrel. When I voiced my concerns about the scope of the project being larger than what the city required, I was told by Bob Hollingsworth that I was, "pissing him and his project manager off and that I needed to find a different soil engineer". The problem for most people would be that most other soil engineers do not want to take over another companies botched job. Then you have to start from the very beginning. Did I mention that this process was very very expensive? From our point of view, this company sent an inexperienced and/or not very sharp project manager. Bob, never came out to the site. This person did the test holes in the wrong places. They did not take into account "grandfathered areas" and they wanted us to "bench" in areas that did not require benching. Bob Hollingsworth is one of the most abrasive, ego-driven nut-jobs that I have ever had the displeasure of interacting with. I would not recommend this company or the people in it for ANYTHING! We are planning a lawsuit to retrieve the money we spent and additional costs they have caused us. If anyone has had a similar issue with this company and is interested in forming a class action suit, please post here and we will contact you. Note: This review was previously removed because Bob Hollingsworth came out to the site, for the first time immediately after the review was posted and say he was was going to take care of the mistakes they made at their expense. We waited for almost 2 weeks and they never updated their report. I emailed him today asking for the report and he responded that he would quote me for the changes.

Truthfully, no one came close to the knowledge, honesty, and thoroughness of Solomon and the Sunshine team. What stood out most was that they never tried to oversell me. They were straightforward about what needed to be done and what didn't. The dirt removal ended up taking about twice as long as originally estimated (not their fault - there was was just way more dirt than was viable), but they still did not hit me with a change order. Finding a contractor that is honest, communicative, and actually sticks to their word feels almost impossible, but Sunshine did exactly that. I also asked them to move the start date up by two weeks because of our move-in timeline, which was a huge ask. Ram, the owner, personally made sure it happened and clearly moved things around to make it work. Ram and Solomon were available throughout the entire process, from start to finish, and they even had their crew working overtime to help us hit our target completion date. They truly went above and beyond. Sunshine did an amazing job removing a massive amount of dirt and reinforcing our raised foundation. I will be doing seismic retrofitting with them in the near future. I could not recommend this team more.

    I never imagined our seismic retrofit project could go so well or I wouldn't have procrastinated so…read morelong to get it done. My husband and I knew we should get earthquake insurance but the cost blew our minds but when we heard that you can get a 25% discount if you complete the retrofit, we explored what it would entail. Well the EBB subsidy which came out to $3,000 was a huge motivator. Selection: To select a company to work with I went overboard reading reviews, not just looking at ratings- Yelp, Google, Angi, Houzz. Plus, I always look at Next Door because our city is finicky so I wanted to see which companies had delivered excellent experiences for homeowners in our city and lastly I look at Reddit. I invited 3 highly rated companies with excellent track records to provide quotes based on the work required. Out if the 3, two came, went into our crawl space and provided a detailed breakdown of the necessary work and cost with photos. The third company provided a quote over Yelp without coming in person to do a visual inspection. So they were eliminated from consideration. The remaining two which included Sunshine were excellent and after putting together a side by side comparison of the work and costs along with their answers to some initial and follow up questions from my husband ( who was a 35 yr construction industry executive), we selected Sunshine and specifically Adam who was the lead that came to our house and who provided detailed and technical responses that instilled so much confidence. EBB approval: Well from there, it was like we had a retrofit concierge with Diana guiding me through every step which is necessary because there are things that need to be done on the EBB website to ensure compliance to receive approval and given Sunshine's vast experience, they have it down to a science which eliminates a ton of confusion I am sure I would have had to face without them. The retrofit work: The team was on time, had detailed instructions, and worked diligently the entire time they were here and they provided photos of their work. And a bonus was I didn't have any clean up to do afterwards. I need to note that out of an abundance of caution Adam ( who is also a licensed electrician) came back out to take care of a wire that looked suspicious but was probably not an issue. If he had not mentioned it, we would not have known City inspection and approval: A breeze! The gentleman that dealt with the city came by after to give us the good news and it was apparent he was trusted by the city inspector. Retrofit completion certificate Diana expeditiously provided the certificate i needed to provide my insurance broker to get quotes after instructing me on how to complete the final EBB steps Success! We now have earthquake insurance and saved 25% off the premium. Side note: get your quote from GeoVera and not the Earthquake Authority. our quote for better coverage by a more highly rated company saved $1,500 in annual premiums So, for a project that seemingly would have been a bear, it was probably the easiest construction like project and process I could have imagined that gives us added confidence in protecting our home. Do it and include Sunshine in your short list. you will be happy you did.
