TL;DR version- Excellent service, above and beyond our expectations. Grab a cuppa and sit down version: Moved to Alaska from Florida last summer after a two week vacation here - yeah, we know. So our local knowledge is what we could gather from YT, FB, and sadly, reality TV. Found a lovely little cabin that we believed fits our needs, but had no clue how to verify that it was structurally sound, and built with some forethought, as building codes up here seem to be more of a suggestion rather than a hard and fast rule in some places. Our realtor gave us three options for inspections - Corporate chain, High Tech with insane bells and whistles(and charges to match), and a family operation that is happy to explain things in detail. I ran my own business for almost two decades, so I get it. Easy choice. Steve arrived ten minutes early, joining the seller, my realtor, and myself. And after passing thru the Big Lake seasonal road construction snafu. Good planning on his part!! All smiles, we chatted a few minutes to get to know each other. As a personal story from the seller started to unwind, Steve excused himself to get to work. Smooooothly talked himself out of a time sink....slick. He covered every nook and cranny, crawled in the dirt and grime, stomped thru bushes, and turned over rocks. Flashlight in corners, under eaves, and into a variety of pipes and vents. You'd think he was looking for lost treasure.... After a couple hours...in a 16x24 cabin, I should add, he set his flashlight down, put his camera away, and smiled. The man gets into his work. And I believe did a wonderful job of describing everything he found, good or bad, and took the time to give me pointers on living in a log cabin in Alaska. He went on to explain the fixes for the various issues, including repair options with pros and cons of each. He not only found my problems, he also knew solutions, and offered several, including suggesting professional for the things that were clearly best left to those with the know-how. I can say there are two things I found not to be above average....and I KNOW it's being ulta picky, but I offer these examples to show how hard I had to search to find issues. While under the cabin going over the contents and the space itself, he failed to point out the lack of quake straps in the water heater...I think he didn't mention it, I don't recall him saying anything about it....but guess what...it was on the report...three times! The other thing is, he was just a really nice guy, and I'd hang out around a campfire with him, but probably never will....and that kinda sucks. Yeah. The worst thing about the guy is I liked him enough to hang out but won't. What's that say??? Nice guy. Great work ethic. Down to earth, incredibly knowledgeable. And, a Brother Vet. Unless you like smoke and mirrors and doubletalk on your home inspections....use this guy. Seriously. read more

We were referred by Keller Williams Realty Alaska Group and paid a total of $ 700.00 dollars for our home inspection and are frustrated at the amount of money we spent to make sure our home was fine. I had lots of questions as always and he actually welcomed them! In the interior, he searched every nook and cranny and seemed to check everything, I mean everything that one would probably not think of. Steve noticed dried water stains on the kitchen floor and hadn't noticed this "winter foot traffic" in the surrounding areas of the kitchen floor so he started to investigate...it was a refrigerator leak! If I could rate these good folks at 6 stars, I would! I have utilized Steve's (and new associate Breanna) services twice now in the last couple months. Each time he/they inspected a home for me as a potential buyer, they were incredibly professional, thorough, and conscientious of not being "invasive." I was advised to ask a home inspector to show me proof of his license and insurance upfront, and Steve was plenty willing and able to do so. He/they know the rules, regulations, and codes inside and out, and were very quick and clear to point out when these were in violation. Their process is very comprehensive, documenting everything in proprietary software on tablets and smart phones. This enables them to provide final reports that are broken down into violations of different categories complete with digital pictures (taken with the tablet or smart phone) of said violations. They were incredibly willing and encouraging to let me tag along during inspections, ask all kinds of questions, and explain how different systems worked and what was wrong with them. Bottom line is that utilizing Precision was worth every penny, and I would recommend Precision to anyone, buyer or seller, who needs a home inspected.
