This is my condo management company. They do not answer the phone, nor do they return phone calls. If an email is sent they may respond a week later. They double billed my fees that were on auto pay. When I brought the over billing to their attention (via email) there were no apologies. They suggested that that the fees were something I did. I had to ask that overpayment be refunded. They said they would reverse the charges, but that did not happen. I have removed all credit card information from them because I find them untrustworthy. They are responsible for keeping transparency of HOA funds. There should be access to reports and balance sheet. The portal only provides my name and address. Our board struggles with them. They are slow to provide information that by law should be available. I don't understand why they are so bad. read more

I do have access to the online portal, which is why i know the financials are not updated. i have attempted to communicate with your team through the portal as well with no luck. I have also attempted many times to get in touch with someone via phone with no success either, it is almost near impossible to get a response. I have checked once again and there are no updates to the financials as of today 06/26/23. In the image i am attaching I show all the documents that are available online as of today and their dates. Also, all P&L activity stopped in July of 2022. I don't disagree that there are no adequate facilities to hold a meeting indoors, however the fact that no one from the management group was on site for this emergency meeting shows disrespect to the unit owners that showed up to the meeting. As well as the zoom call that had no chat or voice availability shows lack of support to those who wanted to speak up. The customer service we have received in the past from your team is less than what is expected from someone with little to no knowledge of the business. Sixth request for the owner to contact me. I have emailed ELEVEN times in the last three weeks and still no response. Three emails to Maria, two emails to Jose, SIX requests on this site. I also stopped at the mobile unit twice and STILL no response from PR Management. I spoke to Milena who assured me that THEIR boss would contact me. Typical for PR Management, that did not happen. I will email every single day until I receive a phone call. I am updating the master board at Towngate as to the lack of communication of PR Management. This is unacceptable. Each day I will update my post/review on Facebook, Next-door app, Yelp and Google. I don't use to write reviews. But, I found some people wrote bad reviews on matters that, obviously, the management companies are not intended to solve. I live in a condo association (Chateaubleau Villas at Midway) that has been working with PR Management Solutions for seven (7) years. Many many owners in my condo have the same opinion. I could not assure it is the best in Miami, but at least, compared to the previous ones we had, it is the best. It works perfect for us. Please note that Management Companies are contracted to process payments, keep records, and contact companies to work in the properties as PER BOARD OF DIRECTORS' REQUEST. If there are unsolved problems in the properties, they are the Board of Directors fault, not the Management Company. If the Board of Directors doesn't do its work, change it, as we did. read more

Worst people ever and corrupt crooks! They claimed that they had not received our payments for 11 months. We found out from a letter from their lawyer . Now, correct me if I am wrong, but isn't common practice that if a company does not receive a maintenance payment from one month late a notice is sent to the owner of the unit? Well, they were receiving the checks and not cashing them so that they could pull this scam. We asked for proof, and why they were not cashing the checks and they never had an answer. The accounting was completely wrong of the amount they claimed that we owed and they never did anything to help us, or to come to an agreement so that we could pay them back. They are petty and crooks and please if you have any dealings with any of these people be very careful because they will steal your socks without taking off your shoes. This new years was the worst for our family because i couldnt stay with my mother because they are not allowing visitors to stay past 11pm (the managers wife that doesnt even belong to the committee calls towing companies to tow cars). Worst unprofessional place. I lived at captiva lakes in kendall and had to go through there agency for everything. After I received my parking pass from them my car was towed 3 times and was informed I cannot have an out of state plate until after I moved in. The president of the community at captiva and there organization has been harassing me since day one. Pazos & Robaina is a disgrace. Someone said crooks and bullies. I agree. They try to intimidate, silence and threat with a lawsuit someone asking legitimate questions about a property they manage. The building looks abandoned. Torn canopies for years. The elevator door all scratch and they don't paint. They inside of the elevators absolutely disgusting. However, there is a sign at the entrance that ironically says "Professionally Managed by Pazos and Robaina" They charged me $450 dollars to fill out a form for refinancing. We own several properties in the Miami area. Of all the management companies that we have dealt with in the last decade, Pazos, Robaina & Zapata Management Group certainly has to be the worst. Unresponsive and often outright dishonest, they allow the properties they manage to deteriorate into derelict conditions and then attempt to pass the buck when something goes wrong in the hopes that owners and their tenants will simply go away. More than once during our phone conversations Pazos, Robaina & Zapata Management Group the partners - particularly Jose M. Pazos - have been borderline abusive and threatening when reminded of their duties as a management company. As a result of our experience, we will soon be selling our unit so as not to have to deal with them anymore. Two months ago we need turn off the water to change the valve under the sink. The handyman called the associate on site. He got the help right away. Last week there was a parking decal issue. I called two of their associates Maria and Aileen. They were polite, patient. They cannot help me but gave me the owner Jose's contact. I emailed Jose, and he answered right away! These guys are huge crooks and bullies. They were even fired as our association management companies because of their shady work (including major work that was paid by owners that was never performed by third parties in at least a couple of occasions). My worst experience with them was when supposedly they claimed that I had never paid for the HOA. What was extremely disappointing and frustrating was that as a responsible owner of a unit, I called them and emailed them several times during the year to confirm that all my accounts were up to date and I have proof of their confirmations that it was all current. However, 11 months into the year they had the immorality and unprofessional behavior to send me a notice through a lawyer that stated I had a balance of almost $900 of which only like $150 was due to the HOA and the rest was due to penalties and lawyer fees. While they managed the regular association and the HOA and the fact that I followed up with them and asked through email whether "all my accounts were up to date", they just claimed that there were two different associations. I wanted to give them a good review because they do try to resolve issues but they are just like all associations that are always trying to scam additional money from their members. Why is it that when your dues are late they NEVER send a late notice and nail you with attorney fees $375 the moment you are overdue. Only attorneys would steal money from people that way, I am sorry that I get behind on occasion but an email reminder would be enough to make me pay immediately.
